    Just moved in and apartment is filthy and needs a lot of work done, hot water is also orange!! Very upsetting.

    The staff was friendly, but I would not recommend living here. My apartment was uncomfortably hot…read morethroughout the summer. The thermostat consistently read between 76-80 degrees, but it always felt much hotter. When I first moved in, the AC worked well, but over time it got worse and was never properly fixed, even after submitting multiple work orders. One night, my AC went out completely in the middle of summer. The website listed this situation as an emergency work order due to the heat index, but when I called the emergency line, no one answered. Maintenance didn't show up until the next morning, and it took an entire week to repair. In the meantime, I was only given a small window unit for one room while the rest of my apartment stayed around 90 degrees and humid. It seems this was a common issue, as management even sent out an email to residents (see attached) essentially telling us to deal with the heat instead of fixing the root problem. Military residents should be especially cautious. When it came time for me to relocate, I experienced an Air Force-wide delay in receiving orders. Because of this, I wasn't able to submit my notice to vacate on time and was forced to pay an extra month's rent. Despite explaining the situation, management showed no flexibility. To make matters worse, they lost both my orders and my notice to vacate, and were unaware that I was moving out when I was turning in my keys . Overall, while the staff were polite, the living conditions and management practices were extremely frustrating. I would not recommend this complex.

My husband and I report it more times than we like, and sure the neighbors become quiet, but then later they will be happy to turn up that base so loud, you will hear it throughout the home. These neighbors do not care how many times they are told to stop, they are very disrespectful and love being a problem. I'm thankful the employees here have heard what we have been dealing with, and they told us its not ok, and we shouldnt have to hear anyones music like that. I am surprised these folks have not been evicted yet, they have been a real problem for 7 months now. It would be wonderful if we could have some quiet neighbors for a change. So if any of you reading this, is one who desires quiet time, then consider renting out elsewhere. This location for some reason always has bad neighbors, and it wont get resolved. Also not a fan of the valet trash. We need to be able to choose if we want to pay for that service or not, just like how we can choose to pay for special parking or not. We are paying for the trash compactor and valet. Not a fan. Let me add, that recently our neighbors have not been throwing their trash away properly. I just took a step on my balcony, and tell me why there is a pile of garbage such as; a raising canes bag, and empty bottles on the ground by our window? People its not hard to use your own trash can, and throw your garbage into the trash compactor. Why trash someone else's area? This is not the first time it has happened, last time it was several alcohol bottles laying around. The office needs to be more strict about this, and actually do a lot check of the complex, cause that is happening more often. Also people do not pick up after their dogs around here. Keep seeing more poop piles. Just trashy to look at and to smell. One more thing I want to share in hopes to help others. If for some reason you have to go month to month here, at least for this year ( 2025 ) its an extra $300 a month. Unfortunately my husband and I are dealing with a slow process of buying a house, so this makes us feel like we are being penalized for not signing a 12 month lease. Its not ideal. Not to mention what we may have to pay for moving out. Yes there is a fee for that. I feel like the corporate office running this complex could do better, because they are constantly changing their policies. Ever since we moved in here 3 years ago, there seems to be a new change of operation every 6-12 months, that comes with a surprise of more money all tenants owe each month. This place cannot seem to get enough money out of all of us. This entire review is why We dont feel like we are prospering at Prosper Gulfport. I keep finding more reasons to wanna move out as soon as possible. If you wanna go broke, move here. On the plus side, Amanda and the other staff members are very kind. I know they are limited on what they can do to better this complex, but their kindness and patience helps. Thank you, and I hope the best for everyone.

    DO NOT MOVE HERE - Absolute Nightmare…read more This place is an absolute dump. Horrible management. Horrible maintenance. Nothing ever gets fixed. Management is impossible to reach - they never answer the phone, never call back, and clearly do not care about residents. The stairs and railings are completely rusted and literally held together with nails (I have pictures). That alone should be a safety violation. My wife and I moved into The Preserve in October 2024. She was pregnant at the time, and we had our baby just a couple months later. What should have been a safe and quiet home turned into a complete nightmare. At first things seemed fine, but it quickly went downhill. Rules stopped being enforced: hallway noise at all hours, pool parties after curfew, parking chaos, and pets way over the supposed size/breed restrictions (dangerous breeds included). The gate to the property NEVER worked the entire 11 months we lived there. We paid extra for a "deluxe" unit that was supposed to include a washer and dryer. We didn't get one for the first THREE MONTHS and had to constantly beg until they finally delivered one. None of the issues on our pre-inspection checklist were ever addressed. The balcony railing wasn't secured, the balcony door was damaged and leaked air constantly, and the second bedroom ceiling fan light cover was cracked. That light cover eventually shattered while the fan was on - something that could have seriously hurt me, my wife, or our baby. Communication from management (especially Erin May) was beyond unprofessional. Notices for inspections and pest control were constantly wrong. The worst experience we had: maintenance and pest control tried to enter our apartment WITHOUT NOTICE while only my wife and baby were home. No warning, no call, nothing. If I had been home, this would have ended very differently - and not in their favor. This left my wife feeling unsafe in her own home for the rest of our lease. I reported it immediately, and management never responded. That says everything about how little they care about tenant safety or privacy. Even when maintenance admitted during an August inspection that our balcony was unsafe and needed repair, they never came back to fix it. That was the story of our entire stay - promises, excuses, and neglect. If you're considering living here, save yourself the nightmare. Read the other negative reviews (they're true) and RUN the other direction. This property needs a total overhaul from top to bottom, because right now it's nothing but a hazard with management that doesn't care at all.
