I did NOT like my experience at the Lark, they are currently charging me an outrageous fee to move out due to damages that was there before I even moved in. The utility bill I have to pay is even crazier considering that I barely even lived there this summer and I'm seeing $200 in bills! The elevator broke THREE times for months at a time during my stay and I will never recommend anyone staying there! I do not recommend living at the lark at all. When I first moved into my apartment, I like it I hated my roommates, so I was transferred I was transferred to a unit with roaches because of the current roommate already in the apartment that situation was handled poorly. I was told they could they could only come out and spray once a week, but when my mom called, they were spraying twice a week, and the roaches finally went away. I understand this is student living and you get what you pay for, but this is the worst student living apartment ever. I feel very unsafe here for one. There are no cameras in the hallway or elevator. I see people walking around with guns in their hands in the hallway. Another thing they will charge you for everything maybe that is normal but $500 as a lease transfer fee seems like a lot to me. Also, the cleanliness is unexpectable. They have become a "pet free" community (no dogs only), but I'm sure people will still have pets because the management is horrible. Also, I have seen dead rats in the pool with my own two eyes on two different occasions and i hate when people say rats at apartment complexes are normal because it's not. Maybe if the apartment keeps the outside clean...The apartment has mold and they just clean repaint it and the mold comes right back. I understand everything is going up in the world but now renter insurance through the apartments is $20 the base rent is one thing but there is like $120 in fees. We pay water bill, sewer bill, light bill with a add on fee of $5 yes, it is split between all your roommates but sometimes its late so it makes the monthly bill higher. On top of all this the hallways are DISGUSTING. Also, when you move out you will be charged to get the carpet cleaned in your apartment which I feel is weird because if the hallways were clean maybe the carpets would be cleaned and it's not mentioned in the lease at all. Also, your visitors now have to pay for parking. It is $20 to park overnight and the price varies for gamedays and holidays mind you this is student living not a gameday parking lot. I have been very unhappy with my experience and I'm so glad it's almost over. I would never recommend this apartment to anyone. And then they tell you to reach out if you have a concern or problem, you think a solution is reached no. I hate this place so bad. read more

I thought this place was decent last year. But this year we are having a major problem. My son walked into his room and immediately saw the mold on his ceiling near the AC vent. He has been in Louisiana for a week but has not stayed in his room. We have called, emailed within the portal, emailed the leasing office, my son went in person and they are acting like the issue is not Urgent. Are you kidding me he cannot sleep in his room, so yes there is a problem. Not happy at all!! I came for a walk through for my daughter these apartments are disguising. The hallways are filled with an odor of urine,saw lots of bugs AND mold! Better look at the apartment BEFORE you sign the lease. They'll show you a model apartment but make sure to see the one you'll be assigned before signing. On move in day we found kitchen cabinets that were rotting and missing doors and drawer facing. Common area is in desperate need of painting and the place was not clean or kept up at all. In the gallery photos on their site and on my tour I saw that beds had headboards and storage underneath, my room didn't have neither. My questions and concerned are always left unanswered and it's hard to get in contact with the property manager. The water pressure sucks! The WiFi suck! There isn't enough guest parking around the building, so prepare for your guest to be towed if they are in the parking garage. I will not be staying here another year! read more

where do I even start about the lark. First on move in day it was a hot mess and they never changed my unit in the computer so it took hours to get my keys after I was here at 8am. When I finally got into my actual unit there was people in there and I walked in on someone using the toilet. Second, I was a unit transfer and they charged me for damages that were already there and whenever I try to contact them no one answer. And this morning was the straw that broke the camels back. My car is in the shop so I'm driving another vehicle and I called prior to let them know to make sure I won't get towed and reassured multiple times that I wouldn't, and when I woke up to go to work at 6am the car I was using was gone!!! Another thing is I paid my rent and all monthly fees and sidedly it is back on my account and now I owe over 1,000... how... I have no idea because my account was up to date. Washer and dryer have been broken for the entirety of my lease despite the countless times they have come to "fix" it, front door key fob has not worked since before I moved in, parking garage gate has been broken multiple times and my car has been broken into multiple times, WiFi was out for a month at one point and a couple days in we got an email saying they had known it was being shut off but didn't know it would be back on, access gates into building often have been broken, the key fob they gave me didn't work and I was locked out of the apartment at 2am, dishwasher fills with water, exit signs are ripped and hanging off ceilings, hallways are incredibly dirty, bath tubs don't plug, multiple outlets in my room don't work, fire alarm goes off randomly probably 2 times a month, water pours out of the washing machine and floods the kitchen, and the list goes on........ THE WORST APARTMENT IN BATON ROUGE. The apartments do look very nice, and the lazy river is cool, but they literally do not care about you or anyone that lives in the complex. read more

