From getting the AC fixed to holding our deposit money for several weeks after our early move-out date, the business operation here is sketchy and unprofessional. The maintenance team visited way too many times in attempts to fix the AC compressor in the span of a year but ended up not knowing what they were doing. We had to live in a supposedly luxury apartment without AC for over a year and beat the heat during the peak of summertime with just one standing fan that we bought and one portable AC offered by the apartment toward the end of our lease. Despite raising an issue about how a portable AC wouldn't be sufficient to cool down the entire unit that is 1200 sq ft. unit with 2 bd rooms, everyone brushed it off their shoulders. They kept insisting that a small AC unit installed by the window of our primary bedroom was strong enough to chill the entire unit across and even the second bd room, which sounds very unreasonable and shows how uncaring people are. When submitting service requests through the login portal, we were not met with a solution in a satisfactory manner. When reaching out over the phone and via email to speak directly with the leasing office manager, we were given several runarounds saying she was in meetings and couldn't come to the phone. (Yup, she was in a meeting every single time I tried to reach!) Emails went unanswered until we decided to walk up to the concierge in person demanding to speak with the manager there and then to yet again bring up the inconvenience we were put through after spending a hefty amount on the rent. Another thing about not having a functional cooling system is that flies kept entering the room from the vents. It's way too filthy to have this happen to a new luxury apartment building without a trash chute. Overall, any future residents who are considering leasing here should watch out for all the red flags mentioned above. As for now, we're still looking forward to our earnest deposit $ and how much of it would be refunded. More updates to come, as I have told the leasing office several times that we left the room in the condition we were handed over at the time of moving in. Not a single nail hole/ paint chip on the wall can be found as we took care of the room as our own throughout the two-year lease.

Pros: The location is great. It's right on 38 across from the mall so you're so close to everything. Also, there's a back exit so you can come out at the light and not have to u-turn on 38. The staff is extremely friendly and helpful. From the maintenance to the people working in the office, they're very friendly. The complex is very big and clean. They clean the complex pretty much every day and have great upkeep of the grounds. There's a pool and a gym. Both are great additions to have in your complex. Cons: The air unit is SO loud you can barely hear when it's on. I literally had to turn the TV up when it's on and can't hear people who aren't in the room when it's on. It's extremely inconvenient to recycle. You have to go all the way to the 1st floor and out to the dumpster to recycle. That's a huge pain and made me not want to recycle. The washer and dryer in 1 that we had was awful. It was so small and took 3 hours a load. You had to do 4 small loads and it would take 12 hours to finish. Most people that live here are great. But there are a lot that are rude. They're scared of a puppy in a complex that's the most dog friendly I've ever toured. They actually have dog poop bags all around the back of the complex for tenants to use. Some people would refuse to get on the elevator with my black lab/border collie puppy that's the friendliest puppy there is. He's literally got PTSD from some of the people that screamed and ran when they saw him. Now, he's scared of people he doesn't know. It was frustrating on a daily basis. If an apartment complex allowed you to walk your snake around I wouldn't live there. Yet, they're scared of dogs and they still live there. All in all, I did like CHT. I would recommend it to anybody that doesn't have a dog. My recommendation to management. Lower the parking fees for out back and underneath. It's empty because it's too expensive. If it were $10 a month up top and $25 below instead of $25 and $50 I would have purchased two spots.

The management is unresponsive, unprofessional, and honestly doesn't seem to care about the residents at all. Maintenance requests either go ignored or take forever to be completed, and when they finally do show up, the "repairs" are quick patches that don't actually fix the problem. The appliances are outdated and barely function. Expect leaky faucets, constantly broken washers/dryers, and kitchen appliances that feel like they belong in a thrift store. For the rent they charge, it's unacceptable. Cleanliness is another huge issue. The hallways and common areas are consistently dirty, and the trash situation is terrible. Many tenants leave garbage in the wrong places, and management does nothing about it. It creates an unpleasant and messy environment that makes the entire complex feel neglected. Overall, between the lack of care from management, the poor condition of the units, and the messy, noisy tenants, I would not recommend this place to anyone. Save yourself the stress and look elsewhere--there are far better options in the area for the same (or even less) rent. I will be canceling my lease early I can't imagine keeping my children here any longer

We liked that the townhouse was 2 floors and had a 1/2 bathroom downstairs for guests. There was a good size kitchen and living room on the bottom floor and our primary bedroom and laundry room were upstairs. They only had a few amenities such as gated parking, the clubhouse, the outside grills, and the gym. The units were somewhat updated, but all the cabinets needed to be replaced as well as both our washer, dryer, and carpet in our specific unit. The maintenance man, Rich, was the best part! He would fix any issues within a day and was always very friendly and helpful. We originally had loud neighbors for the first six months and you could hear everything since the walls are so thin. There were also issues with parking most nights. I would get home at 8pm and all of the spots in the whole community would be taken. There were multiple days when I would have to park in a guest spot outside of the clubhouse. The gates were broken constantly, which was frustrating since anyone could drive in and out of the community. There were also many issues with the rental fees being entered incorrectly. I would have to call pretty much every other month to have something changed since it was inputted wrong. It was a decent place to live for the short term.

