    Leaving an honest review. Is the Village fine for a starter apartment with reasonable proximity to…read morethe highway? Sure. The pros are the numerous stores and some excellent restaurants in the area, which is convenient. But the cons? These apartments are riddled with quality issues. The carpet, stacking washer-dryer, and air conditioner is terrible. Everything runs on electric, and I routinely get $300+ electric bills. Management will do whatever they can to get you to lease for another year, except what actually matters. The materials used to construct the apartment are laughable. The dryer vents into your bathroom and the kitchen becomes extremely hot when cooking. For the area, the apartments are just okay. You don't get much storage space, and the layout leaves little room for anything but the bare minimum. Don't even get me started on the mold, which I corroborated with multiple neighbors. There's better out there for almost $1,700 and $300+ electric. On the plus side, the maintenance team is great.

Maintenance/pest control puts down traps, and wants to come weekly to "check the traps". Because I tell them no, as it is pointless, I can check the traps and let them know if it caught anything. I have a new baby and a dog, I don't need people in and out my house, dog barking and waking baby, but because I tell them no to checking weekly, they say they haven't been able to treat the issue properly.. makes no sense. Property manager also told me today just because there is mouse poop and pee doesnt mean there is a mouse??? A complete joke. On top of that, maintenance has had to seal 3 openings in my apartment, behind the stove, under the sink and in my closet, which is how the mouse probably got in. And property manager Aubrey refuses to let me break my lease 1-2 months early due to my belongings being destroyed, because this complex is money hungry.

We were still living there at the time, so I took it down until we could move back and retain our security deposit.*** Where to begin... First: Just say no to Candlebrook property management. My boyfriend and I moved into this apartment in May '15, as we relocated from Ohio. The apartment complex is centrally located, with ease to restaurants, shopping and the expressway. One month into the lease the aesthetics of the outside of the apartment were nothing to be desired. Standing stinky water, sinkholes and ruined grass appeared gradually. Caution tape was strewn about the outside which helps as we had to dodge the goose poop that was never cleaned up. Now to the inside: We did not had cold water in our bathroom sink since MAY. When we call to get it fixed, the maintenance staff says they can't do it...we just found out today that we have to go through the buildings contractor, which is owned by the property management company. Lining their own pockets while providing awful work. The kitchen sink pipes continually become loose. We will come home from work to random puddles of water and food from the garbage disposal on the floor. Because of the constant leaks, the "hardwood floors" or the stickers that look like hardwood are lifting and warping. We have called seven times to have this fixed in the course of six months. The dishwasher was inappropriately hooked up, which caused issues with the unit appropriately washing and drying the dishes. We called maintenance because there are animals inside the walls. I know it sounds crazy, but the maintenance department said it happens and put traps up on the outside of the apartment. It did not help, we can hear something scratching in the walls late night, and the trap is still unoccupied. Our HVAC unit caught on FIRE. We turned on our heat for the first time, and about 45 minutes after we went to bed, the entire apartment was filled with smoke and fumes. We were provided space heaters for 3 days as they replaced the unit. The maintenance worker informed us that the unit had not been properly cared for in YEARS. The apartment still has an odor of fumes. I called about the floors, sink, and to get a log of the number of times the sink needed to be fixed and they have exactly 1 call logged. 1 single call about having no heat. AND the call wasn't about no heat...it was a fire! Good thing I kept track of all the requests. If I could give zero stars, I would!

