I just renewed with the longest possible lease because people like Kevin, Sherman, and their colleagues respond to my service requests within 24 hours. The issues are addressed to my satisfaction every time. What I appreciate is that the service department here actually fix issues versus replacing appliances (which costs everyone more money, terrible for the enviornment) and they actually care. My experiences so far convinces me to choose Ram Partners LLC as a solution for any future multi-dwelling management projects.

You can see from these reviews of their own employees, what an unethical operation this really is. These are only a few reviews from their own employees. Be sure to check out previous residence reviews from apartment complexes that this company owns. You have to love the response from corporate. They want me to contact them directly, I think speaking to a manager, district manager and even accounting would be enough. I have made internally 17 emails and 10 phone calls to try to remedy the issue, to no avail. All they had to do was rightfully return my deposit and not stop payment on a check they had already issued to me. If they had done this, at any point in time I would have let my followers know that they had indeed remedied their mistake. This never happened and they still owe me the original check that they issued to me of $85.14. You would think they would care about the reputation but evidently not.

I am comfortable making these comments because we have looked at a number of newly built homes in the Buford and Sugar Hill area as well as some in Dacula. For example, we looked at the area at Primrose, which has nice open concept with two story family room but the materials such as fixtures, such as faucets looks cheaper, as well as bright color tone exterior, such as blue, green, maroon, etc, that looks not so luxurious. Be careful when you are looking for newly built homes which needs to be built and you must go through the design face. It is absolutely wonderful that you could choose you materials, make selection of various styles and options but also expect to pay premium. For example, at Edward Andrews, you may see the model home but what you get won't be close to the model home. What I mean by that is that you are given a base price but then when you do choose the lot you like, they increase it by $11,000 for lot premium, $8,000 for the fifth bedroom that you saw in the model home thinking it comes with it, additional expense if you even add an outlet on top of the fireplace that you may also think that's standard. I think you also must pay for appliances, or the ones they give you are very cheap ones. Railings are wooden unless you upgrade. Lets just put it this way, many things that you expect are standard and comes with the home you will end up paying for that will be in addition to the base price. In the end, you house price will balloon to an amount that you are like "OMG" but you have already gotten you foot wet and more than half committed that you are unlikely to back out. Moreover, the sales representative tend to be pushy in a very subtle way. She will tell you that did not come with an agent so she will try to get you a credit on design that even if you did come with you buyer agent, you would have gotten anyways. She will tell you that if you wanted come back tomorrow and let her know. There have been an number of inquiries already. She will tell you that there's a standard earnest deposit but will not tell you about a design deposit and other deposit. She will also not tell you there is $150 per day penalty if you delay closing but what if it's due to your job situation six months down the road. My advise is, depending on your situation, it may be best to buy a newly built home that is already built. It's cheaper because they probably added many standards that won't cost you as much as if you were to select a lot then go through the design stage because any standards you choose is considered an option and addition money will be added to the cost of the home. This is my personal experience in dealing with Edward Andrews Homes.

