DO NOT LIVE HERE. PLEASE READ IF YOU'RE CONSIDERING THIS APARTMENT!
This apartment may seem appealing with its modern design, convenient location (especially if you go to GSU), stunning views, and decent amenities (when they're open and clean). However, the reality is far different--this place exists to deceive, lie, and drain your wallet without remorse.
Utility Charges: An Unpleasant Surprise.
Four months into the lease, residents were blindsided by unexpected HVAC electricity charges. Initially, we were told rent would be around $1,200 plus 25% of the electricity bill, keeping the total under $1,250. However, I discovered through Simple Bills that these charges were for the entire building, not just my unit, adding nearly $100 to my monthly bill. Attempts to reach the property manager were futile, as they remained unresponsive, leaving me with no choice but to accept the unjustified costs.
Poor Cleanliness: A Health Risk!!
The cleanliness of this brand-new complex was shockingly poor. Hallways were left uncleaned for months, accumulating dust, hair, and mysterious stains. Elevators were often fouled with dog urine, fecal matter, and other unpleasant substances. Compared to other nearby student apartments, this complex is one of the worst in terms of cleanliness, second only to ON*12.
Incompetent Management: Unprofessional and Deceptive.
The management here is a major issue. While they initially present themselves as friendly, they quickly become unresponsive to residents' concerns. The office frequently closes early or is simply unattended, leaving residents without support. Management makes empty promises about caring for residents' feedback and improving services, but their focus is on maintaining a facade rather than addressing real issues. They are more interested in their social media presence than in the well-being of their tenants.
Chaotic Package System: No Security. .
The package system is a disaster. The package room, which management claims is monitored, is actually a free-for-all where anyone can take whatever they want. I had multiple packages stolen, and management offered no solution other than telling me to contact the carrier. Residents never received mail keys, forcing us to retrieve mail from the front desk during limited hours, which was inconvenient for everyone involved.
Negligent Maintenance: No Urgency or Care!
Maintenance issues were frequent and poorly handled. My HVAC unit broke down multiple times over a month, leaving my apartment unbearably hot. Despite numerous high-priority requests, the problem was ignored, and I received no communication from management. Eventually, I had to fix the issue myself. Other maintenance requests were similarly mishandled, marked as "complete" without actually resolving the problem. This lack of urgency and care is unacceptable and reflects poorly on Landmark Properties and the management team.
Security: A Dangerous Environment
Security at this complex is a joke. The security staff is more focused on enforcing amenity closures than protecting residents. The complex has experienced multiple incidents of armed break-ins, assaults, larceny, and other crimes, yet no meaningful security improvements have been made. Management claims to be upgrading security features, but these changes were not implemented during my 12 months living there. The front door was often broken, allowing anyone to enter the building, further compromising residents' safety.
Parking: Inconvenient and Overpriced
Parking is another major inconvenience. It's already frustrating not to have guaranteed parking in your own apartment complex, but paying $150 per month for a parking spot you might never get is absurd. I was placed on a waitlist for parking but never received a spot, forcing me to park in an unsecured lot. Even when parking is available, the garage is not secure, with doors often left open day and night, exposing vehicles to potential damage and theft.
Move-Out Charges: Exploitation at Its Worst
The final straw was the outrageous move-out charges. The complex uses cheap paint that easily chips, yet they charge exorbitant fees for every minor imperfection, despite claiming they don't charge for normal wear and tear. This is just another way they exploit students, charging for every possible thing to squeeze more money out of residents. It's frustrating that a complex generating millions in rent still feels the need to scam students with unjust fees.
In Summary: Avoid at All Costs
Living here was a constant source of stress and frustration. This complex fails on all fronts, from hidden utility charges and poor cleanliness to incompetent management, inadequate security, overpriced parking, and unfair move-out charges. I strongly advise anyone considering this place to look elsewhere--save yourself the headache and find a residence that values and respects its tenants. read more
