The staff is friendly, the area is quiet, maintenance is always quick and helpful, and they have community events like food trucks and a cornhole tournament!. I wanted to clear that up before someone gets gaslit into living here based on the owner's response to my experience. The cost of utilities I was charged here have still been the highest I've paid in utilities in all of the apartments I have lived in to date. I frequently called to make sure they weren't reading the wrong meter. We had moved out a month early and the utility bill remained as high as months when we did live a full month there. Also, I feel the way trash and sewer is divided amongst tenants is unfair. It was explained to me that trash and sewer was split equally amongst all of the units, this did not differ between one bedroom units and three bedroom units. So unfortunately if you are a two bedroom household you're still getting charged the same amount of trash as a family of four. I understand this is policy but I just want to warn others that their utilities will run high. As far as the fees I mentioned that are impossible to get out of. Although the fees are small the cost range depending on payment type, (ACH, Credit Card, Check) and all of them had a fee. I am personally one to try and avoid unnecessary fees and had emailed a leasing manger at the time of living there who told me that all of their payment options had fees. So if there was a free option, the leasing manager neglected to tell me and it was not an option in the booklet they provided at move in on how to pay rent. I was not given the option to walk the apartment before signing our lease but I understand how I should've asked. It should be policy to walk the unit before signing so future residents don't need to ask. My move in inspection form included many issues I had with the apartment including the scuffs, missing items, dents, etc. We did the inspection immediately upon move in. It wasn't until a week later when we fully moved that we found tampons behind the drawers of the bathroom cabinet, tampons and socks under and around the washer/dryer, bugs and crumbs on the top of the cabinets and in drawers. For the toilet concerns, I didn't know Reno was known for hard water which contributes to the mold growing in the toilet. I have never had a mold issue before or after moving into the apartment. I won't be blaming the hard water. I had to bleach clean the toilet at the end of every week to keep it from taking over the toilet. I understand you having your staffs back and admire that but I did indeed get yelled at by (I believe Michelle) when requesting a maintenance order for the black mold growing in my toilet. When I explained to her that I attempted to clean it with bleach but it continued to grow back she yelled at me that I should have never tried to fix the issue without consulting management first. Maybe we interpreted the conversation differently? After the conversation I stopped bleaching the toilet only for the maintenance guy to tell me that it was definitely black mold and to buy bleach tablets to fix it. What's the point in discussing the concerns if you're just going to lie and deny them? At the end of the day I would not recommend these apartments. The staff is not friendly and they do not care about your safety. Again, there are plenty friendlier, affordable, and cleanly apartments near UNR. Don't let these people take advantage of you or lie to you!

    I would not advise anyone to rent here…read more My car was towed from the resident parking garage even though I had my resident parking sticker exactly where we are told to display it. I spoke with management regarding being reimbursed the towing fees and they said they would not reimburse me. Even though I had not broken any rules regarding parking policy. I sued them in small claims court for the parking fees. They showed up in court to argue that they shouldn't have to pay me. The judge agreed with me and awarded me the towing fees plus court costs. They then started to tell the judge that they might appeal the decision. Eventually they paid me. There are three treadmills in the gym at Emory. I told them multiple times that one of the treadmills was malfunctioning. Every time I mentioned it, they acted like it was the first they had heard of it and said they would get right on it. Then it would never get fixed. I was telling them about this treadmill multiple times for over a year. Then one of the other treadmills started malfunctioning and I told them about this too and get the same treatment. I never heard any follow up on this and they were never fixed. They say they are luxury apartments but the common areas specifically hallways and especially stairwells are very dirty. There are always clumps of dog hair that keep accumulating. There was once an empty beer can in the stairwell for over two months before it was removed. Update after reply: My car being towed happened a while ago. However, the common areas being very dirty and the treadmills malfunctioning even after multiple notifications are recent issues. I moved out in December 2025 and they were both still ongoing issues at that time.

The woman who does the tours and initial leasing was wonderful and very responsive and helpful. However, once you are a resident, the responses from the front office staff were much slower, sometimes up to a week for me. The apartments are nice and new, I enjoyed the space and the views. When I moved in, I was told the pool and hot tub would be finished within that summer in 2024, the pool did not open for MONTHS after that with very few updates given even when I reached out to ask for a status. The pool/ hot tub would be closed often and remained closed at times for several days with little information about what was going on. I tried to leave on a good note even with these issues, however, the move out process was just as frustrating. The front office staff was unorganized, lacked communication and sometimes provided incorrect information to include telling me to leave my keys in the unit upon move out and then turning off my access to be able to get back in to leave them as instructed. To top it all off, I had not received my deposit back so I followed up with the front office three weeks later and was told that the checks come from their corporate office so she "assumed it was in the mail". After 30 days had passed, I looked up the corporate office info and sent an email. It took me threatening to file a claim in small claims court to get a response about where my check was.

Walking to ball games, the Art Museum, seeing a show, strolling along the Truckee River's River Walk, or exploring a host of interesting restaurants and bars, I have found life in downtown Reno much better than I earlier knew or imagined. And perhaps you don't want to get caught up in the busyness of the suburban explosion. Moving from California several years ago, I have found The Montage condominiums in downtown Reno one of my best moves ever. For many reasons, I assess The Montage to be the best current offering for downtown condo living in Reno. After checking the competitors, choosing The Montage was an easy choice, so much so that after several years I bought another second, larger unit. While it is an inappropriate location for children, there is a great mix between the 21-40 age group and the 55+. Best of all, I have found my neighbors to be about the most friendly I've encountered, and that most definitely includes the very capable staff. The HOA and Management also maintains a very nice social schedule with speakers and different events. The facility is very dog-friendly though I have never experienced noise problems with that. As a builder-lawsuit has restricted bank-financed purchases up to now, this hopefully will be resolved soon and the prices could spike. Beyond the many amenities, the building is kept spotless and up-to-date by a very competent maintenance staff while security guards and front desk staff monitor activities 24/7. In addition to a large swimming pool and two hot tubs open all year long, the sunny 6th floor pool deck is beautifully landscaped and also includes a full clubhouse and shade cabanas, and five gas grills. There is a large fitness center, meeting room, and business center/television/library. There is also generous on-site storage as well as separate bike storage. Subterranean gated parking protects your vehicle from any cold or heat extremes. This is fun, luxurious, turnkey downtown living that I am so pleased to have discovered!

    Run. Do NOT move here. Villas has a reputation for outrageous move out fees and I wish I had paid…read moremore attention to all the negative reviews saying the same thing. They are finding ways of passing on regular maintenance costs onto the renter. After staying here only a year I was told they needed to repaint the entire place due to holes in the wall. And I was slapped with a $2,300 painting fee ON TOP of taking my $500 deposit. You read that right- $2,800 they charged me to move out after 12 months. You'll find plenty more reviews with similar complaints. Just do a quick google search and you'll gain more insight. (There's even a Reddit thread where they charged someone $3k to move out and they took Villas to court and won the case). Please, please do yourself a favor and stay somewhere else. Save yourself the money and the stress of paying out the nose when you move. I greatly regret the day I signed that lease.
