Roaches, snakes, mice, silverfish. Never have I lived in a place with so many bugs. We had to get them to spray our apartment for the first six months straight when we moved in. We stayed here for 3 years but should have moved sooner. There was never any parking. The price was ridiculous for south Mississippi, and they WILL raise your rent every lease renewal. The neighbors were loud, alcoholic and the police were called to the apartments every other week. The last six months we were there a couple was assaulted and robbed INSIDE the (never functioning) apartment gates. The gates break every week so they just leave them open, letting anyone in to break into cars or rob people. Look up news articles meaning the complex.
Our last 3 days at Arbor View, they replaced the shower heads and toilets with low-water pressure units (because they are cheap) and the water heater promptly exploded in our unit and 2 other units, sending water gushing for 30 minutes throughout the living room, bedroom, and downstairs neighbors apartments. They responded by putting a fan in the apartment. On our last day, maintenance checked the carpets with a water-detection unit and said they would need to replace the carpets due to the water never drying from the fan. We left the complex, with a clean unit left behind and all documents and keys turned into the property.
Fast forward 3 weeks later, I'm in a new state, and a brand-new, beautiful apartment, and I receive a bill for $400 from Arbor View for carpet replacement. Hilarious... why would I be responsible for your poor maintenance decisions? Not to mention it's a made-up number, as no full-apartment carpet is going to be replaced for $400. I turned the document over to my lawyer who drafted a debt validation letter sent to Arbor View. And I never heard anything from them again -- because the debt isn't valid, and I don't owe them anything for their own mistakes.
But that's unfortunate, as you shouldn't need a lawyer to protect yourself from sketchy property management companies. Especially ones you literally gave $30,000+ over 3 years. But way to reinforce all the horrible feelings engendered by the complex! If you want bugs, unsafe surroundings, obnoxious neighbors, and office staff that attempt to scam you, this is your place.
Otherwise there are much nicer properties on the coast, for much less money. I especially recommend the OS or Longbeach area depending on your need. Keep looking, and do not waste your time or money here. Most of the 5-star reviews seem fake.
