I have been living here at the village for five years. I am 64 years old and I currently rent a one bedroom apartment that was renovated. Like all apartments there are problems however, my experiences with Shelby and Mark in the front office have been very good . They really care about me and my needs and they treat me as this is my home and it is for now. Yes I mentioned earlier. There are always going to be problems. This is an older complex and things happen. I really do think at this time we have the best maintenance staff. We have Brad, Terry, Uriah, and Brent. They are very friendly and they stop and talk to you. I am home all day so it really makes living here a pleasant experience !when I have issues the maintenance staff response quickly .when I email Shelby and Mark directly they respond back to me as soon as they can, which is really nice. We do have potholes, and some of the things need to be taken care of and again the staff is limited to what they can do and I believe they try their best to accommodate you. I enjoy the socials they have up at the front office they have be fun. Shelby really takes time for planning and most of us really enjoy the events that have taken place. I re-signed my lease for 15 months and my rent was as it should be. Yes these apartments are expensive but everything in Carmel is expensive. I love the walking trail and my apartment backs up to trees and the houses in the neighborhood which gives me privacy I feel safe here. I really like my neighbors. We've had some bad neighbors and they were asked to leave or they just left on their own, which has been great. Cindy was a manager before and she was amazing too. She really helped me so much. The staff now is pleasant. They will communicate with you and I believe this will be my home for the next year. Realize that any apartment complex you live in will have problems. Nothing is perfect. I like Springville a lot and I would recommend it knowing that nothing is perfect. They will try their best to help you. read more

I am sharing my thorough experience with this complex to provide an objective overview for prospective residents. My time here was marked by severe structural, maintenance, and management deficiencies. While the critical issues detailed below represent major failures in habitability and safety, they are not an exhaustive list of the numerous problems experienced during this tenancy. -Wrong Unit: After waiting months for a specific floor plan, we were given a completely different layout on our move in date. This left us with the choice to pay a costly fee to break the lease resulting is no housing or accept the incorrect unit. -Habitability Issues: The apartment was handed over unclean. The carpet was torn and heavily soiled with pet urine, there were large holes in the drywall, evidence of pests, and the plumbing fixtures had not been sanitized. This led to concerns regarding the procedures in place to ensure every unit is safe/clean upon move in and that routine maintenance/updates are regularly performed. -HVAC Failure: The air conditioning failed for the majority of the summer, causing indoor temperatures to regularly exceed 90°F. Despite working from home and placing urgent requests, I received limited responses or timely assistance. -Structural Safety: The outdoor concrete stairs were allowed to crumble to the point of structural failure. I sustained a severe laceration due to the broken concrete--an issue that took months to remedy. -Pest Control: The property suffers from persistent rodent and insect infestations (mice and cockroaches). Monthly pest control fees are mandated, but no effective remediation was ever performed. -Valet Trash: Residents are forced to pay for a trash valet service that frequently misses scheduled pickups, resulting in residents being erroneously fined when trash is left out waiting for service. -Staff Impairment: Staff members responding to work orders or entering the unit exhibited clear signs of physical intoxication, presenting a severe security and liability concern for residents. I am unsure as to if these individuals are still employed with the complex or if others had a similar experience, as we hit a point during our tenure that we quit placing orders due to general frustration with the team and acceptance of the circumstances for the remainder of our time. -Lack of Availability: The leasing office is consistently unstaffed during posted business hours, making communication regarding urgent maintenance, resident concerns or complaints, or billing issues nearly impossible. We had immediate issues dating back to our scheduled tour where nobody was available and the doors were locked, so that incident set the tone for the experience we would continue to have. With the most recent change in management, they routinely operated a part time schedule requiring appointments be set midday to speak with staff or communicate via phone/email without much luck for a response. -Security Concerns: Property security is lacking, with frequent instances of theft, common-area trespassing, and recurring disturbances in the hallways. We have received a few general emails as reminders for code of conduct, but I have not noticed a reduction in these issues. I am unsure of how rules are being reinforced or what the consequences are for individuals violating these rules. Having moved into a different complex in Carmel, I can definitively state that the market offers significantly better managed, safer, and cleaner options for the price. I have lived here for 3 years. The entire staff has been nothing but nice to me. They have worked with me on problems I have had. Maintenance is prompt and the staff has looked out for me. There are many reasons not to sign a lease at any property managed by Buckingham