Visited Ion this past weekend to see a family member, and while I understand it's student housing, the upkeep left a lot to be desired. The lobby was passable, but the moment we turned the corner, we were hit with a strong, unpleasant odor and it only got worse on her floor. Whether it's the carpet or something else, it's clear (also from previous reviews) this complex needs serious attention. These students deserve better. A full upgrade is overdue. read more

If you've recently signed a lease here I'm sorry for you. This place has always had rat allegations especially on the 1st floor. This building is currently rat infested & has been for months. The issue has gotten so out of hand that you may see rats in broad daylight. The price of rent & added fees are way too high to be living in this type of environment. They also charge for EVERY little thing. I've been charged $15 every month for a "balcony upgrade", which this balcony has NEVER been upgraded. I've been in this same until for 2 years, this fee began last year so I'd know it if was upgraded or not. If you don't mind living with rats & roaches you'll feel right at home! I've talked to every manager there is in the building & contacted everyone possible.... At this point the whole building should be closed until the problems are resolved. These apartments are absolutely disgusting and have terrible management. The hallways are dirty and smelly, and that's not even the worst of it--I constantly deal with issues inside my own apartment. Any time there's a maintenance problem, you have to chase Ion down to get it addressed, or it'll never get fixed. When you go to the office to ask them to do their jobs, you're met with the nastiest, most nonchalant attitudes--as if they didn't willingly apply for these positions in the first place. They charge way too many fees for the poor conditions we have to deal with. And now they're even trying to raise the rent during lease renewals, acting like they actually get things done around here. It's just pure greed--trying to take more and more money from us while doing the bare minimum. read more

Trash, feces, loud parties, poor staff, and break ins are frequent at Ion Baton Rouge. The gym, clubhouse, and main public areas are usually pretty well kept for the sake of their public image, but once past that, expect HELL. 2 months ago, a 100-person patty took place on the rooftop, ending with 2 males pulling guns on everyone, almost turning into a horrific and deadly mass shooting scene. This week, an employee broke into an apartment, assaulted the young female resident, then proceeded to jump from her window and kill himself. My apartment was in poor shape when I moved in, smelling like fresh paint and bleach. Mattress had stains from previous residents, blinds missing, fire extinguishers out of date, and a broken stove that almost started a fire. Oh yeah, and a broken A/C in the August heat of Louisiana. Trash rooms overflow into hallways, have constant stains, bugs, and other rodents creeping around, all while smelling like a tire fire (which really sums up this whole building well). The fire alarm is pulled about once every other month at 2am or there about, waking everyone up. It is so frequent that, if a real fire happened, I'm not sure anyone would even bother evacuating -- that's scary. Doors are propped open by residents DAILY, allowing for homeless people, would be criminals, non-residents, rodents, bugs, and other troublemakers full access to the building. Multiple complaints have yielded nothing but nice PR words from management, who lie and say they'll address certain issues, but never do. Seemingly no money is ever spent by ownership into fixing up this properties needs, instead they focus on "free giveaways", as if that'll fix the issues and make residents happy. This building is a trap. I wouldn't recommend it even to my worst enemy. Run for the hills! Live anywhere but here. Do NOT sign a lease here. I don't know where to begin, but I guess we can start with safety. This place is not safe for students. There are habitual shootings that happen on one of the four streets surrounding the Ion. There have been two shootings within the building itself over the past two years, and an incident where one of the employees broke into a girls apartment early morning/late night and threatened to kill her before jumping out of her window and killing himself. I had neighbors partying all hours of the night with no response from security about noise, including people ringing random doorbells habitually between 1-4 am. The pool areas have constant parties with people who are not residents and non-residents/criminals/homeless have easy access to the building. Fire alarms will go off for hours with no explanation. I had to get a hotel several times due to this. My packages from Amazon went missing half of the time with no explanation from the front desk. They steal your stuff and refuse to use the cameras to see who has taken your item. They say that they have their own security but that is a lie. Not an ideal situation for safety and for students who are serious about their education. The hallways are covered in dog urine and feces...for weeks with no cleaning. The stairways smell of urine, as well. From March to October, the apartments and hallways will be infested with gnats. Gnats in the refrigerator, on your food, and on your face as you sleep. The trash situation is horrendous. The trash chutes will back up for weeks and management will do nothing about it. My parents had to make formal complaints with Louisiana Fair Housing. If you sign here, be prepared to be calling LA fair housing often. They are lying about their cleaning services being weekly and they are putting students at risk with zero mitigation to improve. Do not rent here and do not let your children rent here. Edit: Their claims to have addressed security concerns are lies. Their claims to have hundreds of satisfied tenants is another lie. I'd like to add that none of the things mentioned in the reply to my original view have been addressed. No changes to the garage at all. The carpets have been cleaned, but they keep getting dirty AND there was a vomit stain by the 5th floor trash room from presumably New Years till the beginning of March. I'm quite happy to be leaving. Also, I began having issues with my lock back in October or November. I put in an initial work order and was told nothing was wrong. In January, the lock began seizing up sometimes, and by February, it couldn't be turned by a key at all and only then was something actually done. ion was a very scary and unsafe place to live, and my apartment was broken into and stuff taken from someone hiding in the utility closets of the apartment complex. the thief took my friends car and we still can't get footage back from the office so i'm sure it's long gone. security was never there and many shootings also happened here. the man would try our door handles every night (2-5 AM) for the last week hoping they were unlocked. and ANY time i had a problem the front desk could never fix it. i got a car, 2 car keys, a gucci purse, a full wallet and cash taken from my apartment and i went to the office the next day (saturday) and they said that only management had access to camera footage, but the closest one lives in Hammond and this situation "wasn't worth calling for" read more

