If I could give 0 stars, I would. This is by far the absolute WORST real estate team, I have encountered. It started out horrible from the beginning. With taking over 5 days to respond to our offer. Josh NEVER wanted to speak on the phone with our agent. Never responded to emails & was extremely unprofessional through out the entire process. Maybe if Krista and Josh weren't so busy "coaching" and making pointless Instagram videos, they'd be easier and more pleasing to work with. Steer clear from this brother/sister train wreck. I couldn't recommend Josh Vitale and Krista Mashore more highly as seller's agents. They do an outstanding job in every way. They do a truly exceptional job of digital marketing to make sure the home is seen by as many buyers as possible. Then they do a great job of negotiating, from lining up multiple simultaneous offers all the way through to the close. They also bounce back from tough situations quickly and effectively. In our case, our first buyer got cold feet after going under contract and failed to put down their earnest money. By the time they did that, all of the other buyers who had made us offers had since moved on to committing to other homes. So we were back to square one again. Other agents might have lost sales momentum, and we might have ended up showing the house for months to get offers that were comparable to those we already had in hand before. But Josh attacked the problem immediately, so we never really lost momentum. He had multiple showings scheduled within 24 hours. And within 1 week of the crisis, we were under contract again with a new buyer, and without losing any value from prior offers. Truly impressive! Update and detailed recap of events... March 2017: I contacted Krista for more information and received both a text and email which I responded to. I was then ignored and received no other contact regarding my inquiry. I post a negative review about my experience. April 2017: I receive a skimpy automated email about the "April Market Update" with a link to a YouTube video and quote "I personally respond to all emails." -- Where was my response to my text and email from March then? May 2017: Krista sees my review and send me a message through Yelp and a text message. In the yelp message she does apologize but claims that they "hired a company called platform" and that they "have been having this sort of problem". -- If you know about the problem you should be more aware of the different conversations you initiate.-- Over text message I state that I am no longer in need of her services and that I do not wish to be contacted. She still sends an additional response asking how she can help which restate that I do not wish to work with her and do not want to be contacted. November 2017: Krista messages me again through yelp, this time she is claiming that they "were working with a new software that would automatically respond" and that it was "sending [my] responses to an email that [they] were not aware". -Don't you have to set-up software before it works? And it took 2-3 months for you to realize you weren't getting any responses? Text messages also were being sent to an email address you had no idea of? Additionally this is a completely different excuse from the May message. A company and a software are not the same thing and the fact you bring them up separately and do not mention either with each other like they are separate is extremely suspicious given the next part.-- Lastly, Krista asked me to "consider possibly redoing or updating [my] review" - Why would I change my review when I am completely justified and have already stated that I do not want to be contacted by her. She did not provide me any good service even when I went I good faith and was looking for an agent. Giving me a different excuse will not change my mind and her request to change my review is ridiculous. Krista screwed up, is making excuses and trying to get her negative reviews altered due to what? A second excuse and contacting me when I strictly told her not to. When I need an agent again, I'll let you know, and at that point maybe you'll get my business and a better review. Until then, I repeat for all of the internet to see. Do not contact me. read more

We bought our first house almost exactly a year ago. We decided to contact Krista because the housing market for buyers was very competitive at the time that we were looking and we had already made offers on several homes with a different realtor and the sellers ended up going with other buyers. A lot of the homes on the market that we really liked and that we had lost were sold by Krista, so we thought it might give us a leg up if we used her company when looking for a home. Krista set us up with her brother, Josh Vitale,as our real state agent. He was awesome! He is knowledgeable, honest, super smart, and he really seemed to understand what we were looking for in a house. After viewing homes over a few weeks, he showed us a home that we loved and we ended up buying it! After the sale went through, the sellers told us that they had multiple offers, BUT they liked the letter we wrote them so much that they wanted to sell the house to us! Writing a letter about ourselves was Josh's idea, and we are so glad that the owners liked it! It was also lucky, because we really couldn't have afforded to offer more money if the bidding process had continued. Don't use this company to buy a home! I cannot speak for the selling part, since I was not selling a home...so I did not deal with Krista...instead, I was assigned