Do not live here…read more I've been a resident for less than two months and my car was shot with a BB gun on their property -- my driver's side window completely blown out and multiple BB holes along the side of my car. This happened in what is supposed to be a residential community. I discovered the damage while leaving for a doctor's appointment. Management's response? Total apathy and disrespect. I was told, "Call your insurance company and get it fixed." When I asked to review security footage, I was informed there are NO cameras anywhere on the property. Zero. No security. No deterrence. No protection. Then -- unbelievably -- the staff member looked at me and said, "Well what do you want us to do about it?" That sentence alone tells you everything you need to know about how little this place cares about tenant safety. This property is unsafe, poorly managed, and completely negligent. They take your rent, provide no security, and when crime happens, they wash their hands of it. If you value your safety, your belongings, or being treated like a human being instead of a nuisance, run. I would break my lease today if it were financially possible. Since it isn't, consider this your warning: this place is not worth the risk. There are safer, better-managed neighborhoods and buildings -- choose literally anywhere else.

They are only trying to get you into a lease so they can make their money! Think about it... do you really think any leasing office in America will really tell you the horrible flaws of a place they're trying to rent?! Would you eat at a restaurant because of the commercials or because actual customers show pictures and truth telling reviews? God bless you and stay away from this hell hole, unless you want to go through these things below : Stepping on poop , water turning brown , maintenance leaving trash/particles from what they "fixed" on ya floor instead of putting it in the trash, elevators always going out, listening to your neighbors phone ring tone due to weak wall insulation, cigarette smoke through your bathroom vent, hallways smelling like mildew, cold breeze airing through your windows due to weak windows installed, bird poop all over your car if you PAY for under garage parking, POOL AREA DIRTIER THAN A PUBLIC SWIMMING POOL IN THE GHETTO, the leasing office constantly inventing a reason for maintenance to go through our apartments, bad lighting on off street parking so you might step on poop or be spooked cause it's so dark after sundown and paying for everything LIGHTS, GAS, WATER, SEWER, & HIGH A$$ RENT. So I'm going against the grain here and giving this place a good review despite its faults. I'll go…read morethrough the faults first and then tell you while we like it here regardless. So please read it, even though it's long! 1) Pet messes. This is a continual problem. I feel like there's so many potential solutions that are ignored. Like putting some sort of cleaning dispensing thing in the elevators (with paper towels and some sort of spray and a trash bin to go with it). There's nothing worse than that elevator door opening and seeing pee/poop everywhere. it's so bad that now despite how the floor looks, our son ALWAYS says "YUCK!" when the doors open :-P I think there should also be cleaning stuff on EVERY floor and in the lobby. When I talked to management about it, they suggested to have the stuff near the mailboxes, but if a dog goes to the bathroom in the elevator, by the time people get to the mailboxes, the elevator is gone and fellow residents get the awful surprise. It needs to be right where the mess is being made! 2) The black ice on the parking lot during winter. My husband fell while he was holding our son! Our little baby had a nice goose egg on his forehead despite my husband's best efforts to fall mostly on his arm. 3) No cell phone reception. It's gotten better since we moved here in 2013, but the excuse we get is that we are "above the cell towers". I was hoping they would buy network extenders. We had to get a land line and pay $$ though we hardly use it-- we just want to make sure we can talk to people on the phone when we are home! Rent is HIGH, but this is the reality in this area. The grass isn't always greener in places with cheaper rent. A lot of people complain of noise, but maybe it's because I've lived in worse places, but I don't really hear anything. But noise comes with any apartment community living. BUT! There are always going to be pros and cons to a place. It's normal to be extremely disappointed and I get it, but I've also lived in a lot of different places, and despite its flaws, we really like it here. This is why: 1) CENTRAL AIR. THANK GOD FOR THIS. 2) The Community. Aside from the time we lived in Oak Square, I never knew my neighbors. Here, though it sort of feels college campusy, I at least have gotten to know people! It's been better since our son was born and we've started to bond with other parents, so it's nice. The complex also puts on events like a movie night or a game night...community barbecues...hosting paint night parties...there's a halloween party for kids and adults... a winter holiday party (they get the fire department to bring Santa by- it's so cute!). The person who dresses as Santa works for Berkshire and lets kids sit on his lap for pics. The people in the office are really trying. The people who live here are nice. 3) The shuttle. Thank goodness for this shuttle! It only runs during rush hour times, but at least it's there! There's been a high turnover in drivers but at this time, we are really happy with our AM and PM drivers. The PM driver (Tom) is our favorite. He absolutely loves our son and lets us just come in for the ride (our son is obsessed with the bus). 4) It's SO SPACIOUS. Unless you've lived in a bigger place or have owned your own house, this place is big! I know there are different floor plans (we have the biggest one of the 2 bed two bath), but from how we lived before, even the one beds here are really spacious. Lots of good closet space....there is plenty of counter and cabinet space (something we've never had before!). 5) It's SO pretty here! It's nice to have trees and flowers and green space around! 6) The amenities. We have a gym (I don't use it, but I know it's been remodeled recently), a pool, a game room, a club house (expensive to rent but nice when parties are held there), a courtyard with grills and outdoor seating, a tennis court, ON SITE MAINTENANCE... 7) Lease renewal perks: with every lease renewal you get either a carpet cleaning voucher or a paint voucher to paint one wall of the apartment. If you are picky, don't move here. If you just want a nice place to live for the time being, this is it. This is not your forever home but it's home! It's not perfect, but what place is?? I have to say that my opinions may be swayed by the fact we moved here after living in a place with only 2 prong outlets, TINY closets, truly paper thin walls (like we heard our neighbors use the toilet) and a clawfoot tub that drained slowly. Therefore, the reviews I see make me think they lived in mansions before.... There are a ton of horrible reviews out there, but I am sure my friends would agree with my comments. It's easier to write bad reviews than good reviews I guess. Again, it's not the perfect place to live, and as you see above, there are valid complaints, but there's no perfect place. I don't regret moving here. And we are still here. This is officially year 3. I hope this helps in your apartment search!

