Thankfully I don't live here but I deal with them every time I come to visit a friend. The front desk people are rude and sometimes absent from desk, making signing in pretty difficult. Once I had to wait over 5 minutes for the front desk dude to come back from going to a Bodega. Whats even worse? The manager having a "Be back in ___ time" sign on his door. VERY unprofessional. Now they have a terrible new system where half the time, I sit and wait to be signed in. Whatever happened to old management? And the old front door people? I knew them by name. Now? 3 property managers in less than 2 years should give you an idea of this place. All of the original door persons have been replaced with those who take naps while sitting up at 2pm. Only a select few even say hello anymore. The super and porters are great and always fix your (sure to be many) problems quickly. If you live on the 21st street side, buy ear plugs, as the builders decided not to go with sound proofing. Which leads me to my next point of, be prepared to pay $300 electric bills. There is absolutely zero seal in the doors and windows. We can feel the cold wind blowing in and have resorted to making homemade weather seals with towels. There's no central cooling system or radiator for heating, just giant motel style AC/heaters that take up an entire wall of each room. If you have the luxury of being able to afford $2400+ for a one bedroom, live in the heart of Manhattan. read more

I cannot say enough good things about Exo and Forest Management. I have had the most amazing experience with Exo. Starting with even just the tour of the building you could tell they really want to make sure you are happy with your decision of an apartment and not just trying to get your money. The Building manager Shriya and the leasing agent Rosemary are so welcoming and so sweet and just from meeting them i knew I wanted to live there. The front desk staff are always friendly saying good morning and good evening every time I enter the building, and knew myself, my boyfriend, and my dog by name and apartment number after living there about a week. Really amazing service. The maintenance staff is incredible as well, so friendly and quick to solve any (rare) issue that I have. We recently had an issue with a couch delivery, the delivery company did not tell us that they were going to be delivering our couch, so both myself and my boyfriend were at work and couldn't get home. Shriya, the building manager, volunteered to wait for them and sign for it and made sure the entire delivery went smoothly. She made sure the couch was in perfect condition and even cleaned up the mess that the company left because she didn't want us to come home to that. Shriya has been an angel since the moment we moved in! The building is in amazing condition and we love all of the amenities, including the two roof decks, the gym, the doorman and they have been so dog friendly. They have a jar of dog treats on the doorman's front desk and the maintenance staff always stops to say hello to my dog. They have gone above and beyond time and time again to make sure we are happy and comfortable with the apartment. I do not personally have experience with the old management company but I have spoken with plenty of people who live here who say all of the negative reviews are from people who lived here before this management company took over. There have been countless improvements and majority of people who live there now have lived there for years and plan to stay since the new company has taken over. Great building and apartments. I lived here for over a year and I don't have any complaints. The washer/dryer in the unit is great as well as the fact that the view from the rooftop is amazing. And the gym has everything you need. The commute to the city is quick too - I work down near wall street and the train ride goes by super quick. Finally, the new staff is amazingly helpful and incredibly flexible with everything. It really makes a difference when everyone, from the doormen to the leasing agent, go out of their way to be helpful. It really just makes your life that much easier :) read more

I have lived in this building since it opened in 2010. I am by now totally fed up with everything and will be moving! Cannot recommend this building to anybody! Three owners and four management companies in 4 years... That should tell you something.... I am not going to tell all the crap on former owners/managements companies but the latest one I think is worse than all others... I have complained about my upstairs neighbor since June of this year, they let their dog out on the balcony peeing... either you get peed on when you walk on the sidewalk or when the dog is not to close to the railing we get all the pee on our balcony! Management has done ZERO! They have changed all the staff in the building with the exception of one of the maintenance staff and I must say he is the best! All my respect for Carlos! We had really great doormen before, now not so much! They are not the friendliest guys, they don't for the most time not even take the time to say hi when you come or go. The management felt they needed a bigger office and moved the package room out to the garage so now it's a real inconvenience for both the doormen and the tenants when a package arrives... a lot of times the doorman can't leave his/her desk and there are packages all over the front desk looking like a total mess not very inviting, or they have to look the front door to go and get packages and then you are left to use a code to come in. That is fine but if you have any deliveries or friends coming over while the door is locked, they cannot enter since the video/phone system has not worked since the building opened. Or they enter when somebody shows up that lives in the building but then the security of a doorman is totally gone. Looking at the other reviews of this place, the bad things I have not mentioned here that they have brought up I can also agree too, the pot smelling hall ways etc., just don't need to repeat! read more

Pros: Beautiful rooftop views, washer/dryer in unit, proximity to park. Friendly Porters who tend to problems quickly. Cons: 1. Terrible management company. All the original doormen that were nice and friendly when we moved in, were fired and replaced by guys who can't even bother to say hello, let alone hold the door open for you when coming in with luggage, stroller or groceries. This building couldn't care less about its tenants. 2. HUGE heating bills in the winter and electric bills in the summer. Be prepared to pay an additional $150-$300 on ConEd bills. read more

