If I could give these apartments no stars I would. The apartments are in horrible shape. They are…read morenot updated and not at all what you view when moving in. Nothing in the apartment works from the washer/dryer to the dishwasher. Maintenance comes, but doesn't fix anything. There is garbage piling up in the basement. The outer door gets broken in and they barely fix it. It gaps open. The kitchen shelfs sag. The intercom has never worked. There are scratches in the wood floors. In the bathroom they used 4 different color grouting and it looks absolutely terrible. You can hear your neighbors quite clearly. It is awfully expensive for what you get and they charge you a small fortune when you are moving out. No matter how much you try to communicate with them. And they can be very rude. My apartment was encased in spider webs and crawling with spiders when I moved in. They cleared the webs after a couple months of me complaining. I couldn't open a window. But they didn't stay cleared. The place is once again getting fully encased. Oh and don't get me started on the basement and storage area. Really, there are so many other choices for renting. I have so many regrets for choosing this apartment. It has been a long year. This has been the worst place I have ever lived and that is saying something.

I have been disappointed with the management and maintenance responsiveness at Zen City Apartments…read more One of the biggest issues is the steam room, which has been out of service for approximately four months. Every time residents ask for an update, management gives the same response: "another two weeks" or that they are waiting on parts. After several months of repeated promises, there has been no clear timeline or resolution. Another concern is the valet trash service. Residents pay an additional fee for daily garbage pickup, but the third-party provider, Valet Living, frequently fails to collect trash on a daily basis. When this issue is reported to management, the typical response is that they will contact the company, but residents rarely see any meaningful follow-up or improvement. The building also has ongoing maintenance issues that remain unresolved for extended periods. Both TVs in the common areas are supposed to be connected to cable service, yet the cable connections do not work. Thr three-season room has been missing its screen door/net for over a year, and despite multiple requests, it still has not been repaired. The condition of the common areas is another concern. Hallway carpets are often dirty, trash can frequently be seen in the hallways, and cleaning does not appear to be performed regularly. Painting projects move extremely slowly, with one person seemingly responsible for the work, resulting in hallways remaining unfinished for long periods. The property itself has potential, but management's repeated promises without timely action have been frustrating. Residents deserve better communication, more accountability, and faster resolution of maintenance and service issues, especially when paying premium rent and additional service fees. It's a scam in the name of luxury. Pool is almost unusable due to outside guests and definitely not family friendly at all.

I do feel the…read moreapartments are a tad overpriced due to their age and lack of updates, at least in my unit, but zip code has a lot to do with rent price. The location is fantastic as you are close to everything. The management was excellent from the initial phone interaction to the minor issues I've needed them to take care of in the unit. The amenities are nice and definitely add a lot of value to the complex. The grounds are well-kept year round and their snow removal has been outstanding this past winter. Most people complain about noise from the upper units, my understanding is that this is a design flaw and there's nothing more that can be done. I live in a upper level unit myself and have no problems with surrounding noise and try to be a courteous neighbor. If you're a light sleeper, perhaps look into an upper unit. As with most complexes all the management asks is for tenants to do what they are supposed to and pay rent on time, be respectful, and be reasonable. Our unit has worked well for my roommate and I so far and I would consider renewing the lease for another year if he were not looking to purchase a condo. This complex is family friendly and very quiet. I have no complaints about my apartment, just simply some improvements I would like to see made.

When you enter, you feel like you are entering a high end hotel. The furnishings are modern, sleek and tasteful. There is even a Bosendorfer grand piano in the main lobby seating area, where there are musical events 3 times per week. There is multipurpose room for bi-weekly movies and fitness classes; a hair salon, card room, library w fireplace and gym. There are several floor plans to choose from. Mom has a 700 sq ft one bedroom w full bath, washer /dryer, full kitchen,& living room w separate storage unit. It is perfect for her. She has 4 closets! There are modern finishes throughout. It is so beautiful! Wonderful hot Breakfasts and Dinner are provided in the lovely dining room each day and there is a Bistro to order lunch if she so chooses. The Dining options are nothing less than spectacular! Stefani, Dining Room manager, together with the Chef, present a wonderful menu each evening. Residents are seated, menus presented, orders taken and served as one would be served in a fancy restaurant. It is true pampering that includes many choices of appetizer, entree, sides and dessert!.They impressively strive to meet the dietary needs of each guest. The servers in the dining room are so gentle and kind to the residents, catering to their needs as well. In the afternoons, there is often tea and cookies in the lovely conservatory. Once a month, Chef gives a demonstration , complete with samples! I have visited Mom many times in one year and am continually impressed by the how immaculate it is kept. Alicia, who heads Housekeeping, is amazing. In the maintenance office, Chris and Dave are at the ready to help hang a picture, or move a piece of furniture, if needed. In the Leasing Office, there is Margo , whose kindness does not end after the lease is signed. She is on the property and continues to take interest in the residents and daily happenings in their lives. There was a not a question that she could not answer on our tour and subsequent move-in with Mom. She is always there if we have a question. As you drive up to the elegant portico, you will be greeted by the friendly and always smiling, Jimmy, Jackson, or Justin, the valets. These gentlemen know how to treat people! They are so kind and will do whatever they can to make the resident's lives easier. Driving the AllSeason limo or passenger van are Arthur and Bobbie. Once again, they are smiling , kind, warm and efficient. Some of the residents say they feel like they "live on a cruise ship" with all the amenities & activities. Concierges Dawn, Christina & Janice are the next people you encounter in the lobby. They handle a myriad of tasks effortlessly to help the residents in so many ways, taking messages, receiving guests, packages and calls. In short, my siblings and I are throroughly pleased w our Mom's choice of moving to AllSeasons Birmingham. We feel our Mom is safe, in a lovely environment and has the option of activities ( more than I can name here!) and delicious and nutritious meals. We feel the AllSeasons staff do truly care about our Mom & her happiness in her living space. They say," You may live in your apartment, but this entire building is your Home!" We are proud to say our Mother lives there. It only took a tour to know this was the place for her.

Most recently are charging residents an additional $3.00 a meal if they do not want to eat in the dining room and get their food to go. This is absurd. It's independent living and there is no requirement to eat in the dining room - especially during a pandemic when those who are elderly don't feel comfortable eating with others. There are nights when residents have to wait over an hour to be seated to eat dinner. My dad pays A LOT of $$$ to live here and now they want to penny pinch on meals? Staff is not as attentive to the needs of their residents as they used to be. I know every place is understaffed but the culture is different. Minimal staff and they have fired some excellent people. Don't raise the rent if you can't provide the services.