Nice grounds, severe safety concerns and more…read more.. Our stay at highpoint had highs and lows. We stayed from March 2025-June 2026. Pros include fast maintenance calls during regular hours (for damaged or broken items, normal maintenance etc). The grounds are always kept very nice, the building is always clean. I never had a package stolen or items missing. Unfortunately the list of cons outweighs the pros. During our 15 month stay we had several issues come up that were either ignored, pushed down the line, or told they did all they could. Within the first few months the luggage cart in the lobby of the building was damaged. I submitted a ticket and was told that they had ordered a new one. Upon leaving this June there still had not been a new one. On December 30th a party took place across the hall from my apartment. We asked them to quiet down and I submitted a ticket to let the office know they were not being respectful. December 31st they had another party. Well after midnight we asked them to quiet down. They were very disrespectful and threatened to beat up my girlfriend if she called the cops (they were all underage). Come to find these teens had broken into the building and into this apartment to have a party. Police eventually came and removed the kids. I brought this up to the leasing office and they had no idea. I asked for a follow up after I reported it and was concerned with the safety of the apartment and received no response. SERIOUS SAFETY ISSUE. Another party like this happened on Valentine's Day and again, no response or message shared with the community. This was the first year of severe snowstorms in a while. We paid for covered parking. The first snow storm, technically blizzard. I arrived home from work to find a car parked in my spot. I called maintenance and was told someone would be on it. A few hours went by and no movement and my car was covered with more snow. I submitted another ticket. The next day I went to the office with my frustration and was told "they probably just weren't towing last night". How practical is that? The next storm, the same exact thing. On another occasion, a car was parked in my spot, I went to the office to tow the car. They insisted that they call the resident first. I said I understand and waited in the office for them to call the resident. They would not call, stating "we like to give the resident some time before we start asking". I replied that I would be in the office until the car was moved as I pay for the spot and should not have to wait. They reluctantly called and the driver eventually moved the car. We had also been told back in January that work was being done on the gate to the parking lot. As of June the gate is still inoperable. Beginning in May we noticed a truck parked outside of the building with a driver every single day. All day all night. Eventually, curiosity got the best of us and we asked the driver what they were doing. They were a member of the Quincy Fire Department and they were on a detail because the fire sprinkler system in the building was not up to standard. This was never once communicated to any of the residents. This is a concerning aspect that was never communicated. We were told in the weeks leading up to Memorial Day that the pool was in disrepair and would not open on time. A few weeks later we were told that the pool was not going to be opened on their adjusted date as they could not get the permitting from the city. One would think that having lost the major amenity in the complex would result in a waived amenity fee. Not at Highpoint. Communication is truly the biggest issue in this complex. The leasing office does not seem approachable. They do not like taking responsibility or acting when residents ask. It takes over a week to get an email response, if you get one at all. Calling over the phone is impossible as their AI assistant ends all phone calls and asks that you leave a message that the office will never get back to you on. The downfall of this complex is the staffing. When we signed our lease the manager of the complex, Caitlin, was excellent. She was kind, responsive, helpful. When she moved locations everything went down hill. Communication was unheard of, the people in the office were rude, work orders stalled. Eric, Shamila, and the two others have a lot of work to do. It takes nothing to respond to an email or communicate effectively with your tenants.

