TILA is a company that I had no prior knowledge about before hearing their many ads all over the radio. This last month I was in a debate with myself trying to decide if I should pick BoA (currently holding my mortgage) or TILA for the refinance of my existing mortgage. I initially called TILA to see what the process of refinancing was like and if there were any costs associated with the process as well as the current rates. I spoke with a Senior Loan Officer named Jeff Amira. He answered all of my questions and gave me a breakdown using the current rates (even when only using the rough figures that I could provide him). He followed up every day or two asking if there were any further questions I had about the process and if there was anything he could do to help me better understand the process of refinancing. During this time, I also spoke with a representative with BoA and asked similar questions. Throughout the process of speaking with the BoA representative, I ended up sending many phone calls that did NOT get responded to. After about 2 weeks of playing phone tag, I decided to give up on using BoA for my refinance. I actually am scheduled to close my refinance using TILA tomorrow and I'm so glad I choose them! I worked with Jeff Amira throughout the entire process and I couldn't be happier in doing so. As the process went along, he was always available to answer questions via e-mail as well as the phone whenever questions came up (even late into the night!). If I thought there might have been a misunderstanding during the process, he made sure to correct it (as necessary) and provided answers as to why I thought there might be any misunderstandings. TILA is a company I will be recommending to all of my friends who are looking to refinance their home mortgages and I would suggest others reading this use them too! read more

My wife and I recently completed a mortgage refinance with Tila Mortgage in Bellevue, Washington. Honestly, I had heard radio commercials for Tila Mortgage and found myself calling them based solely on the information I had gleamed from the various radio broadcasts. I was totally unsure of the outcome and was ready to move on to another company if I had not been immediately helped with my questions. An operator connected me with one of the Tila agents, Ryan Richen. Within a couple of minutes with Ryan I knew that Tila Mortgage would be a great connection to complete a refinance for our home. In a warm, friendly voice, Ryan asked me several questions to ascertain a best type of refinance. He was not pushy or aggressive, but instead explained many options that would be available to us. In the end he outlined one that would work best for us. During that conversation and many that followed, I found Ryan to be knowledgeable, friendly, and courteous. He was able to explain in minute detail all of the components of a refinance . . . such as, the advantages of an adjustable cap loan, the best interest rate for us and the protection of a five year cap. We will be selling our home before the five year period expires. As we moved along in the loan process, Ryan contacted us via email or phone every couple of days to keep us appraised of the progress. He provided his cell number should we have any questions and promptly responded to any of our questions during the application process. This place is an utter joke. I had heard their commercials on the radio for years and years. What a fool I was to assume that a company with such a large public push would have anything approaching decent customer service or competent employees. They jerked me around for weeks and weeks on my loan, didn't return calls or emails to me or my realtor, punted every time I did manage to get in touch with somebody and was overall one of the worst customer service experiences I have ever had. Mid way through my loan process, my broker quit the company without telling me! I was leaving voice mails on the phone of a guy who had quit the company and nobody bothered to tell me. The only way I was ever able to talk to anybody at that point was to call the reception desk and push my way as high up the chain of command as I could. Eventually I spoke to the vice president who assured me a lot of things, and did not deliver on one of them. After all that, they couldn't get my loan approved stating that my situation was too tricky and that I would not be able to get approved anywhere. Funny that, since three weeks later I closed on the loan through another brokerage and it sailed through approval like s#*! through a goose. This place is horrible and one of the most unprofessional companies I've had the misfortune of attempting to do business with. read more

