Location+Staff+Property=WIN! About to start a 3rd lease in the same apartment. Absolutely love living at this location and feel our apartment has been a life saver this past year with the space and floor to ceiling windows offering great light. I haven't felt like I've been in lockdown at all with the light and location to such great outdoor spaces. I'm sad seeing negative ratings and reviews from people who don't give concrete examples and just complain. Or speak to things that aren't related to the building or management staff. Complaints about the package room are an example. Delivery people are responsible for entering information in the system so you are notified-NOT THE BUILDING STAFF. Unbiased complaints are endemic to Yelp. I get it. I've had legit complaints while living here too. But staff has always helped to the extent they have the power to. I think a lot of renters don't understand the legal limits of a lease and just chose to complain as a result. With any Yelp review, you have to read between the lines. I just signed my 3rd lease. I still give this place 5 stars. read more

Where should I begin. The management is consistently a pain. TWICE now has another car been found in my assigned parking space (which I DO pay for) and the management's resolution to the issue is to go to guest parking until they can either figure out whose car it is (which they don't even have access to all the time) or if they fail to find the owner to contact, they just put a warning sticker to tell the driver they are in someone else's spot. I understand that accidents may occur and people may park in the wrong parking space, but I am more upset with how the management handled this issue and the terrible experience I went through with them. Considering how monthly parking is not cheap (as I, like most of you probably, are a University student), I personally requested for a change in the parking space number because of the redundancy of finding someone else in my paid spot plus the hassle of having to move the car back and forth while waiting for my spot to open was ridiculous. TWICE have they given me a list of "available" parking spaces that I could switch to where there have been MULTIPLE spaces listed as "available" and then I go to that spot and find a car sitting there covered in a thick layer of dust (so it clearly has been sitting there for months). I brought up the issue of the management not being aware of which cars (or even tenants) are residing in these spots (which explains this consistent issue of cars being in the wrong spot) to the management office. Vicky, the assistant manager, completely ignored the fact that there were random abandoned cars in their "secured" parking garage (which if you go through their garage there are easily over ten cars sitting there COVERED with dust and even crude drawings on them revealing how old they've been there). Also, those cars are clearly taking up paid parking spots while tenants who are currently paying for those spaces (myself included) are having to go through this whole ordeal because Park Evanston doesn't know which spots are actually available or being rented out. Vicky was blatantly annoyed with having the issue brought up in the first place, and dismissed me immediately. She made it very obvious that she was tired of this situation and persisted for me to just choose a new spot and move on (as if I was the problem for their lack of awareness of their expensive parking spaces). She was just rude and this has not been the first time I have had to experience her attitude (and it probably won't be the last) where I have brought up an issue as a tenant and management simply responds with a (1) TERRIBLE attitude (2) MINIMAL help, and (3) overall a WASTE OF MY TIME (which they clearly do not care in the least as they did not even apologize for this inconvenience). As you can read from SEVERAL other reviews, the management is absolutely TERRIBLE and you should consider renting in nicer nearby apartment complexes nearby such as Evanston Place or The Link because Park Evanston just wants your money and does not offer any hospitality in return. There are also MANY tenants I have personally talked to who have shared experiences with the management team, so clearly their behavior is a reflection of them as a whole besides one individual member. *** Also for my previous review, I was responded with a copy-and-paste comment to email their team for resolution after my entire review was about how my experience with both their team and emailing conversation resulted in a WASTE of both my TIME and MONEY, so I will not be wasting any more by trying to further any conversations than I need to with management which clearly don't change since their negative reviews have been going on for years. read more

