After unsuccessful litigation, the cost to make the repairs outweighed the potential advantage of completing them. I knew I could not use an agent in the Sonora area after the litigation and looked outside the area. While looking on yelp, I saw a realtor named Scott Cary who had outstanding reviews from his clients. I phoned Scott who answered his phone and told him the circumstances around the property I had purchased. Scott totally understood my situation and said he would like to help me sell the house. Scott asked numerous questions and completed a market analysis to get the best possible dollar amount we could for the property I liked Scott's straightforward, honest, and no BS approach to the sale and marketing of my house. I subsequently signed on with Scott to be my representative in my home sale. Because of the known issues which had to be disclosed unlike the previous owners and agent, Scott walked me through the entire process and advised me of legal and moral obligations in my home sale. The house sale was not easy due to the previous conditions and repairs needed. We had a few offers most of which were not beneficial to me nor was there a good likelihood of closing because of financial issues of the potential buyers. Scott presented the offers to me and advised me of his opinion and thoughts about the offers including both plus and minus points. Scott acted in my best interest and guided me through the offers with knowledge, experience, and the presence to look out for my best interest. After several months, we finally received an offer that Scott felt was strong and had a great likelihood of success. Due to his recommendations, I accepted the offer and the house sale went through flawlessly and quickly. I want to say throughout the entire process which lasted quite a while, Scott always remained upbeat, undisturbed, very professional, and most important, looked out for my financial well-being during the sale of my home. Agents are not allowed to publish "city park " photos that are not "HOA" parks for private use, and adding landscape and grass to a bare yard are also apparently considered off-limits with Metrolist, even with actual and stage-labeled pics in succession! Todds Foto folks took all these photos for us at their choice, and we had to remove those mentioned after receiving a warning from Metrolist. Our MLS says you can stage, but not enhance your photos :-) Lesson learned!

My parents took their home off the listing for the holidays. Dennis calls them and tells them that he has a "client who's interested in seeing the home" the next day "at 4 PM." My mother said "Well we have a realtor did you call her?" Dennis replies that he did multiple times she never called back. **LIE.** **My parents, who are in their 80s, and my mother who has an injured back and arm and in a lot of pain worked hard to clean the house for this so-called 4 PM showing. This is ON TOP OF The fact that my sister is in the hospital with a serious case of seizures, stressing us all out, and my parents busy visiting her in the hospital twice a day. The day of this so called "showing" my parents' realtor calls Dennis and - of course - suddenly these "clients" of his don't want to see it anymore. It was all just a lie and manipulation to try to steal the listing. I will not forgive him for putting my poor parents through all of this! This individual has lied to prospective customers about a house in a gated community he hasn't listed -- apparently trying to kill deals so that the seller has no confidence in the listing agent: he has made claims to prospective customers about trees on the property, claiming that they will fall and destroy the house, or, that their roots are causing structural damage to the foundation -- costing the seller more than $22,000 to disprove his allegations -- which never had any substance or basis in fact. These lies have resulted in the loss of three different sales.
