My probate attorney gave me Angela's number and said she had his highest recommendation. Not being from the area, I contacted Angela and initiated the process to get the house on the market. It needed plumbing, roof, and interior repairs, and Angela and her team handled all the details effortlessly, and with no intervention on my part. All the repairs were done expertly, and at a very reasonable cost. I can't praise Angela and her team highly enough. The house sold at a higher price than I expected, and Angela's fees were very reasonable. Exceedingly competent, totally on top of things, absolutely genuine, super friendly, completely…read morewonderful--that's how I'd describe Liz Heaslett. But I don't think I can start there. My story with Liz is kind of long and winding. At the end of 2024, I was coming off a long-term illness and eager to sell my house in Gilbert. I wanted to live in Phoenix for a younger, hipper, gayer crowd. Don't get me wrong; I love Gilbert (even more now that I've been in Florida a couple months, but that's not relevant here). I saw a cute condo at Landmark Towers on Zillow, typed in my info, and--Boom!--I was matched with Liz. We quickly set a time to see the unit. I was excited; it was exactly what I was looking for. However, between scheduling and the viewing on January 25th, 2025, my health took a major nose dive. Touring the unit was difficult, to say the least. I felt like a steaming pile of microwaved trash. Liz was lovely and helpful, but I was lost in my own reality of feeling awful. I knew before I even got home that I wasn't up for a move. I assumed I'd just wasted Liz's time, and I hate wasting people's time. A few days later, I got a follow-up from Liz. This wasn't your typical, "Pleasure doing business, let's meet again, blah blah blah"--those soulless, formulaic communications sent by robots still living in their moms' cyber-basements. She was emailing just to check on me and wish me well. She reached out periodically over the coming months, checking on me and my husband David, encouraging me to feel better. These weren't marketing emails; they were real communications, written with her own two hands. She was just so real. I felt like her keeping in touch was a sign. I told myself: "You're going to get better, you big goon. You'll still want to make the move. You should hire Liz." A year passed. When she messaged "Happy New Year" at the end of 2025, I told her, "I'm feeling better. Contact me after Valentine's Day; I should be ready." I was likely talking out of my butt, just buying time. It was a total fake-it-til-you-make-it situation. February 15th rolled around and, like clockwork, I got the reminder email. Darn. Now what? I asked her, "Do you know some guys who can help me with this place?" "Some guys?" she replied. "Yeah, you know. Some guys." Oh great, now she thinks I'm in the Mob. She laughed, and totally got me. From that moment, I knew we were golden. We met with John Galaviz from her team on February 19th, 2026. I told them, "I have no energy or time for this. I need a one-stop-shop." Without missing a beat, Liz said, "We can do that." She suggested I move out and give them full access for a "mini flip." They'd bring in their people, get it looking great, stage the property, and I wouldn't have to lift a finger. I felt great! Get me out of here! I signed the contract and commenced Operation: Hustle, clearing everything out in TWO weeks. Liz had given me six, but I wanted the Open House to be the same weekend in March that it had been 7 years prior when I bought the place. Meanwhile, I bombarded Liz with every thought and question in my little pea brain. I don't know how she put up with me! She was a trooper the entire time. We arrived in Florida on March 8th with six suitcases. A fresh start. The next day, Liz and her team went to work. They beautified the house in a way that's still unbelievable to me. When she sent me the MLS listing on March 25th, I thought I'd clicked the wrong link! I didn't recognize my own foyer. The house was so beautiful. Now I wasn't sure I wanted to sell the stupid thing! But we'd already moved 2,000 miles away, so we let her rip. Liz held the Open House on March 28th and 29th, the exact weekend I wanted. There was tons of interest (and multiple offers). We chose one above asking with a huge down payment. Cha-ching! A miracle. But it gets better. Liz and John told me to counter even higher, and the buyer accepted. We were going to squeeze this berry for even MORE juice. This was all going so well I thought I was having a coma fantasy. I can't remember the last time anything this amazing was this easy. We closed on Friday, May 1, 2026. I got more money than I imagined even in my best-case scenario, and I hadn't lifted a finger since March 7th. Liz had taken care of everything. (She even put out my trashcans.) There was no stress. No doubt. No mistakes. No hiccups. She was my rock while I was setting up my new life in Florida. I'm thrilled, ecstatic, over the moon--insert your preferred cliché here. I don't think I can express how strongly I'd recommend Liz and her team at Rosin to anyone thinking about buying or selling a house. I'd need to write half this review in CAPS, make it three times as long, add 47 exclamation points, and redesign every review site to allow for 6 stars to even get close.

My mother and I could have potentially received more showings and possibly a higher sale price. Do your research and go with a reputable company. From: Gennie Sent: Saturday, September 7, 2019 10:24:19 AM To: Naomi Evans Subject: Waddell Hi Naomi! I've discussed several options with my mom and she's ready to sell. She is open to getting the tenant prequalified if possible. I also began looking on Redfin for comps. I filled out a few things on Redfin and they contacted me via email. The Redfin agents are taking 1.5% commission or a minimum of $4500 (which would be 2% for the Eva property). They also give the buyer's agent 2.5% commission. Would you be able to match this (2% for Eva and 2% for West Cheryl, buyer's agent would get 2.5%)? With interest rates being low, you may be able to get the full commission on Eva if they can get prequalified (use those saleswoman skills). In hindsight, we should have just put the houses up for sale after Jacque, but we weren't sure exactly what to reinvest in. The HOA is a royal pain as of the last year as you already know. The thought of a possible recession is also pushing us to put the houses up for sale. I apologize if this puts you in somewhat of a pickle. We had no intention of being so indecisive. Hoping we can get through this smoothly. -Gennie

We needed to raise money quickly and decided to sell our vacation home in Pinetop, Arizona, which…read morehad the equity we needed Because we had to have funds within two weeks, we knew we couldn't go through the traditional real estate route, which takes months--fixing up the house, putting it on the market, and then paying a 6-7% commision when it finally sells 3-6 months later. So, we decided to go with a "we buy homes fast for cash" company and focused on those with good reviews. RIght away, we ran into problems finding a company that worked with rural vacation properties (like cabins and small houses such as ours). But Reed Lattin and All Homes AZ had absolutely no qualms with our property. They have over 10 years of experience and were used to dealing with homes of all kinds throughout Arizona. Reed was the complete professional, explaining the process thoroughly, He emphasized there were absolutely no sales commissions, fees, or costs of any kind, aside from the usual items addressed in escrow. For example, if you owe HOA fees or past property taxes, the escrow company would make sure these fees were paid to the appropriate authorities from the money you received in the sale. Reed was personable and laid-back. He didn't have any high pressure sales tactics that could make a customer feel uncomfortable. His escrow team at Pioneer Title Agency were also very friendly and responsive. (Thank you, Diana Olson and Debby Phillips!) The whole procedure went much quicker than I imagined. Reed met us in snowy weather in Pinetop just a few days after the initial phone call. That same day, we agreed to a sales price, and the house closed just a week later, with the funds wired to our bank account on the day of the close. What a smooth, easy process. Thank you so much, Reed!
