    I lived at the now named "Tradition at 777" for 2 years. Moving in, the unit was in TERRIBLE…read morecondition. Dirt all over the CEILING, candy melted to the floor, and tons of damage from past tenants left untouched. We had countless roach infestations and, though I love cats, we had some living under our unit, so the entire place smelled of cat pee. Our AC would go out at least once a month, leaving us in humid and hot conditions that they wouldn't fix for days since it wasn't deemed an emergency. During one summer it was a consistent 80+ degrees in our unit and they still would not fix our AC. Move out was just as horrible. I was charged for things I was told would be covered when moving in, like painting over nail holes. I was told as long as they were filled I would not be charged since they paint each unit after every tenant, which was evident to be untrue when I saw the condition of our unit when we first moved in. I am now being charged $110 dollars for them to paint over the tiny holes I patched, which I could've just left them to deal with. Many of my roommates were charged outrageous prices for things that were already broken and they would not come fix. One of my roommates had an ant infestation, as well as mold growing on her walls and AC unit, which I began to notice in my room once we moved out. Front desk workers are all college students who couldn't care less about your issues. They are basically getting paid to hangout with each other all day. They were always extremely rude when you would come in for an issue and would act like it was inconveniencing them to help you out, WHICH THEY ARE PAID TO DO. The only redeeming factor of this place is the amount of space in the unit. Living room in our 5 bedroom was huge and bedrooms were a nice size. Bathrooms and closets are extremely small though. I would not ever recommend living here. I know all college apartments have their issues, but this place was just abominable and horrendous. Good luck trying to get out your lease once you're in too. They make it almost impossible to escape the nightmare that is the Tradition at 777.

Have had many maintenance issues (these houses are built horribly and things constantly break). It was not an issue before when maintenance would come fix things but now they are under staffed and the staff on hand is not too bright. We have had our AC out for over a month (6 weeks now) and they haven't done anything they've came 3x and haven't been able to fix it and leave the apartment a mess. Don't even bother trying to contact them it is all Ai response messages and they don't even answer the phones or texts. Would not recommend, nice gym though.

Our recent experience raised serious concerns about how management handles roommate disputes. In our case, there appeared to be no clear or fair process in place. My daughter was notified via email, with no prior discussion or warning, that she was required to transfer units and had only three days to move out. This abrupt decision was extremely distressing for her, especially during her final weeks at LSU. When we sought clarification from management, Emily Alfieri, we were not given transparent or consistent information about how this decision was reached. Serious allegations were made against my daughter, yet she was never given an opportunity to respond before action was taken. It is particularly concerning that management did not appear to conduct a thorough review of the situation. A more balanced approach - such as speaking with all parties involved or reviewing prior interactions, could have led to a fairer outcome. We have filed a formal complaint with SPM but have not seen any meaningful response. Wildwood states that they value their residents. Based on our experience, we did not feel supported during a difficult situation. I encourage other parents and students to ask detailed questions about dispute resolution policies before signing a lease.

My roommate and I applied for a pet-friendly 4-bedroom 4-bathroom townhouse--we both have cats and made it very clear in our housing forms that all roommates needed to be okay with cats and that we did not want our cats housed with dogs. When we arrived, we found out our assigned roommates were allergic to pets. The only reason they tried to "accommodate" us is because my cat is an ESA, which legally forced them to. If not for that, my roommate and I were told we would have been forced to give up our cats. What followed was a complete nightmare: They promised us another unit, EVEN had my roommate sign the papers, then gave it to someone else on a 1-month lease while we were stuck with a 12-month lease and no housing for our animals. Our pets had to stay elsewhere for over a month while we waited for this unit. They repeatedly withheld important details about the unit until explicitly asked (like the "available" unit already housing a dog). They only suddenly had a unit "ready" for us AFTER my lawyer sent a termination of lease. By then, we had already found somewhere else to live. As of late September, I'm STILL fighting to get my money back for a unit we vacated, and my roommate was told she would still have to pay to break her lease--even though management admitted multiple times that the housing assignment was their mistake. They strung us along for a month, lied about available units, and only acted after my lawyer got involved. This place is disorganized, dishonest, and completely untrustworthy. If you care about your pets, your money, or your sanity--DO NOT LIVE at Redpoint Baton Rouge.

