Ive been living here for 3 years and the maintenance flooded my apartment and their solution is to get my carpet cleaned but not dry so i bet my carpet underneath is moldy and all my furnitures that got wet by the flood are all unstable now and wobbly. I've lived here for around 5 years. The price for the area is actually really good. Housing costs have gone up all over but it's stayed reasonable here. Like any apartment or large community there's going to be some issues. Pests get in everywhere, my dad right now has mice in his house. I thought I heard mice here but it was actually squirrels. But management takes care of pest control here. And unlike my dad, I don't pay for it, which is what I like about renting. Things do break from time to time but they get fixed at no cost to me. I've noticed during the COVID years certain issues with the property did increase such as noisy neighbors not respecting that people and children need to sleep, leaving trash around, etc. But there was nothing to be done because no one could get evicted, so it was like people knew they could get away with more. I complained once or twice about a bad neighbor and all management could do was ask them to be better. But now that evictions are possible again, I'm seeing things improve. My problem neighbor is gone now. Not saying they were evicted but honestly wouldn't shock me. I think like anything a neighborhood is what you make of it. I've lived in other apartment communities over the years and so much of the experience comes down to your neighbors. Now that the problem one for me is gone, the rest of my neighbors around me are decent. I've never had an issue with management or maintenance worth complaining about. If I need them to do something they do it so to me that's them doing their job. The property manager is actually pretty fair. I was raised to have manners when dealing with people so I've never had any issues. Also I'm an experienced renter, so I think that helps. The location is good here. Near the highway and easy access to Philadelphia as well as shopping centers in town. I don't have kids so I can't report on the schools. The complex allows dogs which is great because not many places do for renters, but PLEASE pick up after them. Overall I've been happy here. And now they are building a new clubhouse so I'm looking forward to that. I get good space for my rent and it's a very convenient location. read more

To be completely honest, the apartment I got here blows. If i leave overnight, i come home to the most FOUL smell of bad plumbing or a decaying deer, can't tell. It's gross and me nor the wife can never find it. Oh well, light a candle because maintenance is no help around here. Also Phorid flies run crazy in my apartment in the warm seasons. Annoying is an understatement. They re-did the floors with nice carpet, which is great! However, the oven and stove are from somewhere around the 1600's and hardly work. Same goes for the toilet. It's newer but just sucks and doesn't flush everything down. it takes 2-3 flushes. I called maintenance to come out to fix the back door lock (which just didnt work), The screen flys out if the tracks anytime you even look at it, the front door lock was super sticky, and NO HOT WATER. The guy came to my apartment A WEEK LATER!!! (so no hot water at all for a WEEK) and installed a new hot water heater. EASY right?? Guess again. "give it 30 minutes you'll have hot water".. Never got hot. The guy never lit the pilot and because of that.. ANOTHER day without hot water. Super good stuff. Maybe i'm nitpicking slightly, but not really when the price tag on a 1Bed 1Bath apartment is $1600+ Not to mention the parking lot is like a damn GTA-5 lobby. I have lived here since September 2022 and I absolutely love it here! I just signed a new lease today for another year. Everyone in the office is professional and friendly! McKenzie was my rental agent last year and she was teriffic! Today Jen helped me with my new lease and she was also teriffic! I have not had any major maintenance issues but the one small one I had was resolved within 24 hours of the maintenance report I put in. I have not had any issues with mice or roaches and management has an exterminator service the units every 6 months so far my unit has been done twice since I have been here. An exterminator is available if there are issues in between service. The grass and flowers through out the complex are maintained well. My unit is located in a quiet area and everyone is friendly. Worst decision ever moving here and cannot wait for our lease to be up! Last summer our AC broke and they took three months to fix it because "if it's not 100 degrees outside it's not a priority" their exact words. It was 98 degrees and they still refused to fix it. Our washer and dryer barely work even though we pay extra in rent for it. They have no security cameras anywhere in the complex and my boyfriend and our roommate both got their motorcycles stolen two separate times. Since there's no cameras, there's nothing they can do. They recently told us they would be installing cameras but it was in fact a LIE! Not surprised. My water heater has been leaking for about a month now. They replaced it and didn't put it