Management, LLC. The experience we had at Village on Spring Mill has solidified our position against all Buckingham Management, LLC properties. Firstly, the office hours at Village on Spring Mill is Monday, Wednesday, and Friday from 11:00am to 5:00pm. I think it is irresponsible for a property management team to only be available three days out of the week. Also, even though they are only open for 6 hours, the main office closes for a 1 hour lunch break. Which means you only have 15 hours per week to speak directly to the management team. Even though these office hours are during normal business hours when most people are at work, the main office is always full of people waiting to speak to management. This is the first warning sign that management at Village on Spring Mill does not have the capacity to be adequately responsive to the needs of its tenants. We took possession of a 3 bed room 2 bath unit on a Wednesday and four days later we walked into the unit to find water leaking from the ceiling in our guest bathroom, hallway, and in the third bedroom. Our neighbors in the unit above ours confirmed that the floor in their bathroom was wet. Apparently, water was leaking from their toilet flooding our unit below them. There was about 2 inches of water in the guest bath, hallway, and third bedroom. Water was also soaking through the baseboards and flowing into the kitchen and garage. When talking with the tenants above us, they let us know that their unit has flooded at least two times since they've had possession of their unit. Unforeseen circumstances can happen but this is an established pattern of property mismanagement. Village on Spring Mill was responsive to our emergency notification of a flooding event in our unit. The day of the flood a member from the maintenance staff installed an industrial size dehumidifier and a blower fan. However, they were hesitant to acknowledge our situation in writing. We notified them on the Sunday we found the unit flooded and we did not receive written communication from management acknowledging our communication until the following Wednesday. Village on Spring Mill began remediation repairs within a reasonable time from the initial notification. However, they did not complete the remediation within a reasonable time. Contractors removed light fixtures and replaced damaged dry wall. We had possession of the unit for about three months and during that time the light fixtures were never re-installed. There were exposed wires where ever they had removed light fixtures. The contractors must have told management that the remediation work was completed. We notified the management that we relinquish possession of the unit under the inhabitability terms described in a constructive eviction. The management at Village on Spring Mill is claiming that we should have notified them that the job was not completed. The law in Indiana says that as a tenant I have a responsibility to notify the landlord of issues. It does not state that you have to keep management up to date with repairs. In fact, I would argue that it is the landlord's responsibility to keep the tenant informed on the progress of repairs. Village on Spring Mill knows they are in the wrong but the laws in Indiana are in favor of the landlord. Buckingham LLC uses the fact that the law is on their side to coerce people into paying a ridiculous lease buy fee or settling on terms such that you loose your right to publicly communicate your experience. We can prove in court that we are justified in our claims of constructive eviction but they have their big corporate lawyers. We do not have the capacity to fight for the justice we deserve and they will soon rob us of our right to publicly communicate the truth of their poor negligence. I wouldn't recommend living here at this location at all!! I've been having problems since living here. If you scroll all the way down you will see my name 1 star review from last year !! Maintenance is horrible, management doesn't care about you all they care about is the money. They are only opened for two days out the week. I've contacted the manager Mark, Shelby and the maintenance manager on April 23rd. The maintenance manager said they would have someone out the same day when i went into office and took information down he lied about that my dryer it's been out for 4 WEEKS now I'm on the third floor with a toddler and can't carry all of that by myself and go to laundrymat and wash clothes. I've been reaching out to everyone all i keep getting is the run around and that's sad. The buildings are nasty they don't power wash the building like other apartments do it's spider webs everywhere for this to be in Carmel it's trash apartments!!! Let's not forget about the roach infested building on Mozart Dr. The steps are cracked so if anyone falls they will be getting sued!!! DO NOT COME TO THESE APARTMENTS RUN!!! As of today 5/13/2025 no dryer repaired have not been contacted. I would also give it zero stars. Terrible terrible management and zero communication. Was told when I moved out there was a standard carpet cleaning fee which of course means zero deposit back. I got charged 25.00 a spot on my carpet, a mark on my inside cupboard which can be painted over and an another 25.00 for a stain in the old disgusting tubs that they will also paint over. Master bathroom toiled smelled of urine the entire 15 months I lived there and they did Nothing! Pool was a month late in opening and then shut down again during a hot spell. Got my move out bill and was livid and asked to meet with management to discuss the charges. response was charges will not be changed and I am really busy. If I could give this zero stars I totally would. This was by far one of the worst communities I have ever rented with. The