Superb service from Jaynlin Slone and her team! We met her over a year ago as we began our search for a new home to be closer to our grandchildren in Brentwood. Her knowledge of the area/market, stellar negotiation skills, and remarkable communications skills set her apart from the rest. We had very difficult seller's and an incompetent seller's agent to navigate. Jaynlin was able to complete our purchase (under asking price) with the utmost professionalism! We are eternally grateful and appreciative for her time and efforts. We adore her!! read more

Josh and his team are absolute professionals and a true delight to work with. Our journey with them began several years ago when we first put our house on the market, just as interest rates were starting to rise post-COVID. Josh and the Mashore Group created incredible marketing for our home, including video showcases, printed materials, online advertising--the whole package. Although we got a great offer in less than 30 days, we unfortunately, due to personal circumstances, had to take the home off the market at that time. The Mashore Group was incredibly understanding and supportive throughout the process. Fast forward to this year. Josh stayed in steady contact over time, even stopping by during the holidays with thoughtful gifts and maintaining a genuinely personal connection. When our circumstances changed and we were finally able to relist our home, Josh wasted no time. He quickly secured strong showings, which ultimately led to an offer well above asking price, and he guided the entire deal to completion with time to spare. It's a shame we no longer live in Brentwood, because I would work with Josh and the entire Mashore Group again in a heartbeat. We can't thank them enough for their care, attention to detail, persistence, excellent service, and outstanding communication. I would absolutely recommend them to anyone with real estate needs. Thank you, team! read more

Homes by Krista and Josh Vitale came highly recommended and we are thrilled with the results. Josh knocked it out of the park! Sold our single story 5 acre ranch quickly and over asking price. Josh followed thru and communicated the details every step of the way. Thankfully, he was flexible and understanding as our timeline changed several times. The professional staging, photography and videography helped to make our property shine. The quality of the on line marketing makes a difference when done with attention to detail. If I could give 0 stars, I would. This is by far the absolute WORST real estate team, I have encountered. It started out horrible from the beginning. With taking over 5 days to respond to our offer. Josh NEVER wanted to speak on the phone with our agent. Never responded to emails & was extremely unprofessional through out the entire process. Maybe if Krista and Josh weren't so busy "coaching" and making pointless Instagram videos, they'd be easier and more pleasing to work with. Steer clear from this brother/sister train wreck. Also, josh said the house would be cleaned and that he paid cleaners to come and he 1000%% lied about that. Hope the sellers know what awful business you produce. read more

Sold 60k over listed price!!!!Making the decision to sell our home was very tough. I have to say Krista and her team made the process effortless. We decided to go with Homes by Krista because we felt Josh took his time to listen to our needs, expectations and overall goals. After seeing how confident and experienced Josh was with the market, we felt confident that we would do well selling our home. From marketing, to staging and selling over asking price! Overall it was a humbling experience and would definitely work with them in the future. Big shout out to Josh for making us feel comfortable throughout the whole process. From the beginning he reassured us that it was his job to get us multiple offers where we would feel happy about selling. He definitely delivered! read more

My husband & I were hoping to talk with Krista about the possibility of selling our home but when I got a call back from a receptionist I was told that this was not possible, that we would need to deal with one of her "premier agents"instead. Additionally, I was asked right up front what our intentions were as far as purchasing our next home i.e., they are already seeking more business beyond selling our home- and we haven't decided on selling our present home yet! We are going to work with someone else. read more

We couldn't have picked a better realtor when selling our Oakley home this year. We knew we had to go with Homes by Krista as they have a knack for marketing that can't be beat. We were immediately impressed by Josh's knowledge of the local market and agreed with his strategy for selling our home. The whole team was knowledgeable and easy to work with; we couldn't believe how stress-free the whole process was. We also highly recommend the staging team, landscaper and painter that Josh set up for us as they did excellent work and were more than reasonably priced! Don't think twice about using Homes by Krista, I promise you will not regret it. read more