Update: 22 days later and the A/C is broken yet again. I asked why they won't repair the leak in the refrigerant line and the answer I got was "we don't fix it, we just charge it up". This place is a complete joke. My 4th year living here and I have to say this has been the worst one yet. A/C has been broken for almost a week now and multiple maintenance requests have been put in but no one has showed up to fix it. Also parking is extremely terrible. Access doors are always broken and the gate to the garage is never working. With the coronavirus spreading like crazy rules were put in place to limit the pool area to just residents, but no one enforces it and there are parties and family gatherings with children and all daily. Won't fix our broken a/c or dryer. They use the most scummy marketing tactics on people by pressuring them renew their lease as early as possible or they go up on original rate. Now that that has been said, this is the LAST apartment complex near LSU that I'd move to. They make people give 5 star reviews so they can get t shirts. The reviews are fake. The actual apartments and hallways don't even look like the showroom in the clubhouse so you might as well not even visit. I lived at lark for two years. I moved from Redpoint (The Woodlands) because Sterling Burbank was across the street from campus and I could walk to the business college. It was humid and gross. The building probably wasn't build correctly because every time it rains the moisture is stuck in your apartment and you can't avoid feeling wet unless you're naked. We didn't even have WiFi when I moved here. Everybody had to buy their own router. We couldn't even cook because the burners were missing off the stove top. I put up with it because I was a broke college student and the apartment complex had free food at least twice a week. The apartment complex was bought out by Lark Baton Rouge. The free food stopped. Maintenance started taking longer. The workers must quit pretty regularly because it was like a whole new staff every other month. A thief even came into my apartment and stole money off the kitchen counter. I graduated from LSU, but resigned a lease for a different apartment in the same complex because I was going back to graduate school the following school year. By time the school year started, I decided to go to another school to get my Masters Degree in Accountancy. I relayed this message to the then "general manager" and she said the apartment complex would help me find a subleaser. This did not seem odd to me at the time considering I had lived at the complex for two years prior, I had always paid my rent on time, and two bedrooms fill up pretty fast. I heard nothing else back from her. Within the month I continually called only for them to tell me that general manager no longer worked there, Clayton Buckner was the new general, and he was busy so he would have to call me back. Clayton never called me until it was discovered that my guarantor agreement was invalid because all guarantors had to sign a new form when the apartment complex was bought out. All of a sudden, Clayton is more than available to talk about that but my sublease issue was always a talk for later. Finally Gina the "next" general manager said if I could find a subleaser she would waive all of the extra fees associated with subleasing. If a person cannot pay rent it boggles my mind how Lark thinks making them pay fees to find someone who can pay rent is a good idea. After going back in forth over my invalid guarantor agreement and sublease issues I finally found a subleaser. Gina claims she forgot about her statements to me and wanted me to pay the fees. Also, there needed to a guarantor on the account for me to sublease to someone. I talked to the workers from the first week of August until the last week of October about my sublease and guarantor issues. They made the guarantor situation seem unimportant until it was time to milk me for more money. It took almost a full WEEK to get these people to finish the paperwork so my subleaser could move into my apartment that I had only been to twice! Fast forward to October 2020 a NEW general manager is harassing me AGAIN now saying the carpet had to be completely replaced and the walls had to be repainted for an apartment I last saw October 2019! When you first take a tour & you see the club house and the model room, everything looks great. You can imagine yourself living in a high class student apartment. WRONG. It's all deception. The day you get the keys to your apartment & finally go into the main building, you will be shocked by the nasty hallways. The hallways always have trash, human pee, & animal feces in them, which are not cleaned often. The hallways are also not sound resistant so you will be able to hear screaming and yelling in your apartment and your bedroom. The appliances are not that great and you will have to pay 100$ green fee at the beginning of the year (every year if you renew), which is not worth it. They just want your monies. Internet doesn't work half the time and they'll ask you to go to another apartment under the same owners and use the internet over there. ???????? Maintenance is a joke and consists of students. It will take weeks for proper work to be done inside your apartment, which actually sucks bc a lot of the things aren't of quality and break easily. Maintenance will also mark that They fixed what they did when they never have. (Theres also been word of thief's working for maintenance) You also will have inspections almost every month where they come into your apartment to look for things to charge you for and damages. For instance the blinds to the balcony are worth 100$ (they're 25$ at Lowe's or Walmart...) It's also very common in the parking garage to get hit and they are NOT cameras and the front will not be able to help you. The front office might suggest you talk to the police officer who lives on the grounds but he can't do shit for you other than waste your time. About a year ago someone stole a car and parked it in the lot, blocking 3 spaces & it was not moved for at least 8 months. Security wise, They are no cameras in the hallways or in the garage and most the cameras they do have set up do not work for the most part. The gate to the garage and the doors to get into the complex are always broken allowing anyone to come in. Please if you're going to near the LSU area, do not move to Sterling. I will personally suggest other apartments, which are much more worth it, safer, and cost efficient, where you will feel at ease. If you are not a college student or if you enjoy a quiet apartment, DON'T COME HERE! I have lived here for a year now and about 10 times now (not exaggerating) someone has pulled the fire alarm in the middle of the night when there is no fire. It. Is. Piercing! Not only is it incredibly dangerous, irresponsible, and just plain stupid, but it really is aggravating. In addition to fire alarms being pulled, I often hear residents literally running up and down the hallways screaming like they have never left home before in their lives... Also, there is no extra storage. None. Don't expect a linen closet, a closet on the balcony, or even a full pantry. The only space you get is the closet in your one bedroom. They send emails consistently about doing "scheduled maintenence" and always want to come in and out of your apartment. And more often than not, you are expecting them, but they never even show! It is OVERPRICED! My husband and I have a 2 bedroom which is maybe 800 square feet at best and we are paying over $1400 for both rooms! If you have a dog, especially, do not come here. It is the biggest hassle to find your way through the maze of hallsways, all the way down the stairwell, and eventually you will find a spot that your dog can go. Don't expect the poop to be cleaned anywhere though... AND our internet is unreliable. Just today, I am hooked up to the ethernet, and my wifi says it is working. Yet, no internet! I am having to write this review on my phone becauase I am so fed up. I even tried calling during business hours, tried multiple extensions, no one answered or I got hung up on. I've been living here for three years. It was a mess for a while, however, it did a 360 turn. It improved everything from the cleanliness of the hallways, to the management that runs it (it's under new management). AMAZING staff, they are extremely nice, and they always try to help and fix everything asap. Has great amenities like study rooms, a gym, pool, lazy river, etc. I love living here. They have many fun and rewarding activities and they give A LOT of free food. The location is the best. There are many food places nearby, and it's like 20 minutes from campus (walking distance). Two different LSU bus routes stop by the building. I would really recommend living here! read more

