This is a complaint against the The Lincoln Property Company (Mount Laurel Crossing)This is the 2nd time the same plumbing leak issue happened in 2021. I have had an ongoing plumbing issue in my unit since the first work order submitted on 4/11/22.The area of my master bathroom shower ceiling was leaking . Since this started I have been unable to use my master bathroom, especially with an open hole with exposed pipes & insulation hanging down . I have been reasonably patient & submitted numerous work orders hoping it would finally get fixed.But unfortunately after each time the plumber stated it was fixed, it started leaking that same night when the above unit used their shower . Then today I came home & the door to the balcony was unlocked, now I'm scared because I do not know who was in my unit?? .So when I turn on my faucets to wash my hands I HAVE NO WATER ! I went to my master bathroom and they sealed the hole in the ceiling (it was still leaking last night) .I did not authorize anyone to come into my unit . Actually I emailed the business manager, stating "I will contact you later , I do not want anyone in my unit" There was No Paperwork left, letting me know who was in my unit & what was done ! Now I have to put in an emergency work order to see why I have no water .So I also called the emergency line & the supervisor, always respectful & nice arrived promptly. Very modern and well maintained. In fact, the maintenance team is comprised of Rich, Joe and Sil. These are not the three stooges, not the three musketeers and not the three amigos! They are the Holy Trinity of Caretaking at the facility. Any problem you have, a drain leak or dripping faucet they will be there! A great, friendly team that takes their work seriously! Then there is the office staff comprised of Tori, Kera and the team. So friendly and knowledgeable! Frequent updates by email are welcomed to keep all tenants informed. They are the best! The unit is fantastic. Granite countertops with deep kitchen sink. Washer/dryer in unit. Plenty of hot water with the best pressure in the state! The heating system is hot water/forced air! Unusual for any structure in the area. Very efficient! We are lucky to have New a/c. Parking is first come first served. So far it is working well. Its just a real nice place! And close to 295 and Rt 38. Plenty of amenities and restaurants in the area. Forgot to mention the community pool and picnic area. Wow. And the 24/7 workout gym with nice equipment and TV! read more

The apartment is spacious with an open kitchen, dinning and living room. The bed rooms are a nice size and the bathrooms WOW!!!! Plenty of room to move around in. This place is great, the staff is great. I can't say enough about the staff. read more

I am writing this on behalf of my fiance. The experience in Mount Laurel Crossing has been great. Having a gym on site is convenient and certainly motivational. The complex is kept in great condition. The apartment is of the highest quality and floor plan is perfectly laid out. The bathrooms are large that include full size w/d that connects to a walk in closet. We found the supply of hot water for showering was limited. The maintenance staff is very visible and attentive to your needs. The property has a great location - 50 feet from a strip mall that includes all services food, salon, dry cleaning, and 24 hr 7-11. In addition the management organizes community events during the summer time. We would highly recommend this property for singles, couples and families. read more

Beautiful place to live, with great customer service from the office staff and maintenance staff. Based on my experience over the last 14 months, I would recommend this property 100%. Parking is easy, and they take very good care of the pavement. There are families with happy dogs and polite kids, but it seems to mostly be couples or single professionals in my vicinity. The neighbors in the entire building are quiet and friendly, but mostly keep to themselves. Trash service is fantastic and the property is safe and well-lit at night. read more

This is a great place to live with multiple amenities and friendly staff. There are two things that make this place 3.4-4 stars/5: nobody cleans trash that ends up on the ground and the outside of the buildings are dirty because they never pressure wash them. read more

