They are offering lots of concessions to move in and even allowing you to structure the payment as best works for you- Depending on the length of the length of the lease that you get you get a certain amount of free rent. You can then pay regular rent each month and not pay rent for a few month OR pay the lower rent each month for the length of the lease! It was such an great situation as I am used to living in Manhattan and it is never like that. Also they were so responsive during Covid, the agent, sent videos, set us up for a in person tour when allowed, took all the proper precautions, and gave us an extensive tour of all the units that worked for us, and then showed us them all again a second time and never seemed to get annoyed..we had soo many questions....which they answered all of them a few times:) As a new building that is still getting up and running there are always a few bumps, as I have learned in other new building I have lived in in NYC, but what I love about this place is if they make a mistake they fix it quick. Before they got involved, the building had a serious cockroach problem, garbage rooms were routinely neglected, and management seemed more interested in handing out $250 fines from watching security cameras than maintaining the property. Management is slow to respond, and repairs are usually the cheapest possible patch instead of a real fix. - The current superintendent is a major reason people are unhappy living here. He is intentionally nice to new tenants and asks them to tell management what a great job he's doing for his own job security, but has well-documented issues of targeting anyone who does not kiss up to him. Maintenance issues go unresolved, and interactions with tenants are very unprofessional. I've seen repeated complaints from residents about his conduct, including trash being put outside tenants' doors, common areas being deliberately made unsafe for residents to gather by spraying pure bleach all over meeting areas, stealing from tenants, and other behavior that has made many people feel disrespected. He regularly smokes throughout the building despite the lease prohibiting it, including near flammable materials in the garage. Instead of focusing on maintaining the building, he instigates conflict, and it has had a noticeable impact on the quality of life for tenants. The level of concern is such that numerous residents have installed cameras outside their apartment doors. If Galil Management genuinely wants to improve this building, it needs to replace the current superintendent with someone who is competent, professional, and focused on maintaining the property instead of creating conflict. The location is great, and the building has potential, but one person has become the source of constant drama and declining tenant satisfaction. The solution is obvious: hire someone who fixes problems instead of creating them.