Horrible experience. My daughter lived at Lark for one year. I could not wait to get her out. She moved out and turned in all the required items upon leaving. Now we get a bill for over 200 dollars for not turning in parking stickers that were affixed to her car. Nowhere in any lease or moving out documents was this mentioned. What a scam. The employees at the desk admit it is not anywhere in the documents. It's just assumed. Can you imagine? This is wrong to take advance of college students. Shame on you Lark and the scion group. I am so happy living here. The staff is so nice and they are always trying to help the residents in anything we need. They do a lot of stuff to entertain us and help us relax after doing college stuff, like movie nights, giving free food , pool parties etc. They went through a rough patch because since only students lived here, they always trashed the place, but they really do everything in their human power to fix it as soon as possible. Now management is really on top of everything and I can't complain about a single thing. Now they deserve more than 5 starts. read more

Do not live here. The management cares about nothing more than getting your money one way or another and will do everything in their power to do so. I haven't lived at lark in over 5 months, and in those 5 I've been trying to sublease my apartment like it says I can in my contract and every time I found someone to take it, the manager and the staff have an everlasting, changing list of stories and reasons as to why it wasn't possible. The only way for me to get them to actually take someone was by being stern. Even then, after finally following their "directions" on how to go about subleasing, which by the way were also always changing, the manager Colin pulled a fast one on me and purposely signed the people meant to take my unit for an entirely different one, despite them being aware of which room they were applying for. Which now leaves me stuck with the apartment for who knows how long. Will never recommend to anyone looking for an apartment. Appliances are always broken, and they never come to fix anything when they say they will. When they do quarterly inspections they won't leave your room how they found it (drawers left open, things misplaced) and don't respect your room. They barely ever reply to e-mails, especially ones concerning leaving or subleasing. Live anywhere else but here and save yourself the trouble of terrible, lazy money greedy management and staff who can't bother to be on the same page about procedures any day of the week. read more