The highlights of Park Evanston are the friendly doormen and Trenton, one of the office managers. That's about where the perks of PE stop. The management is is pretty terrible and incredibly unresponsive to tenant requests. For example, some tenants received electricity bills as high as $400 for a month, while others received electricity bills as low as $20, despite having fairly similar actual usage. When asked for explanations, the building was fairly dismissive and unresponsive. The building is often over heated, with some units completely unbearable. Despite having the heat turned off, I personally still have to sleep with a fan running and my window open in December because otherwise its unbearable. Our in unit washer and dryer are barely functioning. Management ignored repeated requests to fix. Our pipes rattle absurdly loud multiple times a day. It can often wake us up at 4 am. When we moved in, the management refused to clean the carpets. The pool, which Park Evanston boasts, is open for about 3 months during the year. It is filled typically after memorial day and drained by labor day. The dry cleaning service is just a mail order service which does a pretty terrible job and we no longer have a mail room monitor. As such, its now up to tenants to monitor their packages with little building accountability. All in - Park Evanston charges a lot for very little. I would recommend checking out some of the other buildings in the Evanston region, such as Optima Horizons or Views which offer much more bang for the buck. read more

I had lived in the apartment for almost three years. Living in this apartment had been characterized nothing more than awful. While I am currently at a different city, living at a different kind of apartment, I would like to share my experience at Park Evanston to show what I did not like about this apartment. 1) I am not sure if she is still here. One of the management ladies (who was not on the managerial role) was often cranky. She seemed even condescending to the residents who were students. She can't do anything that would help you. You would always need to consult with the office manager to solve any problem with lease, move out, package delivery, etc. . I am not sure how she managed to get employed, but when I left here last year, I hadn't seen her for a while. Hopefully, she left for the sake of the residents. 2) Doormen or women: they weren't that nice people except for two people. I wish I remember their names, but one guy was always on night shift and the other was an old, black female lady- she was really nice, an outlier in this apartment's ambience. On one occasion, I even got into a fight with a doorman named Jackson who insisted that I leave the business lounge when I was using it at 3 am during the final exam week. The business lounge is 24hr available according to terms, but he nonetheless insisted it closes at 3. Why does he set up rules by himself? Anyways, it was a flagrant treatment of a resident who was already under stressful condition explicitly preparing for an exam. Clearly shows how the staff here had been trained. 3) They used to increase rent price by ridiculous amounts when residents renew. It was always about 8% or higher upon renewal all the while the services they provide for the residents had always been sub-par with the "luxury apartment" they embrace in marketing. 4) Unending construction without any consideration for residents who would be home during the day time. In fact, many of the students who were residents were at home during this period! This has been elucidated by other reviewers, so please read about it if you are interested find. Hope things got better after I left last Summer. It's weird why I am writing this review at this time. I just felt responsible for writing this review to help current or future NU students find a good place to stat where they can call their home. As there are a lot of resident places in Evanston, please feel free to ask around and explore. I don't want to use a cliche', but don't judge a book by its cover and don't judge Park Evanston by its cover. *Regardless, I have just found one good thing about Park Evanston - maintenance team members and cleaners are true gentlemen and quick to resolve any problem I asked for. Good: The gym and pool have stunning views and there are great amenities for students such as a business center with a conference room to have meetings. You can also rent out the recreational room, which has a pool table and 2 tvs, for a price and have relatively nice party. There's also a security person on duty 24/7, which seems a bit superfluous in a town like Evanston. The units, overall, are pretty spacious and probably one of the best you can rent in Evanston. The leasing agent there is also very helpful. Bad: The management team doesn't really appear to do much. All utilities and other ancillary costs are billed by a 3rd party company, but you pay those cost along with your monthly rent, which is slightly inconvenient. Also, I would read the lease carefully whenever you're prompted to do something by the property management as they may ask you to do things that aren't required of you according to the lease. You're also forced to use the apartment's preferred satellite and internet service provider. Their internet service provider is EXTREMELY slow and the connections are not stable. You also can't receive high definition unless you purchase a satellite receiver through direct TV. The in unit laundry machines can be convenient when they're not breaking down. In terms of aesthetics and cleanliness, it's a really nice place to live but given all the hassles, I'm not sure it's worth the $2,600 - $2,800 per month you'll be dishing out. read more

