Moved my son into deplorable conditions yesterday. Slum lord is an understatement. Spent the entire day cleaning and mitigating pest infestation. The dumpsters are spilling into the parking lot. The apartment is absolutely unacceptable and fraudulently marketed to the unsuspecting students. The website and "show room" are NOT even remotely what you are assigned at move in. Walls have holes, door previously kicked in. Have filed complaints with both the local and federal housing authorities as to numerous infractions. Considering pursing legal action as it sounds as though there is a pretty considerable class action. Please respond to this review if you are interested in joining. No rating, this place is poorly managed, Abet ( may be spelled incorrectly) they never answer the phone. My daughter applied for an appartment in April, contacted someone in May who actually answered the phone, review her application and said that she was approved and advised her that she would receive and email to start the lease, email received, lease completed, she called every month asking for assignment given her full name and was told that it was being sent out. Now we are at July a genltement that answered the phone said that she needed to wait a little longer. She longs into the portal which shows ( see below) that her lease is approved with move in date. On August the 9 she gets a request for retners insurance, sends that in and now today August 16(3 days before move in) she calls in to get her room number and was informed that her application was not approved back in May. Here is August, no notifications, and I call them and I am told that it was due to her income and that the "General Manager" executes the leases and back in may she canceled the lease because of lack of income but remeber she is still contacting them getting information to wait for her room and the portal still shows until this day that she has an approved lease. This is the worst place I've seen to lease from the customer service is the worst i've ever seen and when I told them I retained a Lawyer " Paris advised that she could no longer speak with me. Don't be fooled by the nice common areas; this place is horrible. The laminate on all the "wood" cabinets is peeling, they took over a year longer than they said they would to remove outdated and dirty carpet, our dishwasher constantly floods back into our sink, our garbage disposal doesn't work, the fridge shelf literally fell out, the door knob to the front fucking door fell out, and that's just the start of it all! I lay all the blame squarely on management. Clerks and office workers had to help with some repairs, and when we called about a few tickets several months ago, we were informed that the conplex had 200+ tickets open -- and TWO full time mantainence guys!!! After living in this apartment complex for two years I can say it's an adequate place for international students who are not looking to invest in furniture, appliances, etc. The location is a few minutes from campus which is a great advantage and the staff and maintenance team are fairly responsive to issues. Overall, units are fairly clean (if you don't take the apartment AS-IS) and the amenities (gym and clubhouse) are fairly new. read more

This is my first apartment review! This place is mismanaged! I had intended to move in and they had a month to clean the room. I got an email with room mate info so I decided to visit them and found that the first unit (which was assigned) was super dirty. The carpet was filthy and it smelled like weed. First they supplied an access card that didn't work! I work until late evening so I can't test it when I'm at work. I was locked out for 4 days. I crashed at a friends place. Every time I went to the main office, they would say they fixed it but it takes time to work. I was relocated to a different unit but the room has so many problems. They never checked. 1. There were no light bulbs 2. Bathroom faucets didn't work 3. Toilet didn't flush 4. Internet is broken (for several months) 5. Bedroom carpet had pee and blood on it. They required a ticket for each issue and they did take their sweet time to fix it. There are a few things they did not fix (like supplying light bulbs). The pool and common area look good. But don't be fooled. It's not safe to go swimming because the water is contaminated. I did a water test. It's filled with microorganisms that should have been killed with adequate amounts of chlorine. The hot tub is ground zero for getting sick! I saw a student pee in the hot tub! Finally let's talk about towing. They gave Riverside towing unrestricted access to the property to harass their customers (tenants) and tow cars that they feel violate their rules. They should NOT give any access to anyone (except law enforcement, fire and emergency services). Towing should ALWAYS be a last option and never a first. If a violation did occur, they should attempt to communicate with the tenant about the problem. If it's a visitor, a sticker on the window is also sufficient. Please do not move here or recommend anyone to come here. It's probably better to live in a cardboard box or your car than to stay here. read more

