    We have stayed in Shoreland the past two years and have absolutely loved it. This is by far the…read morebest apartment in Hyde Park, and is significantly more affordable than the other luxury high rises. The units are great, and we have only had a couple issues with the appliances (all of which were our fault like a clogged sink for example), and the maintenance people came to fix it in under an hour. The front desk people are so kind and friendly as well. The biggest plus is the proximity to Promontory Point and the lake, which is about a 3 minute walk away. We take walks there 3-4 times a day and couldn't imagine our life anywhere else. Unfortunately we had to move to South loop to be closer to work, but we are super sad to leave this building, and hope others will have as good of an experience as we had.

June 7th I met personal in the managing office to apply for tenant change, and a nice person help me with initialize the procedure. I gathered all of the information and send through email. (June 25th, Sep 1st)The respond Riley let me contact Mark Gearring. I followed up almost twice a month, and go downstairs multiple times (July 7th, Aug1st, Aug 25th, Oct 5th) to the managing office to meet Mark. He always use the excuse of no student status. Then why last year when I did not have a F1 visa, only offer letter of Uchicago, no activated student card, no enrollment certificate, Tonia after a thoroughly check, help me smoothly issue the tennat change request. Then here comes to Mark, why he set up so many regulations? Does he have the power to unreasonably delay my tenant change process? Does anyone else live in Shoreland wait for such a long time before Mark's approvement? Moreover, I followed up with student status of F1 visa, student portal, student activated card . If all of these could not prove the student status, what on earth you Mark need? In late September, I was verbally told the leave of the roommate because Mark hasn't make any action on tenant change and directly let her out of the tenant list. Mark did not ask for my confirmation, nor my agreement, but decide on himself, to leave me as the one shouldering the unreasonable 2b2b lease. How did I know the roommate discuss with Mark and directly out of the lease? I knew nothing but only to told this situation, and left me unable to deal with it on my own.

The requirement…read morethat a new ComEd account be set up "no later than the beginning date" can be an impossible mission for international students. Many of us have no state-issued ID, which means we can't handle the business remotely online. Usually we have no relatives in America to provide living places before the lease beginning date for a couple of nights or weeks(considering the speed of new account setting). Most of us just go right forward to Windermere after arriving at the O'Hare and then grapple with the ComEd thing on following days. And then what will happen is, because you can't have a new account immediately, a $50 penalty inevitably appears in your next month's bill. There is a large number of international students in this apartment every year. And this clause in the lease really makes me feel like they are chosen to be penalized.

Not only is the water shut off every couple of weeks, there was frequently SEWAGE coming up through my kitchen sink. This problem was ongoing for months and the Windermere House gave me two movie tickets in exchange for an unusable kitchen sink that had to be bleached several times a week. Like most old buildings in the area, the radiators can also be very loud.

    Solstice on the Park exceeds all of my expectations…read more The common areas and hallways are spotless and consistently maintained. There are three very fast elevators. Maintenance responds very quickly (within a day), and the workers are nice and helpful. Maintenance requests are made via a convenient app. Management and front desk staff are nice and accommodating. If something is wrong with your apartment (e.g. previous tenant left a sticker in the shower, or you prefer non-motion sensing lights in the closet), the staff will fix/change those things for you, or they may give you an option to purchase replacements and have them installed by the staff. Kitchen appliances and in-unit washer/dryer are high quality and top notch. The design choices in the units are very smart (e.g. smoke alarm is not too close to the kitchen). There is central heat/AC. The bathroom lighting is great and the fan is very effective (I take HOT showers and there is barely any evidence of it) while being very quiet. The shower is built with real tile. All cabinets have soft-close, and so does the closet door. The place is less than a block away from the nearest Metra train station. The units have big floor-to-ceiling windows that allow you to take in the views of Chicago (I recommend a north-facing unit to get a view of downtown). The parking structure is clean, and there are many spaces available. I love the flexibility with lease times: you can sign a 3-month lease, a 3-year lease, and many things in between. If you're a student, you may have fewer worries about subletting over the summer. The complex offers a many safety features, including: 24/7 front desk staff monitoring who enters/leaves, secure package room, keys required to access all possible entries, common areas, and gym, and strong front doors with legitimate locks. It's a well-maintained, modern apartment complex with high end appliances, finishes, and features, and hardworking management and maintenance teams. As long as you communicate what you need, maintenance and management are there to make it right. This is a luxury apartment complex, and the rent is expensive, but the product is genuinely amazing. I'm so happy and lucky to be able to call Solstice home.

The front desk staff are very attentive and helpful. The maintenance group are fast and effective. I have managed many buildings myself, and understand how difficult it is to keep everything humming and focused on customer service. Juaria does it all with a smile, is always available, and she makes sure everything is working well for her community. I am very impressed and appreciative of her work.
