    I hired The Mor Group a couple of years ago to manage my rental house. I was quite clear about my requirement for regular inspections. I have a number of rental properties and I have learned that inspections can prevent major repairs. For example, a small water leak in a bathroom or kitchen can easily do 10K worth of damage if not taken care of. I was told by the Mor Group that they could do inspections every 6 months for an additional fee of $75. I was fine with this and happy to pay extra money for it. So now fast forward to December 2022. Tenant had been there for 6 months and I had seen no evidence of an inspection done or planned. I emailed Jhared about an inspection. He told me they did not do inspections until the tenant had been there for 9 months, period! I felt my request was dismissed rather abruptly.. I wasn't happy about it since this is not what I had agreed to, but let it go. After 9 1/2 months I hadn't heard a peep about an inspection, so I asked Jhared again about an inspection. He told me that they did not do inspections until 2 months before the lease ends, period! So now it's 10 months not 9 months as he said before, and my B.S. sensor is going off. I let him know clearly that if my property manager can't do inspections then I need to find another property manager. But still no inspection done or planned! Then Jhared tells me now another story... Since the tenant is leaving at the end of the lease they won't do an inspection at 10 months or any inspection until the tenant moves out. So now, NO inspection will be done. What arrogance! I don't know how I could have made it any clearer that an inspection should be done! I also don't like it when I feel a property manager is not being straight with me. I email Adi next and I tell him I'm angry about this, and I want to have an inspection on the property. He tells me to find another property manager (which is obviously now my intent)! He writes that he doesn't like my energy! No kidding, he actually wrote that! It makes no sense to me to adamantly refuse to do these inspections, when a vital part of their responsibilities is to insure proper maintenance of the property. I tell him to just make the house rent ready when the tenant leaves and I will take over. A few days later I locate the email of my correspondence with The Mor Group before hiring them, explaining my need for regular inspections, and their response that my request can be accommodated. I forward this to Adi so he can see the history of why I'm upset. Adi immediately responded that the correspondence " was pre covid, and that's all changed now". Well, Someone needs to let him know it's 2023 and Covid is over. He wrote "unreasonable language and behaviour for you to write such an email". Unreasonable language and behavior to ask them to not B.S. me and do an inspection??? It makes no sense. Then he immediately sent me a 30 day notice of cancellation of the property management agreement. Coincidence that the 30 days ended 3 days before the tenant moved out? This was quite vindictive! I haven't seen such a vindictive property manager before. He wrote "We could have resolved your request, but you jumped the conclusion and spoke out of line ". Pardon me for speaking "out of line" and requesting they do the job that they were hired to do. My B.S. sensor, you guessed it, went off again. They left me to fly from out of state, rent a car, get a hotel, and get the property rent ready again myself by finding a handyman, house cleaner, carpet cleaner, painter, etc. So, it's all over now. They never did an inspection on the property, of course, or made the house rent ready, of course. He bailed and cancelled the management agreement 3 days before the tenant leaving. As I said, quite vindictive. But the good news is that Adi is no longer managing any of my properties, and for that I am very grateful. I am sure their response will be that I was rude. If asking them to do their job was rude, well so be it. I saved all the emails. Certainly not powered by kindness as they boast. In my opinion, powered by arrogance and vindictiveness.

I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.