The rent was very affordable for the location and didn't go up during the early pandemic, and typically rose by a small percentage every year or two. When you made a maintenance request, they send someone to your apartment promptly and at a time that was convenient for you. There were also two occasions in which I lost my keys at night, and their staff was able to assist me with that despite the inconvenient hours. I was able to order packages to their office safely and they would always call me immediately after. Lastly, I travelled a lot while staying there - something that sometimes got in the way of paying the rent when due - but the window they provide for making the payment is reasonable, before penalties for late rent kick in. I highly recommend them, since my experience with them was pleasant.

My kitty cat, Zelda, likes it here too. I can pretty much walk to a lot of places and there's bus stops a block away in either direction. Trader Joe's is less than two blocks away and Aldi is about a one mile walk. I can have packages shipped to the office so I know they're safe. Many have said that Mr Robin is the nicest landlord in the city and I believe that to be true.

The Office: Other than one time when one person didn't believe me with something that was very true, they are responsive and helpful. They don't control rent prices. It's a multi million dollar company. I love the amenities like the pool, rooms with TVs and pool tables, the gym and the assigned spots. I love that it's one price for everything except WiFi/cable. I had an apartment on the 12th floor overlooking the Philly skyline. Gorgeous. I will miss that so much. New Laundry room has more perks. The not as good. Old building: the air does not always blow well. Stuff breaks and unless the building is torn down, it can be a pain in the a$$. 95 percent of the neighbors are great people. You have some who are low class garbage who blast music, don't pick up after their dogs, an occasional graffiti on the elevator (fortunately removed very quickly) and people who will take up all the washers and dryers at once. I call them selfish trash. I did say something about someone on my floor who blasts music without caring about anyone but himself but nothing has changed. I wish they had patrols going around the parking lots. The bathrooms have no windows nor fans. I believe the building and my apartment has mold. The carpets should all be ripped out and replaced with floor. Carpets unless brand new are gross. Rents are raised way too high. 50 percent in 4 years. Why do people who don't have cars have to pay for a parking spot? Pretty decent place unless you get next to a selfish person

The elevators are always out of service, the air conditioners throughout the whole building do not work properly, even for people who had to have window units installed. This is a pet friendly development, so you'll often be disturbed by other people's pets peeing in the hallway, brushing up against you in the elevator, scratching at the walls or barking at all hours of the night. The leasing office does nothing about this. Multiple maintenance request of mine have been closed out before any issue was even resolved and you have to harass them to fix stuff. The walls are pretty thin and if you are next to the elevator, you will be constantly disrupted by the loud sound of the elevator. The elevator is so loud that it sounds like construction and the elevator runs 24 seven even when multiple elevators are out of service. It really is a shame because the complex is in such a beautiful area. But if you move into this complex all you're paying for is major inconveniences on a daily basis . Do not let the leasing office fool you the way I was folded.

Like any apartment or large community there's going to be some issues. Pests get in everywhere, my dad right now has mice in his house. I thought I heard mice here but it was actually squirrels. But management takes care of pest control here. And unlike my dad, I don't pay for it, which is what I like about renting. Things do break from time to time but they get fixed at no cost to me. I've noticed during the COVID years certain issues with the property did increase such as noisy neighbors not respecting that people and children need to sleep, leaving trash around, etc. But there was nothing to be done because no one could get evicted, so it was like people knew they could get away with more. I complained once or twice about a bad neighbor and all management could do was ask them to be better. But now that evictions are possible again, I'm seeing things improve. My problem neighbor is gone now. Not saying they were evicted but honestly wouldn't shock me. I think like anything a neighborhood is what you make of it. I've lived in other apartment communities over the years and so much of the experience comes down to your neighbors. Now that the problem one for me is gone, the rest of my neighbors around me are decent. I've never had an issue with management or maintenance worth complaining about. If I need them to do something they do it so to me that's them doing their job. The property manager is actually pretty fair. I was raised to have manners when dealing with people so I've never had any issues. Also I'm an experienced renter, so I think that helps. The location is good here. Near the highway and easy access to Philadelphia as well as shopping centers in town. I don't have kids so I can't report on the schools. The complex allows dogs which is great because not many places do for renters, but PLEASE pick up after them. Overall I've been happy here. And now they are building a new clubhouse so I'm looking forward to that. I get good space for my rent and it's a very convenient location.

The neighborhood is residential with beautiful manicured homes surrounding the complex. The outside is very well maintained (fresh looking paint on the doors, clean brick walls, perfect landscaping, a pool, and grills for common use. This neighborhood is quiet, family oriented, clean and you just feel safe in this area. That is the exterior, now the interior surprised me even more. The one bedrooms apartment had freshly shampooed carpets, hardwood floor tile, the oak cabinets and window in the kitchen/dining den gave the kitchen a bright sunny appearance. All appliances looked either well kept or new. The bathroom was immaculate. First deal maker or breaker for me is the bathrooms in any apartment, and these apartments impressed me. The bath had some kind of brushed white tile that looked brad new (and clean). If you are a clean and a neat freak like me, you will be very happy with the bathrooms. The upstairs unit bedroom is huge! Lots of closet space and the living space for the bedroom is large enough for your bed, dressers and a computer desk and a cozy reading chair. Finally an apartment where the bedroom gives you that spaciousness that's missing from most houses and apartments. Overall I was pleasantly surprised with the whole experience. The leasing agent, Pauline, makes you feels so welcome, and is very professional and courteous. She sat down with me for some time talking to me and answering all my questions. I would highly recommend at least visiting this apartment as an option. For the price, you get quality appliances, cleanliness, quiet neighborhood, and so many other amenities that are hard to find all in one place. Hidden Gem :-)
