Don't do it!! I co signed with my mom (though I had no income coming in.. they still approved me because my score was over 850). They charged her $150 for not removing curtain nails! They also sent the balance to collections within 24-48 hours! No time to review charges or dispute them. They shut down her portal pay so she had no idea how to pay the ridicules charges. DO NOT RENT HERE!!!!!! Living here was a nightmare from start to end. First, I set up an appointment to fill out my paperwork and have a tour. Upon arriving, the entire apartment staff was in a meeting despite it open hours. They told me to come back and I informed them I had an appointment at that time. They let me proceed. This was the first red flag. The walls are paper thin and there's no noise insulation to the outside. Every time someone gets out of your car, you can hear it loud and clear. The courtesy officer doesn't respond to emergency calls (or any calls for that matter). The maintenance team is lazy and incompetent. For the entirety of living there, dishes that were washed in the dishwasher smelled like dirt upon getting them out of the dishwasher. The maintenance manager Edgar Berrios said he didn't know what why that was and wouldn't look into it further. Imagine your dishes and cups always smelling like dirt. I also asked him how to clean the stovetop. This was long after I had moved in and didn't have the instructions on how to clean it. Astonishingly, he didn't know despite being the maintenance manager. He said the front office had the instructions to clean it. He had the audacity to tell me to ask the leasing office for the instructions instead of him doing his job and him finding out the cleaning instructions himself and then getting back to me. Lazy! The leasing office was frequently closed during the hours it said it was open. The pool and car wash would close down with no advance notice given to residents. The steps to units are disgusting and are very rarely pressure washed. When it is pressure washed, the pressure washing truck blocks all the vehicles around that unit. This apartment uses Amazon lockers where deliveries are put into an electronic "locker." To open the locker, Amazon sends you a code to type in. There was a time period when Amazon wouldn't send codes so you couldn't get your deliveries out. Amazon told me there was a way the apartment itself could manually open the lockers. Upon asking the apartment, they angrily said there was nothing they could do. So we couldn't get our things out of the lockers. This happened to many residents I talked to. It's near impossible to get your lease renewed. They will wait until the last possible minute to give you renewal options and they will only do it if you BEG over and over for them to do so! read more

If you are thinking of leasing here, think hard and do not do it. I lived at The Willows for almost 3 years. I leased originally because the price was good, the location was where I wanted and it was a nice looking apartment. However, the first year living there, we found mold all in my daughter's bedroom. When I showed them, they did at least give me the option to move to a different unit. Although, they did admit there was mold, they blamed me for causing it, they said I should have run the air conditioner in the Winter time to keep the air flowing. It was not just a small amount of mold, it was all over the walls in my daughter's room. They also charged me extra to move. Every year that I lived here, the rent went way up. They do not return phone calls either. It is impossible to get anyone to answer the phones. The payment portal does not work either. I had renter's insurance through my outside insurance agent the entire time I lived there and the portal always charged me extra on my rent stating that I did not have renter's insurance. This extra charge caused my automatic payment through the portal to be declined. Then they would not accept my auto pay. They would then only accept a cashier's check which is an extra charge to get through the bank. Also, the time that I had to take out of my schedule to go to the bank to get the cashier's check. When I spoke with them about this issue on the portal, the manager stated that she would fix it and follow up with me. It was never fixed and she never followed up. The first month that this happened, I was told I had to get another copy of the renter's insurance declaration page for them or they would charge me a late fee. When I moved out recently, I received a $150 fee for the cheap laminate floor that they call hardwood floors. They stated there were scratches on the floor caused by my dog. So, I asked if that is what the monthly pet fee covered, although I did not see any scratches. They said the monthly pet fee does not cover damages, the fee is only so your pet can live with you. And they tried to make normal wear and tear on the floors my fault and to make me feel guilty about it. They didn't worry about the fact that when I moved into this same unit, there were paint stains all over the back deck and paint splatters all over the back window and screen. The Willows at Ashely Park is a company who cares only about money, not at all about the residents who live there. They do not follow up with what they say they will do if they even answer. They do not answer their phones in a timely manner and the manager never calls back. They brush concerns off. Also, I want it to be known that the landscape is not kept up. They sent out emails all the time stating they would update it and make it look better and I never saw it. The security gate is broken more than it works. Also, they ask people to write good reviews on Google for them. Again, please look for other locations to rent before renting from The Willows at Ashley Park. I have never been treated as poorly as they treated me. It is very poor customer service. I will also write a letter to the Better Business Bureau about The Willows at Ashley Park. read more

Lived here for 6 years now and have not had any issues with apartment management staff. They're always cheerful and helpful. During this time, I've had several items needing repair and their maintenance staff were always prompt and professional. Recently my A/C went out. Edgar and Ken came over same day, replaced a defective part and had it running in less than 30 minutes. Great place to live! read more