together correctly, which led to more water buildup in my living room. I've been living in this apartment complex for about three years now and this year is our last renewal here. Honestly, I've been as patient as I can with this place and my most recent dealing with them (namely the maintenance team) was pretty much it for me. I moved in February of 2016 into what was marketed to me as a deluxe townhome with new appliances and the dishwasher failed immediately. apparently, they didn't think it was important to run an inspection of the property before they sold it. As long as it was "clean" it was good to go. That summer (late June) I turned on my AC for the first time being in the apartment only for it to completely fail on me. Maintainance took two months before they could get back to me and all they could offer in the meantime was one window unit which could only cool the smallest room in the house. So for two of the hottest months out of the year, repairing the AC they told me that I was getting when I signed the lease wasn't a priority for them to fix, and they wouldn't let me call a third party to repair it. When it was finally repaired PSEG couldn't understand why there was a huge bush wrapped around the unit outside. They said that was one of the reasons it failed because it wasn't circulating properly. My reason for posting this review is the latest maintenance fail that coincided with a lease renewal and rent increase. The building was supposed to repair a leak that was spilling into my kitchen over my sink and counter areas. The ceiling there was falling away exposing what appeared to black mold in the drywall. It took them a week to come out after 3 tickets submitted and a phone call which by then is when the ceiling started dropping chunks onto my counters (i.e. the place where I prepare food...). When they finally came to "repair" the leak, they did fix the pipes where the leak was coming from, but the drywall now has a big patch with aluminum tape around it and there are still two large exposed areas in the drywall where the black spots are still... over my counter areas). After all of this, I'm still getting an increase in my rent for a place that markets itself as luxury and this particular townhome as deluxe. Don't move into this place, there's no reason to pay this amount monthly to a place that doesn't pride itself on upkeep. I passed a billboard on 73 on the way back home one day to see how hard they push the whole "we are luxury apartment living". Be aware these are just the maintenance issues. I haven't even talked about the murders and thefts that happen in this complex just in the three years that I've been here. read more

It's not often that I write a review for something I haven't used. However I just wanted to share my experience with this business. Pay my fee of $70 to have my credit checked done. And that wasn't an issue. looking at the model homes in the place you would think it's amazing. However the problem started when I was for no reason has to provide a $100 deposit of course non-refundable money order to reserve an apartment. Since I wanted to see the unit before I moved in and get a copy of the lease for my review I just ask for that. Without with that said I was ignored initially and then given the runaround from a follow up call from another manager. Hi, I am currently living at this complex (fox meadow apartments) and I can't wait to move out of here. This is THE WORST place to live, not because of the community but because of the staff. They will raise your rent every year at least 10% but when it comes to giving you the service you deserve they are never there. The dog park is the brand new feature of this complex but it looks more like an abandoned graveyard and the pool is filthy it seems like nobody cleans it, is full of dead bugs and grass but don't get me wrong, not all the staff sucks. At the pool they might not have anyone cleaning or doing landscape but they do have a lifeguard and someone making sure you paid before you get in, that's efficient. At my apartment the AC breaks all the time, it works for 2 day and goes down for 5 because that's what takes the maintenance team to "fix it" my carpet smell since I move in and the lady at the front desk told me that it can't be changed because they usually get 8 years out of the carpets. Before I moved in I ask if I could have a dog and they told me that I have to have a picture of it because they are very strict, they said pitbull and dogs over 30 pounds weren't allowed so I was cool with it because I am very afraid of big dogs, to my surprise it only took me 1 day after I moved in to find out that there are pitbulls everywhere and in top of that unleashed. I went to the office and complain about it and their answer was that I have to provide the addresses of the neighbors that have those dogs. Lol, now I have to do their job. I don't even know what else to say but I do recommend if you are going to move into this complex make sure this is your last choice. And DO NOT GO TO THEIR POOL, you will end up with PTSD. 1)Noisy: as it's beside the 73 Route, it's very noisy outside. And the apartment itself doesn't insulate sound well. I can hear TVs, talkings, phones from all my 3 neighbours! I have to move my bed from one room to another frequently to find a relatively quiet spot to sleep. 