management team is horrible, they do not answer the phones EVER. No matter how many times you call. There is no one in office , what apartment community doesn't have an office that is open to the residents?? Also we scheduled a move out walk through, no one showed up after waiting 30 minutes for our scheduled time. No apologies, nothing. Then we just received our move out summary and got charged for crumbs left in the fridge. CRUMBS. This place is a joke and I do not recommend this place to anyone. This place NEVER ANSWERS THE PHONE!!! Whenever I call during normal business hours and no one ever answers. Also now you can only talk to the office people by setting an appointment. It is so inconvenient to figure out who you are supposed to email and try to set an appointment to talk to the people in charge of your living space. Also when you call and try to talk to a person because you're calling for something that doesn't correlate with the button responses, it just redirects you to the button responses. We lived there for 3 almost 4 years. What started as a decent place to live became a nightmare! First of all the units are made of sticks and shit. The apartments are gross an filthy. Windows are poorly installed so you will have condensation and black mold al l the time. The staff won't do anything about it. Your electric bill will be skyrocket high during summers because if the draft from the windows and winters, and your gas bill will also be sky high because of the cold air coming through. The appliances are constantly breaking, they will replace then after you complain for a year or longer. My neighbor has a broken dishwasher for 2 years. The number of spiders and crap there is in the building itself will make you feel its Halloween everyday. If you're not scared of 300 spiders living above your door then good luck. There is pest problems like ants and others. Constant leaks in the building due to old pipes. Cracks in the walls. You will also notice how lazy the office staff is the manager Cindy the old witch will close at whim the facilities like the dog wash, pool, or gym because she is too lazy to clean or maintain the facilities like a normal manager. She probably needs a crash course in a hotel. So basically you are paying for all these extra feature in your rent to not be able to use them. Also they would turn at random time the heat in the gym at 82F. I guess they're too broke to make a sauna so they want you to enjoy a sauna and sweat your ass off while working out. Some machines in the gym are also broken and don't work. The ground of the community is a living swap. With candoms trashed in front of buildings, garbage floating in the ponds, random beer cans, and others.... Trash valet is inconsistent they changed companies like 3 times. you never know when your trash will be taken its a will guess you might as well try your luck at the lottery. But they will fine you $50 if you leave the bin outside. You are also not allowed to store anything on your balcony that YOU pay for. The community standards went down drastically when it also comes to residents. You will have your occasional weed smoker enfuming his apartment that you can smell from outside. Or some alcoholic that almost killed 2 other residents and plowed a tree and street light. I would not let my children play outside. I think one the peak was when the fire alarm outside the building will go off for hours at 3am and keep everyone awake in the building for hours and hours because they have old alarm and they're all glitchy. The fore department got sick of coming multiple times a night for nothing. I also almost got my AirPods stolen by maintenance staff and a ring. The airpods I could find them because it was tracking outside, the ring is gone forever. The staff can come to your place anytime they wants they have a master key to all units. Talk about safety and privacy. To add the cherry on the top. You might or may not get kicked out of your place on a whim. Because they need to increase your rent. The kicked my family out for no apparent reason, leaving a family of 5 (3kids) without a secure place to leave. No reason given, we had to go to court. The manager Cindy wont show face. They might all be smile and Bullshit at your face in the office but they don't care about the residents at all, its all about the money. Thank you Springmill for kicking a Ukrainian mom and her 3 kids on the streets. You definitely don't support Ukraine or its people. You are just a greedy company that lacks human compassion. We lived here for 9 years and during that time, management has changed at least 4 times. With each time, there are fewer and fewer reasons to continue renting. The rent goes up astronomically each year without any incentives being offered to resign. The answer always being "market value rent prices" which is just ridiculous! When you move out, be careful, we gave a 3 1/2 month notice and were never told by apartment management or Buckingham there would be a mandatory cleaning fee nor were we given a move out checklist which of course they claim they gave us. We were charged in excess for cleaning of everything in the apartment that we were told by Buckingham last year would be renovated when we moved out. The appliances, countertops, cabinets, etc. were all more than 9 years old when we moved in. Depreciation was never factored into the exorbitant fee they charged us. We vacuumed , patched holes, left no trash, etc. And of course, if you don't pay, you are sent to collections. A sad way to end a 9 year residency where we paid every month on time and got no added incentive except 3 months of free extra garage rental one time for renewing out lease. I begged them to clean our carpet every year and that was never done to the point we had to buy a