My in laws have lived here for 5 years now and we love coming to visit them! The community is so nice and everyone is so friendly. It's right next to a beautiful park so it's great when we bring our kids over. And so close to the beach!! We love it so much here were even considering moving in ourselves! Good location, bad management. Google J and H Asset Management. 2 stars on Google with dozens of reviews. 1 star on Better Business Bureau. Recently they performed plumbing repairs in the park and damaged our water heater as a result. We tried to resolve the issue reasonably and they refused to take responsibility. In turn we have a pending small claims case against them. While waiting for that to resolve, they did the same thing again! Their plumber failed to follow basic best practices and damaged our water heater for the second time. Park management also doesn't seem interested in enforcing their own rules. Lots of barking dogs, stray cats and broke down cars. One neighbor's rusty van has never moved since at least 2020! read more

This park is a hidden gem! The new manager is wonderful, reliable and communicative. She has upgraded the facilities to include the addition of a community garden. Only a 10 minute walk to the beach with a park right next door..couldn't love it more! read more

My wife, our children and I come here 2-3 days out of the week to visit our parents. We feel completely safe in the fact that this a very tight-nit community and very friendly atmosphere to be around. My father, as well as many other people in the community, help their neighbors often. My father was installing an air conditioning mount to his loft and had a few of his neighbors stop by to assist him. My wife and I are going to be living here shortly, as we are upgrading to a bigger space for the children. We will be happy in the fact that we get to own our own little home. read more

I love this place its quiet clean and great landlord on duty..its close to the beach and very safe

I'm guessing there are no reviews until mine because the people who stay / live here are too effed up ever to use the Internet, much less Yelp. Could be because the WiFi is elusive. Anyway, I'll start at the beginning. We made reservations and were told the park closes at 5:00. Ok so the traffic on a Friday night was terrible, verging on ridiculous. We managed to drag in there at 4:50 all breathless. Like heh-heh we made it; tah-dah! here we are! When we turned into the driveway we saw no signage as to where to check in. So I sat in the truck with our 24' trailer attached as my husband wandered to what appeared to pass as an office. He was gone long enough I was satisfied he homed-in on the right place. 10 minutes later he texted me that "she" was yapping on the phone with a personal call and wouldn't get off. 5 minutes later he texted me again... Still on the phone. FINALLY after about 20 minutes total. He came back out to the truck with a space assignment. Exhausted and pressured to get down to San Diego by 6:30 to pick up a visiting Russian cat exhibitor (lol), we found our space only to discover the bizarre layout of the electricity, water, and drain. Luckily, Chatty Cathy had followed us in so we could simply point out that the arrangement would not work (note to self: buy a 30 amp extension cord). From there she suggests a different space which was right across from a brick wall. The streets here aren't really streets. I'd more call them paved paths. The turn radius from one row to the rest is, like 8' -- seriously. Also, the paths are only the width for one vehicle. Everything is one way. So my H, who is really good at backing trailers into tight spaces, started to back into our space. Not. At this point, Cathy had to tell the "neighbors" to move their parked cars so we could angle in. They did -- no problem. But it all was time consuming. We went to plug in... No 30 amp from this century (How can any 50a fit in here? Impossible!) connector. Cathy says we need a 50-30 adaptor. Somehow we get backed into our spot. Our trailer runs on battery / solar and gas; my H set the jacks and Cathy promised we would have the adaptor and be running on electricity by the time we returned from our Russian mission. Sure enough, when we returned the adaptor was there and everything was running off electricity. From there we were OK. There are a lot of full-time residents there and they're NOT retirees with land yachts. Next to us was a smaller travel trailer than ours with at least 4 people living in it. Overall the place doesn't feel safe and is pretty ghetto. I doubt we will want to go back. read more

This is a great place to live. We have been here so far four years on a ten year lease and love it. Lots of our neighbors are long-term residents like us. Many others come for a few weeks or months each year and keep coming back because its so good. The park is very clean and well managed. Cheryl Salsbury, manager, does a great job of keeping things peaceful and nice.The neighbors are kind, caring and look out for one and other. The space rent here is the very lowest in North County, and there are no places this close to the beach that are even comparable in cost. I've read some negative reviews; mainly from folks who had to wait a little while to park or or get the right hookup adaptors. I can understand their momentary frustration, but their experience does not change the fact that this is an excellent park for anyone who wants to live in a well maintained community, with good neighbors and easy access to some of the best beaches and seaside villages in Southern California. read more
