I cannot give Tiner Properties less than a 5 star rating and these are the reasons that I have shared with John Tiner, the owner. I will add that all of the tenants that they have sourced for us have been top quality, long term tenants and each and every one of them has expressed nothing but total satisfaction with Tiner. Happy folks on both sides of property management ....a rarity!! "I believe we have been using your company's management services for about 12 years now ......starting with our daughter's property, then our own, and a year ago, we referred our son to Tiner.  Every single encounter with your staff has been positive.  Susan was the first manager that assisted our daughter and then us when we first began renting our property.  She always provided excellent service. Since then, Amber has become our manager and she has never disappointed!  I cannot say enough about her and the exemplary service that she delivers.  Being a retired bank manager, I know the value of excellent staff, and Amber is the type of person that would have been greatly coveted by me and all my colleagues.  She is always so professional, friendly and extremely responsive.  Amber goes above and beyond to take care of us and to make sure that everything is covered and attended to in an excellent and timely manner.  If we have a question or something that needs to be attended to service wise for tenants, we always have confidence that we are in good hands.  Amber has been very well supported by Nessa and Sandra and we really appreciate them too.  You definitely have an excellent team that displays valued qualities, including integrity, which is of utmost importance to us.  We never bought our property with the intention of becoming landlords, but Tiner has made that unexpected role very easy for us and we would and could not do it without your team!  Thank you for choosing such great people and I hope you will extend our gratitude to them for all that they do." read more

The worst customer service that I have ever experience in all my experiences of renting properties. I recently applied for a property, and my application was denied due to "bad rental history from my current landlord". I was very shocked to hear that my current landlord would ever give me a bad rental reference. Concerned and confused, I called my current land lord and asked about her bad rental reference, she said she didn't give a bad reference and that their was a mistake. She told me that she reported that I was a good tenant, paid my rent on time and that she didn't want me to go. I contacted Krystal Tiner about this discrepancy and she agreed to call my land lord again, after she called me back she said that she believes that I'm a good renter and it was looking good for my application. The next morning she left a VOICEMAIL declining my application again. Still concerned, I decided to call the Fair Housing help line, and they told me to get a copy of a rental reference to determine where the discrepancy was coming from. When I went to get a copy of the reference, John Tiner and Crystal Tiner both pulled me in their office. He was very upset that I called Fair Housing, and made many generalizations about race and ethnicity. He said that we rent to you type of people, African Americans all the time. I told him that it was not about his company, but more about the discrepancy on why I was being denied. I didn't know who to believe, and that fair housing is there to protect renters and owners. He cut me off and was disrespectful and rude, he said that he would not being giving me any information to build a case against him and that he has had many fair housing cases get denied. I left the office disgusted at his lack of empathy and customer service. Fair Housing has now submitted my case to their legal review. Do not use their services! They are not fair at all and very defensive when you question their business practices. read more

My grandmother and I jointly owned a rental home. When our tenant vacated, our property manager (not Tiner Properties) told us that the home needed 60K in repairs to make it ready to rent or sell. We then called John Tiner with Tiner Properties. John and his teammate Jenny Hughes came out and helped us devise a much more affordable plan to sell the home. They suggested $10K for the most needed repairs that would make the home look good, coordinated all the vendors to do the work and even got most of the vendors to agree to payment when we closed escrow. In no time our house looked great and we had multiple offers! We ended up closing escrow above full price. The whole sales process was great, but the service they provided after the sale was even more impressive to my grandmother and I. Our former Property Manager had a tying arrangement which required us to list the home with him - but we did not know about that clause in our agreement until after our home was sold and he demanded 6K in Realtor fees! We called John in a panic. John calmed us down and invited us back to his office for a consultation. He listned carefully and read all our documents, then called the Real Estate legal hot line on our behalf. Then he helped us craft a great letter which ultimately resulted in the demand for 6K being dropped! It was awesome to work with someone who had our best interest at heart before, during and after the sale! I highly recommend John and Jenny to anyone considering selling or buying RE. They are fantastic and always have their clients best interest at heart read more

