    Olympic Atlanta Pools & Spas - Rainbow Landscaping - BUYER BEWARE- Anyone considering purchasing a…read morepool and landscaping package from Olympic Atlanta Pools & Spas - Rainbow Landscaping READ THIS BEFORE MAKING ANY DECISIONS: Contract details, these contracts are 100% in favor of Olympic Atlanta Pools & Spas ,be absolutely sure to include timelines and penalties, it took 9 months to get the CO, a year after we started planning, for our "8-10 week project". In the contract, they will have scheduled "Draws"(payments) these come at the end of certain aspects of the project, ie, Gunite form is done, pool decking, equipment installed. Review it regularly with them to make sure you are getting what you wanted. Not easy if you are a working family. Design - Make sure you micro-manage the design and installation details - we agreed on a design, drawing and diagram and changes were made without discussion with us. Missing a bench in the deep end, single waterfall turned into two, the umbrella holder was to be in the center of the tanning ledge, ours is in the coping. We received bubblers as perks which we didn't want; they installed them when they shot the Gunite. We now have nozzle bumps on the tanning ledge making it hard to use. You may want them we didn't. Count the steps in the design, we got 3 you may need 4. Watch the contour, the drop off from shallow to deep is drastic. We go from 4 feet to 7 feet deep in one step. Pool Startup - If you have had a pool before, this may not impact you as much. This is our 4th pool and it still impacted us. They were so far behind schedule they slam dunked the Pebbletech, filled the pool in 2 days it was full. The pool technician stops by and turns the filter on. It runs in Service Mode for 30 days 24 X 7 no how to, You will manage your own chemicals unless you stay on them to manage them for you. After 25 days of running, we received the control interface, that's how you operate your equipment going forward. We received the support equipment 35 days later. The Build - BEWARE - Your Casa is their Casa -The project install was the backyard, 40% of our front-yard was destroyed. Heavy gravel was put in for trucks to go into the back-yard, it ends up in the street and your neighbors yard. The cost to repair/restore your front yard is in your pricing so be aware. Even with the weekly wire finding paint and flags, they still ripped out our cable and telephone cables and even took out the neighbor's cable. They have no problem leaving their garbage and equipment stored on your property. We had a 25 foot trailer in the front yard for 3 months, a backhoe and bobcat in the backyard for 4 months. Think about charging them storage. If you have pets, watch the garbage, chicken wings are a staple and the bones are thrown everywhere. Take pictures and videos of every day of change, you'll need a record of it. SUMMARY - Contract - we recommend to having a Lawyer review and make sure your timelines are defined with penalties if the dates are missed. Clearly define deliverables that you can measure and see. Make sure you have a clearly detailed drawing and plans of the build and validate it with them after every step. We were too excited after waiting 3 1/2 months to start we missed a key build component they changed without telling us that we specified in the contract. Draws - Do not pay any of them unless your deliverable has been 100% satisfied and you approve. Watch the Net Terms, 10 days and they submit it before the work is done. Review the completed work with them before you hand over the check. Communicate - Do not let them make any decisions without your knowledge or approval-they disappear for weeks at a time with no communication, stay on them and SAVE EVERY CHAT/TEXT/EMAIL, you'll need the documentation. Make sure they tell you when they are coming to the site. Details- Make sure it matches your specifications, we requested tan grout for the coping, received gray, deep-end bench none, single waterfall changed to two (perk)on the fly. You can't change it after they shoot the Gunite. The Good-If you have the patience of a Saint and a willingness to do quite a bit of work on your own, cleanup, securing the property, and play "tag" to stay in contact, they do have some good artisans working there. The stonework and pavers look beautiful. The pool came out very nicely. They do use the best equipment available to support the pool. Our biggest frustration was being told we would have a finished pool in March; we finally received the CO in August. They will blame weather on everything for the delays, fact of the matter they over book and can't possibly deliver. When they do show up, they rush. If they are on your site more than 4 hours, you're lucky. That's why we are sharing. In the end, we have a nice pool that we ended up landscaping ourselves due to the constant delays and excuses. Just a heads up, good luck with your project. We're not sure a Condo in Fla would have been easier.
