We received a number of different estimates for the home renovations we wanted to have done. Brook…read moreInvestment Properties (BIP) gave us the lowest estimate around and also ensured us that the quality of the work would be top notch because their work is based solely on referrals. We decided to go with them. They started the work on May 6 and included a contract which said the work would be completed by June 20. It wasn't anywhere close to being completed by that date. Honestly, I don't mind having to extend deadlines because life happens and things we can't control cause us to have to push deadlines back sometimes. The main problem I have with BIP is the fact that they simply do not communicate well. Actually the first week or two that they were on the job the communication was going really well. Mike and Josh both have great personalities and are very enjoyable to talk to and get to know. But after a couple of weeks on the job, the work started to slow down (they'd show up mid day and work for 2-3 hours and then leave for the day sometimes; other days they wouldn't show up at all) and the communication dropped off almost entirely. I had several conversations with them about this throughout the process and asked them to please communicate with me (text, call, anything!) to let me know when they planned to be there and what they were going to be working on that day. My wife and kids stay home while I work so it's important for me to know who's going to be there when. The job was finally "finished" on July 18 but even since then we've noticed several things they left undone or did incorrectly. One of the biggest issues I have (even more than the failure to communicate) is that they had to go in my attic to run wires for a couple of the rooms they were building. My attic is used for storage and I had spent a lot of time organizing it so things were easy to find. When Josh had to go up there, he assured me that anything they had to move would be put back the way they found it. However, everything in my attic is jumbled and moved around now and I'm going to have to re-organize it myself. Again, this wouldn't even be an issue if he had simply been honest and said "Listen, I'm going to have to move things around up there and you'll have to re-organize it yourself later." At least then I'd have been prepared for it. But don't tell me you're going to put things back the way you found it if you're not actually going to. I even found a half-empty soda bottle that had been left in my attic. Pros: -very personable guys, friendly and jovial. Josh even gave 2 of my daughters birthday gifts since their birthdays occurred during the time of the project -when they are actually there doing work, they are working hard -they are very knowledgeable about all different kinds of work (electrical, plumbing, framing, HVAC, etc) -they were very active in the design of the space, which other contractors we spoke with refused to do -flexible to change plans even after the work had initially begun -they were the least expensive option around Cons: -extremely poor communication -didn't seem to prioritize the project -sometimes would show up and just sit in their vehicle in the driveway for extended periods of time without working -project took a month longer than quoted -personal property in attic not respected -tools left lying around after completion -little things not complete (drain pipe left dissassembled, wall outlet put in upside down) Overall, if price is your main concern and you're ok with the project taking longer you might find Brook Investment Properties satisfactory.

DO NOT recommend this business unless you like sweating to death with no A/C or your home hovering at 50° on a weekend in January.

I called Clark Heating and Air because my AC wasn't cooling. They came out same day and diagnosed…read morethe problem. Because it was low on freon, it was kicking off the fan each time it would come on. I found Clark's prices for freon to be outrageous. Was it because I was an older lady by myself and he thought I didn't know any better? I don't know, but I own several rentals and know what freon costs. Anyway, I shut him down and told him to do nothing, paid the basic service fee and sent him on his way. I called Allen's Heating and Air, they came same day, added same amount of freon as Clark's was recommending. Even with paying a second service fee plus the freon, my bill from Allen's Heating and Air was literally half what Clark was going to charge. Needless to say, I Do Not recommend Clark's Heating and Air.

TL/DR: $20,000+ resulted in more leaks than I started with, over 90 emails and several phone calls…read moreto get work done, interior work never started, roofers left and mess and broken equipment laying around. Roofers broke a/c and electrical outlets. Billing was slow to take payment. Owner was responsive but still didn't get the whole job finished. Where to start with this company. I contacted this company to do a new roof, repair my chimney and do some interior cleaning, drywall work and repainting in mid-February. The estimation and sales process was pretty smooth, though it took multiple emails and phone calls to get an estimate on the interior work. I selected Capital City Roofing because they have the best workmanship warranty around. I now know why. I guess the first red flag should have been when the salesman showed up during the roof install around 10:30 AM and told me the crew should be done in one day. This was after giving me an initial 2-and-a-half-day installation time. I have a very large house, with lots of peaks and valleys, tons of ridge vent space and more, so two and a half days seemed more than reasonable. The roofing crew was done by 8 PM that night, but they left my yard a mess, they left equipment in the driveway with a flat tire, they left supplies in my parking area and the exterior cameras showed very little effort to keep "broom to ground daily" as their contract specified. This led to me to start looking around. I noticed roofing nails in my yard, driveway, neighbors yard, in my air conditioning condenser unit, on my sidewalk and in my garden. Then I started to see that they left pieces of Styrofoam and roof backing plastic all over my yard, as my dog started chewing on it. I noticed busted electrical outlets on the exterior of my house that they used. That drove me to go into the attic and see what it looked like. The exhaust from my air conditioning evaporator unit had been completely disconnected from the unit and was hanging freely from the roof. They sent someone to fix that, but the fix violated building code and disconnected the flue exhaust completely from the ac unit. During the following rain, I had 4 leaks in my attic. Two at the chimney, one at the ac exhaust and one at the plumbing exhaust. The only leak that existed prior to the new roof install, was one at the chimney. I contacted the salesman, he came out and looked around and was very apathetic. Constantly used terms such as "these things happen," "no one is perfect," and "we've just been really busy these past few weeks". He reluctantly cleaned some of the nails and Styrofoam out of the yard, but I still picked up 73 nails later that week, to include over 20 in the a/c units. During the chimney repair, the workers left more equipment (to include broken equipment that was a safety hazard) and trash in the yard and they knocked the "repair" of the ac exhaust around, causing it to leak during the next rain. This was approximately 6 weeks into the whole process and I still hadn't heard anything about the interior repairs. After several emails and two phone calls, the salesman and owner finally came out and did a look around. The owner ensured me that after his walk-through there would be no more leaks and that he would get his "best guy" out for the interior work. That was around May 21st. I still have leaks around the AC exhaust and my interior work still isn't done. They did get the rest of the leaks resolved. I've given up on those other two parts getting done by them. This wasn't a small paycheck, this was a $20,000+ job. After 20 grand, there shouldn't be so many issues and when there are issues, it shouldn't take dozens of emails and phone calls for resolution. Someone qualified and licensed should have come out and did an "eyes-on" inspection of roof, yard and attic at the first sign of so many issues. Just imagine all the disabled and elderly people that cannot go into their attics to follow behind this company? Think about all the folks that don't have the experience to know what to look for after a job of this size that will be shafted 8 or 9 years down the road? Sloppy workmanship, low professionalism, and clearly just in a hurry to get to the next job site. Even after 90 emails to the salesman, owner, and billing, I still had to make a phone call and send extra emails just to get them to even run the payment so I could be done with them. The only reason I gave them two stars was for their attempt to come out and fix/repair issues. It took multiple emails and phone calls to get them out the second and third times. I pretty much gave up after that.