I lived here for three years, It started out great but it really went downhill. They nitpick at certain people and things and let other slides. The staff is friendly when they want to be but not very helpful when they don't want to be. There are multiple neighbors who have loud cars, and drive in and out all hours of the night. Noisy disrespectful neighbors that management does nothing to resolve the issue. I have reported it and never hear anything back, However, I received emails all the time about other things people are doing wrong but nothing ever changes. I also received one email with everyone else email addresses in the complex on it. So I now have everyone in the complex email and they would also have mine. Recently, they were cutting down trees and they blocked off parking spots. Parking is already an issue around my building and then they blocked off all these sports for multiple days, including almost all of the handicap stops. The price keeps going up and the place keeps going down. The pool is not very clean and the lifeguard just fools around with their friends all day. Their cigarette butts everywhere. Dog poop is everywhere. I can't wait to leave this place. It's a shame because it started out so nice, but once the staff changed over everything changed. read more

Mount Laurel crossing is a great place to live! Very clean and updated apartments. The management staff and maintenance staff are both very friendly, quick to respond, and thorough. There is a pool, 24 fitness center, and a newly built outdoor living area, which are very nice amenities to have at no extra cost! The staff holds various events in the summer, which I have never heard of at other apartment complexes. My boyfriend and I new the second we looked here, it was a place we were going to call home. Horrible place to live cigarette butts everywhere. Noisy disrespectful neighbors management does nothing to resolve the issue. It's a no smoking complex but my apartment is filled with smoke to the point we've been to my child's doctor four times in a month over her asthma. Dog poop is everywhere. We can't wait to leave this place. It's definitely not worth two thousand a month. It's horrible not to mention leaky walls and birds that live on your porch you can't even sit on your porch without poop. The shrubbery isn't maintained and ants are rampant everywhere since our move in day. Keep driving pass. read more

Maintenance, maintenance, maintenance. Simply slapping caulk and white paint over problems does not solve anything. When repairing tiles falling out my shower (which took over 4 weeks!), the maintenance team (plus contracted plumbing personnel) replaced the tiles (stuffing grout everywhere, some half-inch thick lines between tiles!) but ignored the water leaking into the wall. The front side of the wall section between the shower and sink was removed due to previous water damage (mold and mildew growing through the many layers of thick cover paint) and was replaced with half dry wall pieces (yes pieces, like a crazy puzzle) and layers of caulk/mastic. The tiles (and the two inch long, one inch wide grout gap between the water handle and faucet in the shower) are still leaking water into the wall and under the tub (wall between the shower and bedroom is now showing water damage and mold/mildew). I asked the office personal (when I could get in touch with them) twice to verify the job was completed and have been told that everything is "Finished and good". Previously with water leaks from the in-apartment air conditioning unit, it took multiple requests (in person, by phone and e-mail) to have anyone address the leak and fix the leak and damaged wall; of course the fix wasn't completed until I called them back three times (and still the cut out area of the wall doesn't come close to matching the rest of the wall). I could list many more problems that I have identified to the office staff and maintenance personal, and received zero help from (even after multiple calls & requests). This apartment excels at painting over and/or using caulk to cover problems, just enough to make it look pretty for a short amount of time; I can only wonder how long time major problems can no longer be "white-washed". read more

I recently stayed at Mt. Laurel Crossing for a short period of time while waiting to move into to my new home. The manager of this property and her leasing colleague are fantastic. They are extremely responsive, super helpful and very accommodating. They made a typical stressful move process very easy. read more

I have been a resident of Mt. laurel crossing apartments for a while now and love every minute of being here. Management is the best. They are so nice and friendly and extremely helpful. The maintenance there is second to none. They are so efficient. Our development was always shovelled and the sidewalks were clear during those horrendous snow storms. It is very safe and always so well kept. It's a pleasure to live here. read more

We have been here almost two years now. We are very pleased with our apartment. No so much with the location of our apartment, it's right at the entrance. A lot of traffic noice from people entering and from Larchmont Blvd. Staff and maintenance are great. We have never had to wait for anything to be fixed. Only one thing took a while to fix but at no ones fault. It was a structural repair but they were on top of it right away. I only see one person not picking up after their dog or keeping it on a leash. The leash thing doesn't bother me but not picking up after their dog does. From time to time I do see poo on the walkways but that is not because of poor management. They do address the problem all the time. The grounds are very inviting. Pool and outdoor space is great. Parking is okay unless you come home later in the evening it can be hard to find parking. Some people do not park straight in their spots so it takes up two spots. Overall, we will be here for a while. read more

