When you enter, you feel like you are entering a high end hotel. The furnishings are modern, sleek and tasteful. There is even a Bosendorfer grand piano in the main lobby seating area, where there are musical events 3 times per week. There is multipurpose room for bi-weekly movies and fitness classes; a hair salon, card room, library w fireplace and gym. There are several floor plans to choose from. Mom has a 700 sq ft one bedroom w full bath, washer /dryer, full kitchen,& living room w separate storage unit. It is perfect for her. She has 4 closets! There are modern finishes throughout. It is so beautiful! Wonderful hot Breakfasts and Dinner are provided in the lovely dining room each day and there is a Bistro to order lunch if she so chooses. The Dining options are nothing less than spectacular! Stefani, Dining Room manager, together with the Chef, present a wonderful menu each evening. Residents are seated, menus presented, orders taken and served as one would be served in a fancy restaurant. It is true pampering that includes many choices of appetizer, entree, sides and dessert!.They impressively strive to meet the dietary needs of each guest. The servers in the dining room are so gentle and kind to the residents, catering to their needs as well. In the afternoons, there is often tea and cookies in the lovely conservatory. Once a month, Chef gives a demonstration , complete with samples! I have visited Mom many times in one year and am continually impressed by the how immaculate it is kept. Alicia, who heads Housekeeping, is amazing. In the maintenance office, Chris and Dave are at the ready to help hang a picture, or move a piece of furniture, if needed. In the Leasing Office, there is Margo , whose kindness does not end after the lease is signed. She is on the property and continues to take interest in the residents and daily happenings in their lives. There was a not a question that she could not answer on our tour and subsequent move-in with Mom. She is always there if we have a question. As you drive up to the elegant portico, you will be greeted by the friendly and always smiling, Jimmy, Jackson, or Justin, the valets. These gentlemen know how to treat people! They are so kind and will do whatever they can to make the resident's lives easier. Driving the AllSeason limo or passenger van are Arthur and Bobbie. Once again, they are smiling , kind, warm and efficient. Some of the residents say they feel like they "live on a cruise ship" with all the amenities & activities. Concierges Dawn, Christina & Janice are the next people you encounter in the lobby. They handle a myriad of tasks effortlessly to help the residents in so many ways, taking messages, receiving guests, packages and calls. In short, my siblings and I are throroughly pleased w our Mom's choice of moving to AllSeasons Birmingham. We feel our Mom is safe, in a lovely environment and has the option of activities ( more than I can name here!) and delicious and nutritious meals. We feel the AllSeasons staff do truly care about our Mom & her happiness in her living space. They say," You may live in your apartment, but this entire building is your Home!" We are proud to say our Mother lives there. It only took a tour to know this was the place for her.

When I first attempted to give my 30-day notice, I was told it would not be accepted and that I had to give a 60-day notice instead. After completing the 60-day notice, I was then finally allowed to submit a 30-day notice so I could avoid being charged for October rent. Throughout this process, I communicated repeatedly with Simone in the office (as she was always the only person I was directed to speak with). I also spoke with Pam. I made it very clear each time that I needed to know exactly what fees or charges I would be responsible for. Simone reassured me several times that the only payment I would owe was September's rent. However, after moving out, I was charged an early move-out fee--a charge I specifically asked about multiple times and was told I would not owe. When I called to ask why I was being charged, Simone became upset with me and told me that "as an adult," I should read my lease, even though I had been trying to clarify everything in advance and relied on the information she provided. It was extremely unprofessional and disappointing, especially after being a resident for four years. Overall, my move-out experience felt misleading and stressful. I would strongly recommend that future tenants get every answer from management in writing, because verbal assurances were not honored in my case.

The place overall is well-kept and the rents are reasonable. The community is full of nice neighbors who will just about greet you and make small-talk on a daily basis. Work orders are placed easily either by direct e-mail or the phone app, and they get to it in 1-2 days. Trash pick-up is daily every weekday morning in the front yards too. There is a small gym in the clubhouse (pool) with a few treadmills, ellipticals, bikes, cable machine, and dumbbells going up to 50 pounds. Free continental breakfast every first of the month when you drop off your rent. A few events being held with free food and lottery prizes. Other things are that this is right in front of Target, whichever way you go down Southfield Rd is a whole bunch of restaurants and businesses, and the Beaumont hospital is nearby. In all, I would highly recommend this apartment complex (and from what i've seen, this place gets only few openings due to how long their tenants stay).

Nothing in the apartment works from the washer/dryer to the dishwasher. Maintenance comes, but doesn't fix anything. There is garbage piling up in the basement. The outer door gets broken in and they barely fix it. It gaps open. The kitchen shelfs sag. The intercom has never worked. There are scratches in the wood floors. In the bathroom they used 4 different color grouting and it looks absolutely terrible. You can hear your neighbors quite clearly. It is awfully expensive for what you get and they charge you a small fortune when you are moving out. No matter how much you try to communicate with them. And they can be very rude. My apartment was encased in spider webs and crawling with spiders when I moved in. They cleared the webs after a couple months of me complaining. I couldn't open a window. But they didn't stay cleared. The place is once again getting fully encased. Oh and don't get me started on the basement and storage area. Really, there are so many other choices for renting. I have so many regrets for choosing this apartment. It has been a long year. This has been the worst place I have ever lived and that is saying something.

I have also asked several times for major pot holes in the parking area to be filled or repaved, have asked for something to be done about the birds in the tree that shit all over my truck, ( there are not enough parking, to just park elsewhere. I currently have a ticket in for 3 days for my bathtub that does not drain & never has drained very well. The light was flashing in the hallway, they closed the ticket, because they just unscrewed the bulb rather than replacing it. Meanwhile the rent just went up substantially! my neighbors who have lived there for years, say that the maintenance is the worst it has ever been. I still live there because it is 4 minutes from my current work location, I would certainly recommend looking elsewhere.
