I have lived at the Timbers for over 10 years now. There have been a lot of ups and downs but currently, everything has been going smoothly with Thrive Management there. I recently moved from a two bedroom to a one bedroom and it was a fairly seamless process. Maintenance crew is awesome! It is a change to go from bottom floor with a backyard to second floor but I'm actually loving the balcony. read more

I live at Timbers Apartments in Kenmore wa. I've had nothing but a horrible experience since I have moved in here. Got threatened by the manager my first month in here. I work a lot my family and I stay to our selves. Ever since they were set out to evict me, that was threatened more than once. I'm on section 8 told I'm the first tenant in here with that. Then someone else is in here with the same help. And she is facing the same thing. I definitely feel discriminated against because of the help I need for rent. I work I don't qualify for any other help. I will be contacting a lawyer. this place says one thing and does another. I would give zero stars if I could. read more

Hello, I live at the Timbers in Kenmore WA. I have lived here for the last 5 years and have seen a lot of property managers come and go. Meghan, the new property Manager has been a breath of fresh air, she has helped me multiple times on various issues from problems with neighbors to helping me with a parking spot when they were painting (I'm handicap with a prosthetic leg). It's so nice to not have to deal with someone that has an attitude and I know her job is not any easy one to have. I try to tell her that every time she helps me. I also noticed that since she has come along there has been better communication and events bring the community together. We just went through an upgrade from painting the buildings to replacing all of the appliances, which I really love my new stove. So I just wanted to share my opinion as a tenant that Meghan is a keeper and a major perk for living at the Timbers. read more

We really enjoyed our stay with Timbers at Kenmore. The staff was very friendly and professional. Maintenance was AMAZING and worked hard to keep the grounds and apartments in order. One thing that was disappointing was the lack of respect for garbage and recycling. Always was overflowing and a mess and we did have a rat ruin our serpentine belt and it cost us about $300 for repair. I would have renewed our lease here but we needed more then a 2bedroom could offer. I would recommend this place to my friends or family! Move out was very easy and simple! read more

Lived here for four years and it is an excellent complex and very tranquil. The office staff (Sara and Beau) are professional, customer service oriented, and very attentive to renters' needs. Vatalie and his maintenance team are amazing as well. You can't beat the location either. Very dog friendly. Highly recommend this apartment complex. read more

RUN!!!! This place is a nightmare. After the first week of living here we started counting down the days till we could move out. - espestos in the ceiling - lead paint in the kitchen cabinets - mold - cannot have access to your mail on sundays and after 9 pm during the weekdays - Neighbors like to throw trash off their deck.. We would find raw meat... Beer cans.. Toilet paper and one time a spatula on the ground right in front of our unit. (We lived on ground level) -our dog had flees the entire time we lived there. -only one parking spot per unit if you park in a visitor spot without a pass you will get towed and have to pay 400$ to get your car back (happened to us) Just don't even consider this place.. You can do better anywhere else I promise. read more

They are not too bad. We had some issues with our upstairs neighbors for many months when we first moved in. They would always be arguing and thumping around in the middle of the night and we complained to the office multiple times but they never did anything, we had to deal with the noise for half of our lease before they people left the apartment. During my stay here I always felt like this complex/area wasn't 100% safe. I've seen many cops in the complex day and night and also right outside the complex. Parking is a hassle. Other than that maintenance is usually quick to respond to requests and the office staff is nice. read more

