Simply stated, she is amazing! After a careful vetting process, we engaged Kristi, and the Cascade Lifestyle Group to assist us with our out-of-state search for a new home in Bend, OR, and, could not have been any more impressed with her capabilities. Kristi is intelligent, articulate, super organized, exceedingly proactive, attentive, and possesses an eye for even the most minute detail. She's also always on time (virtually and in-person), which my wife and I noticed and appreciated. As out-of-state buyers, we wanted to be represented by an on-the-ground, 'battle-tested' advocate - someone who would 'champion' our position to a property seller, and be a highly effective negotiator. At the same time, we were in search of a realtor who would also be a consensus builder. Kristi effortlessly embodies these characteristics, which, after screening other Bend, OR-based realtors, we found to be lacking. The deep industry knowledge, thoughtful guidance, and spirited advocacy Kristi provided to us as out-of-state buyers, from an exhaustive property search to successful close, exceeded our expectations. We are deeply grateful to Kristi and the Cascade Lifestyle Group for their representation and wholeheartedly endorse her, and her partner, Catherine Scanland, to both buyers and sellers of residential properties throughout the greater Central Oregon market.

    First off, let me start off with a little spoiler in this: Rosewood has blatantly illegal practices…read moreand terms in their rental agreement. We've reported this to the state, and do hope it gets resolved. That said, Gena was extremely forceful and rushed through the process of us looking at and deciding on a property. It was a month-to-month only place (which I'll elaborate on why that is an issue specifically with Rosewood later), but it fit what we needed, although the price and condition of the house were very much underwhelming (huge paint stains on the carpet, and prices are ridiculous everywhere in Central Oregon). She would go back and forth on what policies are applied and what aren't, but that was all before we were even given permission to see the rental agreement. The first red flag on this was that she doubled the original deposit to over $4500 PLUS first and last month's rent. To expect us to have $7000 ready within 48 hours of that was insane. However, the real horrible things are in the rental agreement, which I'll itemize the red flags here: - Outside use of the property, like yards or driveways, is prohibited - There is to be no outdoor furniture whatsoever, including chairs and grills - The PM will drive by the property a minimum of once per month, and anything they deem appropriate to investigate will prompt them to request a walkthrough of the house (we had to ask about this one, the drive-by was the only part listed in writing) - Rent can and will be increased with a 90 day notice (as this is a monthly lease, this is illegal) - Agreement can be terminated by the PM without notice and without cause or reason stated (also outright illegal) - PM does not hold responsibility to account for statements (meaning there's no itemization for anything, just outright charges with no reason behind them) For these reasons, I fully believe that Rosewood Property Management should be avoided at all costs, no matter your situation. It is a predatory business that makes their income off of stealing deposits by counting what would traditionally be normal use of a property as cause for eviction. I do hope this will help prevent anyone else from being victim to this, and I also hope that Gena will review her agreement and practices to more align with basic morals, rather than immediate monetary gain.

    Rosewood Property Management is a credible and reputable business. I've rented 2 different homes…read morethrough them for a total of 5 years and I have nothing but wonderful things to say about them. First off, ignore the previous review entirely. As a "Property Management" business, they do not choose the rules or the specific rental agreements contracts, they only help enforce them. The Owner of the property makes the rules. A Property Management business is just that, they manage property for the Owner. You'd think that, that would be obvious/self explanatory/common sense. Anyhow, Gena has always been easy to work with and solves any issues (such as maintenance requests) in a timely manner. She's great at communicating, tells it how it is and always responds to inquiries. She doesn't budge on the rules, and expects others to follow them just as strict as they are laid out in the contract we sign. Plain and simple, that's the definition of an outstanding landlord. I highly respect Gena and her business. I'm very glad my Grandpa, Gene Cartwright of John L. Scott, introduced me to her many years ago. He only referenced good solid people that deserved such.     If I could give this Real Estate Company Zero stars I would. Our realtor was Jeff Casserly. He was…read moresneaky and mis leading during the entire purchase process of our new home. Below is a list of examples. 1. Told us that a stove or a credit for a stove would be added into our offer on the house, it was never added and we ended up having to buy our own stove. 2.Told us that he would have the utilities turned on between 12/06-1213 for the inspection and appraisals to be performed. On February 18th we receive a bill from him for $211.00 because he never turned the power back off after the inspections were done and wants us to pay for the electricity during that entire month ( I called his boss who was equally as rude and told me that she should not have to explain common sense to me, that if the power was on we should pay) even though we did not close on this house until January 6th. No one was living in this house and the only way to rack up a $211.00 electricity bill would have been from our Realtor leaving the heat on and the lights on when nobody was there. 3. Charged us $85.00 for a partial sewage inspection. was never explained that this was our responsibility to pay. According to our Realtor Jeff Casserly , He paid for this inspection our of his own pocket, we only knew of the fee when we sat down to close on January 6th. 4.Original offer of 160,000 with seller paying all closing costs was denied. We submitted a new offer of 165,500 seller paying all closing costs...the offer was accepted...but when we sat down to sign, Jeff had messed up on the offer and stated that the seller would only be responsible for $3000.00 towards closing costs. 5. This process started on November 18th and we did not close until January 6th. The reason for the delay was because Jeff and his inspector could not find the lever on the Hot water heater to flip so that we would have water inside the house. After litteraly 1 week of our realtor and his "plumbing friend" looking around the house for the lever, our realtor agreed to meet my husband and I out at the property on a Saturday so that we could help find this lever and get water inside the house. My husband spent less then 30 seconds inside the closet where the Hot Water heater was and flipped a switch and low and behold the water was running through every pipe. Because of this delay, we had to decide to either lose our interest rate (it had been 30 days since we originally locked in our rate) or spend $872.00 to buy our interest rate again. This little screw up cost us $872.00 6. our realtor took the keys on the day we closed out of the lock boxes on the doors...but he left the lock boxes. We had to remove the door handles to remove the lock box. I honestly could keep going, but I believe this review is long enough and detailed enough. If you are looking to purchase and/or sell your home and you would like to have a realtor that lies to your face, and a real estate company that backs up his actions, then Jeff Casserly and Desert Sky Real Estate is the way to go.