carpet cleaner and do it ourselves. And, now we are charged a cleaning fee for the carpet they never cleaned and are going to rip out. The grounds are beautiful but all buildings need new windows, the driveways and parking areas all have potholes that go for months without being fixed. I asked for our entryway to be power washed and that was never done because there is so much dirt and dried up goose poop it is disgusting to open your door to any guests. I will try to keep this brief and to the point, there are many letdowns that someone would not notice until after moving in and living here. I hope that sharing some transparency on the situation of living at The Village on Spring Mill can help someone make an informed decision about the complex. The office doesn't answer their phone or emails. Their communication on projects happening to your apartment/build is either poor or nonexistent. There is a recent "remodel" overhaul because, between the rusted and crumbling staircases and the rotten internal wooden structure, these buildings are falling apart. So, some new exterior panels and paint is the "fix". When they fix something, they break something else. (One time their "repair" was about to start a fire if I hadn't stopped it after smelling something burning, another time they nailed our windows open) The complex will close any and all amenities, that are included features of rent, whenever they choose and there is no compensation for these lacking features. Upon moving out we were charged for many things they claimed we didn't do such as clean, paint, etc.; we had done these things, however it was not open to dispute. GET EVERYTHING IN WRITING, make sure you have proof of anything promised or agreed upon with this complex. The Lease Contract is full of loopholes that ensure the complex is never responsible for any issues and the tenant will always be on the losing side if legal action is taken. The Corporate disregard for a terribly handled complex is surprising, I would be embarrassed if I were the person at Buckingham responsible. I hope that Buckingham stops cutting corners for their profits on a Carmel address and spends some time getting to know their community here and what is ACTUALLY needed for their residents to be safe. read more

Lived here not even a month and my work is out of state so really only like 2 weeks, and still wouldn't recommend anything this place has to offer, maintenance is a joke, super unprofessional and never have an answer for anything, been waiting on a new tub since ours has been cracked and noted to office since we moved in. Still don't even have a date, office closes whenever it feels like it, nobody answers the phone and if they do they push you off till the next day etc. we now have a toilet with no water flow, and a tub that's cracked even ray charles could see it (for 4 weeks now) nothing is being done and maintenance still hasn't scheduled anything, they prefer to enter without you home, matches how sketchy the maintenance guy looks. I will not be renewing and i will be not recommending even to my worst enemies. I work in oil fields in the middle of the mountains and i get better service than this place has ever offered me. read more

I lived at the Village on Spring Mill for two and a half years. Rent was always paid on time and never was late on anything that was asked. When we first moved in we were told "carpets are replaced after ever resident." Being that we lived in this apartment for two and half years (the carpet was bad quality and with time we noticed was not new) the carpet was in rough shape. Soon to moving out we were then told that "it was never told to us that the carpets were new and we would only have to pay 65 dollars for cleaning fees." We were also informed they would be remodeling our apartment once we move out and they would be removing the carport anyways to put down vinyl. Once we moved out we received a fine of $450..... I've called multiple times to figure out a solution and an old neighbor of mine also told me they were remodeling the apartment we're taking out the carpet anyways so I shouldn't have been fined for it. Prior to this incident, the office wanted to fine me $100 dollars for dog feces... there are 10 dogs in my building alone. They wanted to blame me for feces they found outside of my patio... where everyone takes there dogs. I fought them and they took the fine away as they then had "no proof" of the dog feces... how convenient right? The apartments and surrounding areas are well kept. The maintenance are "relatively" responsive.. even though I've asked multiple times for them to call me before coming as I have a dog and they never did. All maintenance request were completed though. We had super old appliances. I put multiple tickets about my dryer taking FOREVER to dry and they kept coming and cleaning the dryer vent. I honestly gave up at one point because it felt like they didn't care that I was paying a fortune on electricity because I had to dry my clothes 3 times.... Overall my rent increased like crazy. The staff are not responsive and you can honestly find a cheaper apartment with better amenities and staff. I ended up moving to a better complex with these things. read more