2)Poor stuff: they are very nice when you want to move in. But once you get the lease signed, they are reluctant to answer your questions anymore. Also, there're lots of tricky items in the lease, each one will cost you hundreds of dollars in future. They would never alert you beforehand. They just keep charging you. I'm really a good rentant. I'm quiet. I submit rents on-time. I clean up the apartment before I leave. I never call repairing service. But even for me they ate all my security deposit! You can search online for other examples of this. 3)Untidy: Grass is sparse. Rabbish is here and there. You can smell pets (sometimes even human beings) pee in this area... Also I find a strange things. They always try to clean the roof or cut grass after work or in the weekend. It's like saying to rentants "Hey, look, we are maintaining the complex. Don't complain on this." Overall, I would never recommend friends to leave here. UPDATE - Last review was six months, now approximately one year. Unfortunately I had to be the one to downgrade this business' highest rating of 2 stars. Please read my resident review that I was so kind to share directly with them. The actual units themselves (upgraded) are really quite nice, especially the townhomes. Anywhere else, I could see them initially renting for more than what they actually do. In my personal experience, maintenance is right on point with a quick response whenever, if ever, a call is necessary. And that is about all the "community" has going for it. The above appears to be only enough for those who can't even afford to live here, which I say because it is clear by the amount of eviction notices I've observed just in my HALF of a column of townhomes over the past 8-9 months. There are 12 in my section and I have seen 3! That is crazy. And those doors that I haven't witnessed the letters of honor on display, a majority of those residents are long gone. [now i know why, read last comment] The grounds are trashed... literally, trash everywhere. I've had property stolen right off my porch within minutes of me entering/exiting. I've seen the after effects of several car break-ins and have been elicited by teenage delinquents on more than one occasion. As for management, sorry, not sorry, they're just not nice. All that can be expected is sarcasm about a legitimate situation needing attention, and a "we'll get back to you," with the golden promise they never will. Rules are not enforced. I understand there to be quite some oversight in a complex as large as this one, but other than my dog, is there any other dog here that is within the 35lb restriction? To be fair, I'm not sure how much I can possibly blame you. Other than understanding keeping quiet due to the fear of being mauled by an aggressive 65lb. mutt and being annoyed by future squattors that can't even hold a conversation at a 3rd grade level, I really don't know what it takes to run an upscale slum. The latter, unfortunately is not just a reputation earned (and widely known), but a precise description of Fox Meadow. Lastly, I just received my lease renewal terms. I was elated by the rent increase notice that provided "flexible lease terms at competitive prices" which included several options around $400 dollars more (yes you read that right). That excitement, however cannot be matched by the amount of appreciation I have for management for guaranteeing I'll have the motivation to pack up and move. Last thing - just noticed someone posted a review indicating that the townhomes are currently going for $1300/yr. That's what I was paying. If you plan on moving here you won't be staying more than a year. No matter who you are, you don't deserve this. read more

Since maintenance and the property manager, E.Chang don't find it to be an emergency I'll have to continue suffering like this until the "part" is ordered, delivered and installed. Today its 92 degrees and my thermometer is reading 88 degrees in my home with fans blowing in every room. If you want to live in hell, Fox Meadows is the place for you! Don't waste your time nor money! It was ok in the honeymoon phase; but now it might as well be a project. They only maintain the landscaping and snow in areas closet to RT 73 & the rental office. Rude staff. Parking is horrible. My side was quiet early on; but then it was always trash in the lot, overflowed dumpsters, dog poop in the grass, large dogs, cop presence pretty often the past few yrs, and high rent increase over 6 yrs. Why?! Nothing was updated to match the cost! They're not worth it for the cheap hollow doors, old sliding closets, dated bathroom/kitchens, flooring, fixtures, mice/bugs, and the fact that maintenance has to return more than once for the same problems! Also have been told by former renters they always find a reason to keep part or all of your deposits. Painting & new carpet should be a given between each tenant; but apparently, that'll cost you. A few of my coworkers have live d here and had the same complaints. There is nothing "luxury" about them as it's falsely indicated on a nearby billboard!! Nothing is worth over $1000 there.
