We've lived at Amli for a year and a half and have really loved our home here! The apartments are large, bright and have a lot of in unit storage! We really love the green initiative that Amli takes. Our unit is always very nice and warm, we rarely used our heat through winter! The herb garden on the roof top is a really great part of the amenities! The maintenance staff and cleaning crew are friendly and quick to respond to the needs of the unit and building inside and out. The office staff is attentive, kind, and very helpful with any and all issues + they are enjoyable to work with, as they are kind and so friendly! The new Amli manager, Beric, has been wonderful to work with through our end of lease process. He and his staff have been very cooperative and kind, as we navigate moving through a pandemic. We would highly recommend anyone to the Amil homes. read more

There are a few positives about AMLI Evanston--such as spacious units that stay warm in winter without needing heat, a well-equipped fitness center, and a responsive maintenance team for basic tasks. But unfortunately, none of those outweigh the serious, ongoing issue that made my time here extremely difficult: persistent and unresolved noise disturbances. Sound insulation between units is almost nonexistent. From the unit above, I could regularly hear heavy footsteps that caused subtle floor vibrations, water running in the bathroom, appliances being plugged in, slamming doors, and even washer and dryer cycles. These noises happened frequently and unpredictably--especially in the early morning hours between 6 and 7 AM--often waking me up and making it hard to get back to sleep. I reported this issue consistently over the course of several months. I first brought it up in person and then followed up by email. The management office instructed me to call the emergency line whenever the noise occurred so it could be tracked. I did just that, calling during early morning disturbances as instructed. Later, I was told not to call again until an investigation was completed. After that, weeks went by with no update. Eventually, I was told that no action could be taken because the noise had not been verified during office hours--even though I had explained repeatedly that the disturbances occurred outside those hours. At one point, management even advised me to call the police to knock on my neighbor's door, which I found entirely impractical and unhelpful--especially given the early morning timing. In an effort to help, I stayed up through multiple mornings and recorded audio clips. Capturing the sounds was extremely difficult due to their low pitch and sporadic nature. After submitting the clips and receiving no reply, I followed up again. Only then was I told that I could call the emergency line to request a real-time investigation by on-call maintenance--a step that could have been communicated much earlier. Eventually, a maintenance staff member did visit around 6:30 AM and confirmed that the noise was not mechanical, but came from normal living activity in the unit above--exactly what I had been reporting all along. Even after this in-person confirmation, the management office concluded that the noise was "normal" and not excessive. That was the final response. No solution, no further assistance--despite months of communication, documentation, and repeated disruption to my sleep and daily life. In my eight years of apartment living, I've never experienced noise issues this severe, or such a disorganized and ineffective process for handling them. The lack of soundproofing is obvious--and something anyone could easily test during a short tour of the unit. Side note: If you're hoping to transfer to another unit to escape a noise issue, be aware that AMLI requires six successful rent payments and charges a transfer fee. In my case, the only real choices were to endure months of daily noise or pay a steep lease buy-out fee--which is ultimately what I had to do. read more

We've been at AMLI Evanston Apartments for a little over three months now and have been pretty pleased with our experience so far. The facilities are nice (lovely roof top garden, spacious and airy lounge with free coffee, 3 well equipped fitness rooms and even a dog sp).The maintenance staff is kind and responsive and do a good job of keeping the common areas clean. The one thing we don't like is that we frequently hear noise from our neighbors (individuals in the hallway, neighbor above walking or running water for a shower or bath) To be honest though, we haven't had lots of apartment living experience. Maybe, these kinds of noises are typical of apartment living, but we definitely notice them. read more

Noise issues in my unit are unbearable for the last few months. Constant loud rapping from the pipes and the building has stated they cannot fix it, and will not do anything to accomodate the issue. Do not rent unit 336 unless you want to be uncomfortable with noises that sound like a neighbor is hammering... always. read more

My boyfriend and I moved to the AMLI in May and we are LOVING it here! The rooftop is absolutely gorgeous and we love that there is a community garden that looks well-taken care of. The amenities are incredible. We love that we have accessible parking here and bike storage. When we quickly discovered that we needed extra storage a few months ago, Ari quickly let us know that there was an open storage unit on our floor around the corner from our unit. The management team here is incredibly responsive and proactive when it comes to maintenance, elevator closures, or even building events. Though the rent tends toward the more expensive side of Evanston, we absolutely feel as though we are getting what we're paying and more with the location and proximity to the lake. read more