My rent went up 120%! I moved in here several yrs ago, bc the price was right for me. Unfortunately, they've jacked up the prices- based solely on Kenmore's increasing popularity and the current housing market. This complex is not comparable to others that are newer and/or have been updated-for the same price in the area. They plan to update, but haven't done so yet. Definitely one of the dumpier places in Kenmore. Pros 1. Location-close to everything, Northshore school district 2. Somewhat spacious units- depending on floor plan 3. Washer/Dryer in unit (small stack-able only). 4. Kid friendly aka lots of kids (if that's important to you) 5. Pool 6. Maintenance is responsive and does a pretty good job 7. Gym (disclaimer, limited hours- power supply prob, i.e. both elliptical machines and treadmill can't be plugged in at the same time or the breaker blows). Cons 1. Parking! One space per unit. Guest parking is non existent & street parking is almost the same 2. 'Popcorn' ceiling- possible asbestos exposure 3. Outdated everything inside & outside NO MICROWAVE. Lacks kitchen cabinetry. 4. Poor insulation, aka you hear everything your neighbors are doing 5. Not enough pet waste stations 6. Pool not heated, not open year round, often locked by mistake by security when the office is closed, so unable to use when supposed to be 'open' 7. Mail theft. 8. Not enough garbage receptacles- garbage overflowing, can see from street 9. Fleas. whether you have a pet or not, your unit will be infested- even with new carpeting 10. Smoking property. Ok to smoke inside ur unit, outside, everywhere. read more

I've lived here almost 2 years and I have no complaints, all the locks, and appliances work as well. The new management make you feel like friends. I am on a very limited income and rely on Housing Authority to help. I fell in love with my one bedroom the day I saw it. I'm fortunate I don't have the wooden privacy fences; when I look outside and place from my windows I see the trees, flowers, and they have a little, man-made stream I like to sit outside and listen to it. We even have a pool and doggie park. Thank You Lois Atnip read more

In Summary - It's decent, the bad things about this place are mostly things you'll deal with at any other complex in this price range. But parking is a nightmare. Would renew our lease if need be. STAFF - Very friendly and helpful! No complaints. COMMUNITY - Pros: Kids play nicely outside together all day. Multicultural and multigenerational. -Cons: You'll be woken up countless times to fights in the middle of the night, drunk soliloquies, cops have been called on multiple occasions, drug deals, tires get slashed, our brand new car was keyed for no reason at all, there are A LOT of pot smokers which prevent you from keeping your windows open when its burning hot in the summer. Very annoying. The guy below us smoked every morning and evening and again late at night for a year. UNIT - Walls are thin so you'll hear your neighbor's kitten meow. NO JOKE. That doesn't really bother us though, I think that's just how apartments are. - Once we got the cigarette smoke smell out of our unit we enjoyed it. It took us about 3 months to get the smoke smell out. We even had a company come shampoo our rugs, they had never seen dirtier carpet before! Orange cigarette smoke stain leaks out of the paint, YUCK! - 3rd floor was well worth the extra money. its a pain to go up all those stairs when you move, but the high ceilings and fireplace have been amazing, they really help you feel like you're in a bigger space. It gets hot in the summer but in the winter you'll hardly ever turn on your heat because the neighbor's heat rises into your room perfectly. POOL - I enjoyed the pool a lot! not to swim, it was freezing cold, but just to pretend i had a yard and could sit on the deck for a while and sun bathe, i really loved that. PARKING - an absolute nightmare!!!!!! You get one parking spot. You can be put on a waiting list for a super expensive additional spot. You'll have to park your other car(s) on the street, which by the way, there is no street parking, so you'll have to park at the bottom of the hill down 68th street and carry your groceries and what not up from there. If you want to have guests over just tell them to park 1/2 a mile away at Safeway and offer to pick them up in your car, because its nearly impossible to find a guest spot after 3pm, and its even harder when it's dark because the guest parking is scattered in weird places. People park in your designated spot ALL the time and it's a huge deal here. I've seen grown men slam women into cars during fights over parking issues. Hense all the cops. Coming home at 11pm on a Friday to your spot taken up by someone is horrible because now you have to park down the street and walk home and call security and prove that it's your spot and then the tow truck comes and its not how you want to spend your night. Garbage - ALWAYS OVERFLOWING. I watch people pull into the complex who don't live here, dump UHALS or trucks worth of stuff into our parking lot by the trash, then drive off. All the time. It's not fair to anyone living here they do that, but a sign could help. The poor maintenance guy picks up so much litter. There are also more rats than you can imagine living in the bush by the trash. I once saw 13 rats eating bread while others were coming and going, so probably way more than 13 realistically. I don't worry about it on the third floor though. CONCLUSION - I feel a lot of these issues are outside the staff's control, the new rates might scare away the pot smokers and parking lot fighters. Parking NEEDS to be fixed but they actually have no space to fit cars so I don't see that getting better. New renovations look way better. If we weren't moving into a house we would renew our lease here for sure. read more