This was the worst place I've ever lived. DO NOT LIVE HERE!! There was mold everywhere in the bathroom and bedrooms, our bedrooms were not cleaned when we moved in. I had to clean my bedroom myself before I could even move all of my stuff in even though they told us that they would deep clean it before we moved in. Obviously they did not. When we first moved in we didn't even have all of our chairs for the dining table and it took them months to give us the other two. There were stains on all of the carpets, our washer and dryer was constantly broken, the AC wouldn't work in the summer and I heard that about a lot of the units in the complex. I had termites all over my bedroom and bathroom, one was even crawling on me when I was in the bath. Disgusting! Another thing is just the whole quality of the apartments. Everything is broken and moldy. My bathtub had gross black stains in them and wouldn't go away even though I bleached it twice. Half of the cabinets never closed fully because they were all broken. And the weird fake wood they have on if is peeling off so it looks disgusting. Also beware: there are potholes everywhere and a new one pops up everyday. So glad I left this disgusting apartment complex. The rent is pretty cheap, but even $450 for a 3 bedroom apartment could be found anywhere else and the conditions would be 100 times better ! - The Air conditioner that was placed above my bath leaked rusty water into the tub. After 3 weeks - my work order was received. Still nothing done. Problem fixed itself when we cut back on the AC. - Door handle fastener came off. Created a work order. Nothing done. Work order was canceled. Fixed it 3 months later. - Kitchen light comes on irregularly - Need new dressers, mine had residue from when someone put down vinyl coverings. - Toilet takes two flushes to flush completely - Outside apartment is dirty. Dirt, dust, pollen, bugs everywhere - Show room looks nothing like apartments - Kitchens too small for how big the living room is - Kitchen counter-space too small for 3 people - Charged me late fees when my account said I had no money due - Wifi goes in and out. Need to be close to the router. A hassle when doing homework. - Roommate matching service useless - Dishwasher has to be used twice to clean dishes. Put in a work order. Said it was fixed. It's even worse now. Dishwasher made dishes dirtier than before - No light in laundry area. - Gate is constantly broken - No security like advertised - Potholes -Waived $3 convenience fee during Coronavirus. How generous - Won't allow contract termination during Coronavirus - FYI cost $150 deposit to turn on electricity and a $12 fee - Outside is always dirty. SO many bugs and spiders outside in the breezeways. Can't even get someone to spray every once and a while?? Even on the third floor we're dealing with giant roaches. I don't dislike any of the staff. I'm sure it's tough dealing with such a shitty complex. Stay away from this place!!! read more

Broooooo I am so disappointed!! My girlfriend signed a one-year lease starting this May, and she hasn't even moved in yet and we already regret it. The management is terrible!! First of all, she signed a whole lease for a two bedroom apartment, and then two weeks later, THEY DIDN'T EVEN HAVE ANY APARTMENTS THAT WENT WITH HER LEASE. Why would you advertise that and allow for her to even sign a lease??? So she had to upgrade to a more expensive unit simply because she had no other option!! She'd been communicating with Campus Crossings for over a month and at this point it was too late to look anywhere else. Finally, she signs a lease and sets her move in day two weeks in advance. Move in day comes, and they have not even cleaned the apartment. Two weeks to clean. Nothing happened. And they won't allow her to move in until they've cleaned!! So she drove eight hours from her house in Georgia with a packed car only to get turned away from her apartment that she already paid for.. this place's management is a joke!! Please, parents, do not let your children move into this facility. My son had his TV, his roommate's XBox, and hundreds of dollars worth of games stolen because the Cleaning Crew was in his apartment and literally watched the thief stroll in and steal the items. The management company claims they have no fault because the person who entered had a key--the cleaning crew said the thief asked if they could leave the door unlocked and they said no--but they claim that he came in with a key (I believe they probably left the door unlocked). If the person had a key, it would be because the management didn't manage the keys adequately. When my son moved in he had roommates that he knew living there, but they have moved on due to the management's love of towing resident's vehicles or the frequent drug busts and crimes committed around the facility. In this case, they told my son they would investigate, but have not proffered the name of the supposedly licensed and bonded cleaning company. One of the managers was really difficult and hostile, while the other was exasperated but reasonable and still unhelpful. I pity them for working in this environment, certainly, but they put on a front of a decent and affordable place to live. I would be interested to know how much of a profit center the towing has become, but bottom-line, my son feels unsafe here and is counting the days until his lease is out. We will sue the company and we are trying to get the police to follow-up as well, although they aren't especially proactive in this situation. The management just says he has renter's insurance, but it's a $1,000 deductible. Keep in mind that the cleaning crew watched this person remove my son's possessions. The company won't let him out of his lease after being responsible for his victimization, nor will they reimburse him. If you do decide to move here, just keep in mind to save extra money for towing fees and theft--the real cost is much higher. read more

