They made a stressful escrow process, less stressful and made sure our needs and concerns felt heard and understood. I don't know if we will ever buy/sell again, but if we do, we can't wait to work with Team Marchena again! Not only are they our go to realtors but they have became apart of our family. I was impressed with how she conducted herself - not pushy or overly aggressive to secure a listing. Rather she just took the time to let me get to know her and see if there was anything she could do for us if we were looking to sell. I told her we were not looking at this but maybe in the future. Over the years I watched her career grow in the local real estate market here in Orange County, Ca. I would see more and more listings with her name on them. She developed one of the best real estate agent websites I have found and she continued to close sale after sale to quickly become one of the areas best producing agents. Fast forward to 2018. With a new job and the need to relocate out of state, it was time to sell our house we had occupied for the last 14 years. Over the last 14 years a lot changed in the real estate market and we found ourselves feeling a bit lost and overwhelmed. We knew we had to do some upgrades to make our house more appealing, but struggled with exactly which ones to do. I decided to give Tracey a call to enlist her help in selling our home. Like the professional she is, she picked up the conversation right where we left off 7 years ago. She remembered my kids and if they accomplished the goals we spoke about back then. I filled her in on what had happened over that time and where we were now. We decided to secure Tracey's services and quickly got the ball rolling. Over a 2 month period Tracey and her team of Videographers, Staging consultants and Photographers helped get our house in shape to put on the market. She truly has a team of professionals that work as one unit to make the experience a simple and easy one. Throughout the entire time Tracey was always available to answer any question we had for her. She was always prompt and professional in her reply and often got us over our concerns and challenges we faced with selling a house and moving after 14 years. Long story short. It was the best experience I have ever had selling or buying a home. Tracey's market analysis and plan execution got us an offer the very first day it was listed and we closed with a final offer $30,000 over our asking price. It was like she was looking into a crystal ball the entire time. She know the best strategy, timing, everything. Now, there is no guarantee you will get $30,000 over your asking price...but if you want the best chance of doing so and want the best agent in Orange County, CA representing you...have Tracey be your agent. You will not be disappointed. Thanks Tracey!

Before putting my rental for sale, I spoke to my CPA to review the tax consequences I would face. I realized that it would instead make more sense to sell my primary residence in Laguna Niguel, and move back into my rental. Both homes are similar in size and aesthetics. I discussed this option with Kristina and she quickly presented me with her analysis and strategy for selling the Laguna Niguel home. Once I made my decision to sell the LN home, Kristina quickly went to work on letting me know what improvements I could make to get top dollar for my home. When the needed improvements were completed, she quickly had a successful open house. Kristina negotiated two full price offers in a matter of a few days. She was available at all times and professionally answered all questions I, and the buyer's agent, had. Selling a home can be stressful and thankfully Kristina was there to talk me off the ledge whenever there was a bump in the sales process. With Kristina's work the sale was completed quickly and I was able to move through what can be a difficult and challenging process.

Terry promised no signs, no getting ready to sell, no MLS hassle, and the right to stay in the home for months after closing. The escrow closed in about 7 days all-cash for a good price, and we got everything Terry promised. Terry told us up-front that he was the agent for the buyer and couldn't be our agent. However, he promised to treat us fairly and to take care of all the paperwork and the details. Everything Terry said went down exactly as he said. We would do it again in a heartbeat. I knew my friend…read morewould never recommend anybody without plenty of experience with him (all of it GOOD, LOL) before any recommendation.  We started out looking for rental properties, but ended up getting my family's dream home in Turtle Rock, near UCI in Irvine. Astounding as the market was, we believed Terry when he projected the high selling prices of homes we considered.  They were selling WAY above recent sales, so we could see the "writing on the wall".  In fact, we knew that we would have to offer $150,000 over the asking price to win OUR dream home against competing buyers.  By this time, we were semi-jokingly calling Terry a "prophet" for his totally accurate projections of selling prices. So, we made our offer and then something incredible happened!  Even though we submitted our written offer, Terry managed to work with the listing agent to get us our home for $25,000 LESS.  To this day, we have NO idea how Terry did this for us, but getting it at all (and then for $25k less than we offered) was more like working with a "miracle worker" than a "prophet"!  Terry ROCKS!  (Terry mentioned that the listing agent caught some flack from his seller when the seller realized what prices were doing.) We're totally moved in now and we enjoy our new home every day.  We are SO glad we worked with Terry to get it done, despite the crazy market. Even though we knew what was going on in the market when we bought, we were still a little concerned that we had overpaid, until about 10 days later.  That's when another home came on the market for $1,800,000 that was over 300sf smaller than ours.  And it sold in only 5 days!  At the same cost per square foot, OUR home would have cost US 300K more than what we paid for it! What's more, the smaller, more expensive home backed to busy Turtle Rock Drive and fronted to the busiest internal street in the neighborhood, while ours was quiet, low traffic and close to the local park. In case you can't tell, we are TOTALLY impressed and happy with Terry and the work he did for us.  We recommend him to EVERYONE! PS:  He even has a program where people who need to sell their home to buy a new home can do it WITHOUT having to sell their home first and WITHOUT trying to get a seller to accept their offer subject to selling their home.  Ask him about it!
