In my case, I had a signed representation agreement with my clients and was actively involved in their search. However, the clients had self-registered directly with the property prior to my broker registration being fully recognized in their system. I was later informed that commission eligibility was denied based on internal broker registration rules, including timing of registration and onsite participation requirements (such as pre-registration prior to tour involvement). This process places strict priority on system-based registration order, which can override outside broker representation if procedural steps are not completed in the required sequence. Providing lots of information for anyone who is thinking to lease at the property. The community is huge, over 20 buildings, and about 20 miles of property make up community. The property is nice, for the most part it is well kept, and clean. The units however do show their age. Inside the apartments most will have slightly outdated appliances, carpeted bedrooms, and from what I learned, most units will not be equipped with a microwave. For someone who is renting, this is an important feature. The community holds events for the residents each month, which I love. The pool, and fitness centers were kept clean and more modern. This will be a great place for anyone who is not too keen on brand new or updated appliances and simply looking for a quiet and safe neighborhood to live in.

My only complaint is that the current owner wants to call this community 10X at Jacaranda. This means nothing to potential residents while The Laurels captures our ambiance exactly. I'd expect the 10X people to have a much better marketing team. Come here to live. Be at least half as happy as us and life will be good.

We lived in Ventura Point for 7 months from April 2021 until January 2022. We lived on the top floor. I'll list a few pros and cons: Pros: -When making various maintenance requests, they were addressed reasonably and promptly. -Move-in and move-out were pretty smooth. We received our deposit back without issues and had a nice thank you note. -The staff was nice during our interactions. -The tall ceilings, impact windows, and general quality and condition of the apartment were above average (IMO). -If you have a bug issue, they have a service that comes once a week. -The amenities look nice although I did not use them. I see others use them so they are available. -A lot of parking is available. It may not be near the elevator or apartment but there's a lot available on university dr side. -Air filters are available, just ask the office staff Cons: -Common areas get dirty really quickly. This is more of issue with residents that can be difficult to control. The elevator floors would be sticky or have stains. Be careful during weekends and holidays. -No one will answer the phone. This wasn't an issue when we first came but the employee who we first made contact with had left. So...My husband would literally physically make trips to the office in order to speak to someone. He worked from home so he had this luxury. Many people do not. -The security gate has constant issues. There are times when it breaks down for various reasons. But it does get fixed. It's just unfortunate. -When the gate did work and you had visitors or delivery, the buzzing system did not always work. It did initially but at the end of our lease it stopped. Unsure if this was resolved. -The walls and hallway door is pretty thin. you can hear people talking outside. -Wish the laundry was full-size instead of the small combo. -You HAVE to pay for the trash valet but it's pretty convenient except for holiday weeks. But you can always go to the trash drop-off area. It's just not a pleasant place to be. We left because at the time the rental prices were going insane and we luckily closed on a house. We would've stayed longer if it wasn't for our 1 neighbor and his loud music. We actually enjoyed our time at Ventura. It's not perfect, but we did not have many issues. And there was no BS about returning the security deposit which was appreciative. If you have issues, I would contact Eric the manager directly over anyone else. She was much more responsive and informative.

The apartment itself is decent when everything is working, but the biggest issues are the overall condition of the property and the lack of enforcement of community rules. The entry gates are frequently broken or forced open, trash is often left outside the dumpsters, double parking is common, and loud gatherings in the common areas regularly disturb the community. As the parent of a 5-year-old, I don't feel comfortable letting my son fully enjoy the shared amenities as we had hoped. My wife also does not feel comfortable walking around the property alone at night because of the atmosphere in some of the common areas. I have also had several negative interactions with neighbors that made me feel unwelcome. While I can't speak for anyone else's experience, these interactions have significantly affected my family's quality of life. Maintenance requests typically take two to three weeks unless the issue is an emergency, and communication is much easier if you speak Spanish. My concern is not about anyone's background or circumstances. My concern is that community standards, security, and respect for shared spaces are not consistently enforced. These issues have continued throughout my tenancy despite complaints. I'm posting this review because I hope management takes these concerns seriously and makes meaningful improvements. This property has potential, but residents paying premium rent should be able to expect a safer, cleaner, and better-managed community.

She is the only employee I've had a bad experience with and seemed to make the other employees uncomfortable as well. It's frustrating since it's very expensive to live here but the manager lacks basic customer service skills.