This property is right in the heart of everything in Evanston. It is perfectly situated by Whole Foods, Trader Joes, and Walgreens, and I love having Dollop coffee on-site. Access to the CTA or Metra is super easy too from the property. You really don't need a car to live here. Plus, you are within walks of the beach and parks. The apartments are gorgeous with spacious floorplans, and there are so many amenities, including 24-hour gym, pilates room, and business center. I highly recommend living at Amli Evanston. The management team is amazing, the location is great, and the apartments are perfect. read more

Lived here for about six months while waiting on new home construction. Very nice facility and staff. This place is clean, bright, and the team is responsive to any requests. The residents are quiet and friendly. Great amenities like workout room, free coffee/hot chocolate, nice community, and available off-street parking. Very well maintained apartments. Close to a good selection of restaurants, the L-train and Metra, as well as small boutique shops, grocery stores, pharmacy, bank, etc. And it's a short 10-15 minute walk to downtown Evanston. You're very close to the lake and great neighborhoods if you want to just take an afternoon stroll or bike ride. read more

AMLI has been a great place to live so far! The staff are amazing and have helped me with everything I've needed in my move across the country. They have been accommodating in every way and they really make this place a place to call home. The complex is quiet, neighbourhood is great, neighbours are nice. From being conveniently located between both Chicago and Evanston with convenient public transportations, grocery, and restaurant options, AMLI is located just far enough from campus to keep most students from living there. We are so happy with our new community here at AMLI in Evanston. We moved from downtown Chicago. We are definitely enjoying the slower pace and how nice everyone is in the community and around Evanston. Great location as far as the Metra and purple line being across the street. We often take the metra into the city an can be downtown in 20 minutes. We also have a dog that enjoys the neighborhood an walks to the beaches nearby. I've been a resident since July 2019, and I've had an amazing experience here! The amenities such as the lounge with free and delicious coffee and fitness room are wonderful and very well maintained, I especially love the roof deck in the warmer months. On the rare occasion that I have a maintenance request it is handled within 24 hours or less. On top of that the staff in the leasing office is always extremely professional, helpful, and kind. The purple line and Metra are both less than a 5 minute walk, and the lake, Trader Joe's, and Binny's are in walking distance which ian added bonus. read more

I hate living here and if I could break my lease I would. Maintenance team is particularly bad and management is unresponsive. I've had issues with the thermostat in my unit for over a month now and put in 5 work order requests with maintenance and still don't have resolution. At best dealing with maintenance issues is inconvenient and at worst, I've spent hours without functioning heat in winter while they ask me to reset the breaker hoping the issue will resolve itself so they don't have to send anyone out. Maintenance team has been extremely condescending in discussing my issues with me and has a habit of closing work orders before a job is actually complete. There is no one actually on call to provide assistance outside of business hours, just an offsite call center that takes messages and has someone call back during business hours. I am deeply dissatisfied with the ability to get help with building issues when I need it. read more

I'm 14 months into my 18 month lease, so I figured that I would come back and provide ya'll with a bit of an update about my experience. Most of the front office staff changed. They are cordial, but some of the least helpful people around. In my experience, the only thing they excel at is accepting rent checks on the first of the month and signing for packages that you have to pick up on weekends because the offices closes at 6pm. Other than that, I haven't really figured out their purpose. I know this is community living, but the walls are paper thin. Amli, since this is a new building that you built from the ground up, it would have been great if you would have invested in more insulation between apartments. I hear the residents above me walking ALL night long, entire conversations from my neighbors and music blaring from apartment ACROSS the courtyard from me. The people above me stomp all of the time and it feels like the roof is going to cave in. Additionally, whenever someone cooks or sprays pesticides, the smell ends up in my place. A few times, my apartment has been a horrid and vomit inducing combination of Raid, grilled onions and curry - and it wasn't even my doing! Sadly, Febreeze cannot rid the apartment of the stench. Since this is a pet friendly - yet 'luxe' building, I would recommend that Amli invest in daily cleaning of the elevators and hallways. I've seen hair - yes, people, hair - in the hallway for longer than a week at a time. The dog smell has been so disgusting that I've had to spray the elevators with my own air freshener. And, speaking of dogs...they are cute, but annoying a hell after a long day at work. Because the walls of tissue thin, when one dog barks, every dog within earshot starts barking - and it can last for quite a long time. Not the best way to relax. I'll admit that I'm torn about renewing my lease when the time comes later this year. i love the convenience to the 'L' and the metra as well as the close proximity to the lake, but the noise and grit of the building has me really considering where i invest my nearly $2,000/month for rent in Evanston. read more

