I live in California and I needed to find a good, reliable PM to manage my pending rental property in LV. My goal was to close 4 properties by end of 2026, and ultimately have 10 rentals and needed to find a good PM and wanted to build a good relationship for the long term. Their reviews were solid and I spoke with Tyler at the beginning of researching for PM to manage my pending rental property in Las Vegas. After having a phone conversation, I wanted to meet with Tyler in person to discuss and decide if Graham team was the right PM for me. At this point I liked the reviews and the phone intro from Tyler. i sent a text to Tyler to arrange in person meeting , and confirmed that i was visiting. Everything sounded good... Until i traveled to Las Vegas on the day of the meeting in the morning. I drove about 6 hours from Cali to meet Tyler and contacted him 2 hours before our meeting to ask if we can meet earlier since i arrived earlier than expected. The text i received was nothing but utterly unprofessional and upsetting to me. Tyler responded via text that he wasn't sure if i was coming or not for some reason. Im coming from Cali and driving back and forth for 12 hours, so I had to plan my day a week prior and wanted to make sure this meeting was accomplished. The text response was nothing but upsetting and shocking to me because Tyler assumed that i was not coming, rather than following up via phone call or even a text 1-2 days before meeting to confirm the meeting. I will never work with a business that ASSUMES everything. How can you trust and leave your rental property if the PM assumes and doesnt follow up and have a decent communication skills?? It literally ruined my day completely and wasted my time. I would never recommend this type of unprofessional company to anyone. I would be horrified how they deal with tenants issues...! Im onto hiring PM within next week and this team is definitely not on my list.

From the beginning, the team has been extremely efficient, professional, and responsive. The property management company I was previously with had also provided an excellent service, but they were streamlining their portfolio, so I needed to find a new company. The transition to Faranesh Realty was incredibly smooth, and they made the whole process very easy. Communication has been excellent throughout, and it's reassuring to know that my properties are being looked after by a company that is organized, proactive, and clearly takes pride in what they do. I'm very happy with my decision to move my properties to Faranesh Realty and would have no hesitation recommending them to other property owners looking for a professional and reliable property management company.

Collect receipts in writing via email/text. And do not SIGN the lease unless the agreed terms and conditions are listed! My husband and I have rented a property with them. Before we moved in, we inspected the place and took pictures. This property was no where near ready for tenants, but we didn't have much choice. There were roaches all over, the floors had a smell and stains to it, cabinets were a mess, the faucets in the bathroom were corroded, tubs had cracks, shared bathroom smelled like there was a water leak somewhere, and the master closet was missing wire shelves. The list can go on. Communication was okay in the beginning. Over time, there wasn't much aside from HOA violations. Requests to change out cabinets covered in roach feces and cracked tubs were never completed. They provided us with a vendor who can help with cleaning. Unfortunately their cleaning wasn't getting rid of the smell. We put a lot of elbow grease into cleaning this property as best we could and even paid $589 in cleaning fees OUT OF POCKET. The owner only agreed to refund us $200. While we were residing at the property, we've maintained cleanliness as best we could and always addressed any HOA violations with no further actions needed. At move out, per our lease, we are to hire professional cleaners to clean the property. Which we did. Paid $200. Guess what, the cleaning was not up to their standards. Not only did we lose out on over $380 from the first paid cleaning service, they won't return our cleaning deposit of $350. The lease also states that normal wear/tear is expected. They're charging us over $400 for paint touch up. We have touched up this place and returned it better than it was provided to us. We paid almost $7K to move in. But at move out, we were refunded less than $4K. In response to Wasim's reply: A condition report and photos from the move in inspection was provided. A walk through inspection was requested by my husband for the move out. When he got to the property, the inspector asked him for the key and told my husband he didn't have to be there. The walk thru was for my husband to go over the conditions of the house, but he didn't want to entertain his presence. These conditions were already existing. The condition report states that the AC vent above the stairs were dirty. The AC vent was painted over, the outlets and switches were painter over, paint stains were throughout. How are we liable for paint touch ups? We touched up every wall through that house before we left. We wouldn't continue to reach out if we caused any infractions. But we did everything we could to ensure that place was presentable to other tenants. Not like how it was presented to us.