I stayed in Building 1 in Unit 133 and I had an aggressive roommate that physically threatened me and my cat over a simple misunderstanding, i went on to report the incident to the front office and MYAH PAGE the customer relations manager handled the situation as horrible as it could've been handled. After I reported my unruly roommate, he reported me for smoking marijuana outside and I was given a singular warning and was told on the 3rd strike I would be evicted, I WAS NEVER WARNED AGAIN AND DIDNT VIOLATE ANY AGREEMENT WHEN THEY EVICTED ME A MONTH LATER . What makes this whole situation interesting is when me and my aggressive roommate had a "mediation" meeting a week after his violent outburst against me, Myah Page the Customer Relations Manager allowed him to continuously act aggressively towards me and continue to make threats that consisted of him beating me up and cussing at me and making foul remarks about my family. As he did all of this Myah Page sat in the corner of the room making no attempts to stop him. The meeting ended with an agreement being made between my former roommate and I, where i agreed to not allow my cat in the kitchen anymore and my roommates agreement was to not act in a hostile manner toward me again. Fast Forward a week later and the front office decides they are going to move me from a 3 bed pet friendly unit to a 4 bed pet friendly unit. I protested and asked why my roommate isn't the one being moved considering he acted aggressively toward me twice. Myah Page's reasoning was that I violated my agreement of not letting my cat near the kitchen anymore. Her two reasons for me violating my agreement was that there was an alleged picture sent to the front that showed hair near the stove area of the kitchen. I had been keeping my cat away from the kitchen as I was required to so I was confused on how that could've happene, when I asked to see the picture so we can verify what hair it was, Myah Page refused due to "privacy issues". So NO PROOF my cat was ever near the kitchen, her second reason was that she claimed she saw the cat run into the kitchen and then into my room when she came to check in on my roommate and I situation. What bothered me about that accusation was that I saw my cat run straight to my room when she walked inside, so I'm not calling Myah a liar but something isn't adding up. After all of this information was provided I contacted my mother whose name was on my lease and allowed the customer relations manager to explain the situation to her. My mother than began to speak directly and professionally to Myah and explained to her unsubstantiated these claims were and how we would not like to be down-graded from a 3 bed to a 4 bed. My mother then stated to allow her to speak to a higher up to see how they'd feel and Myah Page the Customer Relations Manage's reaction was to storm off into the back, mid conversation with a customer. Later that day, an email was sent stating my eviction was sent out, and the reasoning was continuous use of paraphernalia(Marijuana) which I had every only received one warning for and when asked why I wasn't warned anymore other than the ONE time I was ever warned, no adequate answer was given and I moved out that Sunday. WARNING to whatever unfortunate soul decides to move here, INCOMPETENT MANAGEMENT that allows aggressive tenets off with a slap in the wrist.

The pest control company had to come every two weeks because the infestation was so bad! We were being bitten including our pet. We have spent a great amount of funds to battle sewage flies, swamp flies, rust, mold, water damage to our personal property. I had no idea this is student housing. We are not students. I'm not sure which school this place is affiliated. Now Louisiana is below sea level but living here now 8 months it has not flooded around this complex nor any place near that would cause damages at no fault to the company. This complex is not designed for proper disposal of waste water. The water drains from the tub at a very slow rate. The property management team does not do their due diligence to fix their hazardous system. Our cars have received severe water damage living here at no fault of our own. It's like living in a dirty sewer that we are paying for and having to clean. Property management is very dismissive. There's a an individual we've seen on several occasions in the wee hours of the morning walking the parking lot taking photos of people's cars. Many cars were broken into here. We pay for security gates but they are always broken. The two security patrol officers patrolled twice since we've been here but now they are completely gone. There are additional very bad things. We have residents that are throwing pots of noodles over their balcony Into the backyard. Had we known these unsafe conditions before hand we would not have put Our lives in under these conditions. I would recommend these for renting BUT NEVER under these conditions. Arlington Properties LLC really needs to address the safety conditions of the whole property. The homes they are renting are not of what's seen on the website. I didn't see my unit in person until we moved in. We lost so much property here at their negligence. Please do not rent here. This is still far from the last resort. Keep going. Once this company complies with the law the place could be livable until run. I have many more photos and videos. This is sick.

    BEWARE!!!! I moved in August 2021, My apartment was poorly cleaned with prior tenants items still…read moreremained in cabinets, washer,and dryer. Also, carpet was not cleaned with multiple stains. Several major appliances were inoperationa;l stove, refrigerator, dishwasher, and air-conditioner. Along with ceiling fan and kitchen sink faucet sprayer were in- operational. I immediately knew my apartment was not ready for movein. I asked for another apartment; however, I was informed that it was not another one available. Instead I was assured that maintenance would complete all deficiencies for my new home. Update. Currently, after numerous of maintenance requests and excuses I am still faced with deficiencies that are unacceptable such as the bottom of refrigerator holds water from leaking inside and runs on my floor and I hear loud noises coming from it throughout the day. I have dealt with food spoilage! Also the carpet still has not been cleaned, yes I am forced to live on prior tenant germs during COVID! The most disturbing issue is that management does not response to my deficiencies concerns. Instead they have turned a deaf ear I even asked to be release from my lease since the apartment complex is NOT committed to the responsibilities. I was told that's not possible, while I am left to continue my responsibilities of payment $1,100.00 monthly. Which I have paid on time regardless of poor service.

They…read morelocked my son out of his apartment even though the rent is being automatically withdrawn from my account. He came home for a month and went back to a changed lock. We called the emergency number listed and they told us maintenance will call us in 15 minutes, 5 calls and 6 hours later, I am still waiting. There was no communication on the portal or emails alerting us to the fact that they were going to change the locks for reasons that we have no idea. Very poor management and communication. Renter beware!!