Okay I've been living in EXO for almost 2 years and was here for the transition between managements. That being said I could only speak for myself about my experience with exo and new management. Now with new management always come change because obviously management believes they have the formula to make the building a better place to live. All I can say is I hope with all the change they consider wifi on the rooftops! As for management our new manager Shriya is amazing! Sweet, accommodating, engaging and very easy to talk to! Our long time porter whom people mention CARLOS is such a great guy! Does his job and always has a smile on his face. Our Super Jaimie is another sweet down to earth great guy. Stephanie our weekend concierge whom has been at exo since we moved into exo is very sweet and welcoming. Basically It seems like the staff is starting to come together and that's all that matters! I've Read People complaining about turnover with staff which is understandable but management has to do what they have to do until they find the rite people that fit best in exo and I'm all for that! Overall it's a great building, new management are making changes but with EXO you get a washer dryer and dishwasher a indoor garage a rooftop with great views of the city and bbq grill, a soon to be renovated gym and lounge, block away from astoria park and a quick commute to the city, I make it to the upper west side in 30 min tops! -Angel read more

If you are reading these reviews only consider the ones from the past year when the new management company took over. It has been a complete 180. They have been working their tails off to try and get the ratings better from where the old management office left it a year or so ago. So the average rating you see should be much higher... I absolutely love living in this apartment building and the management is the best I have ever seen or heard of. They have seriously done anything in their power to accommodate me in my move from South Carolina which had very special timing and circumstances with it but they worked with me to make it happen which was a huge stress relief on my end. They get to know you personally and want to help you like a friend would. The manager, Shirya, goes above and beyond ANY expectation I could possibly have for a building manager. If there is an issue (which is rare but appliances do break eventually) they fix them immediately and they are very apologetic. The roof and decks are beautiful with even better views and every person I have met in the building is super friendly. I have chats on the elevator daily with my neighbors from all over the world! I hope to live in this building for years to come and I hope the new management is here to stay as well! If the management reads this, thank you for your hard work! We have lived at Exo for a year and a half . Moved here from the Upper east side where a comparable 2 bedroom, similar size apartment is $5000 plus. The new, in-house management has been very accommodating. The super and porter Carlos are amazing! Some of the doormen are excellent. We have access to a decent gym, two roof decks, a lounge with a pool table/tv/kitchen and indoor parking. An extra plus is that we have a washer/dryer in our apartment. So we all know this is the Astoria N/W, just a name change. Please don't be fooled by Exo Astoria and their online marketing. They switched names and they are still the same product. Long days, cold nights, and bills thru the roof. I never seen so much turn over in my life! If you don't believe it take a walk and speak to the door man and or just drive by which you are bound to see people moving out. On my whole floor I had one night neighbor and I'm not sure how these people get screened? The floors constantly smell of marijuana, you speak to management and they just tell you - what can I do? Come on! At least go out on your balcony. Don't get me wrong washer and dryer is not in the apartment, but for the prices and turn over, please you can get tons of more space for your dollar and you don't even have to move far! If this building had different management it would receive 4 stars. After living in nyc for 15 years I never thought management would drive people to leave a building like it has here. They are new mgmt as of late 2013 and it has been one blunder after another or constant firing of staff that we have all come to know and appreciate. Also, the air/heat units will add an extra couple hundred to your rent each month. On the positive, great roof deck and easy commute to Manhattan. read more

I lived at the Exo for two years and Forest Property Management took over the last year I was there. The manager, Shriya was so friendly and accommodating! Anyone is lucky to find such a responsive and caring manager in New York!! The maintenance staff Jaimie and Carlos were also great, as well as the front desk concierge staff. The building is in great shape, as they have taken steps to keep it well maintained (i.e. new flooring and new wallpaper in lobby, refurbished gym and lounge with a Starbucks coffee machine). My apartment had wood flooring and tile with nice appliances. Major bonus is the washer and dryer in each apartment!! Any time I had a maintenance issue, large or small, Jaimie or Carlos would come by to fix it right away. If you live here or think of moving here, if you have issues, just talk to Shriya and she will assist you. Always talk to staff first before leaving bad reviews, you'll be surprised at what you can accomplish when you communicate your needs. The current management company, which took over from the previous last year, has been very responsive & responsible. Same goes for the security staff, superintendent and maintenance staff. The building is kept clean at all times. Their rent payment system is efficient. The only issue I have so far is the doorway to the garage is sometimes blocked by other cars (moving trucks, taxis, etc) which makes it hard to get in or out of the garage at times. read more

Living at EXO is amazing. The staff is wonderful and very accommodating as I did hear it was a nightmare with the prior management companies. The gym and the roof deck make the building even more attractive. I do recommend renting here as you will not be disappointed. Also we love Astoria as it has amazing restaurants and bars and having the park as your backyard is definitely a plus! read more