Move-in is incredibly slow and inconvenient. No effiiciency and new information is thrown at you every day of new things you need to do before you move-in. No option for electronic payment for move-in, and I mean we're living in year 2013. Everything is all over the place and takes hours and hours to get everything set up before you move in. Park Evanston's ok. In general, the staff is pretty friendly, especially most of the doorman, except for one of them -- an older guy who's kinda always sharp and a bit rude. The package management system is a load of crap though, only being open at certain (rather restricted) hours and the management staff just always seems to close up 10-15mins before the supposed end time. Apartment's pretty nice though and has really nice views. The carpeting in the living room and bedrooms is solid quality and kitchen area has a bunch of spacious cupboards. Kitchen sink doesn't have a disposal unit though, and the counter tops aren't heat resistant. Floor to ceiling windows are plentiful and they look good. Amenities are just decent. 24 hour fitness is all good and nice, but the area's fairly small and the equipment isn't very full. read more

I lived here before most of the negative reviews were posted. It is unfortunate that such a nice building appears to have gone downhill because of management changes, but this is not the first time I have seen a really nice building become unbearable due to the management (where I live now in Lincoln Park has been a nightmare, despite being a nice building in every other way). I guess when you look for a place, the usual factors (floor plans, rental price, amenities, etc) are only part of the story. So, that's unfortunate because I really liked this building, the units, the location, and the gym on top. My apt was on the South side, and there were some kind of fans coming out of the garage or the retail next door - and it was nice because it drowned out any noise from Chicago Ave, even on a low-ish floor. I never heard my neighbors either. Later on, I moved to another unit as a sublet - and again I thought it was a great unit. It was higher up and I never heard anything. Everything worked and I don't remember even having to call maintenance the whole time I lived there. The new reviews are a different story, it seems. The parking is convenient, and being above Whole Foods was even more convenient. You can walk to everything here, though certain parts of NU are going to be pretty far of a hike especially in the cold (North Campus / Tech, Kellogg). I was actually thinking this could be a place I'd move back to (I really liked it a lot) but what I've read here is giving me second thoughts. I do agree with the person who posted that the units can get very hot. You either have heat or ac based on which mode the building is in. You can't put AC on in a hot day if they already converted (May and October are the worst for this). Sometimes I think there should be a show like "Tabatha's Salon Takeover" for building management offices with issues like the ones posted here. It's really not that hard to do things right for the people who live in a building, with the right direction. Nothing was ever an issue when I lived there, and if they can resolve the complaints in these reviews, it could easily go back to being the great building it was in the past. read more

The staff is very inefficient in responding to health concerns. The tap water in my apartment started having a strong skunky/chemical smell from time to time. I reported this issue days ago. The leasing office said that the problem would be addressed and suggested that they would first try changing the faucets. I do not think that would help in any way, and I will have to wait for several days before I can talk to the maintenance supervisor! They ignored my suggestion with inspecting the water pipes in my apartment. Meanwhile, my roommate and I have to drink bottled water. I DO NOT want to wait for days while not being able to use running water. read more

This apartment building is generally nice, besides ridiculous central heating. However the management is beyond rude, cheap, and frivolous. They are so bad in fact that they charged us frivolous and untrue claims, such as them losing our keys at the end of the year and charging us for it and charging an absurd rate for simply using their blinds. Oh important update- the building is wired so poorly that the Internet is borderline unusable. Good luck getting any connectivity; I usually walk up to campus if i need to use the Internet. Yea it is that bad. If I were you I would look at 1717 or E2 over Park Evanston. The units there are priced competitively and it would stand to reason that they are better than this dump because this building frankly couldn't be any worse. read more