If new management hadn't come in probably would not have renewed my lease. Very happy with the changes they've been making. Plus they're so much nicer. This has become a place I'm happy to live at again. read more

I'm giving this apartment complex a 5 star because I've had way more great experiences then bad ones. A lot of the bad experiences wasn't their fault either. First off the young lady named Kemle that works at the desk at the entrance is absolutely amazing. She was the one who actually showed me around and help me get settled in. When I first moved in I got little home warming gifts from them, it was super cute and amazing of them to do. I really enjoy how all the employees that work here are so kind, respectful, and helpful! They had construction going on for awhile and even the workers were so kind to me and would help me move heavy things when I was first moving in. I love how animal friendly this apartment is, they even have a dog park and since so many residents have dogs it's fun to go and hang out and talk with people while the dogs play. It's a very clean and quite neighborhood for most parts. Since they are so animal friendly you can occasionally hear dogs bark or hole so if you don't like that, I wouldn't live here. I'm sure all of us pet owners understand animals do whatever they want sometimes. Over all so many great experiences. Only bad ones was that parking is kinda hard and my neighbor complained about my dog barking when their dog also barks when they are gone. Anyways definitely recommend this place to anyone who is very pet friendly! read more

Very helpful, professional, friendly staff! I love the interior updates and my outdoor space. I'm a real estate professional and have also rented many homes and comparatively, I'm really happy here! read more

I have lived here for 5, going on 6 years. Most of the complaints I've had were pretty minimal but this new management has me worried. Yes, the manager several years ago that con am replaced was terrible, definitely lived next door to criminals and saw a lot of cops around. That seemed to diminish when con am took over, most of them were booted it seems. Since then things got better, the grounds looked better, no more garbage or poop or motorcycles on people's patios or in the greenbelt. Limiting the gym and mail room hours was just ridiculous and we always begged them to change it but they wouldn't. With this new management however, they opened the mail room to 24 hours so I was hopeful at first. Now, I'm having constant issues with the online payment system and my monthly charges. I couldnt submit my payment last month because of some technical issue with the website (which is much less user friendly and much more confusing now, especially when it comes to the breakdown of charges) They didn't do anything to fix it I had to basically call and harass them all month to get anything done. They probably would have gone without getting my rent and I wouldn't have heard anything from them until they wanted more money from me (they actually told me they had already received it when they actually hadn't). Twice now I've found unexplained or double charges on my account online (which I still can't make payments from even though they have told me TWICE now that they would fix it) I'm constantly having to ride them to get anything done and half the time they don't return my messages. They send weird emails out then send a second one apologizing for and asking us to ignore the first. They entered my apartment to fix a leaking water heater (which apparently they don't need permission to enter because it's considered an "emergency") but they didn't even bother to tell me they had been there so when I came home my things were all moved or pushed aside, I assumed someone broke in! When they replaced the water heater (after they dropped it down the stairs in the moving process) they left the entire contents of my kitchen pantry in the middle of my living room without so much as a note apologizing! I wasn't even home to move my things the least they could have done was acknowledge they left a mess behind. The downstairs neighbors constantly bang on the ceiling with a broom, even when we are sitting quietly on the couch doing nothing. I've never gotten a noise complaint in all my years here until they moved in so, If you're bothered by noise I wouldn't live here. I've never felt too terrible about living here, despite it being bottom of the barrel, but now I feel like management is taking a turn for the worst again and I might keep finding mystery charges and malfunctioning payment portals every month. What can't they just get it right! I've never had an issue with the online portals or my rent payments and random charges until now...5 years with no issues, even when management was terrible! read more