Wish I could use an option for no stars! These people are a piece of work and they get off on playing games with people's money and a chance at having a roof over your head. I'm not surprised by the bad ratings of this company, they are unprofessional sit and email back in fourth for 5 days. Who has time to be on emails all day to check waiting around for Tiner! Not everyone sits and the computer or their phone. Pick up the phone and call make it a little personal people. Thank God, I had applied for a few properties and ended it up with a better rental elsewhere. This is what Tiner staff will say and do: We have an approved application on that property you inquire about. I'll refund your app fees, also keep you posted. Few days later, are you still interested in the property? I can run your app if so. Okay please run the app for me, here comes the back in fourth emails with the lie in the end. My credit score is 750, Too Bad for them, I hope you get a tenant who destroys your clients properties. RED FLAG right there! IF THE PROPERTY HAS AN APPROVED APP WHY WOULD THEY COME BACK SAYING OK WERE YOU STILL INTERESTED IN THE RENTAL? GHEZZ IDK TO STEAL THE APP FEES PERHAPS!! Anyone applying with this company the bad reviews are on them for a reason utilize them wish I did, out of $45 because they are thieves and I will report them to the CA State Dept.Of Real Estate and BBB. I encourage all who's been stiffed for app fess to do so also. Bunch of A -Holes, they forget about Karma but Karma don't forget about ugliness. read more

I am a Mortgage lender and wanted to take the time to acknowledge John and Jenny Tiner for what they did for my friend when I referred them together.  I could have referred my friend to any number of good realtors I know, but I knew John and Jenny would be kind and professionals he needed. My friend is a recluse and he inherited his mom's house when she passed away.  The home was dated, and his mom was a hoarder and had 30+ cats.  The odor made our eyes burn before we entered.  My friend was concerned about the condition and also that he could not make the payments needed to keep the home long enough to empty it out and sell it.  John and Jenny treated him with compassion and kindness.  They developed a plan to help him move everything off the property - and offered to help with the payment if needed.  John even showed up to help us move some of my friend's items that were too heavy for us.  Many Realtors would have walked away from this challenge - or been rude to my friend.  John and Jenny handled him with the utmost care and respect. They ended up selling his vacant home "as-is" for significantly more than was expected - and then walked my friend through every step of the escrow process like he was their most important client.   Thank you John and Jenny for going above and beyond for someone who really can't fully appreciate what you did for him - I appreciated it very much! read more

From our own research and brief experience with Tiner, they are strict but fair. They are completely willing to work with you, but you must be aware of their expectations and policies for applicants before applying to one of their properties. I would recommend speaking with a leasing specialist before submitting an application. We were approved for a property managed by Tiner and wanted to leave some feedback about several team members who we thought were awesome during the process. We are thankful to have had Kate show us the property. After speaking with her and discussing our situation she passed along our information to the owner and advocated on our behalf. If all members of the team are as great as Kate, then this is indeed a stellar group! As for Rosalyn, she was barraged with *often several* daily emails from my wife and I as we were scrambling to find a living place in time for school. Even in spite of our relentless barrage, she was very courteous, timely in her responses, and clear in her requests and expectations of the application timeline. We are grateful for her help! Shoutouts to Susan, Brandi, and Zaiden who were all very helpful as well. We are looking forward to being tenants with Tiner! read more

Glad to see only three stars as an average. I hope my review lowers the level of this unprofessional and rude management Co. I'm sure that any review stating favorable remarks are just members of this firm trying to compensate for all of us victims telling the truth. Stay away from Mellisa Watermeldon!!! She has a lot of person baggage that she can not separate when dealing with disputes. When the higher ups were made aware of her many venomous comments directed to my daughter and myself, they were unapologetic and even asked me if "I" wanted her fired. Tiner is a joke and no one should hire them as a property management company nor should anyone rent if the landlord lists them as their property management company. I plan to continue my disapproval of Tiner on a monthly basis so anyone even thinking about "Tiner" understands the level of unprofessional leadership and staff they employ. Oh, and get a good laugh by reading their "Mission Statement" on the website. No Tiner, you do not have the best interests of us victims that are Mocked by these very words. Returning soon and often. read more

Finding a rental in Roseville felt like a fulltime job. We looked online, in papers, rental magazines with no luck. I was referred to Tiner by a family member. I called and got a list of rentals they had available. My wife and kids found the perfect house for us, but there was a lot of other people looking at the same time. My wife and I wrote a letter why we thought this would be a great house for us. We received a phone call a couple days later from Melissa saying they would love to rent us the home. Finally, the 2 1/2 month search was over. It has now been 3 years in the home, and we are still loving it. We have had a couple of maintenance issues, but Tiner was on it right away and got them taken care of. I would recommend Tiner to anyone searching for a property. The staff and management has been great to work with. I have read some past reviews about discrimination and racism. Although, I can only speak for my own experience, I never seen or felt that from any of the staff. Our family is bi-racial and that never seemed to be an issue. read more

