I moved in last year. I would not renew lease this year. Cons Compared to the rent, the service and maintenance do not worth the price. The heat barely reaches legal temperature. I contacted management office constantly for a month with no result. I finally gave up since it's getting warm. One light in the gym didn't work since I moved in. It was still not working after a year. The gym couldn't be used at night with the dime haunting light. Pros It is newly renovated and probably the only high-rise building in the nearby neighboorhood. That was the main reason I moved in. It is relatively quiet if you do not have a neighbor with four kids, which unfortunately I do. read more

Unfortunately to write a review i had to give at least one star but it deserves none. Beware beware!!!! Where to begin. The back yard is a mucky swamp. Can't be back there in the summer or you'll get bitten alive by bugs from all the standing water. There way to repair is to dig trenches and blow the water into them. The front walkway is a mess and all uneven. Watched a tenant fall and smash his head open. Had to be taken to the hospital. Garbage everywhere which equals rats! Smoke smell, cigarette and marijuana, is throughout the building inside an out. Now as far as safety. Been trying to get my locks changed for about a month. No one is checked upon walking into the building. The surrounding neighbor is sub par at best. Not a decent supermarket nearby. Now my biggest complaint that has gone unanswered unaddressed is the amount of unmasked people in the building. We are in a pandemic!!!! The property is in a micro cluster and people are walking around inside the building riding elevators unmasked. Being a severe asthmatic i live in fear of my health. I have made verbal complaints and have emailed management, with no response or results. I want out of this death trap. This is a major lawsuit just waiting to happen!!!! read more

Been trying to break my lease as we are in a global pandemic. I was told by leasing I can break my lease and the next day was told there was no possible way. My "brand new renovated apartment" has been broken since we moved in.. our door barely unlocks and our washer and dryer has broke twice. My boyfriend & I have been shopping around for apartments we came across the opal & we loved it. We told management almost immediately that we wanted the apartment. They had us wait about two weeks giving us the run around when we would ask if it was a yes or no. We had to reach out to them numerous of time to only find out that they decided to go with other tenants who moved in almost immediately. We settled on a different available apartment in the building they asked for all our information and there was no one else interested in that apartment so it was pretty much guaranteed we would get the apartment. We have 770+ credit scores, make more than enough & own a home in NJ. We wanted to move closer to family so it was the perfect place. After waiting a month of them giving us short answers we were told that our application was denied. Two simple words RACIST MANAGEMENT. We felt the vibe the first time we went to go see the apartment & ignored it thinking the best of people. Wouldn't recommend to anyone truly disgusted. read more

I can tell they were BAD for previous years. But they are improving positively from the beginning of 2016. The backyard has been renewed with dog run, grass, and child play zone. Most of hallways are still under constructions. They also doing renovations for vacant apartments (Rent will be increased for sure!!). The management, maintenance team are always helpful. The rent is still too high. You are looking about $1900 for a renovated studio. $2300 for a one bedroom. Parking is almost $200 per month. Is that too high for community which is closed to Jamaica Queens? And there is no subway around. But overall experience is still good. read more

Pros: The apartments are nice and relatively newer, as compared to the apartments near by. Its been over 2.5 years that we are living here. The 24 hour concierge is very helpful and friendly. That is the best part about this place. The gym is good and only $20 per month for the household which is a great price. The shuttle service is good during commute hours. cons: The train station is far and is a pain especially when it snows or its freezing cold to walk so much. the management office keeps on changing the manager every few months. In last three years, every time i go to the leasing office, i have to speak with the new manager who has no idea about your conversation regarding something you spoke to old manager, which becomes an issue - esp when old manager agreed to something and now you have to convince the new manager all over again. Whenever there were issues with apartment like bath tub clogging or something else, the staff was v responsive and would come immediately. But lately they changed the entire management company and now, its such a pain. You have to wait 3 days for a toilet clog or bath clog even in a 1 bedroom apartment. OR they ask you to go down and pick up the instruments and clean yourself. the new management is not very friendly, a bit rude and most of the times the office is closed on weekends, so its hard to get to see them. the rents are higher than the nearby vicinity, but given the amenities, they are OK. read more