her Buyer Agent Alison Fedorchak.....what a mess.....Zero effort! Never sent me any properties to look at, never offered advice....the one property I made an offer on, I did the work and she wrote the offer.....Zero negotiation skills, so of course I lost out.....I get that this is a sellers market right now....so when you lose out, your realtor should be sending you other properties to check out!.....Not to mention, if you know you will compete with multiple offers, you get creative! You don't just take the first answer and walk away....Counter offers are made all day long..... Part of me is glad that I lost it, so she does not get a free paycheck on my coattails... This is all too common when someone is young and new and hits a hot market...they kick back waiting for a check......instead of actually making the effort to keep clients for life....word of mouth can really hurt later on. The strangest thing is....once I stopped my communication...I never heard from her again.....She never initiated anything....I was sending HER properties to check out.....Isn't it supposed to be the other way around??? That told me how unimportant my business is to her.....This poor attitude will work for now....but this bubble will burst again and you will wish you had made me and other clients a priority.....Oh well..... Blessing in disguise I guess that she never contacted me or made any effort....... Got a new agent, who is an adult and does this for a living.....HUGE difference...her name is Naomi Longoria and she goes out of her way everyday.....she understands the hustle you need to do in order to make it in this business.....because in the bad markets....you are going to have to rely on your reputation. Realtors are a dime a dozen....most are not that good...so ask questions, get referrals....and trust your gut....I am glad I did...much happier now.....and did not waste more time than I needed to. read more

We've bought and sold many homes over the years, but our experience with Josh and Krista has set the bar high for anything we do in the future with buying and selling real estate. From the very beginning, when we started inquiring with other Realtors in Brentwood and the county, Josh was one of a few Realtors I first spoke with. We were in the middle of COVID-19 when the shelter-in-place started and it was late April. In our first conversation, Josh and I spoke at length about the new protocols due to COVID-19 and he was direct and honest about the new challenges and the entire process his brokerage was following, and the entire listing process. I agreed to meet Josh and Krista and they came over that evening and spent a couple hours with us going over the entire process and how they leverage digital media and staging professionals to make the home show like a model home. I was impressed! It was going to be work to get the home ready for the video walk-through but worth the effort, as the video examples and pictures of other homes would show very well in the MLS listing. We watched all their videos about what to do with the home and followed all their instructions very closely. My wife and I knew it was going to be work to get the home ready since we were still living there but decided the extra effort to clean and start boxing to make the home look like a model home was necessary - this was highly recommended by Josh and Krista and I am glad we followed their advice. The stager, Polly, was awesome and she walked through after we cleaned and boxed up a lot of our stuff, and helped us put the finishing touches on making the home look like a model home just prior to the video walk-through and pictures. Once we got the home listed, Josh and I either texted or spoke almost daily. He was direct and gave us updates on buyer walk-throughs and what we needed to do to comply with the county health guidelines, as well as how to ideally show the home for potential buyers before they came to view the home. Ultimately, we got an offer above list and just closed! There are always snags in the process as you negotiate items and repairs or modify other terms in the contract with buyers. Josh was quick to talk through everything and provide sound guidance every step of the way. I am so pleased we selected Josh and Krista to help us sell our home. Let's start off by saying that this has not been a good experience. We went live with Homes by Krista on May 10, 2019 and our listing agent was Josh. Our home was posted on all the known listing sites, with the applicable images. From the start Josh told us he didn't believe in open houses. Quote his words "An open house doesn't sell a house". Josh didn't agree with the price we were listing our home at but again we told him that it's our investment and we wanted to get the best out of it. We had a lot of traffic come through our home but unfortunately never got any follow up. We had to reach out to Josh and ask him to follow up with the agents coming through to get feedback. We requested several open houses and that was the only time we got updates as the Listing Specialist Cathy would leave us a written form providing us with the traffic that came through the home that day. We felt as if Josh was to busy and wasn't really considering us as clients. We had to reach out to him and send him some of the other agents information so that he can follow up and provide us feedback. Also, there were several times when he told us that he was out of ideas and that our house isn't selling because of the price and that it was our only option if we wanted to sell to lower the price.