DO NOT LIVE HERE! The office managers are incredibly disrespectful and constantly disregarding resident issues. Every appliance is broken upon move in. Our refrigerator has broken three times now and each time they come to fix it, they provide the same solution as before and it breaks again despite us following their solutions. We have lost $300 worth of food due to this issue. Maintenance takes two-three weeks to get to your work orders despite the emergency status, and despite you calling them multiple times. The noise levels provide no peace and quiet, and you will not be able to fall asleep until 2am and will be promptly woken up at 7am every morning. I have asked for assistance and explanations of charges on my account, and they leave no room for fighting certain charges that are out of your control. This place is a nightmare, and they trap you in the lease with no lease termination clause. I am absolutely miserable here and frequently avoid going back to my apartment because of how miserable it feels. read more

Appliances break constantly and they always take a week and multiple phone calls to get them to even acknowledge that they're broken. Putting in a work order essentially does nothing. The "computer lab" is just 4 extremely slow computers that aren't even worth doing work on. I would not recommend living here. During my stay someone broke into my car to steal my parking tag among other things, my car was then towed that night. When I went into the front office the next day the staff offered no assistance and I was forced to pay $220 to get my car out of the impound lot. Even though my car was registered (car make, model, and plates) to park in the tenant lot it was towed and I was forced to pay for something that was out of my control and never should have happened. read more

Wish I could give it zero stars. Management told me three different move in dates and when I moved in the kitchen and closet was full of trash that the previous tenant left. I told the office about it and they did NOTHING. Our apartment looks nothing like the sample apartment, our furniture isn't leather but an ugly green material that hasn't been cleaned. Our table and chairs are falling apart and when we requested new furniture they ignored it and brought ONE fixed chair. The bathroom is old and falling apartment, the grout is incomplete and the framing on the walls and doors were falling off when we moved in. Carpet has staples exposed, garbage disposal and sink were broken when we moved in. We contacted the office twice to get our furniture updated and when the maintenance men came they did nothing and said we had to call the front office. The parking lot is full of potholes and speed bumps, it takes so long for things to get fixed by maintenance. Absolutely do not move here, I cannot wait for my lease to end. Hate it. It's so much I could write about this apartment complex omg. I've been living here for almost 2 years, I cannot wait for my lease to be up to move, I regret living here. The staff friendly when they want to be, they don't care about your concerns, the rules on the lease doesn't matter because they don't abide by their own rules. They let unauthorized people stay in your apartment and when you report it to them they do nothing about it. It's not safe! The apartments look nothing like the pictures, they are trash. I asked for my apartment to be non smoking with no pets, my roommate smokes weed and have a dog. Management didn't care, I'm still living with the female. Ugh. These apartments are so disgusting, the only good thing is the price it helped me save so much money and I cannot wait to move in July! DO NOT LIVE HERE, they have 2.2 stars for a reason!! We are not pleased with this complex at all. They obviously put all emphasis in making the grounds and pool areas look their best. After viewing the lovely model apartment Brightside has; Our son decided to get an apartment with three other friends in August. On move in day the office sated that he needed to pay 1 months rent in order to get his key (now keep in mind the date is on the 26th or 28th) How do they get away with charging a months rent when you move in toward the end of the month!!?? The office personnel stated that it was in order to get their apartment cleaned up and move in ready. So he just went with it, we had no other options. When everyone went into the unit we discovered it was nothing like the model, it was not clean, the oven looks like it's from 1984, the sofa had dog or cat hair on it "one of my sons roommates is allergic", a bathroom sink was leaking, alarm didn't work, the a/c filter was filthy, etc. We let the office know what was happening, after complaining they came to take a look. They later sent a maintenance man for repairs. He was rude; basically b/c he was left to finish a job that someone else was responsible for. A cleaning crew came to clean up, a new sofa was delivered, along with a new a/c filter. We soon discovered that we weren't the only parents complaining that day, there were a load of promises not kept apparently. Our son has called the office on numerous occasions to see that different things are repaired; some have been taken care of however a shower is still not fixed. We are appalled at how this complex is run or lack there of. We cannot wait for the lease to end to be rid of that place. It is sad that they seem to take advantage of these poor young college students who don't know any better. My opinion is if you want to rent here make sure you see your exact unit, and hope and pray this doesn't happen to you. read more