I wish you could give this place minus 5 stars, because I would! 3 years after moving out and this place still makes my blood boil! The shuttle sounded like it was doable until I moved in. It was constantly broken down...from the seats on the shuttle to eventually the engine. Then we'd have to take livery cabs...which ps, they never call in advance. So you have to plan for time to wait in the lobby for one to appear, then fight your way into the cab pushing your neighbors aside just to get to workl. You'd think between 7 and 8:30am on weekdays they would understand that we have to go to work to OVERPAY for our apartments. Sheesh! I have no positive words for any of the building management. Yelenna is the most rude and condesending human to walk the property at the Opal. She's usleess...unless its time to threaten you with a 10-15% rent increase. Then she's all over you! The comman areas are always packed with kids...breaking things, running and screaming...most of which I'm sure don't live there. That nice pool table in the lounge...well, I hope you like looking at it because your never going to play on it! Either there's 45 kids in the room running around the table throwing balls at eachother or the pool cues are broken. The only positive thing I can saw about this place is that the apartments are/were nice. The bathrooms were clean, finishes & cabinets were pretty new and the amout of closet space is more than you get in most places. In all...if MANAGEMENT would actually MANAGE the building, it wouldn't be a bad place to live! read more

This building has to be the biggest mistake we ever made when we moved here! The managment is horrible, and are very disrespectful! Lived here for 2 years and hated it!! theres always a jungle of kids in the lobby area, with no parents, screwing around, being loud and treating the lobby as a playground. this building and management is not luxury at all! the building is situated in a run down neighborhood with nothing to do or anywhere to go, your best bet would be the new walgreens! stay away!!!! read more

The back yard has been completely closed for usage for 3 months now due to contstruction. And the tenants are not provided with an end date. We are told it won't be open till next year. We moved here purely for the access of the large backyard where kids can play and the dog run. Now we are paying the premium rent but can not access it at all for 6 months. read more