One happy LSU Mom! My youngest daughter and I teamed up to find her first "real apartment" off campus. I was a little overwhelmed with all of the options and decided to narrow it down to places within walking distance to campus. I was pleasantly surprised by the service at Lark, we instantly felt a difference from the other tours we took. The atmosphere is almost like a mini-resort (pool, lazy river, sand volleyball, etc) and I appreciated being treated like guests rather than just another customer. The only good things Lark offers is the location...that is it. I have had SO many issues with this place I can't even list them all. My father recently had to undergo heart surgery and can no longer assist me with my rent. I provided them with his doctors note and they have been NO help. The manager took 2 weeks to contact me back regarding this issue and she has still have yet to put me in contact with her supervisor.... (I have attached photos of the trash, broken door, and dog poop in the hallway) -Whenever you have an issue and ask for the manager their excuse is that the manager is "in a meeting" or "out of the office" and these excuses are almost used daily -There are no cameras on the outside or inside of the building which is a huge safety concern (our apartment was broken into) -The doors around the complex are ALWAYS broken and NEVER get fixed. I have complained about this issue numerous times to staff and they are still yet to be fixed. This is a huge safety issue for tenants because intruders can come in and if there was ever a fire, firemen wouldn't be able to get inside. (It has been 3 months since they have been broken) -Because of the broken door random people have walked into the complex that do not live there... I have had to call the police 2 times about sketchy people walking around aimlessly. (HUGE safety issue) -They NEVER take out the trash...The trash is ALWAYS overflowing -Office staff is all young students that are always on their phones when you go into the office -The gate inside the parking garage is either broken so you have to click your button to open it a million times or it is left open so anybody can enter -The elevators NEVER work...You could not live here if you are handicap because you cannot rely on these elevators -Hallways smell AWFUL because there is dog pee and poop everywhere IN AND OUTSIDE of the complex read more

Do I have to give them a star? I have lived at Lark for 2 years now and am moving out at the end of my lease in July for many reasons. First of all, if you value safety where you live, this isn't the place for you. Following the homicide last year, the apartment implemented a "security team" in order to make the place safer. This "team" was somewhat active for about 2 months after that incident and since then does not do much. A few months after that incident my roommate and I had a knock on our door late at night and whoever it was was covering the peep hole and would not answer who they were. Obviously, we did not open the door and called this security team to check things out. We were told the security team would check the area and check in with us after to make sure we were okay. No word from them whatsoever until the following Monday when the front office opened and had a note on their desk about a "security breach with no further info" from the corporate office. Apparently the security team was never dispatched and nothing was looked into that night. They told us it was probably people "joking around" and we shouldn't worry about it. Last week, my roommate moved out about 2 months earlier than our lease was up leaving me there by myself. 2 days after she moved out, I heard a noise by the door which made me get up and run to the front door to make sure it was locked. I had gotten home about an hour before and forgot to lock the door. I quickly locked the door after the weird noise and a few seconds after someone attempted to break into my apartment. I saw them through the peep hole, banged on the door very loudly and they ran off. I called the police because I was shook up and didn't trust the security team to handle this. The police showed up and said they didn't see anything suspicious when they arrived. I was told I shouldn't stay there that night and went to work to sleep in a residency room there. I attempted to contact the security team for a couple hours and could not get ahold of them at all. I was only given the option to leave a message for the front office. I FINALLY got in contact with the corporate office and they attempted to make contact with the security team who didn't answer. They called the on call manager, gave them my number and told me they would contact me asap. I never received a call at all and called back the next morning once again. It was a Sunday so the front office was closed but they told me they would contact me the previous night. The corporate office told me there was nothing they could do and I needed to wait until the office contacted me. On Monday, I waiting about 2 hours after the opened and finally gave up on waiting on them and called the front office myself. They told me they were not aware of the situation at all and to email them what happened. They ran an audit on my door to confirm they man did not have a key to unlock my door and that I was the one who left it unlocked. They told me there was nothing else they could do since they do not have cameras anywhere and that it could have been someone that was "just checking to see who's door was unlocked to break into" and to "make sure you lock your door." With this many security incidents I will definitely not be resigning my lease. If the security incidents didn't bother you, the hallways, parking garage, and trash rooms are ALWAYS disgusting. Whether it's trash, dog feces (in the hallways), or pee, you can count on always finding it somewhere at Lark. The maintenance staff has always been nice to me and helped me fix any problems in my apartment, but that isn't enough to keep me from moving. This place is an absolute disaster! If you would like safe and affordable living, lark is definitely not the place for you. My major problem while living here was the management, most of the staff consist of extremely rude and irresponsible individuals. One time, i heard someone yell in the elevator that they were stuck and once the office was informed they burst into laughter and took ages to help said person. The apartment itself is extremely untidy, the floors are old and dirty, facilities barely work and security here is a joke. A friend of mine was one harassed by a resident of another complex due to lax security measures. Additionally, there's animal waste everywhere and i do mean everywhere. This place is great. The apartments are nice and have quality appliances and amenities. The gym, lazy river, hot tub, and game room are all awesome. Management is very helpful, and if you ever have a problem all you need to do is submit a work order and it'll be fixed for you ASAP.
