Avoid Three Collective - Disorganized, Misleading, and Unprofessional
I've lived at two previous Bozzuto managed properties and have never had an issue, until I dealt with Three Collective, which has been hands down the worst rental experience I've had.
About two weeks ago, I toured the community and decided to move forward with an apartment. As a self-employed individual, I provided the same exact documents I've always used at other Bozzuto properties: my 1099 IRS tax form, proof of income via the last three months of bank statements, and supplemental business income documentation. As always, I blacked out beginning and ending balances on my bank statements, something I've done without issue for years at multiple high-end properties. Why? Because I've previously experienced unfair bias based on how much money I choose to keep in my account. Income is based on deposits, not balances.
Initially, I was told everything looked good. Then, without warning, things took a turn. I was suddenly informed that my application was now incomplete due to the redacted balances, a requirement never mentioned up front and never enforced at any other Bozzuto property I've dealt with.
To make matters worse, the leasing agent, Angelina Stewart, showed a clear lack of understanding of basic tax documentation. She implied that a 1099 is a business return and not a personal one, which is categorically false. A 1099 is personal income, just like a W2. This level of misinformation from someone tasked with verifying income and managing leasing applications is unacceptable.
Because of this property's inconsistent, disorganized, and ill-informed leasing process, I lost over a week of valuable time, now leaving me only five days to secure housing elsewhere. Their incompetence has put me in a stressful and entirely avoidable situation.
Let me be clear: I have never missed a rent payment in my life. I've lived at Bozzuto properties before and have always paid on time. This level of micromanaging and poor communication is not only insulting but shows just how disconnected Three Collective is from how self-employed applicants operate and how income verification is typically handled across the industry.
Frankly, it's no surprise all three of their buildings are still largely vacant, this kind of experience is exactly why. If you're a freelancer, entrepreneur, or just someone expecting professionalism and competence, look elsewhere. This team is untrained, uncoordinated, and incapable of executing a smooth leasing process.
I requested to speak with a general manager to possibly salvage the situation, but at this point, the damage is done. I have zero confidence in this team and absolutely do not recommend renting at Three Collective. read more