Stay away from this place!!! Been here 2 years and probably the worst decision of my life. 1. ABSOLUTELY WORST MANAGEMENT STAFF!! Other buildings will appreciate good tenants that pay on time and follow the rules. They don't care here. They simply want your money. Every year rent goes up for current tenants but they advertise (units comparable to yours) at a MUCH lower rate. I have lived at other buildings where if you are a good tenant and pay on time, they will give you an incentive to stay (such as one month free). 2. A LOT OF SMOKING!! Doesn't matter that its illegal to smoke indoors in NY, people don't care. Doesn't matter if its a fire hazard, management doesn't care. Doesn't matter how many tenants complain of this same issue (confirmed by front desk staff), management doesn't care. Doesn't matter where you are in the building, you will smell smoke and weed all times of the day in all areas of the building b/c it goes through the vents and into your unit. 3. Poor insulation so very cold in the winter despite heat on max, very hot in the summer despite A/C on max. 4. Poor sound insulation. Walls are thin. Many instances where dogs bark throughout the night. Good luck trying to sleep through that. 5. THIS IS NOT A "luxury high rise". The units/appliances are very low quality, confirmed by the maintenance staff. Management will spend thousands of dollars on common areas to attract new tenants ...which current tenants will pay for in increased rents, while new tenants get enticing lower rents. 6. Laundry room is a joke, never maintained and expensive to use. Clothes come out of the washer smelling awful, and out of the dryer wet. So unless you have a 2-3 bedroom, be prepared to do laundry outside the building (exactly what I've had to do for the last 2 years). 7. There is a 24 hr door man but there is no sense of security. Suspicious looking individuals always in the common area and it is WAY too easy for people to enter through side entrances and escape the doorman's view. My comments are based on my experience here and consistent with similar yelp reviews going back 3-4 years. You'd think they'd have learned by now. There are MANY other buildings to choose from that will provide you with more convenience, more amenities, and better living experience (probably for less rent as well). I moved out about 2 months ago because the rent is so high and the perks are not worth the price. it's has been 2 months since i moved from the Opal and they still have not returned my security deposit???? How long do you need? Should i charge them 50 dollars like they do when you're late on the rent? It's ridiculous!!!! I have been living at the Opal since July of 2009, and at first it was a great building to live in. A lot of the staff including Anthony, Harold, and the doormen, have been fantastic. My issue lies with the front office and rude and obnoxious individuals like Elena (Yolena as she prefers to be called). We have been great tenants, paying our rent on time, friendly with everyone in the building, even going so far as to buy presents for all the employees during the holidays, and buying a heater for the front desk in the winter (because for whatever reason the building didn't supply them with one, and it was FREEZING due to the door constantly opening. The issues first started with the Opal Shuttle...this would pick you up in the morning and drive you to the subway, however it was CONSTANTLY broken down and never worked. We were then forced to take 2 separate small vans to work in which everyone has to cram into every morning. They decided never to fix the orginal shuttle, so the 2 vans are what picks you up every day. The 2 bus drivers are great, really nice guys...but for everyone to squeeze onto those Vans is a little ridiculous. Not to mention that if you are even a minute late getting off the subway, you have to wait a whole 30 minutes for the next one to come. In addition, they have a dog run in the back, which was a big selling point for us. They advertise as having 2 dog runs, but its really just one dog run that has been sectioned off into 2 sections. The "2nd dog run" is about 5 feet by 6 feet...call that a "Run" if you will. The dog run NEVER has new bags for picking up after the dogs, so consequently, the entire dog run is overrun with dog feces and flies. The opal used to refill the dog run with new mulch to cover this, but this has only been done 2x in the 2 years I have lived here and it is disgusting. Another annoying thing is because of the fact that the area is very Hasidic and to abide by religion, on Fridays-Sat (THE BUSIEST DAYS OF THE WEEK IN TERMS OF PEOPLE COMING AND GOING IN THE BUILDING) 2 of the elevators stop on EVERY floor, so that Jews who cannot use electricity do not need to press a button to get off on the floor they want to. I understand this, but it is a HUGE inconvenience for everyone else. If you happen to get in that elevator, it will stop on every floor...and when you press the button for the elevator, sometimes that is the one you get stuck with. I have spent times waiting 15 min+ just for an elevator to show up on these days which is ridiculous. Another gripe is that anyone can come onto the premises. They have gates that open on the property, but they open for anyone and everyone...you don't need a pass or anything. So there are constantly people who do not live in the building on the property, and people park their cars there when they shouldn't. The management office is retarded as well....we have decided not to renew our lease because they tried to increase our rent $200, and for the same price I can live in DUMBO which is 5 min to my office instead of over an hour. We have sent Yolena paperwork that she needs to sign to prove we have lived in the building for 2 years. It doesn't take a lot, she literally just needs to sign off on it, but has decided to not do that for over 2 weeks now. We have called every day, and she still has not signed it, and now she is "on vacation". It is very evident she is bitter we are not renewing our lease so is trying to make things difficult for us, but we have gone above her and had everything sorted out. IF you want to live in a building where the management is incompetent, the quality of the people living there continues to decline, where the backyard is covered in dog sh*t, and a community where NOTHING is open on the weekends (due to religious observance), and NOTHING to do in the immediate area without a car, then by all means live here. You are MUCH better off looking at places in forest hills, however, and I highly suggest you look over there if you are considering the opal. These representatives gave me a great tour of this fine establishment and helped me choose a wonderful apartment. I was looking for a lovely place to enjoy my second retirement and this establishment offer me just what I'd hoped to find. A wonderful view, a concierge, gym, meeting rooms, library, door to door transport and other amenities; no more worry about snow, rain, sleet, and taxes. They helped me chose a bright airy and pleasant apartment and a kitchen "to die for." They made me feel at home from the first interview, it was a pleasant encounter. I know that I will be happy at The Opal, Ms. Schmid and Ms. Pineda, gave such wonderful vibes as agents, I could not have had better. I live here. The service is non-existent. Resolving issues is a hit or miss. I had an issue with a gas leak, had to call ConEd, ended up being a faulty installation by the building. Gas turned off and of course no handyman available to fix until tomorrow. Management clearly doesn't care once you sign the lease. So beware. Cleanliness also an issue and it is way too far from the subway. If you drive you need to pay 175 a month for parking. Overall, not good value for money and leaves a nasty taste in your month. The Opal is residential horror story. I've lived here 4 years now only because I attend St. John's, if it wasn't for the building geographic relativity I would've been gone. Let me tell you I am mortified on a daily basis, by the lack of professionalism and common courtesy shown by management and staff. Every year it seems they clean house in management, always optimistic I hope for better but in each restocking, the people are more and more incompetent, ghetto acting, and down right disrespectful. I was called heinous names just this week by the girl at the front desk and on top of that the newly appointed property manager had the audacity to call me on the lords day and scorn me for "my behavior" during the verbal assault directed at me. Oh yeah I also had torture and my life threatened by another staff member. I will go into further detail when I have the time. Just heed my advice and keep looking for somewhere else to live. Couple other things: gym sucks, families 6+ live in one bedroom units, no stainless steel appliances, everything breaks, walls are paper thin, kids run around with no parents on skate boards and scooters everywhere, the gym closes at 10, parkings 200 a month, weed smell on every floor, cock roaches on the first floor. I didn't have a yelp until now. I created this just to warn prospective tenants. I plan to put in writing everything that I've seen over 4 years at this place and send it to all the major news stations and publications. I will provide the link when I have it. read more