Amli has been very flexible and easy to work with as far as getting an apartment. Yes, you get the usual salesly approach since it is a professionally managed building, but the Staff is genuinely helpful and not pushy. The apartment have a wide variety of layout (almost too many to keep track!) and the gym is not busy, which is great. I liked the location and for Evanston the price is not bad with a garage option. They also have a generous referral program which we took advantage of and that was nice. PM me if you are interested, you will get a good move-in discount! read more

We moved into AMLI just a few days ago, and we couldn't be happier about how the process went. The AMLI Evanston team are friendly, organized, helpful and patient with the questions we've had as we transition to apartment living. In particular Amanda and Stephanie have gone above and beyond to help us get settled. When a couple of things in our apartment needed attention, the maintenance person came up right away to take care of the issues to our satisfaction. Our apartment is quiet, which is quite a pleasant surprise considering we're close to the train and we live on the dog friendly floor in the building. The amenities are great--the rooftop, business center and fitness facility in particular. Through my entire year of residence here... Pro: 1. Great common space, for example the workout room has many equipment, very clean and doesn't have a bad smell. There's a great common room, bright and spacious, serves "starbucks coffee" although I feel they just serve the ones you can buy from grocery store, it's very light and almost taste like water 2. Many community activities, some are outside company promotion events, some are special occasion events. 3. Management is nice. Especially Alana, she is lovely. Con: 1. Neighbor noise. Expect hearing footsteps, music, TV or any sound from the unit above you. We brought this concern up during our initial tour and was told they have already addressed this issue and thicken the floor. Maybe not...We can hear door close, footsteps and other noise from our ceiling every day, sometimes can actually keep us awake at night. Brought this up to the management, and their response was "there's nothing we can do" but in nice words. 2. Poor in unit equipment condition. We have a broken broiler that the door doesn't shut well and the seal was fallen off. It's still usable though, just not to be expected by paying 1700+ for rent. The biggest issue was the dishwasher. It's always stinky, even leaving the pre-cleaned dishes for a day will make it unbearable, it never cleans your dishes, the soap compartment cover doesn't open almost all the time, every round of dishes we had to clean them minimum of 2-3 times before we can take them out, then rinse off the residue. 3. This one can be good or bad depending on your view but I consider bad. This is a LEED certified building, ie energy saving. It can get extremely warm in your unit during the winter. Temperature in my unit is in most cases, naturally 74-76 degrees, my heat never turns on during the winter. Good thing is that it will surprise you with a extremely cheap electric bill every month, but imagine trying to sleep in that temperature... I have to open windows every night to get some cool air in, many nights I wake up sweating, open the window and return to sleep, so that I can catch cold waking up... Overall, it's more bad than good for me as I brew my own coffee, don't go to workout too much. So in unit experience was not as pleasant and community benefits are not as important to me. 2 star is my best, would have been a 1 star if Alana is not there because the rest of management crew was actually not as professional. read more