Awful complex filled with insects (ants, silverfish, earwigs) and mold. Every time you call the office they never answer and half the time you go to the office during business hours they are not there. They couldn't care less about their tenants or the condition of their complex. read more

Everything these people are saying is true... run run stay away don't even think about living here no matter what your paying a ton of money for garbage. Lazy Management & Breach of Contract, This week the apartment office shut down for 2 days without notice to residence. They then failed to open the Exercise Room, or Unlock the Deadbolt on the Post Office Room. No mail could be received for any residence for 2 whole days ! A new notice went out to residence: The Pool will be closed every Sunday & Holiday. No holiday's I get. But No Pool Toys & closed on Sundays , Are you kidding me ! You pay for the amenity's, and it's subject to if the manager want's to come in on her day off or not... There are many employees of ConAm Management Corp on the property any one of them could provide access. When you work all week, on a hot weekend your going to be in the pool with your family. You may want to exercise, but you can't, because they close and lock it up when they close the office. You pay to stay in your hobble and look at the unattainable amenity's... Not worth the Rent. read more

I've enjoyed living at the Timbers Apartments, in Kenmore. The new management is quick, efficient and responsive. My kitchen and bathrooms are newly renovated - they did this during my away hours to make life easier and so I could enjoy the benefit of the new upgrades and be happier in my own unit. This is a safe, clean community, close to schools, walking distance from the downtown corridor and Metro Transit. read more

This place is awesome! The new management takes care of the grounds and her residents as if it were her own! If anything is broke, the maintenance fixes it promptly. Prices of units are comparable with the surrounding apartment communities. Check them out, you will be pleased. read more

DO NOT LIVE HERE!!! Listen to the Reviews.. I didn't and now I regret it.. I have only been here for 2 months and thank god its only a 10 month lease cause I cannot wait to leave! The managers are incredibly nosy.. within only a month of being here I was being questioned about my mother that comes over to visit on a daily basis. Not only is she my babysitter but she is also a grandma.. and they keep asking me all these questions about who comes over and for how long.. they even pay attention to what vehicles come and go.. like are you fucking serious? I pay almost 1300 dollars a month to be harrassed about who I have over? I thought this was my HOME. the walls are so thin I can sit in my living room and hear my neighbors having a conversation in their living room. the washer and dryer are so small and so LOUD. I can't even dry my clothes without both my 4 year old and 4 month old jolting awake. They won't work with you at all.. I was on maternity leave when I came here and they knew that my husband was the only one with paychecks coming in until I went back to work and within a month they called lawyers on us and tried to evict us when we had the money! It was just 6 dollars short... They wouldn't accept my 1,354 dollars cause it's was SIX DOLLARS short. Like are you kidding me. I have babies.. and you just don't care at all. Just trying to kick us out on the street DURING WINTER. The playground looks like it has been eaten away by termites.. nails sticking out. And I've told the apartment managers and they do nothing. What has to happen before you finally do something? Does my daughter need to be rushed to the hospital with a wound from your playground falling underneath her?? A lawsuit?? Will that make you guys open up your eyes and maybe your cold hearts?? I have never been so embarrassed to live somewhere. Such shame! read more