NOISE - My upstairs neighbors are so loud it literally sounds like they're about to fall through the ceiling and the apartment complex refuses to do anything about it if its not "quiet hours" like people don't take naps or just simply want to relax during the day!!! Then when it is "quiet hours" they tell you to call the courtesy officer who never shows up & never does anything. Their lease says "You and your occupants or guests may NOT engage in the following activities: behaving in a LOUD OR OBNOXIOUS MANNER; disturbing or threatening the rights & COMFORT of others in or near the apartment community" which is what my neighbors are doing so technically they are not following the rules of their own contract. Also In Georgia, a legal covenant called the right to quiet enjoyment applies to most rental properties. Typically included in the lease, it entitles you as a tenant to enjoy private and peaceful living conditions as well as exclusive possession and reasonable use of common areas without interference. BUGS - Scorpions, Spiders, Roaches, HUGE Centipedes, Millipedes, etc. There was a snake coming out of their walking trails one day when I was leaving the pool. MANAGEMENT - Ken ONE of the maintenance men is very polite, love him! Mainly everyone else is rude and nobody cares about any concerns you have. Of course they're (the front office) nice at first to get you to sign the lease then after that their true colors show. One of the maintenance men has walked into my apartment while I was sleeping and I heard a loud noise so out of fear I jumped up to see who it was/what was going on & found him standing in my apartment while I was TOPLESS... & if any other women who currently live here or previously lived here have experienced the same thing please email me diianalove1119@gmail.com My family/lawyers have previously won a Multimillion Dollar lawsuit against another apartment complex. ALTERCATIONS - (1) Recently my boyfriend spent the night & 4 maintenance men were knocking on the door so he got up to see who it was (not knowing it was maintenance) & when he was walking up to the door they were already opening it. So he simply asked "hey, what's going on" & one of the men proceeded to aggressively and rudely ask "you didn't hear us knocking?" And also called my boyfriend a "dumbass" so they got into an argument & management decides to trespass my boyfriend because their employees were being rude. The police even advised us to sue them and agreed that there shouldn't even be 4 maintenance men coming into 1 apartment & that the situation was BS. I thought in customer service "the customer is always right" YIKES! (2) Like I stated in the beginning my neighbors are SUPER LOUD. They've woken me & my toddler up out of our sleep SEVERAL times. I've tried asking them NICELY to quiet down before & they were rude & slammed the door in my face. I also talked to the front office women & they were helpful at the beginning but eventually they stopped caring because its "not their problem." So one night the neighbors sounded like they were about to cave through the ceiling (per usual) so my guest got upset as anyone would that can't sit in their OWN home in peace. So my guest went & knocked on the neighbors door & yelled to them that their too loud & my baby is sleeping. So the front office lies & says we "threatened" them, they call me, they're rude, & picking sides... seemingly because she's a white woman & I'm not. CONCLUSION - As you can see from other reviews when you first move here it SEEMS great, after a while its not worth the amount of money you pay to live here AT ALL! They have a history of maintenance walking into people's apartments and management being racist. Take your money & go somewhere else!! Also, READ THE LEASE (& all the fees they add in that makes your rent $100+ extra)I'm sure you'll change your mind!!! read more

I DO NOT recommend living here. When I moved out I left the apartment in excellent condition. They did not notify me when they were going to do their move out inspection and I was not present. They proceeded to charge me for a new stove top replacement. More than $400. The stove top was in the exact same condition as when I moved in. I am happy to live here. Good: 1) Fairly new complex, so the everything is nice and clean 2) Everyone from the office has been nice. 3) Ceilings high, 4) price good. I'm used to Atlanta apartments price range. 5) On the first month of moving in, you get a discount on rent! I saved about 550 dollars (true as of Jan 2018) Bad: 1) We had small cockroach problems when we first moved in, so they called someone to do another round of pest control. Now, almost gone. Yay. But still cockroaches... 2) mandatory trash valet service from my door is unnecessary 3) I wish I had a "clicking RFID tag" so that I don't have to pull my car close to the card reader every time. 4) I wish I can recycle plastic/paper/glass. I've only been here for a month and it already feels like home. The only reason I took a star off is because it seems every time I drive through the complex I almost get hit by someone going way too fast. Otherwise it's perfect! Especially the pet spa where you can wash your dog! Me and my roommates couldn't have picked a better place to live! read more

Tabitha's response that "we're very sorry that you've been contending with issues pertaining to our gate" is untrue. My issue is that Willows management have left the gates to our "gated community" opened for 8 months! 8 months is unreasonable! Furthermore, I was charged a fee in my lease called a "gate access fee". For what? For 8 months of the gated community that they advertise being wide open for anyone to enter at any time of day or night 24/7? Tabitha's response below to my initial 2 star review is the typical company line that I have received but nothing ever happens. Furthermore, I have been lied to by Willows staff which has been evidenced by conflicting "excuses" from different Staff members at different times that I asked about this issue since December of 2019! The gates were actually inoperable and open for 8 months, not 7 as I initially stated. This began 12/3/19 and continues still today 8/4. My mother moved to this complex because it is one of the few complexes in Coweta that is gated. Being a gated community is irrelevant when the visitor gate is often left open for days, weeks or months. The resident gate isn't much better because there is such a long delay in it closing that visitors constantly cut across in front of residents to go through on the rare occasions the visitors gate actually works. I complained about this throughout her time there and the employees would say there isn't anything they can do about it. At one point when the visitors gate wasn't working there was an assault on a resident in her building and in typical fashion they did nothing to resolve the safety and security issues. read more

