From the time we contacted him, until the time we closed, he treated us like we were his only clients. He knows how to go above and beyond in making sure everything is done appropriately, and most of all, he is a man of integrity. This was especially important for me, since I live out-of-state. He had accurate answers for questions we asked, unlike other realtors we spoke to. When we had issues with the inspection, he immediately offered companies he has worked with in the past and made the process of repairs so much easier.

They dropped our rent because we were coming from another state...just to get someone in the place...and then didn't take care of anything even though that was not a condition for dropping the rent. Their handy men are scuzzballs that show up drunk. They tried to get me to cut the huge ass tree limbs from the tree in our front yard instead of having a tree service come! WTF?! They will do everything they can to avoid you...it's all about the Benjamins. They screw their clients over by charging them for services and don't do squat. Good luck if you rent from them...you're in for some serious babysitting if you need anything taken care of.

TOXIC MOLD HOUSE - Do not rent at 315 10th St. Windsor…read more These properties are contaminated by mold. These homes are considered uninhabitable under the law. The owner Silver hammer properties as well as PFP(who took over lease after we withheld rent from landlord due to habitability and lack to properly address our health and safety concerns, or fix the problem), both failed to have professionals properly mitigate the mold. When we were notified PFP took over lease, it was apparent that the owner was more concerned about past due rent than the actual habitability issues. I was dismissed, talked over and yelled at, taken advantage of and above all disrespected. The lack of professionalism is appauling. We were sick the entire time we lived in the back house. When it started growing out of the walls, we started putting the pieces together. My husband has a profound allergy to what was found in our home. We had the air tested. We have pictures showing mold growing essentialy everywhere. We lost nearly everything we own due to mold contamination as we had to put our health and safety first. We were removed from our home, but only after I had to send the warranty of habitability letter to PFP. We were placed in a slum hotel with our two dogs for two weeks. Then I personally met with several of the contractors due to PFP miscommunication. We were more or less pushed into the lease we have now with them. We moved in with nearly nothing since everything was contaminated. We ultimately abandoned everything due to a poorly handled situation. I refused to sign both of the settlement agreement and mutual release agreements they sent to us. As a non disclosure was included... Needless to say trust nothing they say and keep record of everything. PFP is the worst property management company I have ever dealt with I do not recommend. It is far from a Christian business. PFP response to my post on social media. It has come to our attention that there are posts on social medial that are slanderous, defaming, and harassment, I am going to ask that they are removed and if they are not we will be pursuing legal action. Also since we are the worst company ever and you wish to slander us. Please let us know if you would like to end your lease and move out of the property you are currently in. Thank you. They helped us problem-solve difficulties with a tenant and then advised us about numerous details that would help our condominium show better and sell quicker. Joanna is a masterful stager (and even teaches the skill to other realtors.) Ben has a deep understanding of real estate, trends, mortgage rates, etc., and he provides wise advice without being insistent. Our property had an offer within 24 hours of the listing and the Gyrath's shepherded this deal to a clean and easy closing. They go above and beyond to attend to every detail. Ben Gyrath was an…read moreoutstanding buyer's agent; he exceeded our expectations and our experience with all of the agents that we have worked with in the past. He did an incredible job assisting and guiding us throughout our new home purchase. Ben was personally and professionally there for us every step of the way; from purchasing our new to be built home when it was only a bare lot, to the final finished product. Some may think that it isn't necessary to have an agent in this type of scenario, however, Ben's role was indispensable. He was very knowledgeable about the Fort Collins' area real estate market, which was highly important as we were moving here from out of state. It was eleven months from the time we signed our purchase agreement for our new home, until the day we closed. Our home was initially scheduled to be completed in November, such that we were to be in by Thanksgiving, however, due to Covid related delays in getting supplies and worker shortages, our home was not completed until March, some four months later. Ben was in it with us for the long haul. He always promptly returned phone calls whenever we had any questions or concerns during the almost year it took to complete our new home. He was our eyes and ears on the new home construction project as we were still living in LA. The extended completion date of our new home was ever changing due to the Covid related issues. We had already sold our home in Los Angeles, and needed to find a short term leased home in Fort Collins, while our delayed home was being completed. Ben presented us with a choice of corporate rentals, and let us chose the one that worked the best for our family. He then contacted the broker handling the rental for us. Once our home was completed, he continued to assist us in settling into our new residence, and continues to do so more than a month after we closed on the property. When we were considering who to go with for our home loan, Ben was able to direct us to a lender. He did a great job introducing us to a representative he knew in the loan department of a large nationally recognized bank that offered a mortgage interest rate lock, which allowed us to get a loan at an awesome interest rate. We were extremely happy with the service and guidance that Ben provided to us. His extensive real estate experience was indispensable in helping us to find the perfect new home in a beautiful location for our family. We would very highly recommend Ben Gyrath's services to anyone looking to purchase a home in Northern Colorado. Rebekah Howland and Michael Moss
