They moved me into a roach-infested unit, and getting out was a major headache which they made me pay for. My second unit had dogs barking non-stop for months. Despite repeated requests, management did nothing until I used the courts as leverage. Their "fix" was letting me break my lease rather than addressing the noisy neighbor. The $732 Deposit Battle I had to win a Small Claims lawsuit to finally get my deposit back. Again, bad communication. I eventually had to physically go back and pick up the original 4-month-old check myself. Noise & Building Quality Noise was a dealbreaker for me. You'll hear neighbors above and below due to poor insulation, and the heating system reverberates loudly in winter. Outside, noise from the nearby gym and bars carries straight into the units. Safety & Sanitation The building exterior is unsanitary, specifically the garage, stairwells, and elevator. Accessing the garage requires using an alley that reeks of urine and is constantly occupied by homeless people, the mentally ill, and drug addicts. Bottom Line Nice-looking units, but you're on your own. Be prepared to advocate for yourself or sue if you want basic results.

Also under the assumption it is okay to enter people's apartments when they're gone and search around. That's illegal and we had to get cameras ect. Orly had personal guests with 2 pit bulls, asking tenants if they wanted to buy weed, living in the tool room in the garage. He does whatever he wants there. Orly knew we were moving out. I heard him on the phone telling a prospective tenant there is a lg. 1 bdrm. coming up to rent. (us). We moved out on August 28. Our deposit was $2,765. He deducted $1,950 September rent. We weren't even there. His excuse was I did not give a WRITTEN 30 day notice. Even if that's the case- HE DOUBLED DOWN, COLLECTED OUR SEPT RENT THEN PUT NEW TENANTS IN RIGHT AFTER WE MOVED OUT AND COLLECTED SEPTEMBER RENT FROM THEM AS WELL. ILLEGAL. Now I have to go through HUD to file a fraud report on him and Gardner properties. I have no problem with Gardner just him. No amenities what so ever and the washers are always out of order.

While I'm glad some repairs were finally addressed, major concerns are still unresolved. The dishwasher remains broken, the mold issue is ongoing, and other problems like the broken gate and mailbox delays continue to impact residents. This update is an improvement, and Mike deserves recognition, but what's still needed is consistency and urgency from management. Residents shouldn't have to wait weeks or escalate issues to regional just to resolve basic health and safety fixes.

She went over and above her required job, even wishing me well on holidays, knowing my family was on the East Coast. My only recommendation is to convert the on-site laundry to a card system, although if keeping the coin system keeps costs low ($4 a load in 5/2026), maybe no change is needed! Ocean West is in the heart of a quiet, residential community and adjacent to a school with plenty of on street parking for guests and walkable to 711, Walmart, PetSmart, and Tokyo Central. Very close to Del Amo Mall and an 9 minute ride to the Esplanade in Redondo Beach.

I invested my time and drove 40 minutes to the property, only to find that the terms had been "unilaterally updated" without any prior notice. When I addressed this failure of communication with the management, they dismissed the situation as my "confusion" or "misunderstanding" rather than taking responsibility for their deceptive advertising. It is a classic bait-and-switch strategy: they use misleading online terms to get you in the door, then change the conditions once you have already committed your time and effort. This lack of transparency reflects a significant failure in business ethics. However, I must explicitly state that the on-site associate, Christie, was absolutely fantastic. Another ongoing concern is the overall cleanliness and upkeep of the property. Common areas are often left dirty, including hallways, stairwells, elevators, and shared resident spaces. My current floor, for example, has a constant lingering smell that's become infused into the carpet, with visible stains throughout the hallway. I truthfully can't remember the last time I heard the carpets being vacuumed on my floor. Recently, the only times I've seen any sense of urgency to clean is when they're expecting a site visit from the regional manager. For the amount residents pay in rent and fees, the level of maintenance does not consistently reflect what many would expect from a luxury apartment community. Management responsiveness has also been disappointing. Multiple complaints regarding noise disturbances and cleanliness issues have been reported, documented, and followed up on, yet meaningful resolution has been difficult to achieve. In fact, I currently have an open email thread with both the regional manager and the building manager regarding an ongoing issue, and neither has bothered to respond with an update or communicate any plan of action despite repeated followups. Residents are frequently left wondering whether concerns are being addressed effectively. Residents shouldn't have to repeatedly follow up on ongoing concerns to see action taken. Once an issue is reported, there should be confidence that it will be addressed thoroughly and proactively. If you take the time to read many of the positive reviews currently posted online, you'll notice that a few specifically mention the former building manager, Jessica. She ran the property exceptionally well. The building was consistently cleaner, resident concerns were addressed promptly, and there was a strong sense of accountability, communication, and community. She regularly organized monthly resident events, from game nights to holiday celebrations, which helped create a welcoming atmosphere and brought neighbors together. Since her departure, those events have completely disappeared. Since Jessica's departure in early 2026, my experience as a resident has changed noticeably. I've observed a decline in building upkeep, slower responses (if any at all) to resident concerns, and a more reactive rather than proactive approach to resolving issues. Several residents have shared similar frustrations in our community group chats, and I know of residents who have chosen not to renew their leases because of the changes they've experienced. The location remains one of the property's strongest selling points, but prospective residents should know that day to day living is affected by excessive noise transfer between units, inconsistent maintenance of common areas, and management practices that have not met the standards many longtime residents became accustomed to. I would encourage anyone considering moving here to tour carefully, ask questions about sound insulation between floors, and make sure to take a closer look at the staircases, floors, elevators, and other communal areas before making a decision. The complex is well-kept and managed - Vonny does an excellent job. The Al and the maintenance team are attentive and provide a speedy response and repair to any maintenance and/or repairs. I would highly recommend Emerald West to adults/couples/retirees if it meets your needs, a place of peace and good energy. I will miss being here!