Josh at Homes by Krista is the best!! We put feelers out to a few realtors and Josh was the first to arrive on our doorstep with a thoughtful and thorough plan for selling our home. We trusted him immediately and we were never disappointed. His sense of urgency and excellent communication never waned. He was incredibly professional and exceeded all of our expectations through our home selling experience. He gave us great advice on how to present our home. He provided and expert photographer and videographer who showcased our home perfectly. The benefits of his extensive online marketing campaign (over 20,000 views on our 3D tour) were immediately obvious when we had back to back showings the moment our home was listed. We sold our home in less than one week at $100,000 over asking. Thank you Josh at Homes by Krista, we couldn't have done it without you!! read more

Josh Vital with Homes by Krista is a consummate real estate agent through and through. He's a keen listener and has excellent interpersonal skills, but most importantly he looks out for your best interest - all the qualities you would look for in a realtor. Josh worked quickly to stage, photograph, and list our home. The superb service and execution he & his team provided helped us sell our home in a few short weeks. It was seamless and beyond our expectations. I highly recommend anyone looking to sell or buy their home from Josh Vital from Krista Mashore & Team. He's truly the BOMB! read more

I couldn't recommend Josh Vitale and Krista Mashore more highly as seller's agents. They do an outstanding job in every way. They do a truly exceptional job of digital marketing to make sure the home is seen by as many buyers as possible. Then they do a great job of negotiating, from lining up multiple simultaneous offers all the way through to the close. They also bounce back from tough situations quickly and effectively. In our case, our first buyer got cold feet after going under contract and failed to put down their earnest money. By the time they did that, all of the other buyers who had made us offers had since moved on to committing to other homes. So we were back to square one again. Other agents might have lost sales momentum, and we might have ended up showing the house for months to get offers that were comparable to those we already had in hand before. But Josh attacked the problem immediately, so we never really lost momentum. He had multiple showings scheduled within 24 hours. And within 1 week of the crisis, we were under contract again with a new buyer, and without losing any value from prior offers. Truly impressive! I just can't recommend Josh & Krista highly enough to anyone looking to sell a house. They're truly the best in the business. read more

Update and detailed recap of events... March 2017: I contacted Krista for more information and received both a text and email which I responded to. I was then ignored and received no other contact regarding my inquiry. I post a negative review about my experience. April 2017: I receive a skimpy automated email about the "April Market Update" with a link to a YouTube video and quote "I personally respond to all emails." -- Where was my response to my text and email from March then? May 2017: Krista sees my review and send me a message through Yelp and a text message. In the yelp message she does apologize but claims that they "hired a company called platform" and that they "have been having this sort of problem". -- If you know about the problem you should be more aware of the different conversations you initiate.-- Over text message I state that I am no longer in need of her services and that I do not wish to be contacted. She still sends an additional response asking how she can help which restate that I do not wish to work with her and do not want to be contacted. November 2017: Krista messages me again through yelp, this time she is claiming that they "were working with a new software that would automatically respond" and that it was "sending [my] responses to an email that [they] were not aware". -Don't you have to set-up software before it works? And it took 2-3 months for you to realize you weren't getting any responses? Text messages also were being sent to an email address you had no idea of? Additionally this is a completely different excuse from the May message. A company and a software are not the same thing and the fact you bring them up separately and do not mention either with each other like they are separate is extremely suspicious given the next part.-- Lastly, Krista asked me to "consider possibly redoing or updating [my] review" - Why would I change my review when I am completely justified and have already stated that I do not want to be contacted by her. She did not provide me any good service even when I went I good faith and was looking for an agent. Giving me a different excuse will not change my mind and her request to change my review is ridiculous. Krista screwed up, is making excuses and trying to get her negative reviews altered due to what? A second excuse and contacting me when I strictly told her not to. When I need an agent again, I'll let you know, and at that point maybe you'll get my business and a better review. Until then, I repeat for all of the internet to see. Do not contact me. read more

