I had an amazing experience with this building. It is beautiful, new building with lots of amenities, it is a really nice addition to the area. The management has been responsive and extremely helpful. They are offering lots of concessions to move in and even allowing you to structure the payment as best works for you- Depending on the length of the length of the lease that you get you get a certain amount of free rent. You can then pay regular rent each month and not pay rent for a few month OR pay the lower rent each month for the length of the lease! It was such an great situation as I am used to living in Manhattan and it is never like that. Also they were so responsive during Covid, the agent, sent videos, set us up for a in person tour when allowed, took all the proper precautions, and gave us an extensive tour of all the units that worked for us, and then showed us them all again a second time and never seemed to get annoyed..we had soo many questions....which they answered all of them a few times:) As a new building that is still getting up and running there are always a few bumps, as I have learned in other new building I have lived in in NYC, but what I love about this place is if they make a mistake they fix it quick. Although the move in process was smooth, my time at Parkhill was not a walk in the park. The first month there we discovered there was a roach infestation. Then came the constant issues of extermination, to which we found the problem would later be resolved on our own by buying caulk and filling the cracks that they left open towards the baseboards. Also can't forget about the million and one maintenance issues to which they're turning off Gas to stoves for days at a time, or that time the lobby was flooded due to a pipe burst. The amount of money spent there was the final straw, although rent was expected to not be cheap, the electric bill prices were horrendous (nearly $500) but you need it cause it's either way too cold in your apartment during the winter, or hot af in the summer. Either way, none of this warranted the nearly $300 rent increase just for us to renew our least. Wasn't worth it despite the convenience of the area. read more

This Is an in depth review. It was over the text limit so I finished it in the photos. If your considering living here please check it out, as it is as thorough as I could be. I moved into this building mid-2020 (basically in the middle of the pandemic) and I can definitely agree with every negative comment that has been posted here. Management sucks. Service sucks. The apartments suck. Everything in this building gets worse and worse as the months go by. Definitely not a pleasant experience at all. Ask anyone who has lived here and their main complaint will be that the pool is about 3 years off schedule. After that the complaints will range from either greenish yellow water, to dog poop, and urine in the hallway. I love dogs as much as any dog owner but I honestly don't care to own one - and this building has taught me to avoid buildings in general that allow dogs - or at the very least have some sort of size restriction on them. The owners / management of this building are basically slum lords in the making. The building is advertised as luxury - and definitely will deceive you if you see it in person - that's the way it was designed. But it is definitely cheaply and poorly built - if you look closely you can see that it's just about ready to fall apart. If you happen to disregard all of the above - and all of the other reviews, please take the following into consideration. Jamaica Ave isn't the safest place to live, while it is close to the airport and transportation and anything else they'll tell you to get your money, it's also Jamaica Ave. Take a stroll through the park in the daytime and you'll literally find crack vials and needles, since marijuana has been legalized and even prior to that the park is fragrant will the smell of it all hours of the day (and if your neighbor enjoys a good toke, your entire apartment will smell like you smoke as well - it seeps right through the vents - but hey at least you know where to go if you need some) The neighborhood addicts stroll out of the park and onto the benches in front of the building regularly for a nice nap all hours of the day. Think I'm kidding? Download the citizens app; check the area out. Shootings regularly within a 1-2 block radius. The area itself is bad. Not to mention there are several buildings like this popping up in the area. So if your moving in get ready for some major construction. There is a parking structure on the same block that will soon be torn down and a new building will be placed there. Also there are two new buildings being built on neighboring blocks one that's broken ground and one that hasn't. Oh and did I mention traffic? With all the new construction sometimes 89th Ave gets blocked off at 150th st. So you have to drive down 150th - just to get back to Jamaica that'll take you about 30mins. read more

This is a horrible place to move into, a prime example of "all that glitters is not gold". The worst part of this place is the management who will rather engage in racist tropes instead of solving problems. NOISE If you want to live in the middle of a nightclub, with loud music blasting from all angles at all hours of the night, then this is the place. However, if you have a job, and hope to have a good night's sleep after work, devoid of headache-inducing loud noise at all hours of the night, then run away from this place! As I am typing this review at 1:57am on a Saturday morning, there is a fight going on in the hallway, with loud arguing and all! There is the bang of loud music coming from one of the apartments, and when I called the frontdesk, the person that answered was so rude and asked me to call the cops instead. Don't even bother complaining to management about the noise, they will straight up tell you they will not do anything about it. I know so because that is what they have told me repeatedly! Even the cops are disgusted with having to deal with the situation in this building all the time. It is common to the cops here all the time. INSECURITY There are parties everywhere all the time, and anybody can get in. I have seen obvious strangers roaming the hallways occasionally! MANAGEMENT They have a very bitter relationship with truth! Eg When I wrote a review on google