I appreciate that I was able to find availability so quickly, that a garage (detached but indoor hallway) could be rented, that it felt relatively safe (new/updated mgmt was even installing cameras before I left), and that management/maintenance always remained polite - hence the additional star. But the name "luxury" is false. I've lived in a cockroach motel in Philly and in a shared 6-person dorm room in NYC, and despite those expected pitfalls, those places had less maintenance and noise issues than Dwell. There was brown sticky fluid dripping from the window after heavy rain, near my only expensive item in the apartment; it took three separate leaks to finally fix it. Said window faced the garbage area, and the best advice, if you're going to live at Dwell: avoid any of the units anywhere near the garbage (I asked the leasing person before signing, but she said she was just filling in so she had no idea if garbage was an issue...). I complained multiple times, to the garbage/recycling companies, to management, to maintenance, even to the police (not 911) because my complaints were ignored by the preceding and because it is illegal to pick up trash before 7 AM in Cherry Hill due to noise ordinances. 3x/wk, especially Saturday @ 5-6 AM, it would sound like cars repeatedly crashing into each other because of the truck banging the metal canisters while flashing their lights, beeping while reversing. It took 3 months of constant complaints and no sleep before they finally showed up at 7:01 AM. Then the trash compactor decided to die, so now there's 30-60 seconds of loud scraping metal noises, at random, not even at a set time, usually 10-15x throughout the night. If it rained or got a little windy, that would set off the trash compactor. I repeatedly asked someone to do the equivalent of "WD40," and for about 24-48 hours, sometimes it worked. But for the last 2 months of my sentence, I gave up. And the smell. Keep that window and door closed because on a hot summer day, guaranteed you'll be met with the rotting stench of a dead corpse when you walk outside. I told them that the fridge/freezer doors didn't always close consistently. They fixed the fridge one but said nothing was wrong with the freezer one, so I often came home to my freezer food being partially defrosted (I only noticed because there'd be a puddle of water on the floor). I also told them that there was some resistance when trying to turn my front door key, that I had to lift up the door to re-align the bolt before I could turn and open. They replied that this was how the door worked, a pull-close mechanism. Months later, the key broke off in the lock because of constant bending...fortunately, I figured this would happen eventually and pulled it out before it broke completely, and the front office was still open. The door was clearly not aligned...so apparently, it's not normal to have to use 2 hands to open and close a door by lifting it. The electricity bill is HIGH, at least $100/month during the summer. And my wi-fi kept dropping (Comcast couldn't figure out why other than maybe some wall interference, even bought a new router which works totally fine now in a new place). The garage is small; I could not open my car door fully to get out. The bugs. So many bugs. The cockroach motel at least consistently just had cockroaches. At Dwell, there was a new type of bug every other day. After multiple complaints, management would send an exterminator to spray some liquid and put down some glue traps...but that did nothing. So on my own dime, I bought cans of Raid, bug bombs, fruit fly traps, an electric bug zapper, more glue traps - and the results were still horrifying. There was a spider in my dishwashing glove, something fell on my head once, and I had to wait a solid minute for the spider to get off my door handle before I could open it. I overheard another gentleman complaining about "fleas," but he didn't own any pets, so management corrected him and said those were just gnats, tis the season, exterminator coming soon... But the last straw was despite all the above, after 11 months, they raised rent by 4.4%, which falls into the standard 3-5% but I asked them to reconsider given the issues. If they'd shaved down to 3%, I might have been lazy enough to stay, but they gave a flat no. Fortunately, this time, I had the opportunity to leisurely look elsewhere. Now I'm paying less for rent, completely refurbished despite more recent building, fireplace, key fob (no more broken keys), attached garage (can open BOTH car doors), $30/month for electric even in summer, wifi that works, better amenities, even safer community, more convenient location (instead of revving from 0-50 to turn right onto a highway during rush hour), minimal bugs, with absolutely no noise (other than crickets) or smell (other than grass).

    Don't move here. They are not handicap accessible. Sure they have handicap signs but there are…read moresteps everywhere and no way for anyone with a wheelchair to simply roll to their apartment door. As a resident, you have to pay EXTRA to use their pool and gym. They DO NOT clean that beautiful river. It's full of garbage. They advertise that they have a pet park but where is the playground for children?? The tennis court is a joke and basically where the kids play, sadly. Also, house inspections. I have never lived anywhere in New Jersey that has this many inspections. It's really annoying to have strangers come inspect your apartment for "safety" all the time. They're going to comment on my comment to rebut but please believe me when I tell you, don't move here. If they're serious about making your residence here as comfortable as possible, then they should consider making changes to the complaints I've listed above. -Stop the extra fees to the pool and gym. If I'm a resident already paying to live here, why do I need to pay more for those things?? -CLEAN YOUR RIVER! What about those beautiful ducks and geese?? -handicap accessible? Are you really handicap accessible to those in wheelchairs and people with mobility issues? -playground? Y'all love dogs more than kids? Get a playground for them babies and make this $1400 rent worth it! -house inspections. Y'all claim it's "mandatory by the state" but what about other apartment complexes that don't do this in New Jersey? Maybe inspect BEFORE someone moves in and AFTER they leave? If you're worried about hoarders then that should be a separate issue and not forced on the entire apartment complex.

Nobody was apparently in the locked building. A mail carrier tried unsucessfully to gain access. At two-fifteen pm, nobody pulled up to actually enter the darkened office. I sent an e-mail to "Hue" about nobody showing up. I got this as a response, "One of The Landings at Pine Lake leasing team members will review your inquiry and get back to you shortly." Apparently I was not worth the trouble of a scheduled tour, and I wasted time and gas.

It is all accurate…read more There are a lot of extra fees in addition to the quoted rent, including $75+ for trash and water. My water bill for one person was more than I ever was billed for a three bedroom home with two bathrooms, a small pool and 5 adults. It did not make any sense. There are routine safety checks in the units, however, the unit attached to mine was filled with trash, debris and vermin. The issues were never addressed. Ultimately, a team of men clad in hazmat suits and respirators filled two industrial sized dumpsters cleaned out the unit that was attached to mine. It was beyond horrid. Unfortunately, there are entire buildings in this complex with persistent issues that require biweekly exterminating. I made a formal complaint to the township of Voorhees and the Camden County board of health. I do not believe it was their first complaint lodged about this complex. I would not recommend this place.

Nothing was done until I went into the leasing office myself and wouldn't leave until I could see maintenance ACTUALLY fix it. I have dates and time stamps of everything. Morgan Properties just likes to make their unhappy residents seem crazy when you supply us with uninhabitable homes. Kim B. Is the same person who responds to the "Morgan Property" page's yelp reviews, she doesn't care about anyone. Her life and job is to excuse the extortion and exploitation of tenants by company she works for‍
