I wish someone had written the following review before I moved into this expensive dump…read more You can choose to heed my warnings or not but know everything I write here is true. I lived here over three years mainly because it is such a hassle to move, which they count on as they significantly raise your rent year after year. The owners care only about money-know that going in for it will be a problem for you at some point. You may want to have a Lawyer on call. You will pay top-dollar and get almost nothing: * NO carport (winters are brutal every day), * NO central air conditioning (up and down turning the wall unit on/off), * NO central heating (Good luck on the base-board heat, Oh, you will love the loud sucking sound that comes from the incredibly old heating building boiler), * NO balconies on the majority of units, * NO security cameras, * NO fencing barriers around the back (a neighbor had his car broken into; mine was 'keyed.') * NO decent parking lot (You will love when it rains), * NO workout facility * NO umbrellas, shade, or tables at the pool! However, for your top-dollar you will get: * A building front door slamming open and shut every day starting at 5:30 AM for dogs, * Nobody picking up after those dogs, * If you like ants, there is plenty of them in the summer regardless of which floor you are on, * If you want bees inside, you get them too. The buildings are ancient, and it looks and feels it. Lobby carpeting dirty, doors to the buildings falling apart. The apartments are painfully old, the maintenance people are good but I know they are instructed to fix things as cheaply as possible, and hopefully, you like the music your neighbor is playing because you'll hear it all the time. Wait until you see the ridiculous FEE FOR PAYING THEM THEIR RENT ONLINE! Yes, you read that right. They took out the rent drop-off slot to try and get you to pay a late penalty or pay the online fee, which is my guess. And they won't tell you, but they also have a section 8 low-income federal housing there too they try and 'hide.' You will be paying for that too, one way or another. I have never met more contemptible, cheap, rotten people that own this real-estate. They tried to sell it last year but could not. Ask yourself why? The property manager is good, but she has to get everything approved by the owners-and they support nothing that would be in your favor. There are so many other choices to live at, in, and around the same location that is so much better and LESS EXPENSIVE! I have never been happier since I moved from that dump, and I am in a great location, great apartment & owners, and much less expensive! Heed my warnings or not, as stated, I wish someone had warned me.

The management of the property at the office is essentially useless. I've lived here for 18 years…read morenow and it's very sad to see the decline of property, as well as how the office/association/property managers are treating loyal homeowners. Unfortunately, I will likely need to contact every news station AGAIN about the latest and greatest situation. I have a bee colony living under the siding on my balcony, possibly between the walls, in my storage unit and continuing to multiply. However, I had to pay $200 out of pocket today since their pest control didn't show up yesterday when I worked from home as agreed with the office two weeks prior. Problem still isn't resolved, spraying alone is not working and the office suggested waiting 2 more weeks to see if their pest control actually shows up. Meanwhile, the infestation is growing and potentially more damage is being done. I also cannot use my storage unit or even look inside, nor use my balcony. Way to enjoy summer! Avoid this property if at all possible. You'll be much happier and treated better elsewhere!

OMG, where do I begin?? This place is a DUMP. It's very poorly maintained - it has 2 elevators for…read more11 floors and 250+ SENIOR residents. At least once a month one or BOTH of the elevators is out of commission. How are senior citizens who use walkers and wheelchairs supposed to get in and out of their apartments when there are NO WORKING ELEVATORS?? How are fire and rescue crews supposed to get patients out of the building with NO WORKING ELEVATORS?? The elevator situation occurs WAAYYY more often than it should. And then they're out of service for DAYS or WEEKS. It's just AWFUL. Another consistent problem is the PLUMBING. If toilets aren't overflowing or water pipes aren't busted, it's not a normal day. Residents don't recognize other residents and strangers - especially VAGRANTS and HOMELESS people are just allowed to come into the building without having the required key fob for entry. Over the winter there are vagrant just coming inside and sleeping in the common areas, smoking, urinating wherever they feel the urge. The management company, CSI, seems to only be concerned with minor rule breaking, rather than the safety of residents. The management company executives (there are DOZENS of them) earn 6-figure salaries. CSI is supposedly a non profit, but executives are certainly raking it in. Residents "volunteer" to do the office work and run bingo and other activities but CSI is unwilling to spend money on the mechanical and safety for residents. Royal Oak Manor is NO "manor": it's a DUMPSTER FIRE. Stay away if you have any other options.

Movies theaters, Restaurants, Bars, Breweries all within walking distance. This includes the library and the Baldwin Theater on Lafayette where they Perform, stage plays & music concerts. It is easy to get to Troy, Clawson, Oak Park, Southfield, Detroit, and the Detroit Zoo. And only minutes from my daughter's home. I have the most friendly and generous neighbors. They don't bother you. But when needed, they are there supporting you and helping when necessary. The building is getting remodeled soon, and we are all looking forward to that. I know it might be long and hard but most of us are looking forward, and others believe we don't need it. They love it the way it is, and I do understand to be an older building in downtown Royal Oak, Royal Oak Manor has been maintained and the maintenance is speedy if you report your issues.

Overall, I love the community, the upkeep of the grounds, and amenities. But there has been increased turnover of residents (due to societal and economic changes) and staff in the past couple years. Unfortunately, the staffing changes have been more impactful than any other. The current staff (property manager, office assistants, and maintenance) lack customer service skills. Instead of being receptive and striving to resolve issues/concerns, they are quick to cut off conversations, very slow to respond or return communications, dismissive. Their attempts at resolving issues have become increasingly frustrating as the least possible is done in order to pacify instead, allowing it to linger for months on end. The couple maintenance men who do care and are diligent unfortunately are then limited by their supervisor and the property manager. I truly pray that any upcoming changes are for the better to restore residents' faith in where they've chosen to call home.