Reasons you don't want to leave at Park Evanston: - AUM (American Utility Management), since they switched to this Utility billing service last year, our bills have more than tripled! Going from ~$30 to more than $100! Just google them you'll see. - Heating/Cooling: America don't give a sh*t about energy/climate. Be ready to open the windows in Winter. Currently 80F, even if we tuned off the heating; we still can feel the central heating. And guess what, we are paying for this energy waste, ridiculous. Same problem with AC the other way around. - Took a month to fix one elevator! be ready to wait a long long time, or exercice a lot. - Huge renovation for several months now, I'm ok with it, but noise is outside of the promised hours, and also on the weekends. - Prices get ridiculously high, poor students. - Management is not really friendly (except the new lady) Could be great, but many little things are ruining a bit the experience at Park Evanston unfortunately. We still like The Park Evanston better than any other apartment or condo in Chicago or Evanston or anywhere else we've looked at. We've never seen a better view, a nicer pool or lovelier landscaping. We like it more and more, and have lived here almost 18 years. Martin, Ziggy and Henry are quick to respond to any maintenance request. Assistant Manager Vicky is always helpful and cheery. I think it should be known that I made a yelp account today for the sole purpose of writing a review for this place. Mainly the management and leasing office. I had no idea that other people had such problems with them as well, and I'm sorely regretting not looking up the apartment reviews for Park Evanston before renting a unit here. I, like many others apparently, had a hell of a time dealing with the leasing office and the absolutely incompetent people who work there, who all reside under the hand of their indescribably rude and stone faced ruler, Vicki. I hope people take my advice that when I say to students, STAY AWAY. The office staff look after the older tenants, but give about a range of zero to no cares about the concerns of the many students that live here, and treat us as though we are significantly inferior to them. From the way my roommates and I had to deal with the nonsense the office gave us, I beg to differ on who is the inferior party here. We were charged multiple late fees on the grounds that they didn't receive our rent, when in actuality we had paid on time but they simply lost the check. Vicki was less than unhelpful in this situation, and spoke down to us in her snotty and unbelievably annoying way, as though it was OUR fault that they did not do their job properly. We were told we "had to pay it" and "there is nothing we can do". Her office minions knew nothing, and they all just told me that "we understand", and that "this must be frustrating for you" and "we will clear this up", when I got no such help, and instead was herded over to their assistant manager Vicki, who spent 20 minutes telling me that I was wrong that they messed up. Anyone can tell you that PE has a pool, and a 24 hour gym, and a doorman who I'm still not sure what his purpose is, as he simply sits there and watches you go inside, and is never there to let anyone in when he is actually needed. But if for the management office alone, I would tell ANYONE to stay away. Anyone who writes a good review and had a good experience here is someone out of college, who gets more respect from the staff than any student would. As tenants who pay the same as everyone else to stay in these overpriced facilities, I would say that we deserve the same respect any older tenant does, which is something the leasing office apparently does not agree with. read more

EDIT: BEWARE: My roommates and I paid a $500 security deposit when we signed our contract. When you move out, they WILL NOT return this security deposit to you because they claim it is an administrative fee. We were not careful enough at the time to make sure that our signed lease reflected this $500 security deposit. Very sneaky. Learn from my mistake and do not fall for their trick!! Original Review: I lived here for almost two years (2012-2014) and it has been a pleasant experience. The rent is on the higher end, but you do get what you pay for. Most importantly, the apartment is clean and the location is great. I have never had a bug problem and all the public areas are kept tidy. There is a Whole Foods next door as well as many restaurants, the library, and Lake Michigan within walking distance. Public transportation is about a 10 minute walk away. It can be loud sometimes because a lot of students live here, but you can call the doorman to check it out. There is a community room as well as a business lounge area where there are computers and printers for residents to use. On holidays, they sometimes host community parties or offer free food in the lobby, which is a nice gesture. Management was a bit difficult to get a hold of the first year I lived here, but it has gotten much better my second year and I haven't had a problem since! They answered all of my questions promptly and are nice to deal with. You pay for your actual usage for most utilities except for heat. They take the heating bill for the entire building and figure out each unit's bill based on the square footage and number of people living in the unit. It's a fair system, but prepare for exorbitant heating bills from November to February. Package receiving is both a positive and negative experience. It is convenient to not have to worry about packages getting stolen, however, picking up packages can be a dreadful experience. The woman who is in charge of the packages (Grace) acts like she doesn't want to be there. She is frequently grouchy, talks in a condescending manner to me, and blames me for her mistakes!! I no longer ship my packages here just so I don't have to deal with her. Overall, good experience and if you are willing to pay the price, you'll probably enjoy living here. read more