    To me it seems if you don't use their vendors this one lady picks apart work done by your own…read morevendor. The rents landlords can ask are going down. But they make you spend thousands to make units like model units in a down market. If I could get higher rents then the investment in improving all fixtures is warranted. If you don't replace what they want you to replace, although the fixtures work well and look nice, 5 star drops you. When they worked for me, they didn't listen to me and used their vendors instead of my vendor I told them to use. To me, 5 star cares more about representing beautiful units then helping landlords finding tenants I would not use 5 star unless you like you property looking great at the costs of thousands but never getting the rent to justify it. They don't help landlords in a down market. But this is my opinion. You my like to spend thousands to fix you property like a showroom but not receive the rents.

The home needed extensive work, including new carpet and vinyl flooring, interior paint, garage door opener replacement, landscaping, trash removal, minor plumbing repairs, sliding glass door adjustments, and a full home cleaning. Since I live in California, Kelly handled everything for me as he coordinated with contractors, gathered quotes, and managed the entire rehab schedule. What impressed me most was the speed and efficiency. The property was completely rehabbed and rent-ready in under three weeks. Even more, Kelly secured and placed a qualified tenant before the home was listed on the MLS. I was expecting at least three months of vacancy, but thanks to Kelly's hard work, it was only one month. As a real estate investor for over 25 years, I can confidently say this was the best property management experience I've ever had. Kelly truly went above and beyond, and I highly recommend him to any property owner looking for reliable, hands-on property management or real estate services. Hard to find trustful people like Kelly in Las Vegas.

    This was the worst experience I have ever had with a real estate professional…read more I hired Kelly Hurst to sell an inherited Las Vegas condo under extremely difficult circumstances. I live out of state and was very clear from the beginning that, because of my health, work, and the circumstances surrounding the property, I needed to be as hands-off as possible. A major reason I agreed to work with Kelly was his representation that his property-management experience made him capable of handling the eviction, the property, and the practical complications of the sale. What I received did not reflect the level of competence, support, or professionalism I was led to expect. Although Kelly handled the eviction, he did not provide identifying information I requested concerning the former occupants in case I decided to pursue a civil claim related to the significant financial damage they caused. He sent me a video of the condo's contents, but his commentary was unprofessional and conveyed that he resented being asked to deal with the property. My most important personal objective was preserving some of my deceased brother's belongings, consistent with my deceased mother's wishes. Because I could not travel to Las Vegas, I asked Kelly to coordinate access for a basic third-party packing service such as TaskRabbit. I was not asking him to personally pack anything or pay for the service. I needed someone local to facilitate access so that a service I paid for could retrieve and ship a limited number of items. He refused. Even after my financial advisor tried to help facilitate a solution, he remained unwilling to assist. Without anyone in Las Vegas to coordinate entry, I was effectively backed into a corner and ultimately had to authorize donation or disposal of the contents so the sale could proceed. To my knowledge, he did not arrange for the contents to be donated or disposed of either, despite my written instructions. His communication with me was repeatedly rude, dismissive, and defensive. When I expressed that the situation had not been resolved for me, he responded with comments such as, "I thought we were past this." Eventually, the working relationship became so stressful that I stopped communicating with him directly and had my financial advisor serve as a buffer. The closing process created another unnecessary crisis. I realized at the last minute that nothing had been arranged for the notarized documents required from me as an out-of-state seller. I contacted the title company myself. When the need for notarization was confirmed, Kelly pushed back and stated that he had not heard of this and believed the documents could be completed electronically. The title company then had to explain to him that documents being recorded required notarization. This delay created avoidable last-minute stress during an already overwhelming week. Kelly did not have to conduct a substantial marketing effort to locate a buyer. He knocked on a neighbor's door, and that neighbor happened to want the property. I still received an extremely poor financial outcome, lost the opportunity to preserve my brother's belongings, and had to personally intervene to make sure essential closing requirements were completed. I completed this sale despite the representation I received, not because I felt competently supported by it. In my opinion, the service provided did not come close to justifying the commission charged. I would not recommend Kelly Hurst or Havenhurst Realty & Property Management. If you need an agent who can manage a complicated or emotionally sensitive transaction with professionalism, initiative, accurate information, and compassion, my experience strongly suggests looking elsewhere.