We bought our first house almost exactly a year ago. We decided to contact Krista because the housing market for buyers was very competitive at the time that we were looking and we had already made offers on several homes with a different realtor and the sellers ended up going with other buyers. A lot of the homes on the market that we really liked and that we had lost were sold by Krista, so we thought it might give us a leg up if we used her company when looking for a home. Krista set us up with her brother, Josh Vitale,as our real state agent. He was awesome! He is knowledgeable, honest, super smart, and he really seemed to understand what we were looking for in a house. After viewing homes over a few weeks, he showed us a home that we loved and we ended up buying it! After the sale went through, the sellers told us that they had multiple offers, BUT they liked the letter we wrote them so much that they wanted to sell the house to us! Writing a letter about ourselves was Josh's idea, and we are so glad that the owners liked it! It was also lucky, because we really couldn't have afforded to offer more money if the bidding process had continued. Josh & Krista also set us up with the best mortgage agent around, Debbi Galvan at LHFS. She is so kind, honest and patient. I would never have known how to get through the financial side of the home buying process without her. Referring me to her just highlighted that Homes by Krista is a quality team. Also, if you are selling your house, after making offers on several homes sold by Homes By Krista, I can tell you that she stages the homes beautifully and negotiates hard to get the best possible price for the seller that she represents. If I was buying or selling a house again, I would for sure go with this company again. I checked out several other realty companies in the area while we were looking for a home, and this company seems to be the best by far. read more

We chose homes by krista because of there mass marketing and team approach. The main agent we worked with was Tawnya. Tawnya was amazing she was always very quick to respond to my texts or calls ( which was very important to me !!) Tawnya was always kind and professional. We listed our home and had a ton of showings Day one and received a over asking offer the first day, we were ready to accept but Tawnya encouraged us wait until after the week to look at any additional offers that might come in. We were very nervous about possibly losing the first offer but we're so glad we fully trusted Tawnya and her experience and listened to her and ended up with 6 offers all over asking and a very quick escrow. So thank you to homes by krista and everyone there but mostly Tawnya!! She was amazing! read more

We would highly recommend Josh and Homes By Krista. We received near our asking price in spite of this difficult market. We really liked the sales approach on multi media platforms which brought in truly interested buyers and not having to do open houses, which in our experience only brought in looky-loos. As we needed items repaired, in preparation for sale, Josh recommended skilled businesses who responded quickly and affordably. Finally, we appreciated how Josh and his team kept us informed every step of the way. Thank you Josh and the Homes By Krista team. read more

Josh was my agent when selling my homes in Brentwood. Josh and his team were the best and they all went above and beyond to make sure our homes were sold. Josh kept in touch regularly to let me know how things were going, who would be coming over to view the home(s), etc. I had an offer (above asking) on my home within five days ..... and my son's home had an offer within four days (also above asking)! We greatly appreciate all the entire team did .... and I would recommend them highly! Thanks for all your hard work! I also used Krista's team when I sold my previous home in 2016. I was so happy with the work she and her team did for me that the choice of who to use this time was a no-brainer! You cannot go wrong with these folks! read more

Don't use this company to buy a home! I cannot speak for the selling part, since I was not selling a home...so I did not deal with Krista...instead, I was assigned her Buyer Agent Alison Fedorchak.....what a mess.....Zero effort! Never sent me any properties to look at, never offered advice....the one property I made an offer on, I did the work and she wrote the offer.....Zero negotiation skills, so of course I lost out.....I get that this is a sellers market right now....so when you lose out, your realtor should be sending you other properties to check out!.....Not to mention, if you know you will compete with multiple offers, you get creative! You don't just take the first answer and walk away....Counter offers are made all day long..... Part of me is glad that I lost it, so she does not get a free paycheck on my coattails... This is all too common when someone is young and new and hits a hot market...they kick back waiting for a check......instead of actually making the effort to keep clients for life....word of mouth can really hurt later on. The strangest thing is....once I stopped my communication...I never heard from her again.....She never initiated anything....I was sending HER properties to check out.....Isn't it supposed to be the other way around??? That told me how unimportant my business is to her.....This poor attitude will work for now....but this bubble will burst again and you will wish you had made me and other clients a priority.....Oh well..... Blessing in disguise I guess that she never contacted me or made any effort....... Got a new agent, who is an adult and does this for a living.....HUGE difference...her name is Naomi Longoria and she goes out of her way everyday.....she understands the hustle you need to do in order to make it in this business.....because in the bad markets....you are going to have to rely on your reputation. Realtors are a dime a dozen....most are not that good...so ask questions, get referrals....and trust your gut....I am glad I did...much happier now.....and did not waste more time than I needed to. read more