about them, they rather lied and pushed racist dog whistles. They claimed I moved in on August, which was a lie: I moved in on July. They called the case of harassment by a total stranger a "domestic dispute". Then pretended they were not aware the cops have been involved several times! The noise situation keeps getting worse and worse, The management lets the place run like a shit show! I moved in at the middle of July, and I am literally looking for elsewhere to move now for safety issues; the noise harassment was excessive, and the management literally said they will not do anything about it. I had to call the cops at some point, and the tenant harassing everyone with noise literally attacked me, and the management of this building will not do anything to keep anyone safe in this situation. Did I mention they tried to put me on some else's electricity bills? Like they dead ass gave me a meter number belonging to another tenant and told me it's mine! It took several phone calls to Coned and several visits to the leasing office for them to actually give me the right meter number! I have admired the location of Parkhill City Phase 2 in its early stages of construction and hoped to be an occupant. When pursuing, the Management team including the Tour Guide presented themselves professionally and with the willingness to help which has made this whole process pleasant for me. The units are top of the line and the amenities are endless as are the breath taking views! Everything is near, transportation, shopping, great eats and a beautiful mosaic of a wonderful community. This is by far the worst place to move in. I'm not using my real name because Mark B is by far the worst property manager I've ever met. Multiple tenants have complained of his unreliableness and unresponsiveness. He has recently begun to deny tenants access to their maintenance which is in their lease! There is proof he is admitting to broken appliances and tells tenants to live like that or move out. He has no authority but wants to feel like he's on a high horse. He doesn't understand how things work and doesn't process that nobody signs a lease with him so he has no power. During my time and have noticed how filthy the place can be without any accountability from Mark or anyone who works under him, what a surprise. Nothing is safe in the building even if you rent garage or bike space people will try to steal your things! I would recommend calling plaza management directly to not deal with a person like him. Plaza management is very helpful and I would recommend moving into one of their other buildings. I wanted to give the fairest review I possibly could. When I was considering a new place to love I fell in love with the appearance of the building. I loved the outside lights at night, the website (Photoshop is an amazing thing!), the smell of the interior when you walk in, the fact there was a gym, and a library. The thing that pushed me over the edge was the promise of a pool. I'm a single dad with a 9-year-old daughter who wants to learn how to swim so when I saw that and was promised the pool would be open "very soon" I bit. I paid my deposit and moved in. When I moved in there were problems from the get-go. The first problem was the broker told me that even though I followed their instruction for depositing the first month's rent and security the two payments went to the same account (the rent account). Okkkaaayyy??? What does that have to do with me? Well, apparently there is an account for rent and an account for security deposits and like the first Ghostbusters you can't "cross the streams." Meaning they can't be transferred. I was told I needed to send another month's rent and then I would be credited a month...I know just saying it makes me confused. Anyhoo...I refused and soon was told by a Yotam Davidoditz that he would "hate for it to go into legal with management." That was month one. Onto to the pool: the reason I signed, the thing that my daughter was so happy about it, the thing she would ask me about EVERY week. Well after speaking with other tenants who were here for a while it seemed they were served the same sales pitch. They too were told the pool would be open "very soon." Some people were told this for more than two years. When I inquired management told me they were waiting for a permit from the Department of Health. Only after digging it was found that the temporary certificate of occupancy for the pool was received on 5/11/21. So is the pool open? No. Why? Well the rumor is that management intends to sell memberships to the pool (that they do NEED a permit for) That my friend is called a bait and switch. And yes they are showing the pool that we tenants do not have access to. And my daughter? Well, she just stopped asking. She got tired of hearing "soon baby, soon." I was going to end here but since you asked I'll give you one more. What is it? Security. On the website they boast of "24/7 Security." That is a complete lie. There have been NUMEROUS security incidents and the one guy at that front (God bless his soul) is just a concierge. He is NOT security. It is highly likely that someone can come off the street, get on the elevator, knock on your door, do the unthinkable to you, and still have time to make dinner in your apartment...with your beaten body watching them. PLEASE don't think you're getting 24/7 security. Not. Happening. Here. I don't have time to go into the green water we're currently dealing with, a parking discount that was upheld for "certain" tenants and not others, the parties that can get out of control (because again: no security), people that break their leases to leave, and so on. To be honest: the building is beautiful, the staff is very nice, and the residents here are cool. But for the most part management doesn't care about your well being. (yes, all the negative reviews are correct) But to live here I leave that choice up to you. If you want to be sold something but not get what you bought then this place is for you! read more

