Bought a 1.1 million dollar home through Kittle Real Estate. Lindsay at team Little was the…read moreunderling of the transaction. Poor communication, lazy, and deceitful. Sellers and Rob did not disclose the home was a rental, had been smoked in, was behind on taxes, utlities etc. Home was even on septic and they tried to cover it up to avoid replacing after it was neglected for ten years. This firm will do anything to close the transaction and take a commision, regardless of the details of actual properties they sell. Avoid buying or selling with this agency. No attention to detail, careless, dishonest. Update: They even lied during mediation to avoid paying for contractually obligated reapairs that were already agreed to before closing in the inspection resolution!

On a Tuesday we interviewed four real estate agents from Northern Colorado and Steve Baker was one of the four. Steve was the only agent actually in Greeley and the other four were from other Northern Colorado cities including Windsor, Loveland, and Fort Collins. On Thursday of that same week, we informed Steve Baker that we wanted him and his team to help us sell our home. We picked Steve because of the depth of his knowledge and presence in the Greeley Real Estate market. His depth of historical and current knowledge of what has sold, what was selling and what was on the current market in our specific area was absolutely amazing. He advised us that his marketing campaign for our property would include open houses, giving tours to other agents from other companies, producing the color brochures for the realty sign in the front yard, interior pictures, and virtual staging of the interior of our empty house. After giving him the news that we wanted him to sell our house on that Thursday, he gave local real estate agents a tour of the property on the next day (Friday) and he hosted the first open house on that Saturday! There were a number of showings during the week, and he had another open house at the property the next weekend. As he was concluding the second open house on that second Saturday an interested couple toured the home and indicated interest in the property. That couple made a full-price, cash-offer the next day! That was the second Sunday after the house was listed! There were details to work out, there were inspections and things to address and lots of communication between the realtors. Steve did a great job of keeping us informed of what was going on and had a current list of craftspeople to help with the issues to be addressed. We signed with Steve on Thursday, November 7th, and closed on Monday, December 9th, with the Thanksgiving holiday causing some delays and postponements! We have recommended Steve and his team to our friends and would not hesitate to contact him again if we have more real estate issues in the area. When I interviewed her (over the phone), she confirmed what I had been reading, that she is very intelligent and extremely knowledgeable about real estate. I was an out-of-state buyer, but she made the entire process almost as easy as buying the house next door! For example, she used FaceTime to show me homes via video and was happy to allow me to stop her at any point to answer my questions or my requests to zoom in on something in the home. She also enabled me to use computer signing on 99% of the documents during the entire home-buying process. I chose to travel once to see the house I was buying during inspection, but I could have done the entire purchase remotely! I was a first-time home buyer, but Angie was very patient with me. She volunteered to thoroughly go over the purchase contract and later the closing documents with me. Angie is very busy because she's naturally in high demand, but she never failed to answer my emails, text messages, or phone calls promptly. If she was too busy to talk right away, she was happy to schedule phone meetings with me, where she made sure I got the answers to every single question I could think of. One of the reasons I chose Angie is her reputation as a good negotiator. This paid off for me because she got me a very good agreement with the sellers to pay for almost every maintenance issue my inspector had identified! At short notice, Angie was able to get repair estimates over a weekend to support her negotiation with the seller on Monday. Angie volunteered to do countless things that benefited me during the home-buying process. Some that I can remember are as follows. She volunteered to keep in touch with my lender so there wouldn't be any delays in the closing process. She inquired about an unknown fee she discovered on my settlement statement to ensure I was required to pay it. She attended closing on my behalf, collected the house keys at that time and connected with my daughter later to give her the keys. She contacted the title company to get a tax certificate that specified a zero balance, so we were ensured that all the sellers' property taxes had been paid. She worked with the title company to get us an out-of-state mobile notary at a good price. She even told me what was especially important to look for when reading the HOA documents. Angie continued to volunteer great advice even after the sale, such as how to sign up with utility companies and how to avoid title/deed scams. She even gives her customers a "Valuable Contacts" list, which is a gold mine of trusted painters, roofers, handypersons, etc. I highly recommend Angie Spangler for anyone buying a home in the Fort Collins, CO area!
