I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

This is…read morean air test fir mold spores I just sent when I called the health department they slapped me with an eviction notice I must pay the next 60 days and vacate if not they will take me to court. Btw I haven't stayed in my own home in 10 days and they have done absolutely nothing to remedy the mold situation. I was diagnosed with a deep tissue lung infection and have to do breathing treatments and my dog has had toxic mold symptoms as well so we have a vet appointment tomorrow.

It stated "It has come to our attentionthat you have a dog on the premises in your apartment that is left outside on a long leash that can reach to the front door of your neighbors apartment. Animals must be kept on a leash at all times. At no time can the animals be chained, tied or staked outside the apartment" I have had this dog for 2 weeks and have paid well over $1000 for this AKC registered Blue Heeler and i would never leave this puppy unattended were I live. My beef is the fact of what the letter stated and for the Old Bitties in the office to send it to me knowing that I would cause a fuss. the letter could of stated that "If you have left your dog unattended outside wether on a leash on a runner or on a steak please do not as our policy states" but know, I get a letter already accusing me of doing wrong what kind of shit is that. I think my rent will be short next month, because I have only enough hot water to take 1 shower every 6 hours. Beleive I can site numerous violations that the apertment complex is in violation of.

    My husband and I have had a great experience at Broad Ripple Trails. The complex is in a great…read morearea--close enough to Broad Ripple Avenue to really appreciate the district, but enough on the edge that you don't have to pay the extra rent just to say you live in Broad Ripple. The buildings were built in the '70s, so they're not bursting with modern amenities, but our townhouse is in good condition and has everything we need--spacious living areas, dependable appliances, washer/dryer hookups, a private fenced patio for our dog, etc. Maintenance comes around a couple times a year to make sure everything is in working order. I often wish we had better storage space, but again, the buildings were built in the '70s, and I'm not going to blame the current owners for that. Broad Ripple Trails is the only complex in the area with a non-discriminatory pet policy, which is what initially drew us here. All others that have similar policies are much further away from downtown and are almost twice as expensive (Looking at you, J.C. Hart!) Some previous reviews have alluded to some irresponsible dog owners, but I'm happy to report that management seems to be cracking down on them. We've had a couple of issues with neighbors who were irresponsible with their dogs, but both times Gabriel was very much on top of the situation and all team members we spoke to were friendly and easy to work with. In the two years we have lived here, I have frequently recommended Broad Ripple Trails to friends. It's a clean and safe place to live, and definitely a large dog owner's haven!

Pros: cheap, no roaches…read moreCons: landlord special on everything, everything is outdated, and when you move out they will do EVERYTHING they can to charge you with another months rent after you move out. i have known 5 people to live here including myself, and every person stated the same thing, they did everything to try and screw them in some kind of way.