Going back to apartment life after decades of home ownership was a huge adjustment, but I found HCR staff very welcoming and the community became very much my home. The apartments and amenities are beautifully appointed, with numerous floor plans to choose from Studio to 3-bedroom. A high priority for me was noise insulation and pet friendliness. The only time I hear noise from other tenants is when they're conversing in the hallways or out in the courtyard. No sound penetrates from sides or downstairs. And dog friendliness is exceptional, with a dog park in the central courtyard, numerous doggie station around the property for disposal of your best friend's droppings, and even a dog spa for those who like to bathe their dogs at home. After a year I've renewed my lease and braced myself for a steep Increase due to inflation, but was able to negotiate less than first offered. The only compromises I had to make were adjusting to an electric cooktop versus gas, because new apartment construction never has gas anymore. And the limited indoor parking, which is available only at a high monthly fee. But all things considered, and compared to all other apartments on the south shore, I'm very pleased with my choice.

Whether it's plumbing or a paint touch-up, it gets taken care of extremely quick. They can even install an extra A/C in the horizontal slider window with some plexiglass. As for winter-time: just clear off your car, and the rest is plowed and salted. Price: Rent this close to Boston will be expensive no matter what. Prices used to be on the lower side of the spectrum, but have since increased. Noise: Sometimes people outside can be a bit obnoxious with the yelling, and somethings kids playing a little late into the evening, but no one testing the limits of their amp. Safety: While I've never felt unsafe, there are a couple of things I'm not thrilled about. First, I wish there were more functioning cameras throughout. Second: packages get stolen like mad! USPS does not deliver, leaving a note to pick up at the post office. If you are getting packages by any other carrier, ship it to a friend, your office, else your package will get opened, if not taken. I've had lens wipes stolen... enjoy your clean glasses a*****e! Neighbors: Other than thieves who steal your s*** leaving torn packages in the lobby, people keep mostly to themselves. But some folks need to learn to use a dumpster. It's not difficult, just don't leave it strewn outside, this is not a modern art installation. Though the complex is officially smoke-free, I can sometimes smell mild cigarette smoke coming in from the bathroom vent (most likely). Hot water: As someone who likes hot showers, the water is far from tepid at ~140°, and I love it! No, I don't crank it all the way, I'm not insane. Parking: I've never had an issue with parking, and there's always a spot nearby. Though I do wish they would repaint some of the lines! Area: Nice for a walk (semi-circle of about 1/2 a mile), with a good amount of greenery. However, due to its forest-like nature, always keep some bug spray around. Would also be nice to have some sidewalks, though people don't particularly drive it's NASCAR. There is a bus station at one of the entrances to the complex. The bus runs okay (the T is well, the T), it runs enough to get you to and from work, but if you need to get to work early, or are planning to get back very late, seek other means. The bus is 222P, the 'P' is important. Lighting: I would invest in some new lighting. The lamps around the complex have a nice aesthetic but are quite dim. The parking lots are generally well illuminated, but that light pollution though... One of these insanely bright things mounted on a different building acts as a sort of nightlight! Bricks: My apartment is a freakin' sauna! Heat may be included, but it's like having a radiator in a steam room. Sure, it's great for aesthetic and fire-resistance, but not climate. Case-in-point: outside was ~50°, heat off, balcony opened a crack, still, 80° in the apartment. I wish I were kidding. If you like it cold, try for an electricity-included unit... I like it cold, and my electric bill in summer is insane. Pools: Small and more for the kids, two-and-a-half strokes, and I am on the other side! Though they are great to cool off on 90° days for everyone. There are chairs to get from R & R in the sun, though they're not the most comfortable Basketball and tennis courts are okay, but the volleyball court lacks a net (or even the posts anymore). There is a small playground, but I'm afraid I've outgrown it by quite a bit. Fitness Center: three treadmills, two ellipticals, some free weights, and a pulley. If that's all you care about, you're almost fine. Otherwise, just go somewhere else. Not open 24-hours (which is weird considering you need RFID access). Also, no spray/towels to wipe machines down. The closet is useless for holding coats in winter. There are toilets and showers, though the showers could use a lot of love. Bring shower shoes! Pre-move cleaning: They did a stupendous job of cleaning the apartment pre-move-in. I thought they'd just vacuumed and borrowed my parents' carpet steam cleaner, and the water came out clean! Though as it is with old carpet, no matter how good you clean, the stains eventually pop back up. A bit of the weird: The cabinets could use a better layout. Some of them you have to reach with your whole arm in the blind and hope you pull out what you were going for. I want to get a thermos, not do the hokey-pokey. Likewise, some of the closets have storage above, but the door only reaches so far. Light switches are sometimes poorly placed, a light switch for the plug directly below means I have extension cords running half the length of the bedroom!

Ruined a table, puddles on the floor, mold on the window blinds. Took a couple years for them to finally fix it. (Huge block of black colored mold was inside the wall when they opened it.) We also had 2 floods, totaling 3.5 months without a home. Lost half of our belongings, and had to clean up ourselves after the walls and ceilings were replaced. Lots of mold. The second flood (and perhaps the first) was a result of pipes not being up to code. They immediately fired the head of maintenance. Also, Avalon is a big corporation that unsurprisingly has no heart. My small business failed, and I had a period unable to pay. When I was able to catch up, Avalon did not want to let us stay.