They got him to resign a lease by tricking him. They told him that he needed to resign another lease to go into the proper room. He was living in room C but was actually suppose to be in room B. The air condition stayed broken for quite sometimes. He and his roommates was given a window fan. When one of the parents stepped in they then gave them a window unit. I was told that he needed rentals insurance to live there. I purchased the insurance through State Farm. My agent faxed them a copy but they argued me down and told me that we didn't we didn't have any insurance so therefore they up my son's rent. A penalty was placed on his account for not having insurance. This was their mistake but they blamed it on us. I am contacting the news media to expose them. I also have an attorney to get him from out of the lease. How can my son sign the lease without his father if his name is on the lease also? They are very crooked. They plays mind games with you and make you think that you've done something wrong. I hate this place with a passion. It is very nasty and trifling. My son's car was towed away from the property, there was a shooting over there and his car was broken into. That is not a good area. It's a very bad area. When they bring you on a tour you see the best rooms. When you get into your apartment the rooms is a mess. Dog hair, dog poo, racoons, and much more is there. Don't do it!!!!!! read more

When I first saw the complex, I thought it was the greatest thing. There were pools, open land, volleyball, workout room, computer/study rooms and the actual apartment rooms didn't seem that bad either. For the price and what they seemed to offer, I couldn't think of any place better. But as I started living there longer I realized how much of a front that all was. By all means, they have a great lay out set up but it has been, by far, the worst place I've stayed while at college. And the problem is, the management. They are awful. Not only did they put me in an apartment that they had supposedly been having problems with the entire summer before (and failed to fix those problems) but they are also continuously unavailable to help the residents. I have called I don't know how many times to get help and not been given any. People say they will call you back and don't. They have no system to actually get anything done. In my year lease, I have had to replace almost all of the appliances in my apartment AND had to pay for any extra energy they created due to their problems CC failed to fix prior to my move in. They change whatever they like, whenever they like and don't think about the inconveniences it may cause their residents. In addition to all the management issues, the walls between and within apartments are very thin so the noise level is high. I could hear people playing their television above me every night. I also was unfortunate enough to get the apartment by the road which was horrible with the thin walls. Between the bus stops, people coming in and out, sirens and car horns, it's a wonder that I ever got any sleep. There are many more things I could say but that would take up too much time. Now this may seem a bit extreme and it's quite possible that other residents have been lucky enough not to have the stay at campus crossing that I have had. This is my second year living here and let me tell you. One, nothing ever gets fixed. Work orders will say completed when they never came to the apartment. Balconies roped off because they are starting to collapse. The "big" room they force you to pay an extra $10 is a scam. The room is no bigger than the others. And as a 20 year old female they are forcing a 35 year old man to live with me and my roommates. They don't seem to care about my roommates or my concerns/uncomfortableness about this because of fear of losing their jobs. I guess a 35 year old living in CoEd apartments where a majority of the residents are in their early 20s isn't a red flag to them. I am VERY displeased and surprise at the lack of apt maintenance, reasonableness, race variety of workers, and ethic of high ranked workers! The POOL is always closed at night like we are children! I first moved here Aug 2015. When applying for this complex I filled out an app for a 4bed 4bath for 505 a month rooming with my two friends and of course whoever else they put. When signing a lease got extremely close they then notified me that they "forgot" to change the availability status of the apts. I was forced to move into a 3bed 3bath for $589 a month with ppl I didn't know. VERY INCONVENIENT! That year I was scheduled to start school Aug 16 and my move in date was Aug 18. They refused to let me move in a measly 2 days early!! VERY UNREASONABLE!! When I finally moved in the apt I found out that one person rooming with me was completely different from what brightside had noticed me of. VERY UNETHICAL & UNPROFESSIONAL! The apt was NOT completely clean! I had to clean my own air filter Instead of getting a new one. NO PROPER MAINTENANCE obviously!! I then decided to renew b/c their rates were dropping for the following year probably b/c nothing is kept up except outside, the office and pool area. I wanted to move to a 4bed 4bath. They are cheaper. So brightside waived my fee for the direct transfer which I highly appreciated. They then took the waiver back because I was on a payment plan for ONE month!! UNETHICAL!! So I could NOT move into a 4bed! My car has gotten broken into while staying here and brightside has again said there's nothing they can do. This morning I woke up my car gone !! Brightside pays a towing company for ppl who are not permitted to park in non visitor parking. I've been staying here for over a year and they never gave me a new parking pass for this year when I renew in the office! I thought it would surely be no big deal for them to get my car since I am a renewing resident. They are telling me there is nothing they can do once again. I don't understand how you pay someone and can't tell them what to do! The general manager also emphasized the situation by calling someone she KNEW in the towing company to tell them to call me and say they won't be doing anything about it. I missed class today and I'm going to miss work. I would say you should not live in this disappointment. They lie and half do all maintenance!!! read more