Maintenance is great- Brad the supervisor is very polite and actually LISTENS and follows up with you to let you know what's going on with repairs which I really appreciate. We stayed here for six months on a short term lease. Even though we signed a six month lease, they still required me to notify them in writing that we were only staying six months. I almost missed the deadline because I assumed they would know that. Evidently not... the apartment was one that had just been "renovated" it was not very clean and they had to come back several times to fix items that had not been put back correctly. Like toilets leaking, floors not done in closets and pantry, electrical outlets put in upside down and not working, to name a few. It was an ok place to basically store my stuff while waiting for our house to be built, although the doors (garage door to apartment and front door) were beaten up and the locks seemed very flimsy. We had an attached garage and also rented a storage unit on the first floor in our building. A week before our move I went in my storage unit and there was a leak in the ceiling! Evidently the apartment above had a leak and the management and maintenance people never thought to check what was underneath! I had some ruined items and the office just said sorry no compensation. While I liked the ladies in the office they need to be more accountable for what goes on in their apartments. Oh and there was a armed carjacking in the parking lot by my apartment that the management basically hid form the residents. It was all over the news and they never notified residents nor stepped up security. Very irresponsible. In hind-site I would not rent from here again. read more

I have lived here 6 years, and while it is true there have been some ups and downs through management changes, the current staff has been amazing through some very challenging times. The current management company has made many positive changes throughout the property, including a second dog park and professional grooming center. These canine amenities have brought a lot of delightful people into the community and there is a great feeling in the neighborhood. The staff is always accommodating, friendly, and helpful. There does seem to be some issues with their website, but these can be easily overridden by communicating more directly. I have been very happy here, and plan on living here for many years to come. read more

We lived here for a year. The staff was great when we were looking at the place! We ended up getting an apartment with them but when we moved in the carpet was not even vacuumed. They had someone come in and clean it after a few days of waiting for a response. From there the communication went downhill. We were charged $140 and I wanted to know why and after multiple emails and phone calls with no response I just paid it. I have lived here for 4 years now and I LOVE it. I have lived in many apartments over the years and what I like about The Village is that their staff really cares. When my dog passed away the office sent me flowers and a sympathy card. Any time I have had a work order placed its done fast. I a reading the reviews on here and I am really surprised, as this is NOT the place I have called home. I have co workers that live here and my cousin lives in the next building over- all as happy as me. I do not normally leave reviews but my experience here with Lorie and Denise and Brad has been so positive I wanted to say something. Its def true that the unhappy people are the loudest. I walked this neighborhood 2 sometimes 3 times a day and there was never trash in the lakes or in the parking lots. This is by far the cleanest apartment complex I have ever lived in, I see the maintenance guys using the leaf blowers in the hallways and parking lots every morning when I leave for work. If you have an option, do not, I say do not, think about renting in this place. I lived here for 3-4 years and over time I think this property is sold thrice and with every new owner service quality has gone down. I finally moved out of this place but this new management under Buckingham company takes the cake on bad service. Let me give you some details, 1) For simple appliance fix you have to create 2-3 service tickets. Whenever, you create new ticket they will take there own sweet time of 2-3 days to do the "service". Over this only if you are lucky they will solve the actual service request. 2) Billing: One fine month I received charge for pest control without doing any pest control; if you live here you have check your bill every month to avoid billing surprises. 3) Pot holes: Management is so reluctant to fix pot holes on entrance. If you live here you have to work on you car alignment. I want to give them zero stars but Yelp does not provide this service. I will not recommend this place to anyone!!!! read more

This was by far the worst experience we have ever had and being a military family, we have moved a lot. We had a year lease with them and we had never been so ready to move. I delivered our 60 days notice via their portal system. Of course they "never received it" so when I called a few days later she wouldn't backdate the notice and had our move our date a few days after our lease expiration. We hired movers and got to work organizing things to trash, donate and take with us. Movers came and what was left was organized -donations in closet and trash in the entryway of the apartment. We came a day before our move our date to finish emptying the apartment only to find that maintenance had been there to paint. They threw our belongings into the middle of the floor. STOLE items and sifted through the rest. We have never been treated so poorly by a business. Their front office acted as if we were to blame. We never once got an apology and they kept trying to lie and say that maintenance never checked out a key and that we must have left the door unlocked. Our apartment had been painted and all the hardware had been removed from the walls-the office still will not give me a date that the apartment was entered and painted. Do not rent here. We had issue after issue. The staff is RUDE and maintenance are thieves who come in your apartment without notice. Stay away from this apartment complex. Spend your money somewhere where they actually treat you like a human being. read more
