    Doing business with this company has completely destroyed my life. They could not provide safe…read morehousing nor a realtor who was willing to operate within the confines of the law. In 2015, I rented a townhouse through Solid Source Realty that had three types of toxic mold in it. Exposure to it and the resulting illnesses wiped me out financially, destroyed my career and nearly took my life. This townhouse was managed by Solid Sources realtor Nathalie Apteker. In 2019, I sent an email to Nathalie with photos of mold in my bathroom and told her that my doctor thought I was coming in contact with something toxic. I requested mold remediation. Instead of doing what's legally required, she refused remediation calling it "expensive." In addition, I was not offered a safe, habitable place to stay. Instead she sent a "handyman" to reseal the grout and I continued to go in and out of the emergency room. Nathalie was aware of how sick I was and did NOTHING despite her legal obligations to do so. To make sure this residence didn't do this to anyone else, I had to report it to the Department of Health. I'm not special. If she's willing to do this to me, she'll do it to you, too. Solid Source Realty tells me that they do not manage properties nor permit their realtors to do so. They've told me that Nathalie did this on her own without their knowledge and until I called, they knew nothing about my situation. This fits, as Nathalie owns her own property management company, Mint Leaf Homes (against her employers rules, apparently?), but she never differentiated this to me. To me, she was operating as a Solid Source realtor in a Solid Source property. This residence was to be sold and I sincerely hope the new owners were told that they were purchasing a residence loaded with toxic mold. Or at the very least that the remodeling work the Department of Health forced them to do was because of toxic mold. I died and had to be resuscitated in the living room of that home. How on earth that place was considered habitable to begin with is beyond me. The structural and water damage was there long before I was and other local realtors have told me that neighborhood was known to be filled with toxic mold. I rented this townhouse from out of town relying on the photos and the seemingly legitimate realtor I was speaking with to represent themselves professionally and conduct themselves legally. When I first arrived to my new home, I opened the door and the smell, which I later learned was mold, could've knocked me over. Until this point In my life, I knew nothing about the dangers of toxic mold, what it smelled like or that I was allergic. I had planned on moving out as soon as possible, but became too sick to leave. Not that I could afford to leave anyway with the mountain of medical bills that were forming. Lesson learned. I shudder to think of the corners cut for actual home sales. What happened to me here is wrong and illegal. I hope my sharing this experience will save someone from having to go through even a small percentage of what I have. I've lost everything. My career and health are in shambles, I have to declare bankruptcy due to medical bills and because of illness, I missed my fathers funeral.....all because I rented a townhouse in Alpharetta listed by this company.

    We bought an investment property in GA with James in 2018 and sold it in 2022. He was also our…read moreproperty manager during that time. He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. Recently he helped me to refinance my home as well as James also owns a mortgage company. James had everything done extremely fast and we closed in 2 weeks. The one things I really like about James and the reason he is the one who manages my rental properties is that he has extensive experience and an extremely thorough tenant screening process related to income and credit qualifications, This enables him to find good reliable tenants. All my tenants that James worked with speak highly of him as well. I recommend James for any of your real estate needs including financing.