Far Below Par Service: I've been living in this building for a couple months now and you think you will get a 5 star experience in a luxury building considering you're rent is high. But don't be fooled by the luxurious appeal of the exterior of the building or the fancy photos you see on the website or streeteasy. Management and the owners take poor care of the building. Door handles don't work and take forever to fix, trash around the building. Gate to the parking lot was just put up 2 months ago and it's already broken. The rooftop is closed 6-7 months out of the year. Amenities have hours on them. The "workspace cafe" closes at 8pm, gym closes at 11pm, game room and lounge closes at 11pm. Even your package room to pick-up any deliveries you received closes at 11pm. Construction on the pool isn't done yet. If I could go back and not make the decision to live here I would. I would sayy, ask as many questions as possible if you decide to take a look here. But the leasing agents don't necessarily give you accurate information either. Please be aware, this building is new but looks are deceiving. I have moved out of Parkhill City so I can confirm the management was subpar. The pool was not ready when I moved in and was still not ready when I moved out. The biggest concern was safety, the building had many areas that were not properly secured. Secondly, there were multiple maintenance issues including appliances, fixtures and basic issues. Ex: spaces between door/ hinges, faucet. I requested my windows be cleaned on the outside and I was told it would be completed after construction was done, on my move out the windows were still not cleaned. There were also many issues with water outages and the FDNY/NYPD visits this building frequently. Management is unprofessional and yes they do give credits to tenants to write good reviews (or to change poor reviews). There is no insulation and winters are bitter cold! I am so glad to be moving out of this unsafe rodent infested building! I have seen super sized roaches and small mice running through out this building more times than I can count. The build is never clean always dog piss, feces or normal trash spread through out the building and parking lots. In addition to the horrible living conditions this building is not in the least bit secure. We are in the heart of Jamaica Queens anyone off the street can walk into the building. Gym gets cleaned about once a week, with garbage being left their for a week until someone cleans it. Elevators are now cleaned once a week with urine and or feces sitting for sever days. Property Manager Mark B. is disrespectful and takes no accountability. Building front desk can care less who comes in and keeps head down from tenants, unique individual . Outside building filled with trash littered through courtyard. Bathroom water have to let run for several minutes to rid of green and brownish tint. I have been a tenant for one year and a half and the following are facts: -The pool was promised to be opened by May 2021, they make you believe it will be available but it is not!!! - rooftop: old and very dirty furniture with burned seats, trash all over the area, plants from garden are not maintained, it looks like unkept dry grass with bugs all over. A group of tenants will take over your spot with loud music (like a club) even if you have a spot reserved, happened three times already. they look like gang members. - no one follows rules at the rooftop: dogs pee and poop all over, tenants can't sleep due to loud music until 3 am especially if window next to rooftop. 3- people from outside whom are not tenants get in the building to use the amenities, drunk people roam the hallways, one drunk guy asked me if he could go in my apartment to use the toilet. security is poor. 4- the carpets are filthy with dog poop and pee pee , no maintenance. 5- there is a lot of police and investigator activity inside the building, seems that every week something happens...not safe. 6-The lounge area is poorly kept including the toilets. looks like a subway public dirty bathroom. 7- The apartments were built with cheap materials, the handles from kitchen cabinets are always coming off and the bathroom locks too. 8- The booting/towing company that they hired put tickets of $250 to the cars of tenants that are putting groceries upstairs because they take a bit longer than 15 minutes, security will not call you as a courtesy even if they have your car plates registered as a tenant. The funny part is that when they have drunk people blocking the entrance with their car, they don't get booted. It's a beautiful property, a little out of place as the surrounding area is iffy. Currently the occupancy rate is still under 30% so availability really isn't an issue. This brings me to the scam...after my tour I received further information on the apartment the proposed $1.7k is now close to $2.1k a month! Sure they try and sell the free months blah blah blah but the price tag isn't worth it. The highlight of the property is the amenities, the apartments are small. Additionally I can't help but wonder as the occupancy increases over crowding may occur (keep in mind they have 430+ apartments). The kitchens are stoic and not eye catching, the person was uninformative, during the open house he did nothing to make the place become your home! He actually walked up ahead from us , while we followed him into elevators. As a group we were the ones to point out things that were either boring and a few amenities that were "iffy" for the price of a one bedroom apt people go out of state to rent a house, the windows are confining and some who do rent the apts are young, as an older couple we find that we will not be able to enjoy all that's included in the rent contract. The management was extremely helpful, responsive and attentive with any questions we had and made the application process very smooth for us. They even did a virtual FaceTime tour for us due to COVID and worked with us for over a month answering texts and emails at all times of the day!! When we saw the apartment in person, it looked even better than pictures. It is brand new with high end finishes and top notch everything. For the price, whether net or gross rent, it truly is a BARGAIN not only in general but especially once net rent is factored in and even more so in comparison to other luxury buildings!! If you don't understand how net and gross rents work, you have no business to be leaving a negative review based off of that alone because the fact that you have an in-unit washer dryer, large closets, gym, cafe, rooftop, lounge areas, party room, play rooms, package room, and a parking lot in a brand new building that is modern and gorgeous is UNHEARD OF, even at gross prices! Most apartments at that price