My older mother moved there and unfortunately had to move out shortly after due to heath issues. It was a family gathering and we had out of town guests. My wife was about to prepare dinner, when she noticed water in the sink did not drain and started to accumulate in the sink. A plumbing problem. I called the office and requested a maintenance service call. Within minutes, Raul of the maintenance staff came to our apartment. He worked diligently and solved the problem (a clogged garbage disposal). We are seniors and are now in our sixth year as residents at AMLI Evanston. This is a great building with superb office personnel supervised by Alana, the community manager. Raul and Fernando are the maintenance staff. We lived at AMLI Evanston for approximately 10 1/2 months. We signed a 12 month lease at the beginning of 2016. We went under contract to buy a condo near the end of the year, and were closing on it with 2 months left on our lease at AMLI. I went into the AMLI office and asked what options we had to get out of our lease as far as sub letting, etc. Tara explained that they had an option that would work for us. If we turn in our keys, and paid $880 worth of remaining rent, we would not be responsible for any rent if someone rented our unit. But if someone did not rent our unit, we would be possible for any remaining rent. It was also explained that we didn't have anything to lose by choosing this option. I sent them an email giving them 60 days notice that we planned on vacating our unit, and that we wanted to participate in the reletting program, and never received a response. My girlfriend followed up with Tara on the day we were moving out, and we were told that all we needed to do was leave our keys in their dropbox once we moved out, and we would be all set. At the beginning of the following week, I tried calling Tara to confirm the keys were received and we were all set, but I ended up speaking to the building manager Joe. He said that the information I received was incorrect, and that the $880 worth of rent would not actually be applied to our rent, but was a reletting fee. We would still be responsible for all rent due for that period. After explaining that was not what I was told when we decided to pursue this option, he said he would look into it and give me a call back. A few hours later, I received a call back from Joe, and he had stated that according to our lease, that there was no other option for us at this time. We could not change our mind about joining the reletting program because they had already begun painting our unit, so we could not regain access to it. He also said that the $880 covered any marketing costs needed to market the unit, and any repairs needed to get the unit ready for rental. We were very frustrated, but ended the call on OK terms since this was apparently our only option. It's now been a few weeks, they've increased the rate of our unit by several hundred dollars, making it the most expensive unit in it's tier. They also sent us an invoice for $500 to repair flooring in the kitchen that sustained water damage. We expressed our confusion about this invoice because of my conversation with Joe where he explained that our $880 fee covered repairs. We were told that is also not the case. I want to know, why bother answering any questions if all of the information provided is going to be inaccurate? We're now paying 2 months of rent to not live there. We've paid an additional $880 in fees, to not live there. And now they want an additional $500 for us to not live there. Had we been given correct information to our questions in December, we would be dealing with this, and just flushing more money down the toilet. We expressed our concern to AMLI's regional office and asked to speak to a regional manager.We were connected to Annie who we thought was the regional manager, and said she would get back to us after hearing our concerns. Now, after 4 days of following up, we find out that she is an Executive Assistant to the actual regional manager. The only response we received is literally an email saying "After reviewing the photos, the floor charge will have to stand." Not a call? Nothing to express an apology for the misinformation provided? Not a call to hear us out? We had to rely on our concerns getting expressed from one person to the next. Our only recourse at this point, is to go to better business bureau, and the Illinois States Attorneys consumer protection program. read more

We have lived at AMLI Evanston for over 3 years, and absolutely love it. The staff and crew area amazingly helpful, friendly, and just really wonderful people, especially Alana, Jocelyn, and Fernando. Any maintenance issues, which are few and far between, are addressed quickly. Monthly resident events, including eats from local restaurants, game nights, and complimentary workouts, are a blast. The amenities, including the lounge, fitness center, and package room, are beautiful, and so helpful, especially during cold Chicago winters. After 5 months, I thought I'd come back and update. The security issue seemed to have been mostly because of all the construction workers coming in and out (and whatever AMLI says, it was definitely a security issue), but construction is over so no more random workers plus AMLI has added a security guard. I definitely am not as worried about safety as I used to be. As for the management issues, no one ever followed up or apologized to me from corporate but the person in the office who had treated me horribly is no longer there, I won't speculate as to why but she's gone. And the rest of the office staff is SO NICE. Seriously, so so nice. So those are my updates to my previous review. As for the rest of it. It's got the glitches of a new place - heating/cooling always seems to be being reworked, ventilation was an issue they're working on, appliances have hiccups that need to be fixed. But they do address all these things when you bring them up. I absolutely love the lounge, it really is such a great thing to have an extra space in the winter to go when you have to get out of your apartment but can't go outside. read more

Most unfortunately, I am leaving AMLI Evanston. I always felt really safe. It is a community with a ton of diversity and international flair (a heavy Kellogg/NU faculty presence). In addition, all of the facilities are amazing. Ending the lease early might be quite onerous (I am renting until they find someone to rent my place), but if that is not an issue for you, it is a great place to live. Incidentally, I will buy you dinner at evanston's best restaurant if you end up renting my apartment from AMLI! read more

Good location close to the city, but only live here if you want to be surrounded with north shore entitled residents. They are rude and don't care about anyone's feelings. Have been moved to tears on multiple occasions, only move here if you don't care about being in a neighborly environment! The building may be pet friendly, but the people are not. Neighborhood is definitely good for pets and love the area- but animal owners here in the building can be abrasive, or aggressive. Management does a great job of signing for deliveries. Maintenance requests are resolved quickly. The building is very close to Metra and CTA. The one downside is that it is a new building, so AT&T requires a professional installation ($100) if you want Uverse. read more