As a student, i have been moving every year for the last 7 years of my life. I've lived in dumpy places, I've lived in high end apartments. However living at the Park Evanston and dealing with the management staff has been the most stressful experience I've had by far. When you are looking to move in, the management staff is incredibly communicative and helpful, but good luck ever having them be of any use to you once you've signed your lease. On average, it takes about 3 calls/e-mails for anyone to get back to me. Hardly ever have my questions or concerns been adequately responded to. I have never had to literally chase someone down to get a response, but I have had to every single time with The Park Evanston. They brought in people to take apart/deep clean my apartment PRIOR to the end of my lease without telling me. I was even aggressively yelled at during move-out by staff due to misinformation on their end. While the location, friendly maintenance staff (and most doormen), and building amenities are plusses, I wouldn't recommend this place to anyone because of the horrific experiences I've (and by the looks of it, others have) had with the management team. There are so many other places you could live at, pay exorbitant rent, and still have helpful management staff! read more

Maintenance always takes at least a few requests, communication is spotty at best, packages are rarely delivered on time (and the office is only open during certain periods that make it extremely hard for anyone working normal hours to ever receive packages). Save yourself stress, time, and money. Do not move to this building. Especially do not move to this building if you have a disability, are sensitive to noise, are student, if you're an older adult, or if you like to have a peaceful home. If you can afford it, move to another luxury apartment, if you can't, move into a normal apartment. This place kind of casts itself as a somewhat affordable luxury apartment, but it's not worth it. Either move to a real luxury apartment or don't. This place is some combination of the two and it's awful and really stressful. The view/location, though beautiful, isn't worth the arrogant, rude, staff and dysfunctional amenities. First off, moving in was a nightmare. Aside from the lovely Door People, the staff were so rude and unaccommodating. We had to move all of our stuff in during the middle of the night. The elevators are almost always out of service leaving lines of people in the hallways waiting. I've walked up 15 flights of stairs quicker than it takes to wait for that elevator. It's especially frustrating on long days when you just want to get home, but then have to end up waiting 15 minutes to get in the elevator and then stop on every single floor because there's so many people. This happens multiple times a week. The complex is under renovation (and probably will be for the next year or so). I've woken up several times to pounding on the wall and they often work way past the legal time of 5pm as well. To make it worse, the staff is completely unapologetic about it. They send us emails every week saying the same thing: be prepared for "noise, noise, noise!". I mean-- I get it. They have to renovate, but they could offer their tenants maybe coffee in the morning or even just be a little more sympathetic and apologetic about it-- but no, they treat us like scum. The heating and AC system is crap. We are always paying for air and heat we didn't use. The package room is always hard to get into and every other time I get a package I have to ask the door person to help me get the door open. The good things about this place are the views, the door people, and the fitness center. However, I will live the rest of my life in peace without it knowing that I will never have to deal with the BS of this apartment complex again! read more

This was our first time with apartment living as we each had houses before we married. We both love this place! The front door staff is amazing, kind and helpful. The management staff is friendly, engaging and very responsive to every request we have made. The maintenance staff and the housekeeping staff do their best every single day to make and keep this building clean and well run. We have not had any negative experiences. We are definitely older than most of the residents-there a lot of students. Most of them are polite and it has never been too noisy late at night. The location is perfect. Our view amazing. We can't say enough about how happy we are living here. We have not had any of the negative experiences as reported by others. read more

