Ozark Homes

Ozark Homes

(1 review)

This experience has been a nightmare. If you are considering building your home with Ozark Homes, I…read morehighly suggest you go anywhere else. Mike is the owner of Ozark Homes, and he has no idea what is going on and is very unhelpful. He does not communicate or control or organize his crews. He doesn't act as a general contractor and lets his clients down every step of the way. This just creates chaos the whole time. Once he receives your order and money, he does not communicate with you anymore. He requires full payment, so the customer has no power. We started this process in December and ordered our home in January of 2024. After our home was ordered, Mike was hard to get ahold of and did not freely give us our foundation requirements. That was just the beginning of Mike's lack of communication. Mike told us it would be done in April and 3 weeks later it would be completed. THAT WAS A LIE! Our house was completed by Commodore Homes in March and delivered to Ozark Homes in March. Half our house was delivered April 19, and the crew got it stuck in the mud and left it there for the weekend. I called Mike about it, and he had no idea. He said he would call me back and never did regarding the house being stuck. The other half was delivered April 22, and they dug the other half out of the mud. The halves were parked and not touched until May 30. We had golf ball hail hit our home (still in two halves) on May 26. I emailed Mike stating there was damage to the plastic, and plastic was not replaced. Water was coming inside the house. On May 30th, they brought in cranes and set up the house, but they did not put the roof up until June 5th and did not finish the sides of the roof until June 21. We had so much water in the house from the rain that there was mold in all the bedrooms, living room, and kitchen. The ceiling drywall in the bedrooms even fell down raining water and insulation everywhere. (As a side note, I was told not to worry because there was a house where the mold and water collapsed the entire Kitchen and Livingroom ceiling. That was not comforting to me because I thought what a shame that is acceptable.) They only replaced the wet dry wall and performed NO mold treatment. I will add mold photos. You can clearly see where the drywall was replaced. The insulation in the attic still has not been replaced back as it should. Our attic was left a mess and even trash from the crew was left in there for me to clean up. There were even cigarette butts left in the house. It took 6 weeks for us to realize the A/C condenser was lost and not coming. We had to hire a local company to bring one and install it which Ozark Homes did pay the invoice. I noticed a lot of gaps and holes throughout the home. I mentioned that I was concerned about bugs and mice getting into the home. I was told mice and bugs get into every home and not to worry about it. Excuse me, but I don't think they need easy access as an open invitation. I was really grossed out by this. There are several spots you can see the sub floor because the flooring isn't done well. Also, be sure to check all your cabinet doors and cabinets for damage before closing. Basically, it is September of 2024, and our house still is not finished. The pipes under the house are leaking. There are several things that should have been done that have not been completed (like a handrail on the stairs or the mirrors don't light up because there is an electrical problem). I also emailed in June stating a rafter was damaged and needed replaced and it has not been fixed. This has been beyond frustrating, and I suggest you go anywhere else. Every aspect of the way there was an issue, and Mike never came out and viewed the work his crews were completing. In fact, he keeps telling the bank the work is completed when it is not. The crew would show up around 10 or 11am and leave about 1 or 2pm. There was mud tracked in, muddy hand prints on the walls, and Cheetos/Mtn. Dew cans everywhere. You will be left feeling powerless and unhappy!

Three Stone Homes

You will have to excuse me if this is long winded but it's the first review I have ever written. I…read moredecided I was going to move to Eureka Springs Arkansas as I promised my wife. There was no doubt that it was going to be a Modular home. A Modular is the best home you can build as it is stronger than a built on site or "stick built" home. So I started calling around. I was referred to Three Stone Homes by a manufacturers rep. I was in touch with David. He really impressed me. His knowledge and honesty were the two things that impressed me the most. David actually suggested that although they sold the brand I was originally looking at that I look at Commodore Homes as they would better suit my needs. So Nancy and I landed on a home we really liked. Keep in mind that we didn't even have property in Eureka Springs yet. But over the course of a year we finally got 5 acres and sat down with David and ordered the home. Three Stone allowed me to do all of the site prep. I didn't mention that in Minnesota, I had an excavating business and did site work and actually set approx. 10 Modular Homes. That's what sold me/us on a Modular to begin with. Anyway, David actually price protected the home as there was an increase while they were waiting for me to have everything ready for the home to be delivered. When it did come, The set crew from Three Stone did an absolutely perfect job of mating the modules. People cannot believe it came in two modules. The fit and finish is absolutely beyond belief. Now keep in mind that although Commodore builds a very high quality home, its on the builder to make sure everything goes well. Three Stone did as good of job as I would have done. Of course as with any new construction, there were a few minor issues that needed to be addressed. For instance, the plumbing had to be flushed because there were particles in all of the faucets. At the time, Three Stone couldn't flush them because the well wasn't fully installed. Within 3 days of us moving in, their crew came and immediately addressed any concerns we had. Allison Hopkins is an employee from Three Stone who acts as a liaison with new owners. She was so aggressive ( in a good way) in making sure that everything was perfect with our new home. Like David, she did everything that she promised. And continued to follow up with Nancy and I. All in all, I cannot think of one disappointment on our end in any of our dealings with Three Stone Homes. It was a great experience. At the end of the day, we bought the home, put in the well, poured the footing and foundation, installed the meter for electrical, and we are in this beautiful 1650 sq ft home for under 170,000.00. It was 40,000.00 less than any bids we received for conventional construction. And we got the added value of a tighter, stronger home that we were able to customize. We got upscale appliances, had some interior doors increased to 36 inches, have really cool sliding barn doors going into the pantry. The pantry and walkin closets are as big as a few small bedrooms I have seen!! We opted for the 100% waterproof engineered flooring (we have 3 fur babies) and upscale carpeting in the bedrooms. It's a very open floor plan too. I was concerned about being claustrophobic as we bought a home almost one half the size as the one we had in Minnesota. The very open floorplan did the job. We are very comfortable in our home. Their commercials are really truthful too!! "More Home, Less Money" BTW No one asked me to write this. If you are considering building a new home and have any questions about our home or experience with Three Stone, my email is orbtrans@aol.com If you are in the Eureka Springs area or wanting to buy a home don't hesitate to email me. I can send photos of the build or if we know ahead of time, you can stop by and see our Commodore!!! Sorry to go on and on but I felt that Three Stone Homes and Commodore deserved a great review. Nowadays, you run into so many people that try to rip you off, it was so refreshing to work with an honest Company that went out of their way to treat us fairly and with respect!!