I was wondering what they were when I saw a flea jump on my leg. Disgusting! They also had a lot of water leak in for the windows when it moist out. The Willows is AMAZING! The service staff and management have been so amazing. I have not had one single negative experience while living here. During the renovation of the club house the management and service team have left the gates open during business hours as a courtesy to allow people to come in and see the apartments. Through this renovation process and the way they have handled our safety and experience while being here has been so comforting and enjoyable. I lived at these apts.for a little over 2yrs.. While there the visitors security gate was not working a lot of the time,or, there would be several cars in line. When this happens a car or cars would rush over into the residential gate cutting off other cars, sometimes hitting them, with apts. not being responsible for for gate, no working security cameras, ever!!! This was a huge problem! Gates not much for security whole time I lived there! Sheriffs and Police came out several times on 911 call calls in my building. Girl was attacked walking dog, hurt, no lights, no cameras, they said gates open, camera always had been broken, staff told them they are too expensive to repair! Too many car thefts, break ins, car break ins, wheel, tires stolen. I put warnings up in central mail room, they were removed next day, I replaced them weekly because each time they got removed! Staff does not want negative information outside it's gates or amonst neighbors, but mailroom neighbors talk things!!!!! Not good staff, icing slides swiftly off the cupcake after you sign the papers! It's downright funny how a simple group of women can get together and look at you and smile so pretty, all the while knowing they can't do a thing about nothing, you just signed your life away with fees you don't even realize your gonna have to pay even if an emergency comes up and you need to move and we promised you the $600 fee will be waved, and Alex will be notified, hahaha, you fool!!! And to think, being a security gated community, safety, so close to (walking distance) to Ashley Mall, Doctors, was my daughter's reason for wanting me to move here from my home. read more

The tire and wheels were STOLEN off our truck while living here and The Trees of Newnan staff did NOTHING to alert the other residents about the theft- even after they specifically told me they would. Since insurance claims can take awhile (10 days) they were extremely rude and called the POLICE and THREATENED to tow our truck if we didn't remove it within 48 hours! So, instead of being helpful and understanding, they're being totally unprofessional. The 'safe neighborhood' is a facade - there are no cameras in the back of the complex, only in the front - so thieves can come and go as they please! We are extremely disappointed in the treatment we've received while living here and do not recommend renting here. read more

DO NOT waste your money living in this complex. When it was first built and opened, it was well worth the rent. The grounds were immaculate, the staff was friendly and responsive, and the rules well-enforced. Now that Matrix Residential is in charge, the same cannot be said. It took a couple of months complaining, reviews on sites like this, and contact with the corporate office to get my gate code fixed. They changed it without notifying me, and then when they finally told me what the new code was, that didn't work either. We are due a carpet cleaning with the renewal of a one-year lease. When I renewed this past fall (2016), I inquired about having my carpets cleaned. I wanted them done before my mother-in-law came to visit. I began asking well in advance, yet it didn't get done until well after she left because it took so long to get a response. When they finally came, they did a mediocre at best job, so I was told they'd come reclean the carpets, but I gave up after two months of trying to get someone to confirm a reschedule date with me. Our upstairs neighbors are unbelievably loud. They're the third set we've had, so it isn't just normal apartment noise. It sounds like they're dropping free weights on the floor or something. The worst part is, it happens late at night, sometimes as late as 1am, 3am. On more than one occasion the noise has awakened my 5 year old son, who needs a good night's sleep before going to school. I've called the officer on duty, I've called the police, and I've complained repeatedly to the office. They'll get quieter again for a week or so and then it starts up again. Two weeks ago my mother-in-law was here visitng again. She and my son were outside playing and she texted me a picture of a blackened banana, a remote control, a toothbrush, and a cup full of cigarette butts, all of which had been dumped in the bed in front of the parking lot-facing apartment of our building. It used to be that the grounds were cleaned daily, but when she texted me that picture, I had already seen those items sitting there for 2 days. One of the other neighbors in our buiding has two dogs. He takes them out 2-3 times a day and allows them to do their business behind the buidling (right outside my patio) and never cleans up after them, despite the rule about cleaning up after your pets. At one point it was so bad that we literally could not walk behind our apartment (where there is a nice picnic space, two grills, and a wooded area where you can sit on benches, play, etc.) because there was so much feces. It was impossible to walk back there without stepping in it. I've complained, I've sent pictures and videos as proof (per management request), and nothing is ever done. The manager even asked me to take a picture of the owner. Not only is that not my job, but it's just not a good idea since it'd be next to impossible to take a picture of the owner without him seeing me do it. I still managed to get a picture of him from behind. I started complaining in January, spoke with the manager in person in February, spoke with another employee the first week in April, and STILL nothing has been done. If I complain enough they'll send someone out to pick up the feces, but it only takes a day or two for the area to become an eyesore, an assault to the senses, and a health hazard again. Oh - and someone is now smoking and throwing their empty cigarette packs out back, too. read more
