Shower, black mold. When I moved in
    Rachael R.

ZERO STARS. Wow, such a terrible experience. Upon my move in they stated they had the apartment professionally cleaned and it in fact was not. I have photos attached if what I moved into. I was told that they have a resident clean all of the apartments jn exchange for a discounted rent so when I asked for them to have a different cleaning company come in or reimburse me for having my own cleaning company they said no. The duration of the lease was okay, way too much money for what you get. ZERO parking, be prepared to walk from the farthest parking lot to your unit. Upon my move out, I had the place professionally cleaned, carpets professionally cleaned (because they said at the last min if I didn't they would charge me. Does not say carpets need to be cleaned by a professionally in the lease agreement.) and they still charged me $300+ dollars for cleaning. I have attached the photos of the cleaning that they are charging me for... This place is a joke with poor management, they do whatever they can to take money from you and keep it in their pocket. AVOID 5 oaks at all cost. You can get a more affordable, and better place in Mt Juilet. Seriously look there first.

An excerpt of the communication sent to the tenants from the property office.

I can't make this stuff up... they literally sent out communication today advising to not do laundry or vacuum until after 10pm.

The pool is a cool place to be any day of the year.

The staff at The Pointe at Five Oaks are amazing! The amenities are great whether you like indoor workouts, or just taking a walk down non traffic busy streets, or enjoying the pool. New apartments being built and you have lots of variety layouts to choose from.

    Sunset from our balcony!

We love our apartment here! We have vaulted ceilings, and it is the perfect size for my boyfriend and I. The staff is so so nice and helpful, and our neighbors are lovely as well! And not to mention our views from the balcony are INCREDIBLE! Sunrise AND sunset! Definitely recommend. Very nice area and convenient location.

Perfect summer night grilling by the pool!

I lived at the Pointe @ 5 oaks for over a year. I loved my spacious floor plan, lots of natural light, covered patio, stainless steel updated appliances and the ability for an attached garage. The two room gym isn't like your average apartment gym it's has everything you need: free weights, cardio machines , weight machines, cables and they just added mirrors. The dog park is being built but the grounds are very dog friendly with plenty of dog stations. Office staff was always friendly!!

"Gated Community". It's simple: there's no gate whatsoever.

Avoid this place like the plague. First, their own description is incredibly dishonest. It's certainly not gated and the fencing is only in place for portions you can see from the road (see pictures). The "tennis center" simply doesn't exist and the complex's "aquatic center" is a small pool. You will get access to the neighborhood's golf course and clubhouse only if you pay the country club's membership fee and monthly dues, not from just signing a lease. Neither of these costs are included in your rent. Nor is there a discount and you pay the same as any other outsider would. Almost every neighbor I spoke with has dealt with innumerable problems including black mold, lack of parking, flooding garages, broken appliances, noise from pitiful insulation, theft, inexplicable charges, etc. All of which the staff and owner himself (Josh Creek) will refuse to deal with in a timely manner. I personally lodged complaints for 7 months and it wasn't until 3 weeks before I moved out that they removed the mold. The gaping hole in the drywall was NEVER repaired. The construction is shoddy at best and you WILL hear every conversation in adjacent units due to poorly insulated walls. On the day I told the staff for the 5th time that my exterior doors wouldn't even latch, I was told that a more important concern was watching my living room TV at an "excessive" volume past 10 PM. So I bought a decibel meter. Apparently their definition of excessive was 60-65 decibels, equivalent of quiet conversation. Wait, it gets even better!!! When I moved out, I was met with a $2600 (on top of $1500 security deposit after they refused to meet for an inspection) cleaning/repair cost for covering nail holes from hung pictures, "repainting" the entire apartment (unit was brand new when I moved), and carpet cleaning. This invoice, first and only, came in the mail 6 weeks after moving out and when it was about to be turned over to a collection agency. I can't decide what was the best part: 1) they pulled landscaping from apartments that weren't visible from the road and replanted them out front. 2) they insisted that all dogs be swabbed for their DNA so they could levy a fine if they found, collected, tested, and identified poo that hadn't been picked up. If you want to see pictures and documents proving the validity of this post, please e-mail AvoidThePointeAtFiveOaks@gmail.com. Seriously. That address is real and I'm more than happy to share. BOTTOM LINE: This complex and the management company are absolute frauds that lure renters to lease units by creating flashy and luxurious appearing exteriors. Their negligence to fulfill basic expectations of safe and comfortable housing in order to take advantage of the renter's trust is premeditated and habitual. Sadly, this disgustingly unethical behavior of Criterion 3 Lifestyles and the individual complexes has been and is, undoubtedly, still profitable. PS- Look at the non-recommended reviews. These are posted by the staff themselves. Need proof? Give em a call and ask for Janice Williams. Then Google other complexes managed by the same shady company, Criterion 3 Lifestyles, LLC: The Pointe at U of I The Pointe at WYO The Pointe at MSU (name changed to "The Social Campus" following so many terrible reviews) The Five Oaks neighborhood and club are rather upset that this complex exists due to their poor past reputation. ServePro was called after 6 months of continuous complaints and the substantial rent credit the owner mentions was $100/per month for 5 months, 1/16th of monthly rent. This was ONLY given retroactively after many, many discussions and almost 8 weeks after I had moved out. No one in their right mind would knowingly risk their health for a $100 a month.

We complained about mold coming from inside bath tub walls and was told just put bleach on it instead of being fixed. Says gated community but the gate hardly ever works properly. Had issues with the dishwasher for 4 years and instead of replacing it to fix the numerous issues it would just get a quick fix only to have issues again shortly after. The dishwasher right now is broken! It just runs hot air for hours until you turn it off without actually cleaning. I woke up early in the morning to the smell of burning. Opened the dishwasher and many things were melted. No water or anything just heat so baby bottles melted, a couple dishes melted. One straw actually burned on top of the wire at the bottom which could have caught on fire. I make my own baby food so the expensive part I use, melted. Also every year our ac would go out. It would freeze up. Our car was broken into even with it being locked and there are no cameras watching parking lot. I called and asked the front lady if there were cameras knowing there wasn't just to see what she would say. She lied saying there was so I asked to see the cameras to see who broke into my car and she said "Oh they only work sometimes" There's no cameras around the complex lol They just send out a letter stating to lock doors and don't have anything valuable. Even though people did lock there doors but were still getting broke into. One lady's who car got stolen! Rent is way too high for what you're paying for. If you're going to charge that much. Improve these types of issues. They raised the rent the last year we were there. Every year they say "We've made improvements to the property so we're raising the rent" Which was a load of bull. What improvements? lol Only thing they added was a couple of benches and a tiny grill station next to the dog poop area that I've never once seen used lol This place is a joke, they need to actually act like they care about their people. Even the maintenance guys will tell you the appliances and everything is a joke.

The mold has still not been taken care of and the walls have not been painted. I went to the Dr. today and I was diagnosed with bronchitis. It is 100% because of the mold because my covid test was negative and I have no other pre-existing conditions. I have never in my life been diagnosed with bronchitis and have to use an inhaler and antibiotics. The apartment managers have been nonchalant, non-empathetic, and completely rude about the entire thing. I am a senior citizen living in a building for active seniors. This is elder abuse which is a felony. They have done nothing except subject me and those living around me to danger. Mold spores have possibly attached to my lungs and may have crippled me and decreased my breathing capacity for the rest of my days. I want everyone to know how I have been treated and I will be filing a case with the housing authority.