I read some of these reviews and wonder if it's the same apartment I am living in. Its either exaggerated or belated; or BOTH! I have been here for about 16 months and its not as horrible as these reviews are making it sound; at least not while I've been here. To start with, the units are really nice, clean and decent with very lush and beautiful grounds. All my visitors have complimented that, so it's not just my opinion. Yes, the pets sometimes seem to over extend their boundaries, but I see the new management is very serious with enforcing the pet regulations. Also, the kids now have a very nice play area, so no unnecessary noise. Yes talking about the management, these new guys are really professional. I can say this with so much confidence because I experienced a little bit of the former management who were really awful. In the past you could spend a whole week calling to solve an issue, without success to even talk to anyone. Sometimes you had to take the day off just to see them face to face to solve an issue that would have taken a 2-minutes call. They were really horrible. But the new management are the complete opposite. The present manager Derrick, is so nice, warm and helpful. I remember catching him up late when he was outside the office on his way leaving after work. He happily listened to me, went back into the office, put his computer back on to attend to me; I was impressed considering what I have seen here in the past. And the assistant property manager Erin, she's just wonderful. Always very courteous and ready to address any complains; face to face or over the phone. If I had this business I would hire these guys ten times over (particularly Derrick and Erin). And yes, the guys at the front desk (concierge)and the maintenance guys are really nice and efficient. Always ready to help and the few times I reported a maintenance issue, it got fixed before I got back from work. The shuttle does not break down constantly as I was made to believe initially. In my 16 months here I have experienced that less than 5 times (far less than the stoppages on some public transportation); and in each occasion they always make alternative transportation arrangement to take tenants to the train station. Yes, you loose some 5 -10 minutes once in a while but its incomparable to the other times it's always on schedule. Common guys, we experience breakdowns in personal cars and public transportation once in a while so give these guys a break. I am not saying the shuttle is 100% but it's effective and not as bad as I see it described. The facilities are adequate. The Laundromat is very adequate for this building. I have never for one day met more than 2 people in it, sometimes I feel it is underutilized. It only serves the one bedroom and studio apartments, since all the 2 bedroom apartments have washers and dryers in them. I use just one of the heaters in the winter and even then, I have to wake up at night and put it off. ACs are very effective also. However, the walls of the apartments are actually thin and you could hear loud conversations from outside; not too bad though but could be better. The gym is relatively well equipped and better than many I have seen in New York. For the initial price they offer, this apartment is not too bad. The doubts started coming after they start to increase the rent when renewing the lease, so that's what I think is not fair to the tenants. Overall, I am quite satisfied with the OPAL apartment in its present state; and my wife who just moved here, loves it. Hope they maintain this standard especially the WONDERFUL management and staff. read more