don't even have a washer dryer, let alone all of those awesome extras and common areas! We heard that there was some construction given it's a new building but we didn't see any going on during our in person visit. Yes, there are some fees but most of them are pretty common and some are refundable anyways! The doorman and building staff were friendly. The hallways, elevators and common areas were all clean and even smelled good. They also have a move in concierge! My husband and I started the process to move into parkhill city everything was going good they were texting and emailing us all the time. We gave them everything they asked for then they told our credit wasn't good enough, so they gave us this guarantor company name so we paid the guarantor and they wanted us to pay a years least after they seen how much money we had in the bank we said okay we will pay the years rent. The approved us then they came back with do i want a years least or two years when this whole time we was approved for a years least ,so they told me that we can pay 2900 dollars monthly for the first year and then the second year they went up to 3200 dollars and they wanted us to pay that year in full, so we told them no because we was approved for a year and they told me if we don't do it they are going to get denied. Then someone else called me and it was a different story so we agreed to the 2 years for 2900 a month for 26 months. we supposed to move in on October 25th 2023 so i kept calling seeing when they going to send me my least so we could move in and I can send them the 79,000 dollars my husband went and ordered a moving van for the 25th we had to cancel the moving truck because couldn't get in touch with anyone until the 26th and person i talked to said she was the one to approve me and said she was going to call them to tell them to send my least but she didn't get back to me , so i been trying to call them then someone called me and to me some bull shit about they had the units mixed up so we was denied after they asked us for all this stuff to do and we did it and they gonna tell us the week that we suppose to move in. They did nothing but wasted our time we could of been in another place and we suppose to be out of where we live by the 1st of October. I am currently a tenant residing at Parkhill. I will be as transparent as possible. The building is not luxurious in any way yet this is what they sell you on from the moment you step in for a tour. My vehicle was recently removed out of a spot in the garage that my husband and I pay for WITHOUT our consent. Management had apparently given the spot to another tenant. When we went to the management office we were immediately told that we should, " call the cops.' Then Molly called Mark who then told her that they made a "mistake". Molly told us to wait for Mark to arrive and he would handle it. Once Mark arrived, he was extremely nonchalant about this situation. My husband had to go pick up the vehicle from the yard which was about 30 minutes away from our apartment. Mark assured us several times that we would be able to view the footage of the car being towed ( we wanted to be sure no damage was done to our vehicle) but he needed a few hours. Never once during the entire ordeal did he seem to have empathy or even APOLOGIZE. To make matters worse, there were several other tenants in the office at the time who heard Mark state, "its not a big deal it was a mistake" There is no accountability on behalf of management in this building. No one has clear answers for any questions you may have. The building itself is "nonsmoking" yet I've complained about smoke coming through the vents and management says they can not do anything except seal our vents. We have a new doorman at a "luxury" residence every four weeks. I've literally seen 8 doormen who no longer work here come and go, this is a huge security issue in a building this size. The carpets are cleaned occasionally. One of the main elevators are out of use every other day and they sell you on having a pool which is still not open to the residents. I've lived in this building over a year and it has only gotten worse yet every client they show this building too they mention the pool. It's unfair to live under conditions of this magnitude especially when you moved here with the intent of having a peace of mind. I would not suggest this building to ANYONE. Zurab, who is the super is the nicest part about living here. I think all of the tenants would agree. Stay far away from any property that does business with plaza management company. read more

We toured the building virtually- who knew that would be a thing one day?. The broker was very helpful and took the time to show us around and explain the promotional pricing to us. Makes a huge difference. We were very impressed with the different things around the property, nice showers and my wife likes the backsplash a lot. We love that each apartment comes with its own Washing machine and dryer... I'm used to having to go back and forth from the basement... and even has speakers in the walls around the apartment so when we can one day throw a party again... wow.  We would definitely submit an application. read more

Do not deal with scammers: Realtor will catch your eye with fake Rent Price After taking thoroughly With all the calculations Price of the Apartment will be different. If you are willing to pay $3600/ per month for 2 bed room go ahead.. I would recommend you can find a better neighborhood that Jamaica with that range. I am lucky that I backed out without signing anything. read more

Excellent apartment complex! Honestly everything about park hill city exceeded our expectations. My bf & I moved in on a great rent special which was a great deal for a luxury apt. Unit. We started with a very detailed tour from Olivia & were given lots of assistance from Yotam whom answered all of our questions throughout the entire application process. There isn't anything comparable to this amazing complex in Jamaica Queens. The amenities & decor are luxury. The rooftop access is what we love most. Great concierge & maintenance team. The neighborhood is busy but that has to be expected for Jamaica Queens... the block that the building is on is always quiet & peaceful! Close to lots of stores, public transportation & the airport. 5 stars all around a great luxury complex in the perfect location. read more