This is now called Empire Communities. *DO NOT* Buy from this company! This has been the absolute…read moreworse experience. For starters, even as they sat down across from us on the very first day, they lied about what they can or can't do. I indicated that I wanted a 3 sided brick home. They flat out indicated "I've been here to sell every house in this community, & we have NEVER had a three-sided brick home sold here". (This would've been the last of 3-4 to close out the community). As it stands, not 1,000 feet from the office, there is a 4-sided brick. I had to go to another community to walk through my house's floor plan. Guess what that new community was filled with? Three sided brick homes, including ones for my floor plan. I was also told that I couldn't get French Doors. Guess what was on the home in the other community that I visited? French Doors. Guess what is on several homes in my community? French Doors. They love to tell you that they don't do custom homes. I can GREATLY understand that to a degree, but small efforts should not be out of the question. I nonchalantly asked for a couple of electrical outlets to used a box for one unit rather than 2. They refused because "we don't do custom homes". I guess that custom 10 foot French Door on the home behind mine was installed by elves. They wouldn't even move my shelving up 8 inches so that I could easily install a second shelf because "we don't do custom homes" (even though you can pay for the second shelf option, thus necessitating the rise of the first shelf) & because "we don't have faith that they can put it in the right spot for you". They refuse to put the soap inlet on the wall of my Master shower because "we can't put an inlet on an "outer wall", yet somehow an inlet twice as deep into the wall to deal with the dryer was installed on an outer wall on the opposite side of the house. I'm not a person who just blindly accepts the answer "just because" to an inquiry. They literally tried to legally strong arm me because I kept asking that all answers be explained in detailed & that "just because" was not an acceptable answer. In addition, they legally threatened me (I have the paperwork to prove it) because they didn't want me asking questions of the project manager of our house. My crime? We'd visit the new construction once a week & each week, I'd have 2-3 questions that I felt needed answering, and I found the response "just because" to be unsatisfactory. They also refused to install a drain which I was willing to pay cash for (an item on their list that they were willing to do, so it wasn't considered a "custom job") This drain was to be in the flooring of the laundry room upstairs and allow overflow to drain out rather than seep into the walls. Even after they acknowledged that they were now opening themselves up for liability of water damage for their refusal, they still legally strong armed me regarding this issue. This is NOT the way to treat customers. The walk-through was done by a gent who was as dismissive as all could be. Every concern that I brought up (and all valid ones) was summarily dismissed or shrugged off. I couldn't even use my microwave for the first 4 months. The bulk of it was electrical issues that was "fixed" by downgrading my electrical work to be BELOW code. Come to find out that this had been done on several homes in the community. I was not going to accept that (because if nothing else, insurance would not pay for any electrical fires since the home was not up to code). It took quite a bit for them to finally remedy the situation. In the process, the electrical sub-contractor they used (La Flamme) stated that he was not going to honor any warranty for the work that he had done on the home. Now comes another issue: They refuse to fix my flooring that bounces like a California quake just 9 months old. Even LAUGHING causes my flooring to shake the room. Watch these videos. One shows how items on my desk shakes. The other is the same instance & shows that I'm not affecting items in any way, other than laughing. When my brother first purchased his unit years ago, he was told the HOA was in talks to sell the property and it would be a quick sale/buyout. They continue to hold out because they are trying to get larger-than-property-valued payout. Everyone who lives in the building has to vote to sell in order for a buyout to happen and the majority of those who live there are elderly. The realtors who live in the building have offered laughable prices and are trying to get a larger than normal commission. Every year the place gets worse and worse. A few years ago, the exterior panels were falling off, and, rather than do anything about it, and the HOA hired the most expensive company in Buckhead to put their equipment ("renting the equipment" as I was told) on the property, paid them for nearly 7 months without a panel being replaced and then removed their equipment after I and several other residents filed a complaint. The rotting panels were still on the back side of the property last I saw. A tree branch fell on my girlfriend's windshield, causing the windshield, the side mirrors and door frame to be replaced. Insurance covered it and her deductible was $400. After a month of e-mails and waiting for replies, the building manager said "an arborist" was called in to investigate the tree and since it was deemed healthy, the HOA is not responsible. I asked which arborist was called in to investigate, considering healthy tree limbs don't fall for no reason, and I haven't gotten a reply. The week before I was sent that e-Mail, all the trees were scheduled to be pruned back (I am still in their e-Mail database and get the updates). The HOA is high because all you have to pay for is Wifi, and it is in a perfect location. Those are the only positive things I can think of. There's no laundry in your unit, parking spaces are limited and are usually all purchased immediately (a new resident told me their realtor told them they could park four cars per unit), there's mold everywhere, no ventilation, monthly water shut off, no security (there's a number you can call and they will deem if you need help. I called when the fire alarm went off and I was told that wasn't necessary), you can smell your neighbors cooking, hear them when they use the bathroom and when they argue. Thankfully, I no longer live at this building.