Unsanitary living conditions. there has been and continues to be a horrible fly infestation, health hazard for sure. garba everywhere , garbage chute rooms are filled to the top with rotting garbage. the hall walls are covered with flies. the flies are in the apartments also. nothing is being done about this for weeks. management ignores complaints. they send out an email asking for patience, but absolutely nothing improves. To start with a story: In the summer of 2017, the air conditioner that powered our entire apartment unit broke. Being that it was the end of June in south Louisiana, things got hot REAL quick. I quickly submitted a work order to try and get the ball rolling, and was told soon-after that our AC would be up and running in no time. No big deal right? Wrong. A couple of days passed with no word. Eventually, we asked for fans to at least get us through the night without sweating through every piece of clothing that we owned. Those took a few more days to be placed in our rooms. After a couple more WEEKS of waiting, things were finally fixed. We went 30 days, for the bulk of July, with no air conditioning in our apartment. Tell me how that is ok? The worst part is that we were told by the management that a fix would be coming, "in the next day or two." I'll give the benefit of the doubt for maybe a week or so, but ONE MONTH OUT OF THE YEAR, is more than a couple of days. But that's just the start. University House is a terrible place, with its main upside being that it is located close to campus. But I promise, that is the bulk of what this place has got going for it. Appliances break, leaks are rampant (which have started to cause mold outbreaks...yikes), the wall paint comes off with simple a smudge of the finger, and my roommate even had a 5' hole in his ceiling for TWO YEARS before it was patched. These scenarios are probably going to be similar to plenty of other "Student Housing" complexes across BR, but the management is really just the cherry on top of this meltdown of an apartment building. These people are MEAN! When you can get a hold of them, they are just rude and not accommodating. I feel bad for the front desk workers who take the brunt of the impact from angry residents and families, because their superiors are dodgy. I once went with a complaint, needing to talk to a manager, when I was told they weren't available. It turns out, that at 3pm, my humble manager was on "lunch break." Undeterred by this straight up lie, I decided to wait it out in the front office, and it wasn't even three minutes before I was ushered in to the manager's office. No lunch in sight. I could go on for a while, but I will end this rant with a simple bit of advice: don't live here. Go to Park Place, go to Sterling, go to Arlington. There are plenty of other decent student housing complexes in the area that are still close to campus and are much better run than this godforsaken place. Just please, please don't live at University House. It is just simply not worth the money. read more

I hate that I have to leave a poor review on this place but it just has to be done for people to be warned. I've been living here for a few months now and I feel like nothing has been getting better. I will say that the trash issue has resolved but it took weeks for any change to happen. They had flies everywhere in the hallway and it was truly an embarrassment when having guests over. I will add pictures below. The alarm situation is something I read about before moving here and looked over. I have been woken up to several fire alarms here during the night which is extremely frustrating. The staff always says that they are getting to the root of the issue but it seems like they say that every single time. If you are looking for a place to feel safe, don't live here because they are always having random people here for parties and I've had several instances of getting harassed in the parking lot. They are also short staffed so if you have a problem with appliances, it takes forever for someone to come look at it. If I could give no stars, I would. I lived here since it opened and all I have to say is it is AN ABSOLUTE SHIT HOLE. Through my years I was forced to put a chain on my door due to the fact that workers were continually walking into my apartment with no notice. I once walked into my apartment to two workers sitting in my kitchen, with the lights off, looking at my food in the cabinets. My neighbors have had a horrible experience as well. I was left with a hole in my ceiling for 6 months before maintenance finally came repair it. When I moved out I was charged close to $400 for cleaning charges??? I have lived at the Ion for 2 consecutive years. That being said, I would not recommend this place to anyone. While the location is convenient, it does not make up for everything else. To start off, the Ion does not inform their residents on what is happening around the community. There was someone breaking into apartments and stealing valuable items from residents and the Ion never informed us of this, I only found out because one of my friend's apartment was broken into. Moreover, it is extremely filthy. The hallways always has dog poop, smells like weed, or just has a mildew scent to it. The trash room is an absolute mess and is completely filled with gnats and other substances on the ground. Every time I enter the trash room, I hold my breath and try to get in and out as quickly as possible. Next, the area in which the Ion is located is extremely noisy. It doesn't help that people are constantly racing and revving their cars in the garage for the whole world to hear. Lastly, the staff does not care at all about their residents. Just to specify, I am not referencing maintenance or the part-time staff. I am talking about the managers and the other higher-ups. I have an ESA animal and provided a letter to the office before I moved in. However, they would not accept it and when I asked Alexias (the building manager) for further information, she could not give a concrete answer. I have never had an issue with my ESA letter before and for two years Ion has given me the runaround. This place deserves 0 stars. read more