A few months ago there was a listing that my husband and I made an offer on. Krista's brother was handling the sale for Krista. It was one of the most unprofessional experiences. Our agent left them messages and emails for follow ups and we just got no answers and two weeks waisted. All we wanted was just a open communication for the biggest purchase. We ended up buying another home for 30k more than the listing we bid on with Krista's listing. Lack of unprofessionalism was mind boggling. I share this not because I am upset actually they did us a favor as we ended up buying a more beautiful home. I am sharing this for anyone thinking about using them as a real estate agents to take into consideration lack of professionalism. read more

We've bought and sold many homes over the years, but our experience with Josh and Krista has set the bar high for anything we do in the future with buying and selling real estate. From the very beginning, when we started inquiring with other Realtors in Brentwood and the county, Josh was one of a few Realtors I first spoke with. We were in the middle of COVID-19 when the shelter-in-place started and it was late April. In our first conversation, Josh and I spoke at length about the new protocols due to COVID-19 and he was direct and honest about the new challenges and the entire process his brokerage was following, and the entire listing process. I agreed to meet Josh and Krista and they came over that evening and spent a couple hours with us going over the entire process and how they leverage digital media and staging professionals to make the home show like a model home. I was impressed! It was going to be work to get the home ready for the video walk-through but worth the effort, as the video examples and pictures of other homes would show very well in the MLS listing. We watched all their videos about what to do with the home and followed all their instructions very closely. My wife and I knew it was going to be work to get the home ready since we were still living there but decided the extra effort to clean and start boxing to make the home look like a model home was necessary - this was highly recommended by Josh and Krista and I am glad we followed their advice. The stager, Polly, was awesome and she walked through after we cleaned and boxed up a lot of our stuff, and helped us put the finishing touches on making the home look like a model home just prior to the video walk-through and pictures. Once we got the home listed, Josh and I either texted or spoke almost daily. He was direct and gave us updates on buyer walk-throughs and what we needed to do to comply with the county health guidelines, as well as how to ideally show the home for potential buyers before they came to view the home. Ultimately, we got an offer above list and just closed! There are always snags in the process as you negotiate items and repairs or modify other terms in the contract with buyers. Josh was quick to talk through everything and provide sound guidance every step of the way. I am so pleased we selected Josh and Krista to help us sell our home. Great experience considering a sale of a home is one of the most stressful processes any can go through. I highly recommend their full-service model and partnership! read more

Let's start off by saying that this has not been a good experience. We went live with Homes by Krista on May 10, 2019 and our listing agent was Josh. Our home was posted on all the known listing sites, with the applicable images. From the start Josh told us he didn't believe in open houses. Quote his words "An open house doesn't sell a house". Josh didn't agree with the price we were listing our home at but again we told him that it's our investment and we wanted to get the best out of it. We had a lot of traffic come through our home but unfortunately never got any follow up. We had to reach out to Josh and ask him to follow up with the agents coming through to get feedback. We requested several open houses and that was the only time we got updates as the Listing Specialist Cathy would leave us a written form providing us with the traffic that came through the home that day. We felt as if Josh was to busy and wasn't really considering us as clients. We had to reach out to him and send him some of the other agents information so that he can follow up and provide us feedback. Also, there were several times when he told us that he was out of ideas and that our house isn't selling because of the price and that it was our only option if we wanted to sell to lower the price. Worst experience we have had with a company and we will not recommend them or use them in the near future. read more

When we had to pick a real estate agent to sell our home we looked for the best company area. If it wasn't any surprise, we picked the same company that originally sold us the home years ago because we knew that they did an exceptional job at presenting the home when we bought it and we knew that when it was time to sell our home that they would do just as good as job presenting our home. Krista and her team are the best in the area at presenting homes and they have been for years. The team provides a timeline for the home sellers, a stager to help present the home, one of the best photographers and videographers, 3d home mapping, a premier agent home listing on Zillow with over 30 pictures, a home video walkthrough and 3d tour, social media marketing and also flyer handouts. Not only that, our agent Josh was an excellent agent at scheduling tours of the home during the pandemic lookdown. Josh was a great agent and was very responsive and friendly to work with. I definitely recommend Homes by Krista and Josh as an agent to sell or buy your next home. read more