Sean, Thank you for responding to me yesterday as promised. (NOT) As you mentioned, Harold did respond to the leak. Unfortunately, responding and repairing are two independent issues. And yes, two leaks in one week in the same location impacting the same room at the same time is a major coincidence as well as a major inconvenience for me. I do not have a problem with maintenance, my problem is with the managements response or lack there of. As soon as this issue was reported, management should have made attempts to lessen the impact of the residents involved. At the very least, someone could have had the common courtesy to return my multiple attempts to contact the rental office. I would like to point out to you that I maintain an apartment at the Opal because it is supposed to be a luxury location for which I pay luxury prices. Toilet water, shower leaks and constant noise do not count as luxury to me. Yet, I am still paying for luxury. I have endured several months of noise while the building has undergone renovations. I accepted this in the hopes that with better living, better tenants may move in (less drug smoking and loud music, less of management doing nothing about it). In less than six months, I have had three leaks impacting my bathroom and my bedroom. I had to listen to my toilet ruin and air rattle the pipes behind the wall for two weeks before someone finally replaced the toilet. I have had to move everything out of my bedroom to replace carpet after a leak in the shower above me ruined the carpet. And finally, I have had to vacate my apartment completely after three of your maintenance workers (Harold, Vic and Jones) confirmed that sewer water was leaking into my only bathroom. In addition to this being extremely unsanitary it was dangerous because the water began to drip into the light fixture. In my opinion, these are the issues that you should have addressed in your late response to me. (And by the way, your understanding that the problem has been resolved is incorrect. The painter came yesterday and indicated that the wall was too saturated to be repaired) I do not want or accept your "apology" or explanation. What I do want is a full refund for my pain, suffering and inconvenience. I do not want the painters to come into my apartment to paint over the area. The only thing luxurious about The Opal is the price! (Granted it is new.) Management is forgetful, incompetent, and has the attitude you should be grateful to live there. Maintenance is slow and lazy. The building materials and appliances are the typical, sub-standard stuff used during the later part of the recent building boom. The drywall/sheetrock can not hold wall hangings - I even used the heavy duty stuff from Home Depot. And good luck trying to find a stud to nail into! As soon as the newness fades, it is just another regular apt bldg, but with an attitude, exorbinant price, and crappy old appliances! Elevators are frequently out of service. Most tenants are nice. But people do not clean up after their dogs. Kids run around screaming in the lobby during the day. Sometimes with parents/nannies sitting there ignoring them. Teens hang out loudly in the lobby at night. And the neighborhood and other apt complexes on the next block are something to beware of. Don't walk late at night or early in the morning! Date posted: 7/16/2009 UPDATE: I moved out shortly after that post. Recently, I was in the neighborhood and stopped by, saw a tenant I knew back in the day and struck up a conversation. The building continues to deteriorate. Management spackles, paints, cleans, etc. the lobby extensively, but that's it. They laid off good staff and hired cheaper temps. Elevators are left broken for weeks. The stairwells are crumby - moldy/peeling sheetrock from last autumn's heavy storms. Playground with broken swings and splintering wood. Exterior property lights broken leaving many dark spots that could be unsafe. Parking garage floods. And Yelena in the leasing office wants to jack up everyone's rent. It does not make sense to have the same person do new leases and lease renewals. She makes her commission on new leases, so it is no surprise that she wants higher turnover. The property manager spends most of his time at the Jamica building. There have been 4 assistant property managers since 2007 and all were incompetent. Tenant doesn't even know if there is a new assistant property manager or not. They flip apartments by resurfacing old appliances with aluminum and call it "new stainless steel." And the lease rent that they quote is the "preferred rent" which means that it is discounted, but the lease document actually has an official rent double that. This allows them to raise the rent you pay ("preferred rent") as high as they want upon renewal, up to the official contract rent. Once in, they got you and screw you with high prices and poor quality. At least, the lobby is nice and the front yard is landscaped! But that's it! Beauty is skin deep... read more

Please do your research before moving into this apartment. They have the most incompetent staff and management. They are also extremely unprofessional and participate in unethical business practices. This place is not worth the hassle. The location of this building is not very good if you commute using public transportation. Combine that with the fact that the apartment complex is about half a mile or more from any grocery store and other essentials this place isn't worth the price. If you don't own a car or commute this place is not for you. Please do your research before moving into this apartment complex. read more

If I could give it no stars I would. The "benefits" of this building are all lies. They are always working on remodeling other rooms at all hours of the day and night but never will come in to fix the things you need, the management (except for the doormen who are nice) is rude and will not address any of your complaints, the dog run is disgusting and if it even sprinkles rain you won't want your dog in it, the hallways are always so gross and unclean, and the "game room" has been out of service for months and doesn't appear to actually be working on it. Also, the shuttle bus and driver are HORRID. It is rarely on time, only runs every half hour during certain times on weekdays, and the driver is always talking on his headphones! Also, they will often just cancel it one night or morning and not tell anyone! Also, half of the gym equipment doesn't work and they never fix it. Only one of three bikes actually works! In addition, this area is horrible in general. Avoid this place at all costs. They make it seem great but it's awful! Oh and after your first year they will try to DOUBLE your rent! read more

If there was a way to give this place negative 5 stars I would. I regret ever stepping foot into this place. First off lets start off by saying whats shown in the pictures are not what the apartments really look like. The amenities around the building are whats nice. Yes, the keep the grass neat and their little lounge room is nice. The apartments themselves are very basic and the hallways have filthy carpets and stained walls. Even despite all of the negatives, the most positive thing about them is that they allow big dogs. Which comes to the reason why my boyfriend and I decided to move there. We signed our lease on November 21, 2014, with move in date of December 1, 2014. We had already provide them with the one month rent, security, and one month for parking. Hell, we even signed a lease. But none of that matter because I got a call today around 6pm from one of the young ladies at the main office of The Opal. She stated that the building had just been bought today buy new owners and that they wanted to rent the place at a new rate of $2200, not the $1695 + $175 for parking that my boyfriend and I had on our lease. ??????