After living at this apartment complex for almost a year I can confidently say this is the absolute worst apartment ever and would give 0 stars if i could. For starters my 3 roommates and I were originally supposed to live at Lark (another scion property) where we had resigned for a year lease. TWO weeks before the school year started Scion called and told us we would not be able to live there due to construction being done on the roof because there were leaks, even though we had filed maintenance orders for it in August. We were moved to Ion Baton Rouge in a 5x5 "Penthouse" where they also falsely advertised what our unit would look like. Because of the extra bedroom my roommates and I went though THREE roommates, all of whom were evicted and did not match the criteria of roommates that ion gives. Throughout the period we lived there, my roommates and I had to deal with people kicking in our door, pepper spray being sprayed under the door, filthy living conditions, and break-ins all from the previously evicted roommates. When we communicated complaints to management we were always told we were not allowed to be told updates and were not taken seriously. When we had to call security on the previously evicted roommates coming to try to get into the apartment we were told security could not come and to just call the police. Why have security on the premise if they will not do their job? We had to deal with trash, flies, rodents, and multiple shootings while living at Ion Baton Rouge. I really tried to enjoy my year here but was miserable and can not even comprehend how idiotic the management is here. For anyone considering living here save your time, money and patience and find a complex that actually cares about their residents. read more

I wish i could do negative stars on this place, the unit itself is alright but the hallways are nasty, the trash is not handled well by the staff and there are flies and bad smells ALL THE TIME. Its disgusting. People with loud cars like to run in the parking garage and the noise is annoying not to mention dangerous because they can crash other cars or hit pedestrians. One of the worst things is the fire alarm which goes off very often in the middle of the night and it takes hours to be turned off. I went in to take a tour because my son is wanting to live off campus for next school year. We choose to look at Ion because how convenient it is to campus. I had my doubts due to the horrible online reviews and after taking a tour, all my worries are gone. I was greeted with a friendly welcomed and given the most thorough tour by Kyron. He made sure everything I worried about was shown to me on how it has been changed. He mentioned the name Ion is the new name as the building got new owners, the building is still being renovated to open in August 2020 but from the model and everything I've seen they are doing a great job turning the building around and in the right track. read more

I decided to live here despite the terrible reviews. The building its self is in a great location for getting to campus, the gym was fine, and the study room where ok. My apartment was fully furnished and everything they provided was in fine shape (minus the couch). This building however is a party building. People are constantly having loud pregames/ parties. There were lots of incidents with both pools having to many non residents. The worst thing I think about this building is the cleanliness. The hallways quite literally also smell so terrible. It does not matter what floor you are on there are always stains on the carpets, trash near by, etc. One time there were broken raw eggs on the carpet for weeks! The stench might change but it never goes away. Also towards the end of the semester there were baby mice in my room. I was out of town but my roommate had to deal with it, and there solution was simply to just lay down sticky pads in our rooms and bathrooms!! Very gross. Overall the amenities in the building are good, the location is good but everything is subpar or worse. read more

Lived at the Ion Baton Rouge this past year and absolutely loved how they have revamped the complex. All of the staff are great at catering to our needs and maintenance issues. We have had the best experience living here and will stay here for the remainder of my college experience. This is truly my home away from home. It is so close to campus and tiger stadium which is nice for when I have to walk to class or go to games. They have security guards at night to keep the building secure so we always feel safe. This place used to have a bad reputation but it has truly changed for the better and I have loved staying here and being a part of this community. I feel the staff genuinely cares. If I could give this establishment 0 stars I would. The building is dirty, the management team is piss poor, and this is the worst apartment I have ever stayed at. From the moment I signed my lease I have had issues. I am an out of state student and expressed that my school started school before the official move in date and the management team told me there was nothing they could do about that. I had to find somewhere to stay for about 2 weeks while school had already started, due to the ion refusing to grant me early move in. This wouldn't have been an issue, except the fact I found out other people were granted early move in. I believe the management team is racist and they are responsible for at least 90% of the bad reviews for this establishment. While there are plenty of incidents that have caused me to hate my living experience at the Ion, the one that stuck the most was my package being lost for about a week. Although this was not the ion's fault, the way management handled it was completely unacceptable. Marissa, the general manager, does not know how to properly handle issues. Her attitude is disgusting and unless you're white she will not work with you but instead work against you. I suggest living literally ANYWHERE ELSE. read more