I just closed my home loan with Tila a month ago and couldn't be more satisfied. A friend referred me to them when my credit union was taking forever to respond and I'm thankful they did. I did do research online and there are many more positive reviews than negative, leading me to believe this truly was a decent company to work with. The reason I am posting a review on Yelp is that there are only two negative reviews which seems odd. I can't imagine what these two guys had trouble with but my transaction was seemless beginning to end. They got me the best rates for a 30 year loan, they were quick, they communicated throughout the entire process etc. Everything closed ON TIME and AS PROMISED. I do know (from asking when I initially interviewed them) that they were bought out by another company over a year ago. I can only assume the guys that posted the other ratings went with them before that because I had absolutely no problems whatsoever. I certainly would recommend them to friends and family and that says a lot because I rarely recommend companies for fear it will come back to bite me. The process was more demanding than previous mortgage refinances I have been through, but that's the way it should be after the meltdown. I didn't have the best credit score, but Luke went to bat for me and kept asking for the specific information necessary to demonstrate my credit worthiness. In the end, he walked me through the refi of our primary home and our rental that not only reduced our existing mortgage interest rates, but allowed us to pay off high credit card balances. I would like to THANK Luke Welling and the TILA mortgage team for getting me and my family out of an extremely high-interest 1st & 2nd mortgage. We initially purchased this property in August of 2006 which as we know was right before the housing bubble burst. So I took a high interest loan in the hopes of doing a refi in a couple of years. I just had to tell you about the great service we got with your company and, in particular, what a wonderful job our loan officer (Jeff) did in making sure we got the best rate possible for our refinance. Not only did Jeff help us with our rate, he got answers and information for us immediately and always remained patient and courteous regardless of how many questions we had. And, as you may have heard we also had some problems getting to our closing - I was stuck in Chicago and delayed many hours. Jeff generously offered to drive our paperwork to Issaquah so we were able to meet our deadline. We had a terrible time with Tila Mortgage a couple years ago. We had a 3% rate on a 15 year loan locked in but then Tila Mortgage in Renton lost their lender. Did they tell us that they lost their lender? NO. We didn't get an answer from our rep so we went to the VP who is the owners kid. He was full of BS so we went to the owner. After numerous phone calls the owner finally had the balls to call me back and explain that they had lost their lender. Awful way to do business. There are way too many mortgage companies out there. Aviod these guys. Yes, I'm still ticked offed even after two years! read more

Luke did a great job handling our re-fi! My husband was reluctant to go through the "hassle" but after Luke explained it to us, he was fine with it. Everything went smooth and fast and we came out ahead. Luke was easy to get hold of. If he didn't answer his phone, he got back to me right away by phone or by email. We didn't even have to go all the way into Renton to sign the papers as someone (very knowledgeable) from the office came all the way out to Monroe to walk us through the process in the comfort of our dining room. I recently refinanced my mortgage with TILA. I heard about TILA on KIRO news. I called TILA and talked with Jeff Amira. After that, I met him in their office in Nov 2011. True to their name, he analyzed my loan and provided several options. One of them was to do nothing and wait! We just completed buying two propertys in the last month and Jeff was very helpful on finshing both loans on time. He also managed to get us the best interest rate. Jeff is one of those people that dosent like waist other people's time. After giving him the required paperwork he will have an answer for you with in couple hours on the interst rate and approval amount. Buyng or refinancing doesn't get any easier than this. These folks did fine by me. Responsive to the phone calls. Always called back promptly. Got the loan done on time, and even pushed me a little to speed it up when i needed it :) . I am kind of hard on performance, and these guys delivered. Fees were exactly what we agreed and below average. No where near the fees quoted in other reviews. My wife and I bought our first house early in 2009 and the folks at TILA were great. They held our hands through the whole process, and dealt with our incessant questions smoothly. In the end we ended up with a fabulous loan and a great interest rate. We had a couple of tense moments due to the economic climate and general skittishness of tenders when we were trying to borrow, but simply could not have been more helpful, and we are very grateful. read more

I think the owner of this mortgage company lacks ethics. The positive reviews on this and other sites are his own creation. Obviously the radio ads aren't cutting it. Come on Ron, seriously. At least write a believable review not one that sounds campy and fake i.e. "can't say enough good things", "easy as 123", "they held our hands". We highly recommend TILA! We had a terrific experience with Jeff as our loan officer. We were able to do everything from the comfort of our home! He provided education about the current loan programs right at the beginning and helped us firgure out what would work best for us. He continued to promptly answer any and all questions we had. I'm actually really surprised by the negative reviews of tila. We just closed with tila and had a great experience. We used Ryan Binder as our contact and he was AWSOME! He was always available to answer all my questions and the closing process was very simple. We got a great rate and had zero complications.