We had a great experience with Tiner Properties from start to finish. Rosalyn was incredibly efficient, communicative, and made the entire application process feel seamless. She kept us informed every step of the way, answered our questions promptly, and made what can often be a stressful process quick and easy. After we were approved, Aubriana, the Assistant Property Manager, took over and has been equally wonderful to work with. She has guided us through submitting our paperwork, answered our questions, and helped us navigate the final steps to secure our new home. Her communication and support have made the move-in process feel organized and stress-free. We truly appreciate the professionalism, responsiveness, and excellent customer service we've received throughout the entire process. Everyone has made us feel valued, and we're excited to be settling into our new home. We would definitely recommend Tiner Properties to anyone looking for a smooth and positive rental experience. read more

"Moving across the country is no easy task," was my initial thought when I started planning to move from Maryland to California. I needed a company with high standards of customer service to help me with the task of finding a home. I chose to work with Tiner Properties, a decision for which I am extremely grateful. I could not believe how easy they made it for me, and with such class. Simply walking into Tiner's office made me feel at ease. Their genuine care of helping me find the right home for me and my family was what set them above the rest. I felt like they personally cared about my well being, and I recommend Tiner Properties to anyone looking to move. After living in the property for ten months now, I still feel that Tiner Properties knows what it takes to create and keep a happy client. Any problems I have ever had with my property have been immediately addressed and handled in a professional way. Thank you, Tiner! read more

Throughout the application process, Tiner's communication was incredible. Honestly the best I've experienced from any property management company in Sacramento. Every question I had was answered quickly and clearly, and they went out of their way to ease my concerns during the application process. I never felt left in the dark; they kept me updated every step of the way, which made the entire process smooth and stress-free. I especially want to thank Rosalyn, Alexis, Amanda, and Chris for being so kind, professional, and patient throughout. Their responsiveness and attention to detail made a huge difference, and I truly felt like they cared about helping me throughout the process. If you're looking for a property management company that actually communicates, values transparency, and treats you like a real person, this is the team to work with. I would absolutely recommend them to anyone searching for a rental in the area. read more

This company uses illegal application processes. They gather multiple offers for the homeowner and allow them to make the decision. They do not provide a credit check for the homeowner to make the rental decision. Only the license and ID provided and the application. By law , best practice is to be first come, first served and allow each individual to be fully vetted. According to the Fair Housing Act, Title XI and Title II that is best practice to ensure transparency and avoid discrimination. The other reviewer is right on about how the owner, John Tiner being extremely arrogant! I have owned multiple homes and rented multiple homes, and by no stretch of the imagination have I ever had a more negative experience. read more

I have been a renter of the same place for almost 20 years and Tiner Properties have always been the company that I pay my rent to. Anytime, I have called them they have always been responsive, supportive and respectful. I appreciate their integrity and I would highly recommend Tiner Properties to handle all your property needs as an owner. I have spoken to Susan and Krystal in depth about some problems I was having with a neighbor. They met with me and I continue to email Krystal to keep her updated. Both ladies were awesome and listened to my concerns. Excellent customer service and Krystal always responds to my emails. Good job girls and thank you for being wonderful! :) read more

I have dealt with a number of other property management places in the past and have worked in PM myself for a short while. Most offices are really, really bad at it - they go out of their way not to talk to the people that are renting. These folks get it. Melissa and her crew give excellent customer service - the maintenance requests are always answered within a reasonable time and most are handled within 48 hours. Very responsive over email to questions and concerns. The place we are renting is old but in a great location for a reasonable price and we could not be happier! Thank you and keep up the good work. read more

Working with Tiner Properties was a great experience from start to finish! I was lucky enough to work with Property Manager, Amber Van Tassel. As a renter with Tiner for two years, I found Amber to be extremely professional, very responsive to any maintenance issues, and overall, I felt very taken care of as a tenant. At the close of my lease, Amber offered a pre-walk thru to ensure that any maintenance issues could be addressed before I left. As such, Tiner returned 100% of my deposit. I would HIGHLY recommend Tiner Properties, and THANK YOU Amber for everything! You made my rental experience a pleasure! read more

Tiner Properties was terrific to work with, starting with the initial expedited rental process and throughout the year. Melissa Watermolen was my property manager - professional, personable, and wonderful to work with. The property was beautiful and well maintained, and the single repair needed in the year was done within a week of my notification and request. Finally, Tiner was very fair in evaluation of the house on departure and sent the deposit refund check within a week of the end of the lease period. I highly recommend them for anyone seeking a rental property in the Sacramento area. read more

Tiner will try to nickel and dime you for everything. They will make you sign a move-in condition report prior to giving you the keys to your place. They hire the worst vendors for fixing things. They don't care about tenants, but tenants, please know your rights! You have a lot of rights in CA. Don't let them take from your security deposit! Don't let your landlord bully you! This company is very bad. Don't rent from them! You have been warned! I had a very long detailed review in February 2022 and it looks like John Tiner had it removed. Tiner is a bad company to do business with. read more