There are definitely 2 sides to every story, and that's true about the Park Apartments. Yes, it is a "nice" building, conveniently located. That is, if you like to live on the busiest street in Evanston, or on the opposite side of the building, being wakened at 5:00 a.m. every morning by the trucks in the back alley. And the much talked about views - they're great - as long as you can afford to pay to live above about Floor 10. The price goes up as you go up in floor, i.e., Floors 2-5 have almost "no view." I have to laugh when they say "abundant closet space." There is one large walk-in closet, and a coat closet, in my 1 bedroom/Den apartment. Not exactly "abudandant," and storage spaces have additional monthly cost. Parking fees are ludicrous and way out of line with other parking in the community. The only plus is that it is covered, but it is is NO WAY safe, for cars or for the driver - completelely open to the "outside world" - so it's cold, it's totally accessible by thieves and anyone that wants to walk in - and all this for double the cost of similar apartments nearby. The kitchens are huge disappointments. The refrigerators are a nice brand, but not full size. Ditto for the washer/dryer. There is no disposal, so as in 1950, you have to bag your leftover food and carry it to the refuse chute each night or know it's going to stink in the morining. There is NO pantry. Not one. There are cabinets. but I've never lived anywhere with less adequate storage. The heating/cooling system is abyssmal and disastrous. Yes, it's individually controlled - but management decides when you will have heat or cooling. If it's cold out and the heat has been turned off - yes, you will be cold until the weather warms up. Totally asinine, since this IS Chicago. The concierage - a very nice person - when he is there. To his credit, he does have to "make rounds" and deserve a dinner break,etc., but I see him there less than half the times I go by. All of this for cost that is as much as if not much more than other complexes nearby. The only true amenities are the workout room and the pool. You can pay a lot less to live somewhere else, and get a health club membership instead. Almost every extra in the building costs extra money. This place is incredibly over-rated. It's very typical in that the management treats you like gold until you move in, then poof! They disappear! read more

I love this place! I am a new student in northwestern and I'm glad I chose park Evanston so my quarter went well! There's a community room,business center and a gym, so I can stay in the building for everything except going to classes. It's is solo convenient. More importantly the management team are super friendly and do their job! I usually have my maintenance request fixed within a day, often same day. I also enjoy it because they have parties often! Food are good, oyster, shrimps and lobster, all kinds of meat and vegi and desserts. It's just a great EXPERIENCE living here. read more