Don't move here ever, the management is rude, they don't really care about their residents at all. Office never answers phone. Do half ass jobs and quick fixes. Mold everywhere only been here 4 months already been sick 3 times because of the mold. I have had my dog treated every month we've been here and still can't rid of the fleas. Apt smells like mildew. Try to charge you late fee on top of late fee even tho leases don't state anywhere about more than one late fee. Enter your apartment with no notice and leave u to take care of problems after hours or on weekends. If you are looking in Kenmore go anywhere else but here. They make your life miserable and it's a nasty filthy property. They don't tell you the full story on parking, or that they will tow your car. You can hear every movement from your neighbors and my apartment is on a slant. They sold me on everything is new in your apartment and that's a lie 4 months old and chaulking is ripped, peeled and breaking from all the moisture and they don't care about your stuff when they do have to enter your unit, irreplaceable items were left damaged and didn't even get an apology. Run run run far away. Don't let them fool you! If you try to challenge their actions they turn on you and make your life hell. It's like dealing with teenagers who hold grudges. So unprofessional. Pretty sure one of the management is the only one who posted a good review... how sad is that??? Don't make a mistake of moving here you will soon regret it...I promise this. My w/s/g went from 17 to 55 in one month for a single person. I'd give zero stars but they make u give a star rating so I'll give one for the nice maintenance guy who did make sure and check with me before he entered my unit. Hes nice but he can only do so much and so many hours. read more

Management is a joke here. My son, his girlfriend and a friend were going to move in. My son paid $300 deposit and they did NOT sign a lease. The 'friend' cancelled, so they didn't move in. My son asked for his $300 to be refunded. After getting a bit of a runaround, he was told they refunded the money in the form of a check and sent it to the 'friend'. This so called friend is not a friend anymore. The apartment mgmt claims they haven't done anything wrong. When I stepped in and told mgmt that when somebody pays for something and gets a refund, it goes to the payer, not a friend. Her response was "That's how it works in stores". I asked her to call the bank and see if it's been cashed. She said she can't. I asked them to place a stop pay on the check and refund my son, they aren't doing it. They asked for this refund weeks ago. Now she's telling my son if he doesn't get the money in 30 more days, they may be able to do something. UNREAL. I have heard this is standard for this place when it comes to money / refunds. read more

Do not live in these apartments. I've lived here for about 3 years. Earlier management sucked. Almost every bottom floor has some sort of mold. My neighbor has cockroaches. The walls a very hollow so you can literally hear all your neighbors talk. Very small kitchen space almost no counter/cub board space. Washer/dryer break almost once every 9 months. It takes about 4 weeks for the management to fix any sort of problem. The spa doesn't work anymore and they don't seem to fix it. They've spent tons of money making outside look nice. When really the entire complex needs to be remodeled. And to top it off the places are way to expensive for how shitty they place is. About $1200 a month. Just recently you've had to get a permit for every single spot in the complex and I just got my car towed for parking in my spot that I paid for. Long story shot this place fucking sucks don't live here unless you want to go through a lot of stress. read more

Lived here for a few years, the manager was on drugs, and even gave me key to somebody where i got things stolen from me ( they weren't on my lease) i had to file a police report, and than moved out immediately. ended up having a EVICTION on my record, really, you guys handed my key over to some dude that said he lived there when NOBODY else was on my lease, not to mention I had just gotten my locks changed by the maintenance crew from a domestic violence incident that happened a few weeks prior too that. Anyways, I lived in THREE different apartments there, first one had mold all over it, growing out of the ground and all over the windowsills. Second one the toilet some how flooded while I was out to eat. Third one is when they gave my key to some stranger. Rent is super high for how shitty the apartments are. Almost all punk kids live in these apartments, super loud outside and many fights. read more

First of all, there was already mold in our first apartment when we moved in, the water running through our apartment didn't cause the mold. The only reason we had water run through our apartment was because the "stream" hadn't been cleaning out, probably ever, and the rocks plugged up the bridge so the water went over the sides and into the apartments. My husband was the one who worked for almost 2 hours to unplug it and get the water away from the building. There were carpet cleaners and fans but we paid the electric bill that included the extra electricity. We got a "thank you" from the manager but nothing else. When the neighbor upstairs flooded our apartment they wanted to open the ceiling even though there is asbestos up there! Anyone who knows anything about aspestos knows how dangerous that is. And that doesn't include all the other issues we had with our first apartment. Management doesn't care. They will blame you for everything they can. Don't believe anything they say. They know there is mold in these buildings and they won't fix it the right way. It will just keep coming back. read more