Apartment complex is very nice, safe and clean overall, however parking is a major issue. The gym facility is also nice. There is not enough for the amount of residents and I often have to park quite far away from where I actually live. I work long hours and rarely do I have a spot near by my complex. Often I see different cars parked by my section, which may be visitors who I feel should have their own designated area to park. With the amount of rent I pay I should have my own spot. Additionally people who have a car covered or motorcycle covered which never move from spot to spot and stay stationary should be asked to not be parked the closest to the entrances it is ridiculous. The increase in high rent it is also unfortunate. Rooms are spacious but for the money I would look down the street if I could. Maitanence team is very quick and efficient which is awesome but the office staff are impossible to reach. I am extremely disappointed in their communication skills. When pipes burst and I with other residents had to evacuate at 3am, there was no call the following day and a half as far as a status update or when to come back to the complex/ any sort of idea as to compensation for not having access to apartment for two days. I had to call over ten times throughout the day and finally went to the Lincoln Property national branch in Texas to find a number for someone from the Crossings to give me a heads up. When I did reach someone although he was kind had really no idea what was going on in the particular complex. I was constantly calling and emailing which is the complexes responsibility to its residents. Furthermore during the 3am evacuation there was not a clue as to any sort of protocol or procedure. It was just get out and get lost kind of a feel. I was told at the end of the month we would have our rent deducted and once again nothing was said as the end of the month approached. It was not until I came to the office to speak with someone directly did they tell me nothing was done yet (almost 3 weeks). They believe sticking a flyer in your door is good enough communication which is not a smart idea at all, especially for maintenance checks. Several times I have left work and return and I get a note INSIDE my apartment that inspections took play that day. The office staff may appear cheerful and friendly at first but were so rude and unprofessional when it came to any problems or major concerns. It really is appalling how the management staff on sight deal with residents. It has been nice living and it is a quite complex but I am looking forward to moving out as soon as my lease is done for something more affordable with better staff and parking. I would not recommend this complex to anyone unless you never have to deal with the office, enjoy many long walks to your car, and bad Wifi connection on a daily basis. read more

My husband and I moved in a couple months ago. We love it here! We have nothing but good things to say. We had a couple of things that needed fixing. For each, we submitted an online maintenance request and the response was immediate and thorough. We've encountered nothing but smiling faces in the leasing office. The manager has been wonderful, along with the rest of the staff. We took a 3rd floor unit. It is peaceful and quiet and we have very nice neighbors. We recently took a stroll around the complex and it seems very clean. They have doggie stations where the residents can grab a bag for droppings and dispose of them. The residents seem to be keeping up with this. We walked through the grassy courtyard without any incidents. We recieved a letter in our new resident pack welcoming the new manager. I'm not sure how "new" she is to the community, but she is on the ball. Very professional, very nice and very thorough. This place is great. Did I mention the valet trash service, it's picked up from outside your door around 8:00 pm Sunday-Thursday! I've lived in Mount Laurel since highschool. I truly believe this is the best apartment community in the township. read more

I have been living at Mount Laurel Crossing for 8 months. I love the crown moldings, large bathroom, laundry room, and of course the walk-in closet! However, the negatives of this place are really starting to pile up. For the first three months we were fighting with management about all of of the faulty appliances. Now, summer has come and the pool is closed because of a broken pump. We were also informed this week that they will be instituting a mandatory fee of $25/month for trash pickup. When we inquired about the fee we were rudely told that we can live here and pay the fee, OR MOVE. In conclusion, we would love to adopt a cat or dog but we can't afford to. This complex charges a $300 fee for having a pet and also charges $25/month for a cat and $50/month for a dog. I do not recommend moving here. They will charge you a ridiculous amount for rent and fees and you will have to deal will obnoxious staff. read more