Warning ! building and individual apartments run very, very warm. Internal building temp is 'set' to 'warm only' in early October with no flexibility to change if a warm front comes thru. Well, this week we have 70's and 80's and it is unbearable. I have south view on mid level floor and it was 82 degrees in my apartment last night ! This is with windows opened up to max ! ......back to the dorm room ? Omg. Lets see , 61 degrees outside but 82 degrees in my bedroom....the windows only open 3 inches ! This is not management problem just design of building heating and cooling system . Keep in mind the reverse happens when they put "cool only" on in June....you will freeze in cold front comes thru ! Congrats on getting into Kellogg! The Park Evanston is pretty darn horrible. Several anecdotes: 1. We asked to move into our apartment mid-August, but they pressured us to sign for August 1. We paid for the extra two weeks, and then when we arrived we realized that the building had never turned off the AC after the previous tenant left (did they even clean the apartment? We got stuck with ~$200 bill of running the AC when we weren't even there. Building management said it was OUR fault for not showing up on the first day of the lease. They refused to even acknowledge it was their responsibility to check the apartment after the previous tenant moved out. 2. Our microwave doesn't work 3. In-unit dryer doesn't work. They tried to fix it twice and gave up apparently. 4. Toilet doesn't work 5. Mold growing in the bathroom. We were told they wouldn't fix this. 6. They turn off the AC just in time for Indian Summer so the rooms are a toasty 90 degrees every day you get back from class for two weeks, and there is a horrible wind tunnel every morning between the Park Evanston and Whole Foods that blows you away on the way to class. 7. They turn off a bunch of elevators - once, it took five minutes (no joke) for the elevator to open at the ground floor so I could get home 8. Package room closes at 6:30p. If you work, make sure you get home before then, otherwise you have to wait until the next day With the exception of the doormen, who are awesome, the building management just doesn't give two dimes about the tenants here. It would be bad under normal circumstances, but given that this is the most expensive building in Evanston, it's a sham. DON'T live here. I looked here and went with E2 which is closer to Northwestern campus, has much nicer / newer amenities (large gym, basketball court, basketball court, social areas, bbq pits, friendly staff, etc.) and is still way cheaper than The Park Evanston. This building has the most kind staff, a variety of amenities, and modern architecture inside and out. But i'm only just getting started. The downtown Evanston area is actually paradise. Whether it's the tasty restaurants, beautiful parks, the remodeled northwestern campus, an incredible view of the lake, the Park Evanston serves it all. You deserve much better facilities and service for the amount that you pay for an apartment in Park Evanston. The appliances in the apartments are old, it is near impossible to get your apartment to a reasonable temperature, the elevators are painfully slow, and the machines in the laundry room and business center often malfunction. Worst of all, the management is extremely rude. They dismiss complaints. One time, for instance, a smoke alarm was going off for days in the apartment next to mine. When I told management, they dismissed the complaint when there could've been an emergency and the noise penetrated the hallway. The complex may be struggling financially because they will also attempt to charge you for anything and everything. If you're looking for a nice apartment building in Evanston, turn to the Blue Whale or Evanston Place. They may not boast as many services as Park Evanston, but Park Evanston's usually don't fulfill their purpose, and you'll be treated a lot better elsewhere. read more

We are a couple in our 60's and we do not have a lot of experience renting, but we have been very happy at The Park Evanston. Although we are older, residents at The Park are represented by all age groups, maybe more in the student range. Move-in was easy, repairs have been prompt and the office staff responsive. The apartment is quiet, the elevators respond quickly and the doormen have been quite helpful to us. The gym has all the right equipment for us and is never crowded. The views we have from our apartment are spectacular. The location in central Evanston, next door to Whole Foods cannot be beat. For what we need in an apartment, The Park Evanston has fit our needs well. read more

Although the apartments itself are very nice, the actual living experience, specifically dealing with the management staff, was the most tiring and frustrating and made me hate living there. Everyone in the management is extremely bureaucratic and just not understanding at all of individual situations and circumstances, and when trying to speak to someone they are extremely rude and curt. Considering how expensive it is to live there, they will do anything to get more money from residents so we got fined for every little thing or threatened with legal action on things we weren't even aware of, which was completely ridiculous. I think the administration takes advantage of the fact that we are students and they can treat us however they like. Their rigidity and lack of consideration makes living there so stressful and we had no desire to stay another year. The maintenance and the doormen however were all extremely pleasant and wonderful people. read more

I have been staying here for two years ,I like the doormen service and the management staff have always been helpful, just wish it had a Starbucks next door...Pests coffee is horrible! also, young professional adults/ college students they keep me updated and your in for a good conversation time to time. , winter times the snow is always gone the next morning. read more

