Sellers and Rob did not disclose the home was a rental, had been smoked in, was behind on taxes, utlities etc. Home was even on septic and they tried to cover it up to avoid replacing after it was neglected for ten years. This firm will do anything to close the transaction and take a commision, regardless of the details of actual properties they sell. Avoid buying or selling with this agency. No attention to detail, careless, dishonest. Update: They even lied during mediation to avoid paying for contractually obligated reapairs that were already agreed to before closing in the inspection resolution!

When I interviewed her (over the phone), she confirmed what I had been reading, that she is very intelligent and extremely knowledgeable about real estate. I was an out-of-state buyer, but she made the entire process almost as easy as buying the house next door! For example, she used FaceTime to show me homes via video and was happy to allow me to stop her at any point to answer my questions or my requests to zoom in on something in the home. She also enabled me to use computer signing on 99% of the documents during the entire home-buying process. I chose to travel once to see the house I was buying during inspection, but I could have done the entire purchase remotely! I was a first-time home buyer, but Angie was very patient with me. She volunteered to thoroughly go over the purchase contract and later the closing documents with me. Angie is very busy because she's naturally in high demand, but she never failed to answer my emails, text messages, or phone calls promptly. If she was too busy to talk right away, she was happy to schedule phone meetings with me, where she made sure I got the answers to every single question I could think of. One of the reasons I chose Angie is her reputation as a good negotiator. This paid off for me because she got me a very good agreement with the sellers to pay for almost every maintenance issue my inspector had identified! At short notice, Angie was able to get repair estimates over a weekend to support her negotiation with the seller on Monday. Angie volunteered to do countless things that benefited me during the home-buying process. Some that I can remember are as follows. She volunteered to keep in touch with my lender so there wouldn't be any delays in the closing process. She inquired about an unknown fee she discovered on my settlement statement to ensure I was required to pay it. She attended closing on my behalf, collected the house keys at that time and connected with my daughter later to give her the keys. She contacted the title company to get a tax certificate that specified a zero balance, so we were ensured that all the sellers' property taxes had been paid. She worked with the title company to get us an out-of-state mobile notary at a good price. She even told me what was especially important to look for when reading the HOA documents. Angie continued to volunteer great advice even after the sale, such as how to sign up with utility companies and how to avoid title/deed scams. The woman is in assisted living now and has a minimal of her personal belongings. The house she left is filled with furniture and stuff and will be on the market soon. The realtor 'contracted' a man who happens to be homeless to start packing up the China and other items. Shelly explained this to the family however she failed to mention he'd be moving and living there temporarily. The owner of the home does not know the agent is housing someone in her home. She and her daughter were not told of this arrangement. I discovered it when I went to her home to retrieve personal items for the woman, my friend. I was unable to retrieve those items and witnessed a very unusual situation. There was a man living in her home. His toiletries were in the bathroom and as you can see his other belongings were strewn in the dining room. I didn't feel it was proper to tell my friend because she's elderly and I didn't want to upset her. I did tell her daughter but her daughter is resigned to using this agent. The woman's daughter who is handling matters lives out of state and is inundated with all this. An emotional and busy time. She can't and doesn't want to complicate matters. When I called the real estate agent, Shelley Hill, to discuss the matter she denied it and hung up on me. These are the facts. Is this the kind of real estate agent you would want representing you and your home? IF Ms Hill explained the situation to the homeowner and her daughter and they approved of the idea then I think it is a wonderful way to extend kindness to those in need.