HORRIBLE! The pretty pool that you see in the pictures is only for looks. The gates are always locked! My daughter has been there since August and the gates have been unlocked twice. Even though it's too cold to swim some people would like to just sit out there and some of those days were warm enough to swim but you can't get in. Riverside Towing comes through the parking lot EVERY night and even if you are parked correctly they WILL take your car! The cost to get it back is $232.00 and the apartments get a part of that payment! So they enjoy watching you get towed. CAN'T WAIT TO LEAVE! I know you are thinking it can't be that bad. Maintenance is supposed to leave notice when they enter an apartment and they haven't for the past year for me. My toilet seat doesn't sit up without falling. I had a broken dryer for the first month and a half of living here. After "fixing it" twice and complaining to upper management, I was finally given a new dryer. Maintenance didn't install the new dryer properly causing lint to spew out all over and excess heat to be released. I was never compensated for an increased electric bill based on their mistake. Each time maintenance entered my apartment they left without cleaning the mess they made. When they pulled out the dryer to fix it, they left large stains on the carpet. When they fixed the dryer lint problem, they left lint all over the hallway. Yesterday, sprinklers were replaced and baseball sized holes were left throughout my apartment. Pieces of the wall were just left on the floors and also covered the edge of my bed. The people who installed them also wiped dust from the installation on one of my shirts. I assume they stepped all over my bed which made me have to wash my bedspread. I am in building one and so was given no notice to move any of my belongings before the installation. My roommate has a cat and when they installed the sprinkler system they let the animal out of her room. When they finished, they left the animal in the living room with its bedroom door shut which denied it access to its food, water, and litter box. This definitely caused stress for the animal. My roommate has also had work orders in for a few weeks that have not been attended to. When I have complained before for several of the above instances, all I received was an "I'm so sorry". I am paying $700 per month to live at a place like this. read more

DO NOT LIVE HERE! If I could give less than one star I would. I lived in this hole for 2 years and completely regret my decision. Maintenance is incompetent and the management does not care about residents. When we moved in, our apartment was in terrible condition. The cabinets in the kitchen were falling off the wall, one of the toilets didn't work, and the ceiling panel in my bathroom was falling down to just name a few. Putting in work orders is not sufficient to get maintenance to fix anything. I have put in orders to have them ignored for weeks until I call the office to bug them, but then miraculously the maintenance staff will be available when you make it clear they can't ignore you anymore. Over the 2 years that we lived there, my roommates and I had put in several orders to have the dryer fixed, but it never was. Due to faulty appliances (microwave and oven) we have had 2 minor fires in our apartment. Following these, we were told to leave our fire extinguishers on the front porch for an "inspection". They then took our fire extinguisher. After waiting a few weeks to see if they would give us another, we had to go complain to the office to be given another fire extinguisher. I hope you see the irony and danger in that. I could go on for pages about this horribly run apartment complex, but I will leave it with a simple DO NOT LIVE HERE! DO NOT MOVE HERE!!!!!! HORRIBLE!!!!! THEY DON'T FIX ANYTHING! THEY WILL ACT SOOOOO NICE TO YOU WITH NO INTENTION OF DOING ANYTHING. My daughter's apt didn't have an oven rack in the oven. It took 2 months to get one. They didn't have chairs for the kitchen table for 2 months. The dryer does not have a lint guard. FIRE HAZARD!!!!!!!!!!!! Clothes are full of lint! I spent the night this weekend and all of the VISTOR PARKING WAS FULL so I parked in a regular spot ( at the end of the parking lot out of the way) and my car was towed. It cost me $232 to get my car back and the manager told me if there is not any parking in the vistor section, I can't stay there! Other residents have said they don't have a door on the microwave, bath tub does not drain, air don't work. One day my daughter and her roommate was sitting in the living room and hear a noise in the kitchen and water was coming up in the sink and overflowed onto the floor.