it's my first time giving bad reviews on yelp because I'm quite upset and disappointed by the management. I've been living in the apartment for 3 years, and I'm generally happy with it. But I recently I'm really unhappy about my lease renewal process, and especially the attitudes the officers have shown to me and my roommate. I changed a new roommate for the coming year's lease, and we started working on the process half month before the new lease starting date on August. We got every material submitted and reveal before August, and got noticed the lease wouldn't show up until August 2nd. We said okay, we would be patient, and let the system proceed because we understood there might be technical problems causing the slow process. When it reached August 5th, and we still didn't receive any email we were promised to receive, and I couldn't even see any payment updates on rent cafe system using my old account. I got nervous because I knew the payment was due on the 5th, so I went to the office and asked would there still be late fee charge if the online system still couldn't process our payment. The girl asked us to wait for the email link, and said there would be any late fee. And I think it made sense because we hadn't even sign the contract.So we kept waiting, and on 6th and 7th, we finally got emails enabling us to log into rent cafe page to make our payment and sign the contract. But we still got the late fee of $75. I went to the office, asking about the late fee, but the officer was blaming me for not making a payment before 5th, and saying that why don't you make payment through check and other means? She was saying:" you could have called and asked us about the rent?" (As if I didn't walk into the office almost everyday checking on the updates and asking about the delay?) I said fine, and walk out. What I want to say here: 1) Wouldn't it be super sketchy if we pay the rent before we send in our payment? Even if I've been doing this for the past 3 years, but the unstable rent cafe page even got an old resident like me confused! Even so, I made the payment as soon as I got the email link. Yes,I do receive the rent amount 2 months before the lease start date. But without receiving and signing the contract, I don't think you have any reason to blame me for not sending in any checks. 2) I'm truly disappointed by the low efficiency, the defensive attitude, and the lack of considerations for the residents of the office. I felt as if I'm talking to ones I owed my money to, instead of people I could trust and rely on for providing me with good living service experience. Why couldn't the office give me better instruction long before something is off? When you know the system update's going to take a few days, why couldn't you suggest " please make payment in other ways in advance otherwise the system's gonna automatically charge you late fees" instead making us "worrying all days, not sure what to do, knocking at the office door, told to keep on waiting" all the time????!!!!! Things like that happens all the time to me and my friends who live in this apartment for different issues... Please, I would like to see service improvements ... And don't make things so confusing while blaming the residents who are the stupid ones! read more

The Park Evanston has great location. It locates at the downtown Evanston and is very close to NU campus. The doormen are friendly and the maintenance team is very efficient. However, I don't have great experience with the leasing office. Just as other comments said, they tend to ignore the tenants' needs. Compared with the leasing office in other apts, they are not negotiable and some kind of stick on their "rules". Sometimes my friend and I even think they don't want to let the tenants stay. When we needed to give them the 60-day notice to leave, they offered a very high rent. Our previous rent is used to be high because we chose a short term lease. We wanted to resign a long term lease with a reasonable price but were told that the rent was not negotiable. The rent they offered was much higher than the 12-month lease rent we saw at the first. So we decided to move out. However, when we searched for apts these days, we found that the rent posting on their website is much lower than the price they offered to us. It is ridiculous. So we went to their office stating the situation and asked if we can take the price and sign a new lease but do not move out. Usually the similar case is acceptable by other apt management team. The management team in my previous apt even help us to leave some furniture to the next tenants because the new tenants want to buy it. But we got rejected by the Park Evanston. I would recommend my friends not to choose this apt. Now I am looking forward to moving to my new apt with better amenity, more reasonable price and very thoughtful management team. read more

Nice building but not worth the cost. Rent, utilities, and small charges add up very quickly. Get prepared to be nickel and dimed for $200+ utility bills and $50 fees on top of the already high rent. read more

If I can do 0, I will def not give 1 star. Choosing this apartment is definitely one of the decisions I regret most this year. It has annoying noise every day coming from the internal construction, which has lasted months. It shut down the biking room and forced you to put ur bike in a basement but didn't give you access to basement (the only elevator that can take you downstairs has been always booked for whatever reason). Notwithstanding, Vicky in The leasing office is the real nightmare. She never cared about all those issues above, never treated you as a customer, but just consider you as a fatty check, requesting extra charge for everything she can imagine from her brain even without any solid justification or evidence. When you approached her to resolve any issue, she was indifferent, slow in replies, blamed you for lateness. She is definitely the worst person I met in this world. I may only consider recommending anyone else to live here, unless Vicky is fired. read more

Cheap quality for the price you pay, and rude management. Also, a few (of the many doormen they hire) do nothing but watch you open the door and pass through.
